ell I had to at least give the 1 star. I'm 53 and I have been a renter my entire adult life and working with Bailey Property Management was THE WORSE EXPERIENCE EVER!!!!! BPM took over managing the building I lived in after 3 yrs of living there. 1. The water (which was paid by them) was cut off for almost 3 days. They blamed the previous Management Co. 2. The apartment next to me with a shared entry door was vacant. I requested that once they completed the apartment & when it's ready to be rented to please change the locks because the previous management co still had keys to the current lock. Ashley responded that "the previous Management Co (LREI) didn't know their ass from a hole in the wall. Ashley was the management supervisor which she lacks professionalism and communication skills. Nonetheless they changed the locked prior to completing the work being done in the apartment next to mine. The keys to access the unit and shared entry door were in a lock box attached to the building and the contractors often took the keys with them. The maintenance man who brought random help with him who weren't employed by BPM. The "Vetted" employee maintenance man Charlie never got out his truck due to partial disability sooo he never actually did any work just whomever he could get to hop in his truck and make a few dollars for the job. Well one day while I was sitting in my car I watched him while he sat in his truck and yelled out to his help of the day to get the key out of the lock box and proceeded to yell out the code. Now I never felt safe in my home. 3. The biggest expected snow storm of the winter came thru and it took them 3 days to get salt or even attempt to shovel. There were 4 occupied units and we're all calling for assistance. But were ignored and talked about our constant complaints. (I have Ashley on my camera footage talking about how we complain and stated it makes her put us to the bottom) 4. The property lights that they're responsible for paying were out. Which means not only is it PITCH BLACK Outside on the property but I couldn't see from my front door to the main shared door. I had to use a flash light to get from my door to the main door and then to my car after it was dusk dark. I obviously really didn't feel safe at 23rd and Chestnut Street. I expressed these concerns and was told that the locks would remain as they were and they didn't know when the light situation would be resolved. I later discovered that my door key to my apartment not the shared door was also in the lock box I expressed concern for my safety AGAIN Ashley responded by saying she would trust the random maintenance men with her 18 year old daughter ‍ but at this point I was told I could break my lease without penalty. I jumped at the opportunity. 2 weeks later they were removed as the management company. They only lasted 4 months . I had lived there for over 3 years and if they had never became the management company I would probably still be living there. But the lack of communication & professionalism and no care or concern for my safety ran rampant and I felt it was in my best interest to leave! While doing my move out inspection Ashley began bad mouthing the owner. I don't recommend using them as a management company or as a landlord!!!!!! read more

I've been renting in this building for 10 years and ownership has changed twice in that time, so I have dealt with 3 owners and the third owner put Bailey PM in charge of the building. The new owner is an absentee landlord who lives far away and has not been available or hands-on, or responsive, and it created many problems. Now I'll make a very long story short. Ashley Campbell with Bailey PM is a lifesaver in my book. She cares more about me and this building than the owner who lives in Florida. With every problem, she has gone out of her way to assure me that she knows about the problem and will take care of things - and she has taken care of every problem that the owner has ignored. She has helped me in many ways since January, she always returns my calls, she has gone out of her way to do several things for me that the landlord was supposed to do. Ashley Campbell is a real jewel - she's a very good manager, and she has plenty of common sense. I'm 65 and old enough to know this makes Ashley unusual in the world of landlords and property managers. She has recently reorganized the owner's entire business model for renting - that makes her doubly unusual. There are some things you can't put a price tag on, and Ashley Campbell with Bailey PM is one of them. read more

I have worked with Bailey property management for a few months now and I can honestly say that after being a part of this industry since I was a child, I have finally come across a company that bends over backwards for tenants and owners alike. As a contractor I expected to be asked to cut corners for the almighty dollar, but I quickly learned from Ashley that doing things the right way in the name of the tenants quality of life and safety were a priority for Bailey Property management. Thieves. Caught Ashley Campbell, the property manager and some guy in my apartment when I returned unexpectedly from moving items to my new apartment. They immediatly fled when confronted. She stole my support pet, cash, furniture, tablet and other items. The freak even stole my underwear. I immediatley called the police and reported theft. Idiot didnt realize I have solid evidence of her theivery which I have turned over to the police. read more

I have never in my life dealt with such blatant disrespect from a rental company. Applied for a home - met the owner - turns out they don't cater to first come first serve when it comes to applications. They told me they'd reach out after the tour they scheduled Saturday for another couple (after we applied by the way) never did. Said they'd reach out and see if we could hold the place - never did. Never so much as got a denial email - just saw that the listing was removed from Trulia. Do not rent from these people. It's impossible to reach anyone to get answers, and the main office ladies are beyond rude. I can't imagine how they handle actual emergencies. I was told "they have over 200 rental properties" multiple times when I tried to reach out about our application status. They use a rental report company that falsely ran my credit and they then mocked me for charges that were not mine. After numerous calls to their OWN rental report company I got the problem solved and STILL never got a call back regarding ANYTHING. Absolute trash. read more

Put my first application they said I have to pay 800 from what is on my credit report to get apartment then they said to my son 1300 then they said they didn't have my application to turn in another one, so I did. Then they said i wasn't approved and that i couldn't stay with my son and they would do checks to see if i was and they would make my son leave if i was.. read more

Can i give them 0 stars? YOU SHOULD NOT RENT FROM THIS PLACE UNDER ANY CIRCUMSTANCE. I just received my deposit back in the mail and it was $50 short. I called Mindy (who you should absolutely avoid) to discuss the charges. At no point in our conversation did i ever even slightly start to raise my voice, nor did i ever use any foul language of any kind. I simply brought my issue to her attention. Mindy told me that i needed to cal down and then immediately hung up on me. At no point was i even remotely being aggressive in any way whatsoever. She just hung up. When I called back they kept putting me on hold. Finally when I got through 10 minutes later the receptionist told me that Mindy left for the day. So she hung up on me, then just left. I need to make myself very clear, I am friends with a lot of people who have rented from Bailey properties, because they were my neighbors at some point or another. There is not a single friend of mine who has had a good experience with them. Quite literaly, nobody has anything good to say. In short they just took my money. I filed a report with the BBB, and i am contacting the FBI because Mindy has stolen a great deal of money from people's deposits in unjustifiable circumstances. My best advice to you, is to just not rent here. Dont waste your time or your money. read more

I'd rather live in a cardboard box on the street than rent from Bailey Property Management again. If all utilities are included, check to see if you control the thermostat. If you don't you may sweat in the summer and freeze in the winter--as we did; the thermostat was in a different apartment. The office staff seems to change weekly and management can not be trusted. Do not rent from them. There are better places and better property management companies. read more

Picked up keys 9/29/17 and went straight to apartment. We opened door and was horrified! Stove drip plates were filthy and in the sink, the stove was nasty on top and inside, countless nails and nail holes in wall, tennis size hole in master bedroom, a broken mirror bracketed to wall, tub had mold around it and there was roaches. We cleaned stove, pulled it out and cleaned behind it. We pulled frig out and there were roaches everywhere. I called them immediately and got no response. I called them Monday and spoke with Mindy told her about it and all that needed to be done was bathroom. She said she would get a plumber. That was 3 days ago still haven't heard about what she is gonna do about black mold. read more

Horrible service. I contacted these people for a contract position in Louisville, literally the day after one of their units came open, and it took over 3 weeks to make contact with anyone other than the maintenance man. He called me every few days for two weeks, apologizing that no one from office was calling back; but the office people literally never called, even after I spoke with them twice. --- All that trouble for places you have to share a bathroom in? Why bother? Especially at those rates. read more

We bought a fully furnished property that was managed by Bailey Property Management (Heather Smith). We took over management. After the property management contract terminated, we told Heather Smith she could have whatever we left outside by the dumpster during remodels. Instead, SHE WENT INTO THE PROPERTY WITHOUT OUR CONSENT, AND WENT INTO A LOCKED BASEMENT WITH A TENANT SHE BEFRIENDED. THE TWO OF THEM TOOK NEW LINENS WE HAD PURCHASED FOR 10 BEDROOMS ALONG WITH OTHER BRAND NEW EXPENSIVE HOUSEHOLD ITEMS WE HAD PURCHASED FOR THE HOME. We have her on video taking these things and have filed a police report. We are still auditing the loss, but she emptied our basement and had trashbags of our stuff with her. She also gave a set of our keys to one of the tenants who isn't paying rent. This is the same tenant that helped her take our property. I am still investigating what legal recourse we have against Heather, Bailey and the tenant. I would never use that company again. read more

Pros: Excellent property locations, and very modern interiors in some units, with higher-end kitchens and bathrooms. Maintenance is always on time (when they're actually notified) when an issue comes up, and you can pay everything through their website. Cons: "Maintenance" issues I've had include ceiling discoloration from leaks (due to a fire in my unit last year that destroyed most of the roof; the other units in my building seem to be fine). The problem is not the maintenance workers, as they have always been on-time. The problem is specific NEW, YOUNGER employees that Bailey Property Mgmt have brought on board, who all failed multiple times to actually notify maintenance of my requests in the first place. The overall rent prices aren't too bad, especially for being in the dead-center hotspot of the Highlands. The ONLY employee who has always helped me, without fail, with any issue or question I've ever had is Lahna. She always answers the phone, always helps with any problems, and after putting in multiple maintenance requests with the new employees over the course of two weeks for one small issue and being told "your request has been submitted" only to be left hanging, I called when I knew Lahna was working and the maintenance guy was fixing the problem within an hour. She also made the rental process painless. Taking in to consideration the location of the particular unit you're looking at, the cost, and condition, Bailey's is a group I would definitely recommend over individual landlords or other property owners, especially for properties on or near Bardstown Road. Just make sure Lahna is the one you work with. I can't speak for the rest of the newbies at Bailey Property Mgmt, and have only experienced poor interaction from at least three-quarters of my interactions with them. read more

I love Bailey Property Management! I have rented from other local companies in the past and this one is the real deal! The dishwasher and faucet were in disrepair in my rental and after examining them, they decided to buy brand new units and completely replaced them. They are quick to answer repair calls, have a professional maintenance team and are a smaller company that treats their tenants like family. I highly recommend this company and will definitely be sure to tell all of my friends and family about them in the future! read more

Communication - TERRIBLE. After not responding to 2 calls, 2 emails via realestate.com.au & a text message we finally managed to get a viewing of the property. Given we loved the place, he couldnt have handled the negotiation ANY WORSE if he tried. Absolutely ZERO negotiation, it was just submit your price & a simple 1 line response...yes or no. I found myself trying to get a negotiation underway until I had enough & walked away. Horrible given it was a $800k property. A week ago, I contacted them by email. Then, according to their recommendation I applied online and paid the rental application fee. Someone called me and left a message, I called back and left a message the same day. Nobody called me back. I also contacted Mindy and someone else by email. I've heard nothing from them in more than 6 days. I already found another apartment where they were diligent enough to do their work. I cannot believe I wasted $40 dollars with Bailey Property Management. I am very disappointed in everyone there. I should get my money back but it is "non-refundable," if I could I would give then ZERO stars. read more

I strongly recommend not renting from Bailey Property Management. My roommates and I had a mostly decent experience until a hole developed in our dining room ceiling. We had a top floor unit, which meant the ceiling leaked horribly whenever it rained/snowed, and our apartment would get cold during the winter months. We called to report the hole, and were told that since the other units in the building were condos, it was up to the condo association to get the roof fixed and Bailey would not bother fixing our ceiling until the roof was repaired. In short, they refused to do anything about our leaky ceiling. As renters of Bailey Property, we should not have had to worry about the decisions and actions of a condo association to which we did not belong. We called about the issue multiple times and received no help, and were often treated with rudeness. We eventually moved, and when I went to pick up our deposit check, I was told all about the new renovations they were making to our former unit (including a repaired ceiling), and how wonderful it looked now. I wanted to scream. I know it can be difficult to find a good rental property, but steer clear of Bailey Property if at all possible. It's not worth the headache that comes with their terrible customer service and maintenance management. read more

I will never rent from this company again. Customer service is awful! The property manager would say things to me such as "I don't want to talk to you", "....now you are really starting to piss me off". Whenever I would go in to talk with them the property manager would not even let me say anything. She would talk at the same time I did and would not listen. The city inspector has been involved with multiple issues such as leaks not being fixed, holes in the floor, wiring that is unsafe, only one exit out of apartments and BLACK MOLD. My front porch ceiling has leaked from day one and two years later, it is still not fixed. There is also electrical wires outside that are hanging down low enough to touch. Worst Property Management group I have dealt with in my entire life. Moved into apartment and noticed a leak in the ceiling that created a hole over sometime. I notified the landlord about the problem immediately and they said they would resolve it. A month later some dingy man just let himself into our house without any sort of notice. He said he was maintenance and he fixed the hole and left. A couple weeks later when rent was due we got an extra $200 bill. I dont understand how a leak in the roof is considered my fault by any means but they threatened to evict me in a week if i didnt pay. The receptionist is a very rude, uneducated women. She does not know how to answer a phone and is very unprofessional. I called from my phone over and over for a week and no answer. I use my friends phone and she answers on the first call. They took more than half of my 925 dollar security deposit for carpet cleaning, light bulbs, and blinds. And i cleaned the house for two days before moving out.
