Only move here if you like to get your things stolen and if you like living in a dirty building. We have lived here for 3 years and are so happy to be moving out in the new year. We have had countless packages stolen, a $1200 bike stolen from a locked bike parking room, as well as other items from our parking space without any help from management as to find the culprits. They have cameras in all of these places and refuse to check them. There is zero accountability for lease violations and management will pass off the responsibility to anyone else- security that doesn't do shit or the police who do not care about package theft in a building. They did the bare minimum when we complained about how insanely noisy the upstairs neighbors are and tell us to call security- who isn't even allowed to knock on a door! They refuse to look at footage of things being stolen unless the police request it. The building has really gone downhill as well. No one takes care of common spaces and the poor cleaning lady works so hard to keep the place clean but people are always messing it up. The trash valet is a waste of money and causes the hallways to smell horrible from everyone's trash. We are forced to pay for shitty internet that we don't use and other random expenses that we didn't initially agree to when we leased the apartment. They charge you for packages not being picked up within 3 days- during the holidays when people are out of town. The first year we lived here we liked it but it's just gotten worse and worse. I would never suggest someone lives here. They nickel and dime you. Management tries to act like a friend and they want to help you but they don't. The hallways smell like wet animal, rotting food, and mold. The trash rooms are a mess and there is no accountability for making the mess. Don't live here. They continue to raise the rent in such insane ways for a building that is shit. It sucks because it was nice and there wasn't theft but the past two years it's just gone down hill. I cannot stress enough not to live here. And Avalon properties in general- they are very corporate and don't care about you at all. They just want money. I agree with comments and you have to get lucky with the room you get. I was lucky to get a room on the third floor. Below was the parking garage, which I could not hear, and I could hear the upstairs tenant's footsteps but they were not loud overall. For a 2b2b, the rate was lowered during the pandemic so I doubt I'd choose it here if not for the discount. The top perks are the trash valet service and state of the art gym with Peloton bikes. I was not able to use the gym for half the stay due to the pandemic but they did slowly open on a reservation only basis. The gym was very nice. They also have a dog bath room, which was convenient. There is also a dog park nearby. There's some food options around at Public Market and a 20 minute walk to Bay Street. The Amazon locker for packages was convenient by far. The lobby was nice and kitchen design as well. Emeryville is smack dab in the middle, so you can commute to Oakland, Alameda, other cities in the East Bay, and short drive to SF. I have fond memories of this place for these reasons. read more

My partner and I have lived at this property for three years - the majority of it spent in the 6301 building, and as of March, in the 6251 building across the street. We are especially grateful for the leasing office staff (Julius and Martha), former maintenance team members (Ken and Astrid), and current maintenance team member Vianey. This one star review is due to the ongoing pest control and trash room issues we've been experiencing since March. We have submitted several service requests that are "resolved" in the Resident App by a maintenance III technician but aren't actually addressed. We have escalated these issues to the property's maintenance manager with minimal follow-up or improvement. The subpar level of service, lack of attention to detail, and absence of accountability are unacceptable for a company whose core values include a "commitment to integrity" and "focus on continuous improvement." read more

My wife and I lived in the Avalon apartments from August 2019 - September 2020. We lived at two different Avalon properties and our time here was by far the worst experience we had. Our vehicles were broken into while they were parked inside the parking garage and there was nothing the management staff or police could do for us, since they did not have cameras in the garage. The building itself was broken into, including the management office and all the computers and TV's were stolen. My wife and I never felt safe while we lived there and couldn't wait to move after our lease expired. I highly recommend finding someplace else to live if you can. It's a shame because the building is relatively new, but it's not worth living somewhere where you, your family, and your personal belongings are in constant danger. read more

Snagged a fantastic deal ($1,000 off base rent and free parking) for a townhome apartment here at Avalon during the wildfires, and have greatly enjoyed living here since then. The apartment is adjacent to Christie Park, the neighborhood feels safe, and nearby dining/shopping options are plentiful (Bay Street Shops, Trader Joes, and Public Market Emeryville). Like the previous apartment complex I lived at, Avalon Public Market is divided into two buildings: North and South. The North Building occupies a whole block, has two floors of parking (the first floor sports car-stackers), a swimming pool in the central "courtyard", a "Signature-exclusive" community room on the 7th floor, and the leasing office on the 1st floor (which is in an amazing lobby with incredibly high ceilings). The South Building is more L-shaped since it shares the block with a parking lot used primarily for the adjacent Public Market Emeryville food hall. Rooftop parking is reserved for tenants. Both buildings have two-floor townhome units available that have ready access to the street. This is especially handy for dog-owners since Christie Park is right next door. The maintenance team at Avalon Public Market also deserves high praise for their work in an around the property. Avalon has a "Maintenance Response Guarantee" such that nearly all maintenance requests get addressed within 24 hours of it being filed. Shout-out especially to Astrid P. for her friendly attitude, professionalism, and outstanding work. I also see BellaVista Landscape Service helping to keep the trees along the sidewalk in good shape, so kudos to that company and Avalon if it contracts BellaVista for property management. There are plenty more amenities that also deserve some mention: 3-4 well-appointed community rooms, a nicely equipped gym, rooftop patio, at least two pet wash stations, Amazon package lockers, a kids' room, bicycle repair room, EV charging, and so on. The neighbors that I've had the pleasure of speaking to have all been warm and welcoming. As I've come to learn, Avalon is a large, nationwide company that is in the business of acquiring, developing, and managing apartment homes which I think helps to explain how everything works so well here. I imagine there is a lot of support behind-the-scenes that helps the team operating here at Avalon Public Market. All in all, living here has been an absolute delight and an incredible improvement from past apartments I've been at. I hope to continue living here for as long as I can afford the rent! read more

The management of the property has gone down the drain compared to when the building first opened. You cannot easily access anyone staff member on the property. The leasing office used to be opening and welcoming, but now the windows are covered in reflective film, the door is always closed, and they require you to make appointments to see them. The office hours are terrible. The maintenance team can be unresponsive or take forever to get back to you. They just recently added a tech package that you can't opt out of, so you are forced to take AT&T as a service provider. Then when trying to get that installed, nobody was around to let the tech into the necessary rooms, and when someone finally did give a call after calling repeatedly, I was told "I can't let him in now, I'm busy". The whole interaction was negative and not friendly at all. Where is the customer service? Where is the satisfaction? For the amount of money they are charging, residents deserve much more. It has been a domino of negative experiences living here. Can't wait to move. read more

Our story is that since our kid is going to school in year and a half, we decided to get a house and got prequalified. However, we' wanted to leave a little bit in a nice apartment before settling down. Avalon seem very nice with beautiful floor plans that have hallways and bunch of storage. Our application was declined, as they have "higher standards". I'm not sure how much we require to make to leave in Emeryville apartments? Is there only CEO who live there ? I have a good job , as well as my husband does. And from my knowledge CEOs prefer other real estate to occupy.. Yes , we both are immigrants and DONT have long rental or credit history - BUT we do pay taxes and the bills the same way others do. Anyway, that's weird for me that bank didn't have problems to qualify us for the house, but Avalon Public market did. If you get the same issue as I - don't be upset , other places accept the applications read more

I've been living here since 2020 and am currently moving out. I had a fairly positive time, very clean and very nice facility. Regardless, I'd avoid for a huge reason, price gauging. I decided to leave because they raised my rent for a 1 bedroom to $3,400 for 19mo. I just saw my same unit posted on their official website today for $2,700 for the exact same amount of time. It's absolutely disgusting and if you are currently renting there I'd urge you to check their website and either negotiate your rent way down or flat out leave. For reference I was on the 5th floor in a 1 bedroom apartment 819sq. with a patio facing the west. Good luck and shame on this place for absolutely ripping off long term residents. read more

We watched this community being built because we live in a nearby community. We first came to visit the property in 2019. Leady Castillo showed us the property. At the time not all of the amenities were built. She took her time and walked us through where everything would be and what the community has to offer. She never rushed us and was very informative and CONSISTENT. We decided not to move and stayed another year at our old location. When our lease was up in 2020, we came to visit the property again and Leady showed us a 3-bedroom and was very nice and patient with our questions. We decided to stay where we were. We looked again in Feb 2021 and Leady, again, showed us the property and was very helpful in showing us the units and offering advice based on the questions we asked. We were so glad each time that we came to visit that she was the one helping us. She was consistent and friendly. This is a very nice community and the staff here is great, including Eddie. Also had to deal with maintenance and Astrid called and told us exactly what we needed to do and how to handle it once our technician arrived. I look forward to staying here. Hopefully, Leady will be around the duration of our stay here at Avalon. We had a very challenging time at our previous community and Leady's friendliness and professionalism was a big part of our decision read more

This is the 2nd time in 6 months that my car is stuck in their stacker parking machine. This is very inconvenient to deal with. It's 4:30am and the next maintenance person won't be available until 6:45am. Again I believe they should have someone readily available to fix these issues since it seems to be a common reoccurrence with this place. People are late to work or missing work simply because they can't get their car out of this non-functioning stacker. Everything else about the community is fine but they really need to do something about their parking situation. Should people plan to leave work 2 hours before their shift just in case their car gets stuck and maintenance is not here? Please give a solution. read more

Hey there prospective Avalon Public Market tenant, hope this helps you think through your housing search process: If you're a light sleeper and sensitive to noise, whether it's the train blowing its horn consistently through the night or from neighbors that play music from 11pm to 2am with subwoofer systems that easily penetrate the walls, this probably is not the right place for you. We've been on both the train track side as well as the opposite end and have found little relief from noise issues. Look, if you move here fully expecting to hear the train (pro tip: quadruple pane windows are nice but don't dampen noise 100%) and you're a deep sleeper, this could be a neat place to be; but these days, noise from neighbors is becoming an increasingly bigger issue such that we're having trouble sleeping, which has impacted our productivity (both career and personal) and mental health the following days. The neighbor music/subwoofer issue is the bulk of my gripe because it's not necessarily something you expect prior to moving in, but's it's clearly reflected in the tenant base that's currently living here. Don't get me wrong, the facilities are nice, and maybe the 1-star rating doesn't fully encapsulate the beautiful new-ish building we're living in, but it's getting much harder to enjoy the amenities if you're sleeping past 2am multiple times a week with 6:00am work start times. More than the actual issue itself, what's really disappointing is the lack of response despite the escalations we've raised with multiple parties. We've reached out to the management/leasing office about the issue but they haven't been very helpful in figuring this out, with multiple missed calls and sparse follow ups to any questions or voicemails. We've also called the 24-hour security service multiple times past midnight to try to go quiet the neighbors down, but the issue continues to flare up. It's gotten bad enough a couple of times where our walls and floor were vibrating to the subwoofer bass that we've had to call the Emeryville Police about this. Still hasn't changed anything. There's an implicit rule in CA real estate law that upholds a tenant's "quiet enjoyment" of the properties. Basically means that tenants have a right to use the property the way it was intended, without interference from management or from neighbors/3rd parties that management has a degree of control over. (It's just a total bummer, too, that we've had to learn about this rule/covenant in the first place.) In this case, the property "has" a 10pm-8am quiet hours policy that's looking flimsy right now. By the way, I'm typing this up after a night where a neighbor ran their laundry/dryer until 1am and played what sounded like deep house music to pass the time. It was a real, real treat... It's been an escalating situation these days and since it's a very sensitive time about job security and work performance during the quarantine, I would highly recommend you, prospective tenant, if you're even the slightest bit sensitive to train horns and deep bass vibrations and are a light sleeper, and you have any concern about getting a good night's rest to fuel your career stability the following day, I would just stay put for now. Please see the other reviews discussing the noise issue, it's not an isolated problem. Give it some consideration. If you're fully expecting some disturbance, then you'll be good and I applaud you, otherwise, just give it a second thought and rethink your search process. Management staff here are spectacular. Eddie in particular has consistently helped us and solved every issue or question we have from looking at the unit, to leasing, to move-in and getting settled. Not that there have been very many issues. The move-in process was one of the smoothest I've ever experienced in an apartment, and we've been very impressed with the unit and the facilities in general. Very, very happy with our decision to move here and with the team here. One piece of feedback I would give is that the Peloton bikes in the gym are advertised as a community feature, but there are only 2. I'm about 50/50 in being able to use them when I try to work out. Given how popular they are and that the building is only about half full right now, I am guessing they won't be super available in general. The gym in the building is amazing for an apartment building, but I hope if the bikes or other pieces of equipment do become clearly popular they consider adding more. read more

Im a new resident, and haven't even moved in yet, but wanted to take a second to highlight the outstanding level of service I have experienced with this property, specifically Martha Gutierrez. In fact, Emeryville and Avalon Public Market werent even on my radar when I scheduled a virtual tour with the property manager at Avalon Berkeley. By chance, she happened to be out sick that day, and I had the pleasure of meeting Martha. I was a bit nervous during my apartment hunt, and wasn't really sure what I wanted or where. She was down to earth, personable, and immediately made me feel comfortable enough to ask my millions of questions. She did an amazing job showcasing the Berkeley community, and followed up promptly with pictures and floor plans as promised. She also told me about her "home" community, Avalon Public Market, which really sparked my interest, and quickly became one of my top choices. That was almost 2 months ago. In that time, my search became more focused on the Emeryville area -- I toured countless properties, and spoke with even more leasing agents, which really made me appreciate Martha's professional, yet not pushy consistency every time I reached out. Not only has she been incredibly responsive, via email and by phone, but her patience and solution-oriented agility have made the typically stressful lease-signing/moving process a nearly seamless one. Since my first encounter I have been 100% pleased with the staff and the community. They conducted business professionally, they responded within 24 hours to all my emails, they are always COVID ready and responsive sending out the most up to date CDC guidelines to manage the community. The community is clean and well cared for. I particularly like that I know all of the workers. I believe for this area the cost is quite competitive. From the Inception of construction to completion we waited for the Avalon Public Market completion. We lived in a nearby community and Loved its location, a little disappointed that the grocery store originally speculated did not come true, but other than that, this community is AMAZING, currently my son lives in he building and enjoys being near proximity to everything...... food, drinks, Public transportation... The Building itself is modern, kept clean and is very safe. But what has made Avalon Public Market a great place to live is the staff! Making special mention of Leady, who from the beginning even when construction had not completed, was very Kind and clearly communicated anticipated dates of occupancy. We must have drove her crazy with the inquiries! She was consistently pleasant, professional and encouraging. Still today after my son has lived here since opening, she's truly a blessing by making sure he feels at home and assuring that his questions and concerns are addressed. Avalon public market is a great place to live. All of the staff is very friendly and are very helpful. They were able to provide tons of instructions and information from the moment we inquired about the community and to the day we moved in. Lee, Leady, and Heather are very friendly and made our move an awesome experience. There is tons of walkability as far as having coffee, restaurants, and bars. The community is kept very clean and I feel safe in our new home during a pandemic. Coming from property management, I'm impressed with level service I have received. Awesome location next to Public Market and great amenities including a state-of-the-art gym and in-unit washer and dryer (!!!). The management staff are particularly wonderful. Leady oversaw the signing for my lease and she has always been super kind and quick to respond to all my questions. The rest of the team, including Eddie, Heather, and the maintenance guys/girls have also been friendly and quick to help out. The place is still under construction so there are some areas that look unfinished. However, in terms of noise it does not bother me too much since I'm at work during most of their construction hours. read more
