always super prompt and helpful with any questions or problems I have. it's refreshing because it is NOT like that most places. I moved from out of state and I can tell you I was surprised to have my drain fixed the very next day when I called about a non emergency issue! Twice! And an HVAC issue on a Sunday! They called like three hours later. In Austin I would have probably had to go in person and argue with someone for days to get help with anything. If at all. I've used them for some time. They managed to rent most of my houses, but failed on two. I'm really not so sure how hard the owner tried. Whenever I tried to call owner he would never return my phone calls. I must have tried at least 10 different occasions. Over all they run a professional operation but do not have any personality or decency to return phone calls. I did express through messages my feelings. After several years of dealing with them becuase they did manage to rent most of my houses they decided they are going to be more selective with who they deal with and gave me notice they are dropping my business. I struggle to write a poor review for Bailey-Foristell as they were very accommodating when I was a tenant, and they even asked me to leave a good review when I expressed my gratitude towards them. The problem is they keep your deposit, even if you follow all move-out/cleaning instructions. We cleaned our house for an entire week with a team of people. We had the yard landscaped, and the carpets professionally cleaned. Our deposit was $1,200 and they gave us under $300 back. Everything they claimed was previous damages, and I had the emails from over 2 years ago to prove it. I had gone in to discuss reimbursement and they give you the run around about getting "a hold of the broker in charge of that property". The broker didn't call me back. I sent a certified letter, no response. I was advised to sue for small claims, but my calendar did not allow time. They're an OK choice to go for rentals, but beware you will never see your deposit back. My advice to Bailey Foristell is to start implementing a "pre-move in checklist", because they will screw you over. read more

My husband and I rented an apartment managed by Bailey-Foristell. The apartment was dirty when we moved in, and the paint job that had been done recently was sloppy. We loved the apartment regardless, and didn't mind cleaning and re-painting it ourselves. A few months before our one-year-lease was up my husband accepted a job offer in another state. We cleaned the place top to bottom, spending about $1200 to make it better than it was when we moved in..Charles even did a walk through and told us the place looked great and our deposit would be in the mail within a week. We continued to pay rent after we moved out, and they hid the fact that some one had taken over the lease!! I called them about a month after moving out to ask about the deposit, and the older woman who works there was very rude and demeaning. She kept threatening us with the fact that her son was a lawyer, and basically that meant we couldn't do anything. She sent an e-mail of all their "cleaning expenses", all of which were ridiculous. They charged us because we didn't change the lightbulbs back to the originals, ect. Somehow the few small things they had someone do(I doubt they did anything) added up to $1600!! I still can't believe they let us keep paying the rent even though they had some one else in there..we only found out when we went back to town for the weekend, drove over there, and saw that some one was living there. After everything, they said we owed them another $35. There are so many better apartments in Tulsa managed by better people. The people there are greedy, cheap, and will cheat you out of anything they think they can get away with. read more

We had to put a deposit down to see our lease agreement, deposit was $1934. After reading the lease agreement we found some concerning items one of which was the owner has the right to install cameras to watch the comings and goings on the property. We have minor children and did not feel comfortable with a complete stranger having and viewing footage of our children. We declined to sign the lease. They kept the deposit saying it was up to the owners discretion. We requested the money back and the owner refused. What is the point of actually renting out the property when you can have a revolving door of applications with deposits and then not return them? Seems like a scam to me. Never rent the house and keep 2k rolling in every time. The house still hasn't been rented according to Bailey Foristell's website. its been vacant for months in a highly desirable area. Seems like the owner gets to make her mortgage every month without ever renting the home out. Total SCAM. read more

If you want your deposit back when you move, don't rent from Bailey-Foristell. When I first moved in a house I rented from them, it was not very clean. But I liked the place, so I rented it. When I moved, I left the house in so much better condition then when I first moved in. They came up with all these ludicrous excuses not to give me my deposit back. Also, their properties are over priced if you compare them with most other property management companies. I would urge anyone dealing with them to exercise caution, and if possible check out other property management companies in the area before renting from them. read more

I rented a property that was managed by Bailey-Foristell for a year while looking to buy a house. Really for most of the year, they were pleasant enough to work with. After buying a house, I began the moving out process. To shampoo all the carpets, I called Day & Night Cleaners - a great family business here in Tulsa - who did a nice job shampooing all carpets. I was there, watched everything, and was satisfied with the job they did. A couple weeks I received a letter from Bailey-Foristell and to my great surprise they accused me of having a dog while I stayed! They deducted the cost of shampooing the carpets from my deposit. I was shocked. I was the very first renter of this house as the owner of the house left to take a job overseas. The owner of the house had a dog, and in fact when I moved in I had to have the carpets treated because my daughters have allergies - and it took multiple treatments and my daughters were sick for the first month living there. I found dog food under the refrigerator and took care of all of that mess without complaining. I made all of this known to Bailey-Foristell, and received no response. If you are looking to rent from a property managed by Bailey-Foristell, I would recommend looking around to see if you can find another location managed by someone else. read more

First, let me say that Bailey-Foristell is by far the worst property rental company I have ever signed a lease with, and I've had maybe a dozen landlords across the country. (I'm a full-time professional in the publishing industry, and my work requires some relocation at times.) In a word, they're slumlords who will try to take your deposit. The property manager has flat-out told me and my fiancé that his business model does not include communication with tenants. (This was, of course, after we signed a lease and never heard from him again.) He expects his tenants to take responsibility for things like the furnace for example. So you rent one of their places and if the furnace or central air unit breaks, you're out a few thousand dollars (even though people rent to protect themselves from that). Their staff has been belittling, even telling my fiancé that she should "consider this practice for owing a house," even though we have no desire to own a house at this point. They changed the amounts of pet deposits via email. When we moved in, we had to clean the place ourselves, and then we found fleas. Instead of sending an exterminator immediately, they told us we needed to hire one and pay for it ourselves (as if they were bothered by our complaint). When we received the all-clear signal after our walk-through, they still charged us for things that we hired people to do beforehand, such as the yard work and carpet cleaning (despite the property manager's expressed approval that we would not be charged). In fact, the property manager now claims that we are lairs and that we didn't even take care of the yard despite all the bags of yard waste and leaving a lawnmower for the next tenants. Expect them to never contact you or answer your emails. It took the property manager three weeks to stop by the house after I asked him to show me where there central air filters could be located. They've been difficult and distant every step of the way. I would never recommend dealing with them, no matter how nice the property seems. Find a landlord who respects and values tenants. Maybe if you never talk to your landlord or nothing ever goes wrong with your house (which is not realistic), you might like them (until they stiff you with an outrageous charge), but otherwise, you will not have a pleasant experience, and instead of finding a home that you can live in for a long time, you'll be moving again in a year or less. read more
