We had a house built by Bielinski in 2010, from their then premiere line of homes. The house is…read morebeautiful and there is a lot of quality craftsmanship visible, but my main gripe is that they used crap windows. Shortly after moving in, window springs started breaking. I would call the window manufacturer, and they would send replacements. This got so frequent that the window company eventually sent a box of springs. There was also a noticeable draft in the window tracks, that was so strong that it could blow out a match. The windows let plenty of cold air in each winter. About five years in, window glass seals in the double-pane windows started to fail, and there would be a hazy gray film between the panes of glass. The manufacturer was willing to send me new window panes, but if I wanted them to fix it, there was a wait of many months. I fixed a few myself, but as I noticed more and more failed seals, I gave up. Now, fifteen years in, more than half of the windows have failed. Since I didn't want to keep putting the same company's junk in my house, I decided to replace most of the windows (23 of 27) with high quality replacements. Even with two of the windows being free, this is costing me $28K. Neighbors who have seen the windows going in have all expressed their disbelief that I should have to be replacing windows this soon. Their houses are all about the same age and nobody has had to replace theirs. My other gripe is that the paint on our fireplace mantel bubbled immediately after we started using the fireplace. Bielinski contacted the fireplace manufacturer and the paint company, and reps from both blamed each other, and Bielinski did nothing. To this day we have blistered paint across our mantel. It looks like crap, and we will probably end up replacing the mantel. If we would build another house, I probably wouldn't use Bielinski.

During my military career I spent several years as a Drill Sergeant at Fort Knox. The greatest skill I took away from that experience was my training in spotting imperfections in detail. If there is a spot, or thread out of place, I will see it, and it haunts me until I have it corrected. With my new home, I have slept deeper than I have in years. I have been in my Belman home long enough to have found a flaw; to date, I haven't found any. It feels great to finally find a team of people who appreciate the details as much as I do.

All the floors creak horribly, bedroom and bathroom doors do not close properly. We had some remodeling done last winter by another company and was able to have their carpenter fix some of these issues, of course at a cost $100 an hour. Then we hired some professional painters and they needed to do some repairs before painting. They discovered whomever drywalled the ceiling used the wrong kind of tape, which had started to let go and come down. There are little round pop outs all around the ceiling edges. Found out these are nail heads that are starting to come down due to gravity. I guess they should have used screws not nails. I had tried to contact Belman regarding the creaking floors and possible remodeling, but they were not interested.

After touring so many Lake Country properties, researching other developments and doing all our homework, we just kept coming back to the Overstone project. Some of the standard inclusions are fully tiled master shower, tiled backsplashes, custom painting throughout, ceiling high kitchen cabinetry, transom windows (tons of them!), really generous allowances for flooring, lighting and even appliances! The garage is fully drywalled and painted, and you have access to the services of a professional decorator to help in making your interior finish and fixture choices - all included!
