Avana Lakeview is the place to be. I have been living here for 8 months now and I must say that I am very happy here. The Maintenance staff are kind, helpful and ready to resolve any problem you may have within their power. Shout out to Faith and the management team, they are awesome people and down to earth. Faith will help and walk through the process with you and answer any questions you have. One of the main reasons Avana lakeview was for me was because of the kindness that Faith and the management gave when i first met them. They are always on top of things in the community and do their best to make sure it's a friendly/enjoyable environment for everyone. Avana is also pet friendly. They've got a gym, a spa and a walk path near by. It's next to a Walmart which is super convenient. If you choose to go with Avana, you are making the right choice. read more

I had a very good experience living here, we rented a 2bed 2bath on the 3rd floor and it was PLENTY OF SPACE. Living room and dining room are well separated as well as kitchen which is away from the living room. Kitchen is BEAUTIFUL, you have ton of counter top space and a nice pantry with a door, the deep sink makes it even better and you can actually cook with more people in the kitchen without bumping into each other. Now both bathrooms looked amazing from the start, and I loved the double sink on the master bath and counters are large also cabinets under neath with several drawers. For me having an actual laundry room just seals the deal, you can use it to store other things too because it gives you so much shelves space to stack boxes etc. And they are side by side washer and dryer not stackable. Bedrooms carpet were well kept and the room just feels cozy and homey, walk in closets are super convinient and windows give u lots of natural light. I loved our patio, again SPACIUOS. The fact that is fully screened in and you can fit a very nice patio set with a few chairs,table and more it just made it 3 times better, very enjoyable at night I had my first puppy when living here and he loved walking around the buildings and stopping by the leasing office where they always welcomed him with treats and lots of love we didn't spend much time in the dog park because he just didn't like to step on grass or leafs but we watched many other dogs in and out all the time. Lake always looked beautiful I mean the trees and green grass around it was something I enjoyed seeing every morning, just makes your day start in peace. Staff was always friendly and over all professional people, maintenance was quick and efficient the only issues we had was our tub wasn't draining down fast enough and Kenny showed up right away and fixed it in a few minutes. Faith in the front office always showed that she cared for you no matter what else was happening she would take the time to listen to you and look for a way to help you in the best way possible, just a genuine good soul I was heartbroken when we had to leave, our jobs took a wild turn and we had to move to another city. Avana Lakeview was just a perfect home for me and my husband and I would recommended to any one looking for a nice and calm community with real people who care for you and want you to feel at home. read more

We are previous tenants and there is so much wrong with this company (new and old ) , apartment complex ( I should have read the reviews before living here ) #1 ALL THEY WANT IS YOUR MONEY #2 We could not even see the apartment we were going to be living in until we gave them there money and signed the lease . (The day of move in ). If we would have saw it we would have not moved in . It was too late we had nowhere else to go, plus we already signed a lease . #3 The apartment was dirty and old. All they did was paint over everything to make it look nice . As soon as you got close and moved in you could see the dirtiness underneath . Like our Tub . The apartment wasn't even ready when we moved in. Kitchen cabinets were missing holes in the wall Etc. #4 There is dog feces everywhere around the apartment complex . Nobody picks up their dog feces and the office doesn't do shit about it. The fenced area they call a dog park is smaller then my bedroom amd it is full of dog crap, so it could never be used. My ESA could not enjoy his time being outside . Some dogs were leashed but some were not, just depended on who you were .They play favorites. #5 They do not follow the the law correctly . In the Fair Housing Act and the law they put into place in FL SB 1084 (2020) it states that ESA (animal support animals ) are NOT considered pets . Well they went against the law and said that my ESA was a pet. We had plenty of paperwork from Drs stating he was a ESA . It was a nightmare honestly. ( I already filed a claim) . #6 We were told when we moved in no trailers or boats etc. could be parked there. There was a jet ski parked in the parking lot the whole entire time . ( They play favorites ) We had to get rid of our small trailer. #7 BUGS as soon as we moved in we had bugs . I had to pay money every month for the so called pest control to come but there were always bugs ! Waste of my money. And disgusting . #8 Once again another rule that others got away with but we were told no grills , but as you can see in the picture below somebody actually grilling on the third floor in an enclosed porch . #9 Trash everywhere , that so called pond is filthy and I feel bad for the poor animals that have to live in it and us residents that have to look at it every day . Plus the dumpster area is always overflowing and a mess. #10 They also tried telling residents they can't have there OWN cats outside , I'm sorry but as a responsible pet owner my cats can go in and out as they please . No apartment complex is going to tell a resident any different . ESPECIALLY when other tents let there cats outside all the time . They know the risks . It's not the apartments concern. #11 I would NEVER recommend anyone to move here or any of there sister communities . read more

I am a current resident here at Avana Lakeview. To piggyback off of my google review yesterday, I mentioned that I would be writing a review every single day for Avana Lakeview until I have my issues addressed by upper management or my lease period ends. Whichever comes first. This is day 2 of my reviews. There is still no word on when the repair to my unit will be made that caused flooding in my 3rd floor unit during Hurricane Debby. Management continues to tell me to have patience and that they have no further answers 2.5 weeks after the storm. There is still no sense of urgency and no communication from anyone in upper management. It continues to be a game of middle-man between me, the community manager, and her corporate manager. I am still not allowed to speak directly to corporate management. To give another good reason not to live in this complex: we have been experiencing flying ants in our unit since the end of June. We put a work order in asking for Maintenace to have an exterminator come investigate/take care of the issue. An exterminator came about 2 weeks later and we were given no advanced noticed. Thankfully, my husband happened to be home when they came by. They sprayed near our windows. The ant problem continued afterward and I have been trying to schedule an exterminator to come out again with the office management. They finally scheduled and appointment for 4:30 on a Monday, so I arranged my workday to accommodate that. at 2:00 pm the day the appointment was scheduled for, management decided to email me and tell me they couldn't get me on the books for 4:30 after all... day of. A complete disregard and respect for anyone's time. I asked to speak directly with the contractor to schedule the appointment myself, and management insisted that they are not authorized to tell me who the contractor is or give me their contact information. I'm not allowed to contact someone who is entering my home....? Nearly 2 months later and our flying ant problem has not been fixed either. I guess we will just add that to the running list of things wrong. Do not ever rent from Avana Lakeview, their sister properties, or any Greystar management property. It's not worth the trouble. Car got dented within ten days they leave the gate open every night and don't care. Even if your car doesn't get a lightning bolt shaped dent in it it's still gonna look like ish from all the bird crap and leaves. Oh and the dog park is useless bc the 1500+ for a 1br place doesn't want to fix it ... toilet doesn't flush right, one office girl hits you w the silent response other one has an attitude. Both re manipulative tactics to silence you. Oh lastly if you're on the third floor don't have anything stationary or bigger than a chair or you'll lose your furniture.. their only response to my problems was sending me a email about noise weed smoking outside andddddd dog poop even tho I always pick it up. And you can add pest water trash sewer and 30$ for parking to those rent places Oh and a mandatory 10$ for storage closet outside on the first floor... Oh and no walking room.. Oh and the gates still not fixed and it's right off 19 with panhandlers a Walmart and a busstop right there.... great time here ! read more

This is the WORST apartment we have ever lived in. They forced our whole building to move out and gave us 6 days and offered NO HELP WITH MOVING AFTER WE HAD JUST SIGNED OUR NEW LEASES FOR THE YEAR. We had to fight for them to pay for movers. They lied and said that the city shut it down but after calling the city admitted that THEY shut the building down and never gave us a reason. They moved all of us into smaller apartments and tried to charge us more. Upon moving into the apartment we learned that our building was INFESTED WITH RATS AND ROACHES. They put traps down but never caught the rats. We had rats until we moved out (6 days early) to get away from the rat and roach problem. Now they are keeping our entire deposit for moving early and refusing to refund us over $1000. DO NOT LIVE HERE. They are crooks and take advantage of families. read more

We will not return to this place. When we moved in we were told that we would have an upgraded apartment. That was a lie. Our floors were all banged up and scratched. We had a hole in our window that needed to be replaced. Our mirrors and faucets had permanent grime on them and needed to be replaced. The cabinets were peeling and the place was poorly painted. This place had three owners within the 2 years we were there. Once moved in the first year we were there, our apartment had one major flood and two leaks because of the water heaters from both the second and third floor. When the major flood happened it was a good thing we bought a shop vac because we were the last ones that they checked on and if we didn't start cleaning it ourselves our things would have been severely damaged and the floor would have been destroyed. We got the most of the devastation because we were the bottom floor. After the leaks and the flood we were worried about mold because we were getting sick a lot and we could smell something that was like burning musk in our walls. We asked them to look into this multiple times and they never took it seriously, even after they switched to Avana. We asked for someone to come out and look into it. All they did was take a temp meter and check the temp of the walls. Mind you we keep our house pretty cold. Then he says we'll the walls are at a cold temp so there is nothing there. From talking to people and looking it up online the only way to truly check for mold is to actually open the wall and see. We even asked the protocol for if there was mold. They said they would treat it while we were in the apartment, mind you we had a dog and we were not ok with living there with all the chemicals, and if we wanted a new apartment they would charge us the regular move in fee even though we were already living there. After that uneventful inspection were still smelling this smell, it wasn't a constant smell but it would show up from time to time. It took us at least two maintenance requests to get someone to look into it, but we did notify the front more than twice. One of the times the maintenance person came out while the smell was there and they ignored it. Then the second time they came out they were finally able to smell the smell. He looked opened the braker panel and realized that the snell was coming from there. She saw that one of the brakers was short circuiting which was causing it to over heat. If they kept ignoring it then our apartment could have caught on fire. After he replaced that then half of our lights wouldn't work so we had to call them again to replace another one. We were finally done and decided to buy a house in the worst market we have seen in years, because we didn't want to go through this again. It took a while to make sure we got the house, that is another story, so we didn't want to loose a place to live incase it didn't go through. We did not tell them we were moving until it was finalized. Which was past our 60 day mark of notification. They have been harassing us to pay a full month of rent due to this. I am sorry but with the experience that we had and the mold concerns not being taken seriously as well as the possibility of a fire if they kept ignoring the braker this is not ok. We tried to discuss this with them and they said that our bad experience doesn't matter and that we need to still pay. Typical response from a corporation. Our experience does matter because if we were to go to the hospital or our apartment was to catch fire it would be our fault. Even though your are an apartment complex you are still in the job of customer service. By the way they do not keep up with maintenance on the dog park it is always filled with poop and for a place that wants it's owners to pick up after their dogs they don't do a good job at keeping the poop stations from over filling or fully stocked with bags. I initially moved into my apartment home in 2010. I moved out when my job took me across state, however, when that contract was over and I needed to move back to the west coast, I naturally moved back to Avana Lakeview. Here at Avana, I live in a two bedroom two bathroom home and have had only positive living experiences. Management genuinely cares and is always very responsive and maintenance wastes no time in addressing any issues that I have brought to their attention. Without delay, I am brought air filters to my door step to save me the time of going down to the leasing office to pick one up every month. The application, touring and move in process was seamless and I have had no discomfort since moving in. My living room, bedrooms and bathrooms are very spacious, the grounds are extremely clean and the gym carries state of the art equipment including yoga equipment. The pool and hot tub are always clean and I regularly see the pool company cleaning and maintaining both the pool and hot tub sections of the community. There is always ample parking which is free and opportunities exist for paid covered parking if you desire that. Most importantly for me, this is a gated community and the gates work. Safety is a deal breaker for me and so having functioning security assets made my decision to live here that much easier. All said, I enjoy living here and could not imagine living anywhere else, and I look forward to signing up for another year here at Avana Lakeview. This is a great place to call home! read more
