I left a message and sent a voicemail on behalf of a client for their closing they are trying to get taken care of, that keeps getting pushed back and back and back. Trae Williams is the broker, and he is of no help either, all he says is that it is out of his hands and he just forwards it to the underwriter. I get an email from Sandra Valvano stating that the policy is not written for enough to cover the loan amount. I have explained to them that due to: Florida Administrative Code Chapter 69O-167.009 states this: "No mortgage lender shall, in connection with any application for a mortgage loan in this state which is secured by a mortgage on residential real estate located in this state, require any prospective mortgagor to obtain by purchase or otherwise a fire insurance policy in excess of the replacement value of the covered premises as a condition for granting such a mortgage." They obviously don't care about abiding by laws!!! I supplied them with the RCE (replacement cost estimator) showing the replacement cost of the home (which is all you have to insure), and wrote the policy for that amount. They insist that it has to be to cover the loan amount. I have explained several times that when you buy a home, that you do not insure the dirt, as if something happened to the home, the dirt would still be there, so you don't insure that. I have coverage in the amount of $173,400, and they want the loan amount of $184,676. We are talking about $11,276 difference (it is .26 acres in Palm Bay FL). When I call after no response to my message and email (over 2 hours later), I can't get through to Sandra. I am told that she is very busy. I asked if she was too busy to take care of a client with good customer service. I asked if she had an assistant, I was told NO. I asked for her boss. I was told that she didn't have a boss. I asked if she was the owner, I was told one of them. I asked to speak to another owner then. I was placed on hold and a woman by the name of Velma answered and said, "This is Sandra's assistant." I told her that I was told she didn't have an assistant, and she said that she was just busy at that time. Then back an forth with Velma, trying to take care of the client, and in the end, she said, "I can't do this anymore!", and she hung up the phone. I called back, she answered and she hung up again. If you are looking for a lender that is wanting to provide good customer service, PLEASE LOOK SOMEWHERE ELSE. This organization is not the place for you.
