Working with Marv Berg and his truly talented team has sincerely been a welcome pleasure. The quality of construction and attention to every detail is really second to none. After touring so many Lake Country properties, researching other developments and doing all our homework, we just kept coming back to the Overstone project. Items usually considered an upgrade or additional expense by other builders are standard at Overstone. Some of the standard inclusions are fully tiled master shower, tiled backsplashes, custom painting throughout, ceiling high kitchen cabinetry, transom windows (tons of them!), really generous allowances for flooring, lighting and even appliances! The garage is fully drywalled and painted, and you have access to the services of a professional decorator to help in making your interior finish and fixture choices - all included! The Clubhouse is over 6,000 square feet of top-of-the line amenities including a huge fitness center, full meeting and kitchen facilities, multiple big screen TV's, indoor shuffleboard, video games and an amazing outdoor entertainment facility. The outdoors involves a beautiful swimming pool and relaxation area, fully covered heated patio seating with multiple gas fireplaces, full complement kitchen area with elite cooking and grilling equipment, all under the view of a huge TV for catching an afternoon or evening game. It really is hard to compare Berg Development to any other condo developers out there. You just have to come out and see for yourself because the community is unbelievable! I am so very happy and proud to call Overstone my forever home. Thanks to Marv, Chad, Erin and the entire team! You've made me a very happy camper!

During my military career I spent several years as a Drill Sergeant at Fort Knox. The greatest skill I took away from that experience was my training in spotting imperfections in detail. If there is a spot, or thread out of place, I will see it, and it haunts me until I have it corrected. With my new home, I have slept deeper than I have in years. I have been in my Belman home long enough to have found a flaw; to date, I haven't found any. It feels great to finally find a team of people who appreciate the details as much as I do.

All the floors creak horribly, bedroom and bathroom doors do not close properly. We had some remodeling done last winter by another company and was able to have their carpenter fix some of these issues, of course at a cost $100 an hour. Then we hired some professional painters and they needed to do some repairs before painting. They discovered whomever drywalled the ceiling used the wrong kind of tape, which had started to let go and come down. There are little round pop outs all around the ceiling edges. Found out these are nail heads that are starting to come down due to gravity. I guess they should have used screws not nails. I had tried to contact Belman regarding the creaking floors and possible remodeling, but they were not interested.

When the latch arrived, I called and texted their rep at (630) 828-3121. The responses I got back were, variously: (1) silence, (2) a promise to come out and finish the job "next week", and (3) "sorry I didn't respond, I had the flu". In the end, Roca Construction never did come back out to finish the install, despite repeated promises to do so. After 6 weeks of back and forth texts and broken promises, I simply gave up.

Sal Venegas did not follow even a written Bill of Materials for the master bath shower parts. He keeps trying to charge me for work I did not sign and agree to, pre and post closing. Likes to play games with you, pretends he is your best friend, and pretends he is doing certain things as work he previously committed to, but then tries to charge you for it. He installed a two speed whole house fan with a variable speed control and tried to pass it off as a variable speed fan. Later admitting it was not what was specified, he refused to install a variable speed unit. He charged me more for pre-agreed upon pricing for features, because he did not estimate properly he says. Promised an $8149 credit at closing then refused to honor it, because he delayed a full appraisal multiple times, the first time he had things strewn across the home and not move-in ready and the appraisal could not do his job. Then he delayed for months with a final cost list and kept changing it and did not provide it until the 11th hour and then claimed I did not close fast enough so he would not provide the credit, when he was the source of delay. Unresponsive builder, took almost four months to receive all window screens for the home, and many issues left neglected from before closing and poor post-closing warranty follow-up. 1. My basement flooded due to faulty sump pump one week after moving in. Over $1000 damage from insurance estimate, took builder almost two months to replace sump pump but claimed it was fine, during that time it failed again and water started coming out of the sump pit. Builder knew the basement flooded prior to construction completion (photo taken) and the sump failed another time prior to closing when I phoned the builder and had to jostle the pipe and unplug and plug in the pump. Builder refuses to cover cleanup or costs to address flooding. 2. Project room (addition to original home) has been 12 degrees colder than set temperature, with either door open or closed -- been complaining to the builder about this for 3 months & no actions taken. 3. Powder room and bonus room both have been 8 degrees colder than set temperature. 4. Multiple interior doors do not stay closed, and will open without turning handle, mismatched and missing screws in hinges. 5. Leaking pipe above slave water heater. 6. Gutter leaking by front garage corner of house onto stonework. Downspouts drain too close to house resulting in dangerous iced walkway and driveway. How could the village have approved this? 7. Basement 10' duct not sealed around pipe, hole so big I can see outside through it, big cold air leak. 8. Concrete driveway cracked all the way across just ONE WEEK after pouring (photos available), the driveway lacks beveled contraction joints with separations like felt tar and is just saw cuts which leads to chipping at those cut edges and cracks. 9. Received three error codes on different days with the slave water heater, builder has ignored these issues and not sent anyone to look into. 10. Builder did not grass seed all the way to the back of the lot line. 11. Bath tub not fully sealed between floor and tub & wall and tub. Showers both have corner and/or seam grout cracked which can lead to water ingress. 12. Many different unfinished walls, patching, unfilled nail holes, gouges and trim missing. 13. Fireplace gets ice on its lower sides of metal frame and glass doors in winter, inadequate firebox insulation. Do not agree with this builder ANYTHING unless it is written, signed and dated by both parties. You cannot trust him to stand by his word, and he will make up lies and conveniently forget things.

    We had a house built by Bielinski in 2010, from their then premiere line of homes. The house is…read morebeautiful and there is a lot of quality craftsmanship visible, but my main gripe is that they used crap windows. Shortly after moving in, window springs started breaking. I would call the window manufacturer, and they would send replacements. This got so frequent that the window company eventually sent a box of springs. There was also a noticeable draft in the window tracks, that was so strong that it could blow out a match. The windows let plenty of cold air in each winter. About five years in, window glass seals in the double-pane windows started to fail, and there would be a hazy gray film between the panes of glass. The manufacturer was willing to send me new window panes, but if I wanted them to fix it, there was a wait of many months. I fixed a few myself, but as I noticed more and more failed seals, I gave up. Now, fifteen years in, more than half of the windows have failed. Since I didn't want to keep putting the same company's junk in my house, I decided to replace most of the windows (23 of 27) with high quality replacements. Even with two of the windows being free, this is costing me $28K. Neighbors who have seen the windows going in have all expressed their disbelief that I should have to be replacing windows this soon. Their houses are all about the same age and nobody has had to replace theirs. My other gripe is that the paint on our fireplace mantel bubbled immediately after we started using the fireplace. Bielinski contacted the fireplace manufacturer and the paint company, and reps from both blamed each other, and Bielinski did nothing. To this day we have blistered paint across our mantel. It looks like crap, and we will probably end up replacing the mantel. If we would build another house, I probably wouldn't use Bielinski.
