READ before signing the lease!!!…read more TLDR: You will lose your deposit and more if you rent here! I lived at Solaris for two years, and overall, it was a decent experience. The maintenance team was prompt and efficient, and staff members were always helpful and friendly. The location and amenities were convenient, making it a good choice for students. However, I was very disappointed with the move-out fees. Despite leaving the apartment in good condition--with no actual damage to the flooring, only stains (which we had removed before)--I was charged $3500 for flooring replacement. Per the email replied to my dispute email, he also used the word "stains" Many of my classmates who also lived at Solaris had similar issues with excessive move-out fees for carpets, painting, and flooring. I've talked with many students from NOVA and it seems like that they will try to retain renter's deposit by adding bogus fees without a phone call or emails of explanation. While I initially would have recommended Solaris for its convenience and helpful staff, the unfair charges at move-out make me hesitant to do so now. Future residents should carefully document the apartment's condition before moving in and be prepared for potential disputes over fees when leaving. Update: Thank you Sarah and Solaris Key's team for responding to my review and inviting me to reach out via email for further details. I appreciate the engagement. However, I'd like to provide an update on how this situation has been handled since my original review. Despite reaching out for clarification on two specific invoices (as mentioned in my email), the management has not responded to our email.

I love living in this place. I can't find anything like this apt complex in the area. The pool area…read moreand view is phenomenal even though I think the appliances in every unit should be upgraded. I love the activity director and his girlfriend. They always put up a great event and I wish more residents will come. I lived here for 2 year before the pandemic and moved to Miami during the middle of Covid rise to do travel nursing. I decided to come back here when the market is very hot in Tampa Bay. I end up paying a very high rent for a 1 BR apt. I renew my lease this year with a slight raise on my rent but I wished sometimes I didn't because of the people living across my door/unit. They are very loud and constantly fighting and arguing. Not to mention the pile of garbage they always leave by the door. I know they only have 1 BR but it seems like there's several adults living there. With the garbage issue I have to notify the office a few times and send them photos. I was told I should notify them each time they violate the garbage policy. I finally see them stop leaving the garbage 24 hours a day 7 days a week out by the door which is against the rental policy after a couple of weeks. After working 13 hours in the hospital I don't want this kind of sight coming to my unit . The noise and arguing continue and 1 time I end up calling 911 before someone get hurt really bad. I don't need to hear all their arguing in a few days that I am home since I travel a lot and work a long hours. I also noticed the past 2 bills the sewerage bill is sky high. I can't figure out why. I talk to the office about it and the staff wanted me to call the agency who send them a bill to find out how they do the assessment of our water and sewerage bill. It's a surprise for me cause I worked 12 hours a day 3 to 4 days a week and half of the time on my day off I am not home. I'm the only one living in the apartment and I can't understand why suddenly my utility bills went up. Also, I have notice the vacuum at the car wash has been out and with a sign temporarily out of order for half of the year. The grill in the pool area are not working properly. I consider this place a luxury rental property and it's being marketed as such and so I expect it to be. Over all don't let my review prevent you from living in this place especially when the timing is right and you get a good rate. Who knows you might end up having a neighbor that you will love and be friend with for the rest of your life.

We have had issues with the downstairs toilet clogging since day one and we have had a flood of sewage in our living room before. We now do not use the downstairs toilet for number 2. Two and a quarter bathrooms is more like it. Old cast iron pipes that are too small. No easy repair and they haven't put the money in it seems. The staff are friendly but they also seem to cut corners when it comes to repairs. If there is a quick, cheap slap-it-up-and-forget-about-it method available you better be certain that's what'll be employed. I get that the property is old, but fix it right. Also very deceptive signing process! We had signed what we thought was the entire lease online, but when came ready to pick up the keys and pay the deposit, they told us day of, "first you need to sign a LEAD PAINT addendum." We had already made the decision to move and settled affairs with a moving company, so we felt compelled to sign. Had we known that beforehand we certainly wouldn't have gone through all of that. The only reason it isn't one star is the price per square foot. Find another place right now renting an almost 1400 sq/ft townhome for less than 2000 in Largo. I'll wait...

The owner is a slumlord because no money goes to fixing the property. We've been waiting 3 years for a new balcony to be installed in place of the one that had been rotting away for decades. My sink is clogged and the property manager had to go back in forth with them for 2 weeks to get a plumber out to fix it and they aren't getting them out here for another week. So that's 3 weeks with no bathroom sink. My advice is keep searching and don't even waist your time looking at this place.

She stayed on top of communication with the elevator repair company and made sure the issue was resolved even faster than the original estimated timeline. We really appreciated her responsiveness, professionalism, and follow-through during what could have been a very frustrating situation. Thank you, Sonia!" Toce: "Toce from the maintenance team has been outstanding in helping us through several issues with our AC unit. We initially had problems related to the freon, and later there were issues with the motor in the unit itself. While mechanical equipment will inevitably have problems from time to time, Toce worked tirelessly to make sure everything was addressed properly and that our AC was running as it should. Living in Clearwater, Florida, reliable air conditioning is incredibly important, especially during the intense heat, and Toce consistently made us feel supported and taken care of throughout the process. His responsiveness, professionalism, and dedication to helping residents truly stood out. We really appreciate all of his hard work." Mathew: Matthew from the maintenance team has been absolutely fantastic in helping us troubleshoot and repair our AC unit issues. He was always available, responsive, and committed to making sure we were taken care of. One moment in particular really stood out to us. Our AC stopped working after hours on a Saturday night, and with the Clearwater heat, the apartment was quickly becoming uncomfortable. We called the leasing office and left a message, honestly wondering what the chances were that someone would actually come out that late on a weekend. About 20 minutes later, Matthew arrived with a smile on his face and immediately got to work troubleshooting the issue -- even going up to the roof to investigate the system. He was able to get the AC running again temporarily so we could get through the weekend comfortably, but what impressed us even more was that he didn't stop there. Matthew later came back to perform a deeper inspection to identify the root cause of the issue. It turned out the evaporator coil needed a thorough deep cleaning, which was causing the breaker to trip. After he completed the cleaning, the AC has been running amazingly well ever since. Problems can happen with any mechanical system, but Matthew was relentless in making sure we felt supported and taken care of every step of the way. We truly appreciate his professionalism, dedication, and positive attitude. Thank you, Matthew!

My lease was over and I moved on July 6, today is July 29th and I've received a surprise move out charge this morning for $418 along with not receiving my security deposit. Every time you pay rent you WILL be charged an $8 convenience fee for using the online pay option, HOWEVER that's the only way to pay for utilities/rent/trash/sewage, do anticipate an extra $8 charge for every transaction. The complex WILL charge you $5 for every light bulb that's out, they do not cover light bulbs along with multiple cleaning fees, carpet cleaning fees, and a trash bill that's nearly $200 (for my 6 days of living in the complex this July). When I left my apartment everything was clean, not a single stain was on my carpets or floors. However there have been many residents moving out and now that the numbers are lower the complex has become greedy. Overall with money aside, it's is a nice complex located in downtown Clearwater. Be prepared to see and experience many Scientologists around the complex/area. The maintenance was wonderful and the management was good in early 2025, however after the previous AMAZING manager resigned and since April 2025 the management has been lacking. The gym and pool are both awesome and it's typically a very quiet area (Scientology hub). If you're willing to pay a lot of surprise charges, this is the place to be!

The Boulevard was beautifully maintained before and had gorgeous flowers, bushes, trees and lawn. Now it's dried out and unkept. Because of the lack of security, more random people and teens are using the pool and amenities all hours of the day/night. Using the grill areas are now disgustingly dirty. No one cleans the tables, chairs, surface areas or changes out the trash cans. This also includes the gazebo, pool and pool bathroom areas. They are so dirty. Most of the "luxury" amenities are broken most of the time as well. This includes the inside lap pool (if that's what you call it), car wash hose, car vacuum, and inside amenities such as ac not working for a month inside our apartment! We moved out once we saw the increase in rent by hundreds of $$ a month, plus adding mandatory cable/ internet, parking, doubled trash pick up and a much lower standard of living. The Connor Group is the absolute worst. Read reviews on all of their properties also on the Better Business Bureau. Do Not rent anywhere that this group owns.
