I lived at Hollis Oak for three years ( on Peralta side) and overall I had a really positive experience. The location is amazing. It's far enough away from Lake Merritt that you don't get constant foot traffic, but it's still close enough that you can easily enjoy it whenever you want. It's about a 7-minute drive to Lake Merritt, and you can also walk there if you enjoy longer walks around the neighborhood. I used to go there often just to walk around the lake. There are also several grocery stores nearby within walking distance, so the area definitely isn't a food desert. I actually lived on both sides of the building, one unit facing Hollis Street and another facing Peralta Street. The Hollis Street side does have larger windows, which is nice for natural light, but personally I preferred the Peralta side. Parking can be a little tricky like most places in Oakland, but there's usually plenty of street parking on the parallel streets. Just make sure you pay attention to street cleaning days because you will get a ticket if you forget. The biggest downside is that the walls are very thin. You can definitely hear your neighbors. However, when I did have an issue once, I simply spoke directly with my neighbor and she was incredibly kind and understanding. The walls are just that thin. There was no hostility at all, and honestly it helped build a sense of community. During my time there, I really felt like I became part of the building's culture. The last week I was living there, new management took over, and I had the chance to meet Daniel. Even though I was already in the process of moving out, he went above and beyond to help me. I noticed improvements being made right away, the common areas were being repainted and refreshed, and he was clearly putting effort into bringing new life to the building. There was a small delay with my deposit check, but Daniel stayed in communication with me the entire time and made the process smooth. He even helped follow up while he was sick with the flu, which I truly appreciated. That level of professionalism and care really stood out. I was honestly sad that I wouldn't get to experience the building under his management because it felt like the place was finally getting the fresh energy it deserved. It's pet friendly!!! read more

UPDATED REVEIW: I have now been at this property for 3 years. We lived on the peralta side and have just moved over to the hollis side. This property has recently had a property management shift and you could immediately tell things were changing for the better. it's easier to get a hold of management and you're met with a helpful attitude, solutions, and understanding. I am excited to see where this goes as so far so great. the other HUGE pro of this property is the maintenance team. Specifically Greg, who has been helping us basically the entire 3 years we have been here. I know that whenever anything is needed that Greg will be happy to help and gets things done quickly, efficiently and adequately. He has been a pleasure to have on the property for all my weird inquiries. Like when my house key suddenly wouldn't open my door and he quickly fixed it because i just so happened to run into him in the hallway and i literally had no clue what to do!! ive felt like we are in great hands with this team and enjoy the community here! read more

Hollis Oak: A Disastrous Experience I lived at Hollis Oak for two years and it was a nightmare. The building was clearly slapped together, and unfinished; sink, toilet, and shower drain were all somewhat broken when I moved in. Security was a major concern. There were frequent thefts, constant false alarms, and the gates were perpetually broken. The lack of basic security measures, such as key fobs, could have easily solved many of these problems. Building management lied, misled, and avoided responsibility for these problems. The building manager was unprofessional and never followed through on promises. Repairs were unmade and/or took forever to finish. The amenities were severely limited and poorly maintained. The trash fees were exorbitant, and the bathroom was often unbearably hot. Maintenance requests were frequently ignored or poorly addressed. Some of the bathrooms (mine) are strangely hot, due to having a water heater in the ceiling. Trash charges are INSANE. Don't let them make sense of them. I strongly advise anyone considering Hollis Oak to reconsider. It's a place plagued by neglect, mismanagement, and a complete disregard for tenant well-being. read more

Total mismanagement by Madison Park Corporation makes this a terrible place to live. Do not move here. Lived here 3 years. Management turns over about every 3 months. It's impossible to get answers, there's no continuity. Interim management or The Madison Park Corporate overseers either ignore you or promise things that never happen. Because the managers quit so often, there is no continuity. 3+ years and the windows have never been cleaned. They are big and nice and let in a lot of light, but every window is covered in rain spots and dirt... I'd put a photo but I don't want my unit to be identified. There's an alarm by the front gate that beeps for 72 hours at a time whenever something ??? sets it off... Think 100 decibels of truck backing up for multiple days... or weeks. It beeped for nearly a month one year because they were waiting for a replacement part. There was a security person in 2020 who left with the good property manager in 2021. They never hired back any security so our packages are constantly stolen, the bike cage is repeatedly breached and bikes are stolen. Cars in the garage who pay for spots are sometimes double booked by the corporation, so multiple people are paying for the same spot and just hoping the spot they pay for will be empty when they get home. A parking spot is $125/month and the corporation just added a $25 "parking tax" !!!! It's chaos. Hollis Oak will tow the cars of people who pay for parking in their own spot after the mis-managers assign the spot to a different tenant. Meanwhile, some spots sit vacant and unassigned. They've done so many parking audits I can't even count in the 3 years I've lived here. We pay additional fees (electric/water/garbage) to support the cost of the grounds because they are community space. There's a community room that is locked. When you ask for the code you get silence or told they only rent that space out now. The trash bill per unit exceeded $160/month through 2022. Now it's down to about $70/month. When tenants email about these things, missing packages, dog mess everywhere, Madison Park corporation doesn't respond and they don't act. The maintenance manager works very hard and seems to be the only one actually responding to what people need. The only good thing is the apartment I'm in is nice and the property location is close to many things. read more

I am rating it three stars. I have lived here for 6 months and this place has undergone a lot of changes. One thing I am really annoyed about is the community rooms being shut down at 5:00pm. We pay over 2k a month to have the yoga room close before commuting hours are over that really annoys me. Terrible place to live, management changes every other month, they loose documents and say you never submitted them. The office is always empty and when staff is there, their very rude always has an attitude for no reason. I've encountered two friendly ppl that was it and both parties left without notice so that says a lot about this company. Speaking of management, their complete and utter lack of responsiveness is nothing short of mind-boggling. I reached out to them on countless occasions, desperately trying to express my concerns and seek solutions, only to be met with a deafening silence that bordered on negligence. In conclusion, living in these apartments has been nothing short of a living hell. The unconscionable trash fees, the non-existent maintenance, the perpetual dysfunction of fire alarms, and the apathetic response from the management have all combined to make this place an absolute nightmare. I implore anyone even remotely considering living here to run in the opposite direction as fast as possible. Do not move in here. Poor quality flooring and insulation, property management is practically non existent. Maintenance takes weeks to get back to you, and there is no security anymore with numerous break ins and vandalism. When getting ready to renew they raised my rent by 5-6% even though they had empty apartments and were advertising for less than my current rent! A complete rip off, avoid. read more

I love living here. I work in the city and the building is very close to the freeway and just a hop skip and a jump from anything you need from restaurants, shopping, movies, and more. My rent is super affordable given Oakland's rent prices and the community has a lot of great spaces and the unit I live in is very spacious. We love the modern finishes. Management has had changes but I always feel heard and maintenance issues are resolved quickly. read more

We moved sight unseen from Denver to Hollis Oak. Jeff was an invaluable and patient resource as I narrowed down our search and eventually selected Hollis Oak. This included several phone calls back and forth (with a panicked type A who had TWO weeks to move) as well as two facetime walkthroughs of available units. Kudos to Jeff for that alone. He made the process so incredibly smooth and I am SO grateful for him. Moe and Jeff as a team as both FANTASTICALLY accommodating! You definitely feel like they want to make this property as comfortable and convenient for you as they can. Now that we're moved in and have had the opportunity to settle we couldn't be happier. I'm so glad we landed here. We were moving from a single-family suburban home to an urban neighborhood in close proximity to a fairly industrial area. We didn't really know what to expect but we're happy now we're here. Even though this is an apartment community it feels like a place you can make your home. The way the property is designed promotes a great balance of open areas and residential units. The unit itself has an open floorplan and high ceilings with wonderful huge windows. Moe and Jeff really encouraged us to make the unit our own, we were a bit hesitant to hang our artwork initially. The property is secure and has the convenience of a modern build. There IS one thing to note that may not be clear - there is no central AC in units. We didn't realize this until we got here but it hasn't posed much of a problem with the mild climate. We recently opted for a portable unit as we cook dinner most nights and that can make our unit warm up. Our pets were an important piece of making our decision. This property has multiple dog parks, the one near our unit has a pet wash station (!) and the other dogs in the complex we've met are super cute and well behaved. As far as the area - It's close West Oakland BART which makes the commute to SF super quick (7 mins from West Oakland to Embarcadero). Love the proximity to the shopping in Emeryville (IKEA, target, best buy, Nordstrom rack, etc.), and a little further out is the wonderful Walnut Creek shopping center. read more

The place and especially the people that run the building (Moe the Manager and Julio) have been nothing but fantastic to me since the day I saw the place. The development is well thought out and Moe advocates on behalf of the tenants. Sure you're bound to run into issues just like anywhere, but Moe and Julio's speed and responsiveness to do all they can to help is beyond. Great service and help from Jeff and Mo. They helped move me from Miami and had not gone to the location. Everything was seamless.

I had a terrible experience living here. There's a homeless encampment not even a block away, you can see it from your balcony. You cannot walk around the adjacent areas comfortably day and night. It's really one corner but you wouldn't want to go for a walk towards there. It's super close. Also, you can tell that this place is cheaply built. You can hear everything so well outside of your apt whether it's coming from the hallways or roads. The walls are super thin and you can literally feel trucks passing by. If you want to feel the vibration shaking the apt every time there's a passing bus or truck, go ahead. Also, there is a neighbor across the building who a derelict playing super annoying music out of industrial grade speakers very loud all the time. There's has been many complaints made against them. Plus, the main manager who works here is shady and just a pure nightmare to deal with. Good luck if you want to ever communicate with them. I've lived in many apartment buildings in the East Bay, and I would say this is definitely one of the worsts I've ever lived in. I will not recommend anyone to live in this place for sure. The staff at this property are aces. Mo is an amazing property manager - super professional and on top of his sh*t. Jeff was my leasing agent and was incredibly helpful through the entire process. Overall, i'm very happy with the building although be aware - there's no AC in the units. For new construction that shocked me and the summers here are getting worse every year. Also, i'm on a first floor unit and a homeless person did try to walk into my apartment. Luckily my door was locked. Note to ownership: put AC in the units. Give Mo and Jeff a raise. Couldn't leave the Bay Area without writing a good review of this place!!! I was possibly going to be a roomie with someone while I stayed in Oakland for work and decided to check this location out. At first I was feeling a little iffy based on the location, but after my tour with the amiable and helpful leasing agent Chynna I was impressed . Chynna being from the area was very resourceful and enthusiastic along with Moe who is knowledgeable and straightforward . Unfortunately, I didn't novvw forward with the process because I decided to relocate to another state, but if I were to move to Oakland/Bay Area I would definitely connect with Moe and Chynna about staying here .
