We used B2 Funding when buying our first home. We decided to go with them because of their very low rates. People told me to beware but I put my faith in Alan. If your home closing is simple and everything goes perfectly, then B2 Funding is great. They are responsive, answering calls (Alan even answered once when on vacation) and replying to emails in a timely manner. And their rates are unbeatable. However, when things went awry, B2 Funding couldn't deliver. After 2+ weeks our appraisal still hadn't gotten picked up and Alan didn't go out of his way to do anything about it. We had to delay our closing, pay extra thousands of dollars to our sellers for the delay, and were very close to losing our home. My husband and I called the AMC directly (which homebuyers aren't supposed to do), and were able to clear up the mishap in an hour. I don't think the dollars we saved are worth the stress induced which probably took a few years off my life. read more

Alan over at B2 is great to work with. He is patient and willing to make sure his customer is well taken care of. Their rates and fees are lower than anyone else I shopped. When working with a broker it's important to differentiate the broker from the lender. Sometimes the lender makes you jump through more hoops than you expected, but Alan will make sure to help you get all the info you need. Totally unprofessional company. Signed a paper stating that the home appraisal was $425 and then got a charge for $575 on my credit card statement. To make matters worse the appraisal was never done and B2 Funding did not refund the charge even after I sent a written request. I finally had to dispute the charges with my credit card company. I was told closing should be able to occur in 45 days or less but after 75 days I still had not received a confirmation on my loan. I provided all requested documents in a timely manner and the unnecessary delays caused by B2 Funding have resulted in my interest rate lock expiring. Many inquiries with B2 Funding went without response and when a response was received it was evasive such as "I'll have to look into that" or "the lender is still reviewing your loan". The responses written by the company to the negative Yelp reviews show how unprofessional the company is. The writer appears to be neither particularly educated or tactful. So that I am not accused of being a bogus reviewer I worked with Alex and Anna at B2 Funding although I think the problems with this company are higher in the company than these two employees. read more

We were part of the 2007/08 housing collapse but we honored our contract (ARM) terms year after year, and made the required payments without issue. After the collapse, our rate changed 5/6 times, each time in the Big Banks favor and our Interest Rate ended up at a ridiculous rate. We tried to Refi multiple times with BoA, but due to low home values, we couldn't. We gave up... tried once again mid-2017 and now with the home values back up, we did our research / shopped around, and B2Funding was hands down the most flexible, most affordable, most understanding, and by far the lowest rate out there. They beat all other estimates out there including BoA, Quicken, and various other big names. Friendly, to the point and flexible are the main qualities we appreciated. Finally, relief! I was given a good rate : thanks I was given a projected closing date : great I was asked to provide required documents: done. got it all back to them in a day. I submitted and application to refinance my house. I waited 3 weeks and numerous emails, but no response to my application. I called today, and apparently it is the first time that they have bothered to open my file. I am a real estate investor and have several properties, but they knew this from the start. First I was told they could try another lender since rates had not changed and restart my lock. I informed them I expect that they should take care of my loan in the time frame promised. I then received a call back that since I had more than 10 properties the lenders would not do my loan. This is my personal home and it is well known that it can be done for your primary residence no matter how many properties you own. I believe they had messed up getting my loan processed as requested 3 weeks ago, then threw this out as an excuse so they did not look bad by not being done on time. You can find the same rates offered by B2 Funding elsewhere and get much, much better customer service elsewhere. B2 Funding is slow, incompetent, unprofessional, and unhelpful. They didn't get around to reviewing our appraisal until the day before our scheduled closing. That led to a long delay in our actual closing. At 3:30 p.m. on the day of our second scheduled closing, they requested a document they hadn't requested yet. Then, before resolving the issue, the funder went home and we couldn't close until the following Monday. Our loan officer/broker then argued with me, blaming the title company even though he told me we were cleared to close two days previously, and he hung up on me. We then lived with boxes in our house for the weekend and had to cancel our moving truck, movers and some contractors, all at a cost to us. Our loan officer/broker seemed constantly lost, never understanding the status of our transaction and not understanding what the lender needed. What loan officer/broker refers to "underwrighters" when he means "underwriters" or a "liz pendence" when he means a "lis pendens"? One who is incompetent, inexperienced, not paying attention. It took B2 Funding six weeks to make our loan after promising they could get it done it two weeks. They forced us to reschedule our closing once and then refused to close on the second closing date because they needed some document that they hadn't requested. Then they decided they didn't need the document after all three days later. Please learn from my mistake ... do not use B2 Funding. read more

The mortgage is one the most important purchase the average person makes, and while the broker does many of these, the typical customer may sign one to a few in a lifetime. As such it's important to work with someone who tries their best to avoid mistakes. We refinanced our mortgage with them. The Pros: This company is competitive as far as rates and associated closing costs. Although their fees are comparable to other brokers, they work with wholesale lenders which have lower overhead, and the savings are passed to the customer. The loan processor I worked with, Anna, is very good, and deserves praise. The Cons: For whatever reason, either because the lender processing apparatus is slow, they sell too many loans, or they are understaffed their documents are processed literally at the last minute. Even though we had agreed on the closing date well in advance, and they had all the documents from us more than a month in advance, the closing documents came back from the lender the day before the closing, and the title company worked on them in a rush the day before closing. As a consequence, the HUD was incorrect (the title company added $1,000 for home insurance even though we waived escrow, and the insurance was paid in full), and the documents had names misspelled on occasion. Luckily, we spotted these things and they corrected it, but ultimately the documents were finalized literally at signing, which was kind of nerve racking. This wasn't the end though. Even three days after closing, on the day of funding, we still had to provide some updated bank statements, which I felt was totally unnecessary since we had already provided a cashier check to cover the costs. Otherwise they should have requested the documents prior to closing. I wish the broker and title company gave themselves the time to do a thorough job, set up a reasonable schedule with their lender, and take some responsibility when things don't go smoothly. Their attitude throughout the process was more or less "take it or leave it". Not once did they acknowledge that things could be done on a more reasonable timeline. The notary with whom we signed the closing documents even remarked than we made "extreme demands" in requesting the documents two days before closing. Seriously?! Is two days so unreasonable given that we're committing to a significant purchase? And since the borrower is paying all of them at the end of the day, broker, lender, and the title company, shouldn't they show some understanding here?! Bottom line: The mortgage is one of most important purchase, and in such instance I value a company which takes the time to do a thorough job, on a schedule which is reasonable for everyone involved. You will probably get a good deal with this company, but speaking for myself I would have gone elsewhere if I had to do it again. I've closed before with other broker and title company, admittedly with higher fees, and their service was significantly better in terms of document processing timeliness and quality, responding to questions etc... Some of the filtered reviews point to the similar problems of poor scheduling and coordination, which lead me to believe that they may have merit and may have been filtered in error. read more

We found B2 on the web and they offered a very compelling interest rate, so we picked them over some other national lenders. The paperwork was quick to arrive and, after a short delay, we got a rate lock for our loan. Unfortunately, that's where things went downhill. We went for long periods without hearing from them, only to be asked for the same information we'd previously provided. This pattern repeated until we'd missed our closing date twice. We were promised it would get approved 'tomorrow' several times, but tomorrow never came. After the third delay, the sellers gave up on us and we lost the deal. This process took over 75 days...after we had a 45 day lock. Lesson learned...go with a reputable broker next time. read more

I'd rather pay a few extra percentage points on a loan and know it's going to close, than waste months trying to get a 'good to close' letter and never receiving approval. B2s communications were poor at best and non-existant most of the time. They constantly asked for the same information...over and over again...and never returned calls or emails. A few of the documents were very last minute, but given that my refinance closed in under 20 days, this was not at all unexpected or bothersome to me. I tried using B2 to buy a property from the UK. It was difficult selecting a mortgage broker because I'm not familiar with most banks or lenders in the US, so I did a web search. They seemed like a competitive company so I decided to use them, despite being a local outfit. I made a bad decision though. They were late with everything and I had t call them multiuple times just to get an answer. My emails always went unanswered. I ended us switching lenders after they missed several deadlines for the deal, and was able to close in less than 2 weeks with the new lender. I wouldn't use B2 again...they were extremely unprofessional and uncommunicative. read more

I had the worst nightmare with B2 funding. Their sales person Alan was very pleasant to deal with and gave me a great rate...too good to believe I thought at the time, and I was right. After locking, I rarely heard from B2, and when I did it was to request and re-request the same information oevr and over again. They did't return calls or emails and had no information to share about the process. In the end, our close date came and went without getting an approval. Several weeks later, we were still trying to work with them, but they didn't seem to care about the situation. We finally went to another lender and got a loan approved and funded in 10 days. This is not a mortgage company, they are brokers. I thought my loan was being process,two weeks before closing, they informed me that they just found me a lender. Thus I have to sign for the second time over thirty pages of paperworks. I am suppose to close today but yesterday they sent me an email for more needed paperworks including my employment verification which they should have done themselves. The lender are asking a lot of prerequisites even though I have the excellent credit rating, license professional and putting 25 percent down. My experience with this company has been very stressful. Save yourselves from trouble go to where you bank. read more

We contacted B2 Funding after finding them on a web listing for discount rates. The rate was low so we signde with them insead of our bank. After signing though we rarely heard from them, even when the closing date came and went. Their office never returned our phone calls and emails depite the process dragging on for days and then weeks after the closing date. In the end we managed to get a loan from another lender and closed in 2 weeks. We're still waiting to hear back from B2 about their loan. I would definitely not recommend using them. read more

My experience with this company was so incredibly unprofessional and outrageous that I literally do not know how they continue to stay in business. Days before our scheduled closing they were still asking for conditions from my buyer. Did they EVER communicate to us that there would be an issue with the close date? NO. When both my client, the title company and I were calling them with questions as a result of their lack of action, were they anywhere to be found? NO. When someone in the office would tell us that we would receive a call back before the end of the day, did we ever actually receive that call back? NO. It was without a doubt a "worst nightmare" situation. After we ultimately had to postpone the closing date, there were still no answers for us and any communication was limited to excuses from them and even more conditions for my buyer. We ended up closing with another lender in 10 business days. It wasn't until 23 days after our original close date and 8 days after we had already closed that we got an email from B2 Funding that they were ready to close. Seriously?!?! The seller's agent put it very well when he said, "I'll be adding B2 Funding to the list of lenders that I don't want to touch with a 10-foot pole." read more

DO NOT WASTE YOUR TIME WITH THEM! Me and my wife had a horrible experience with B2 Funding, first we were pre-approved then approved. they told us congrats and all, so we started the paper work process and decided on a closing date. They kept asking for the same documents/statements OVER AND OVER it was ridiculous and stressful. I sent our IDs, same tax returns and same bank statements at least 3 time, they never told me what they needed all at once. Its like they were trying to prolong the closing date, surprising me with new paperwork to find, sign and send. They dont follow up with the appraisal, they waited till it was too late. They had plenty of time to do get everything but they waited till the last week to do it! So then 3 days before closing they said were Denied! Alan and Anna were nice but unprofessional! Seemed like Anna was still learning, id send her documents that she asked for and then she'd tell me sorry she doesnt need that. I wish i would of looked them up before i decided to go with them. AND NO THIS IS NOT A FAKE REVIEW!!! Im just trying to WARN other people like me, even though they tell you your approved dont plan on anything cause you wont know till the last minute!
