For those of us with a little anxiety about safety - when you lay awake at night, you can sleep knowing you are safe, I do indeed count my blessings (and the locks). They take security seriously, and that's why I absolutely could live at Balmoral forever. 4) I echo the other reviews, they treat their tenants with the utmost respect and their warmth, just makes you feel happy to have landed in this spot of the universe. 4. A bit about the building: its surroundings are always kept clean and beautifully manicured. The interiors have top trimmings, from self-closing toilet lids, to timers for the ceiling fan, to perfectly sealed storage units, bike locker and your very own parking spot! 5. one of the worst experiences i ever had. me and several got HUGE move out bills. The building manager was using a shell company to service the apartment. He use to create artificial issues and then use his shell company to fix them. so basically he was ripping off both the renters and investors at the same time. We had the pleasure of living here for about 15 months and recently had to move out due to personal reasons. Out of all the places we've rented, this complex is by far the most personable and friendly! We loved the staff, especially SJ, the property manager, and Gilbert, the maintenance guy. It's also the most secure place I've live in. There's only two entrances into the building and tons of cameras everywhere. SJ and Gilbert always greet you with a warm smile when you see them. SJ makes sure to greet you by name and always makes herself available when there is an issue. Our unit was very clean and well maintained. The only thing that might bother someone are the trains coming by and honking their horns, but even our two year old got used it and slept through them. Occasionally, you will feel a good rumble from the passing freight trains. They are very fair about giving most of your security deposit back when you move out as long as you maintain the apartment in good condition. They definitely don't try to nickel and dime you like other complexes. Just be a responsible tenant and they will take care of you. I wish I could give them 10 stars! From the moment I contacted the office and spoke with SJ, to the last moments before moving out were nothing short of amazing. Walter has been so amazing to us, we are going through some things with our current home and were not able to return because of safety issues. This apartment is hands down the best place I've ever lived. To start, the property manager is incredible, the apartment's themselves are beautiful and the definition of quality, the building has a very unique feel to it, and the tenants were like a family when I lived there. Balmoral - a great apt complex for life: friendly people and great interiors! Everything is very neat, very stylish and beautiful (as good looking as on photos, no unpleasant surprises). Plumbing, fittings, kitchen cabinets of very high quality! The kitchen is convenient and beautiful. The walls of the apartment we looked at is painted in a designer way: beige walls, one gray contrasting wall, black accent stripes on top and bottom. The master bedroom has a very nice dressing room with drawers, shelves and doors-a book. There is also a safe. The balcony has a separate net, that does not let the birds in (and serve as additional protection for Pets - they will not jump off by accident). At the entrance is conveniently located wardrobe. Balmoral's staff is very friendly and happy to help us find solutions that will suit us. The complex has very nice halls too, with fountains and some flora. There is a fitness room, conference rooms and even a theatre room! read more

I lived at Balmoral for over a year and was very happy with my stay. The apartments are new, clean, and with upgraded appliances. We rented a 2 bed 2 bath, and it was pretty spacious with ample natural light and air. There's a balcony in apartment, also washer dryer in unit. You also get assigned parking in the building. It is very close to the Caltrain station, so that's a big plus. There's also Costco near the apartment. Other groceries, gas stations etc. are also few minute drive. I barely needed any apartment maintenance during my stay-- probably twice I think. But It was catered to promptly. Walter (manager) is very helpful. I had moved here from East coast, so did everything online and naturally I was very scared. But, Walter helped with the whole signing on process and making sure I have answers to all my questions. And even with the move out, he made it very easy. I had to move few weeks early than planned (for work) and I really appreciate how he handled it and didn't create any troubles. read more

Balmoral apartments is an absolute hidden gem in Silicon Valley with an amazing staff to match! We (myself, boyfriend, and roommate) have been at the Balmoral community for a few months now and I am absolutely in love. Our first introduction to the staff was when we scheduled a viewing of the property with the Executive Leasing Agent, SJ. She was an absolute delight to meet and was extremely knowledgeable. She also was VERY flexible and helpful with our move-in date. She teamed up with the onsite manager, Gilbert, to help expedite the renovations on our unit so we could move in on time! She is such a polite and kind person; I truly enjoy every conversation we have (email or in person). On the other hand, Gilbert always has the property grounds and unit looking amazing! The landscaping is always kept up, painted and looking immaculate every day. He is also quick on repairs or any missing items you may need. The rest of the staff is also very friendly and keeping the community clean and beautiful. Every person I pass by at Balmoral apartments is always sure to say hi and ask me how I'm doing. Balmoral staff goes out of their way to help and be there for you any time of the day! One late afternoon I dropped my grandmothers ring down the drain and a gentleman from Balmoral came up to the apartment and got it out within a few minutes. While in a quick transition to find a place up north (relocating for work), I found the Balmoral Apartments on Yelp - naturally! I called and spoke to Sara Jane, the leasing agent on property. This was before I even had the offer from the company. She gave me some information and said once I get the offer to call back and she will work with me! Well, I got the offer! She remembered me and we got to work. Sara was amazing! I wasn't able to come up to see the space and she offered to video chat on their iPad to show me the available unit, send me photos, and walked me through the process. The unit was a little higher than my budget allowed but she offered doing a longer lease to help cut down. Honestly, she was the best leasing agent and the best apartment to work with. Unfortunately (and also fortunately) I was able to find a unit that had a shorter lease period from a family friend that gave me flexibility to get settled before jumping into a 12-14 month lease (while my bf finds a job up there). I'll definitely be coming back and will highly recommend to all! She made the entire process so easy. The complex is small and makes for a more personal experience which is really appreciated. AMAZING stay here. They provide you with EVERYTHING you need and even give thank you baskets with beverages and snacks. Everything was so clean, kitchen spotless and everything new! Washer and dryer in the unit was also brand new and worked amazing. Water pressure and temperature was great and beds were very comfortable! When I got there the owner Walter, helped me with all of my luggage and finding and getting into the apartment, such a great vibe right from the beginning and very welcoming. The staff is very family oriented, and sweet. They loved my pup so much and are very dog friendly. Honestly speaking I haven't lived here but having received great customer service from Walter ( the leasing Manager), I feel it can certainly help other people looking to move in here. He accommodated us after his shift hours and gave a detailed tour of the property. The apartment he showed had great interiors and furnishing but I was particular about a few things like directions of windows ( facing west) to get afternoon sun as I intend to work from home. Better neighbourhood as I would like to go for walks and could be totally wrong but having walked up the street I didn't enjoy. This apartment will work excellent for those looking to commute via caltrain to SFO or other areas for work and like quiet and small community. The station is just in the backyard and it will take you less than 2 minutes to walk down the steps. For now I have decided on Sycamores at North Park mainly because of the direction of windows and large community, I was looking for to network and make friends:) read more

We are VERY happy with our choice. First off, EVERYONE we've dealt with has been fantastic...and Walter is a superstar! The apartment is a great size with plenty of storage..We love the fact that it is so close to everything(groceries, caltrain, hospital etc). I had the pleasure of staying at Balmoral during my recent relocation to the area. I stayed in the apartment for 3 months. The Staff was outstanding and responded with any concerns I had within minutes of my request. Granted, I only had one small request when I first arrived and it gave me the opportunity to meet Walter, the manager. He is very responsive and an all around great individual that takes care of any need. I was very impressed with the facilities on hand even though we were in Covid lockdown. The site is also very secure and has amble parking in a covered lot. Balmoral apartments are convenient to multiple shopping areas within 5 minutes. The common areas are clean and well kept. I would recommend to anyone to stay here or move in as a full time tenant. My stay was very enjoyable and I am still in contact with the staff and Walter, even though I have moved into my permanent residence. read more

We moved in to the apartment by Sep 2013. The unit is really clean,neat and modern. The service is really good and is available almost 24 X 7. We even got door stoppers and carpets to help our movers. They are also providing carts for taking groceries to the unit. The management is taking immediate action on our concerns. Especially Walter is more responsive even on weekends. Our parents came here and stayed with us for couple of months. They really liked the apartment and the manager. Balmoral was a great community for my wife, our newborn daughter, and me. We were able to move in a few days early and didn't even have to pay! In addition, the move-out process was very easy. It was the smoothest experience I've ever had! Walter - the property manager - is always responsive and wants to get to know each tenant personally. I have lived here for Seven Years (2010-2017) and vacated recently. Haven't been able to find a unit, even the most recent apartment complexes, which are immaculate in condition as Balmoral apartment has been. Though this a apartment complex, 1) Each unit is designed as an individual condo, where you can't hear the neighbors or the people living above. 2) The exhausts in Kitchen, Washer area and Bathrooms work so that they send the odors outside the unit and juts not circulate 3) The unit was give in such a pristine condition, and the complex is well maintained all along 4) Once you enter the building, it is like living in a safety vault and no security issues faced ever 5) I got all my deposit amount back and I am very happy about it too I would like to Thank Walter, Gilbert and Sarah. read more

It's a 1.5 stars rating from me. In short, my 2.5 year stay in the apartment feels like living in prison. Here is the story: - I knew that they didn't allow tenants to get cleaning service from outside (except those that carry 2million dollar insurance which basically no one in the bay area has). Regardless, I still tried to sneaked in my own cleaning lady that I have been using for the past 2 years. When management caught her coming in to the complex, she handled the situation in a very rude and disrespectful manner and kicked them out of the complex. The apartment provides a cleaning service where you PAY $60 an hour, and it doesn't seem the cleaning lady has a 2M insurance. What a hypocrite. - You need to get your carpet cleaned every 6 months. Yet again, either you need to do it yourself , or get some professionals with 2M insurance policy, or of course PAY the apartment to do it for you. Another scheme to drain your money. - The management refuses to provide any rental history information in case the new apartment requires it. This basically will hinder your chance in getting a place in other good apartment complex, or you'll end up paying higher security deposit. It's a good way for them to lock you in. - You can''t move out on weekend (or else you PAY), and you need to give them 3 working days to inspect and clean up the apartment while you're still PAYing for it. - I'm sick and tired of the management telling me "you can find it in the lease" or "are you trying to do what the lease tell you not to". It's a freaking 50+ page lease. Despite all the bad things I've said, I do have 2 somewhat good things I can say about the apartment: + On 1st rent payment, I paid it on the 1st of the month instead of the last day of previous month. They told me that I could get a $150 penalty for late payment. However, they're willing to let it slide one time. + After several email exchanges and face-to-face argument, they did NOT charge me $300 penalty for giving the keys back 2 working days before my lease expired. I also got 2/3 of my deposit back,to my surprise, which I thought that I wouldn't see a penny after all the review on yelp and www.apartmentratings.com I knew other reviews have better description about the apartment, but I just want to give my 2 cents. I just wished that I had read the reviews before signing the lease, and it could have saved me a lot of trouble and headaches. read more

This review is long overdue but I had lived at this apartment for 1.5 years from 2013-2014 and absolutely LOVED it. Like many other reviewers, we had moved from the midwest and had no idea about where to live and toured dozens of places. Walter and his staff were amazing, so helpful and gave an amazing tour. They were not pushy at all and just wanted to make sure we found the right home for our family. We had to transition from corporate housing to Balmoral, and they also made it so easy on us. They let me forward my mail early (even before I moved in) and held it for me, also provided extra floor tarps and moving supplies on the day we moved in. Anyways, here are some key points off the top of my head: 1. The units are SO CLEAN. From what I hear, they do a deep cleaning and repair/replace everything after a tenant moves out. It totally shows because when I moved in, our unit was immaculate, I have never seen a place that clean in my whole life. Also, the building in general is very clean and in great condition. 2. The building is safe and secured, i can't speak for the neighborhood around it but Balmoral is locked and secured at all times. We trusted it enough to have packages delivered and left in front of our unit, never had an issue with items being stolen. Also, the front desk will gladly receive packages too but we just preferred deliveries to be left at our door. 3. Garage parking- you are allowed to have 1 car parked in the garage as part of your rent, they give you options for extra cars for an additional cost. We opted to do street parking for our second car and never had an issue. 4. Very response to issues and incredible maintenance staff. We mostly worked with a guy name Gilbert, such a great guy and hard working, this guy can fix anything. Anytime I reported an issue, they came almost immediately and were also very respectful about making sure I knew when they were coming into our unit. 5. They value their tenants and gave so many perks such as little summer socials where Walter would bring in food trucks and things for the kids, family friendly events such as trick or treating in the building, etc. Lots of families and kids live here. The only thing I would say is kind of negative is it is on the tad pricier side, however you pay for what you get. Considering the quality of the units, safety, living next to the Caltrain, indoor gym, amazing management staff- it is totally worth every single penny. Sadly, we moved out b/c we found a single family home nearby, but looking back choosing Balmoral was the best decision we made. Walter was so amazing, no hassle at all with moving out. I moved into Balmoral back in 2009. This review is a little over due, but hopefully I can do Balmoral some justice. First, staying here almost 6 years should say quite a bit, but I'll go ahead and say a little more. Move In Experience: Moving sucks. There's not much any complex can do to make it easy on tenants. That said, moving into my apartment went as smoothly as possible. At the time, the office manager was there and checked in to see that we had everything we needed. I'll be honest, some of the written rules in the lease seemed excessive at the time, but Walter is very open to working with tenants and making them feel comfortable. I have absolutely no problem with the lease as it stands (hence, I keep renewing). Building Management: Lately, the leasing office is hardly open during the day, but that hasn't been a problem. The office line forwards to Walter's cellphone. I've never had a problem getting a hold of him. He'll respond to emails and texts pretty quickly too. If you have a problem that requires attention, Gilbert, Fernando, and Minerva are on site (usually later than typical business hours too). I completely trust all three of them. With notification, I have no problems with them entering my apartment when I'm out. Additional Notes on Staff Service: These folks go above and beyond. Once, I went on vacation and completely forgot to take out the trash. Not the smartest thing to do on a summer day. I texted Walter, and Gilbert took care of it and even replaced the garbage bag. You know you've got good service, if they will help take out your garbage without question. And again, Gilbert came through when he replaced a couple lightbulbs in my bathroom while he was there to repaint the entire bathroom. (I paid $0 for everything). They want to keep their units functional and looking good just as much as you do. Caltrain: Ok, so we've got some pros and cons here. Cons first - it's a train, what do you expect. If you have the windows open, you'll hear it. However, if you close the windows you likely won't notice it. More cons. There is a freight train that comes by. Over six years, I have noticed it but not enough to figure out the schedule. It's usually over in about 10-15 minutes. Not enough to bother me. Pros - Public transportation is hard to come by in California. The Caltrain can be really convenient. For those of you who don't know, pretty much every downtown along the Peninsula is situated around a Caltrain station. I've taken it countless times to Mtn View, Palo Alto, and San Francisco. Defintely better than drinking and driving! Rent: Over the past couple years, rent has increased with the recovery of the economy. I've looked around to see if I could find a better deal somewhere else. I couldn't. I have a 2 bed/2 bath. One bedroom apts are going for just a couple hundred dollars less than what I'm paying. Two beds/2baths are going for at least $500-$1000 more than what I'm paying now. Since I joined Balmoral way back when, I've enjoyed minimal rent increases. But whenever rent goes up, Walter tries to give me a kickback in some form or another to show his appreciation for sticking around. If I move, it will be because I bought a home or because of my job. It's hard to find the level of trust that I experience here. read more

They are significantly better than most of the communities you will see in the area. One thing i really love about them is attention to detail and super fast response time! Pretty much everyone staying here will agree that Walter Neal has a big impact on how (good) things are the way they are. He is friendly and cares about your issues. Our move in process was very smooth and every tiny thing we have requested or complained about have been resolved satisfactorily. I have been living here since Feb 2014 and let me say it honestly, it is a fabulous place. Especially the management people are very helpful. Being new in USA, lot of things were new to me. I went to the management for small details and they always helped. At once I was locked out of a bath, to which they reopened the door in next 5 minutes. they also provided free internet until I got my own connection. I think there are may more incidents like that but it is the hospitality that I feel at this place is best. You feel well taken care of. Most neighbours work at silicon valley offices around and are very respectful of each other. My unit is very spacious and offers a great view to the mountains. Just next to the lawrence station it is still very quiet inside and transportation is easy. And bla bla bla... list goes on. shower panels, dishwasher trouble, etc etc; I giot stuck everywhere n they were there to help and tell me what to do. There is one problem though, that there is no online rent payment option. Everymonth you write a cheque n drop it. This is difficult if you travel outside, though they do accomodate all your concerns. read more

I recently needed to find a corporate apartment for two employees moving to town, and Walter not only had a fantastic apartment and beautifully maintained complex, but he met me on a Saturday, bought furniture for me, moved it in, and had the Apt ready for my employees by Tues. I stayed here for almost an year in 2013. Apart from its well maintained premises and apartment, it also has a very nice homely environment. Whole property is super secure, safe and comfortable for families to make a home. I MUST call out the property manager Walter's name here, he has been a family to us. Really admire his pleasant personality and willingness to offer a helping hand whenever and wherever required. My family had a nice company of other neighbors and kids around. Walter made sure to introduce everyone to everyone and did the trick to make people talk. from the day of move-in to the last hour of move-out he was there for every small to big thing that matters. It is extremely different from past half a dozen apartments where I have stayed earlier, with no security, unpleasant surprises, and noisy neighborhood. Highly recommended .. I just lived in Balmoral Apartments for over two years before moving states and had a wonderful experience living there... Walter the property manager is always a delight to talk with, he always asked me follow up questions to ongoing conversations regarding my tenancy, he made sure everything was in tip top shape around the property, and listened to my thoughts and concerns and made improvements to address them. Walter's team are also incredible, one moment you tell Walter that your garbage disposal is stuck, then an hour later there's a knock on your door and it's fixed. The apartments themselves are really nice, I enjoyed the covered parking, the security gates and keys were great, the gym on the premises with three TVs, free weights, nautilus machines, and ellipticals was always in great shape. The open areas have flowers that were always being kept up, I enjoyed having my own private washer and dryer in my apartment, as well as all modern appliances, there's even a covered bike parking area. It was also more than great living right next to the Lawrence Caltrain station, I could be at home and then five minutes later on the Caltrain, including the time it took to get my ticket! All in all I would recommend living there to anyone, not only is the building itself beautiful but it is also very technologically advanced right up to electric car charging stations in the garage, a perfect fit for the bay area, I couldn't have asked for a better place to live during my time in California. read more

I've lived at Balmoral going on 6 years and it has been an excellent experience and I highly recommend it. The apartment building and the surrounding area is attractive and secure. The layouts of the units is very smart and make them super livable. I've read reviews for other apartments about receiving a unit that smelled or was actually unclean and that would NEVER happen at Balmoral. The units as handed over in pristine condition and the whole facility is maintained very well. It's great to have gated garage parking. As for location, it's ideal!. Having the Caltrain station so close is very convenient and the access to Lawrence makes getting to 101 or 280 fast! I can walk to Costco and do when I need things that I can carry. The staff is friendly and helpful, and the manager, Walter, is always pleasant, responding within a few hours at most to voice mails and emails. I've had very few repairs needed and in each case the response has been fast and satisfying. One time when I was at work, I realized I'd lost my Omega watch on the premises. I contacted the manager at that time and she immediately went around the premises and found the watch. This is above and beyond support! Never ever rent here! The owner of this apartment will use every small opportunity to get money from you! It is also not a safe place to live in! A fire happened in that building last winter. Thieves stoles bicycles from the inside secure garage! The owner obsessively looks for something to charge money. He will take 900 pictures and ( only while you are moving out, btw he will not do that when you move in) and he will blame you for every little scratch. Sketchy, dishonest, and criminal are words that come to mind. When it came time for us to move out, we completed all of the tasks required. We replaced everything that needed replacing per their instructions. We cleaned every inch of the apartment in excruciating detail - and somehow got NOTHING back on our deposit. We videotaped and photographed everything from before and after, but just don't have the time or inclination to actually pursue a legal case. Notice we are not the only ones with this issue. Staying at Balmoral has always been an excellent experience, in terms of luxury, safety and accessibility to Caltrain. Needless to mention about the decision to renew our lease for another term. The manager attends to us at call for service and sometimes even lends out the help and advice on what needs to be done, before our notice. This being a small community compared to the ones we previously stayed in, is a great place to live, as the staff knows you by your name and family members and provide a very prompt service as they know about our time schedules very well. Out of the security gate and we are on the caltrain station, which is a huge convenience for my husband working in South Sanfrancisco. I would highly recommend it because of all of the above reasons and needless to mention about the modern interiors, for the price we pay. read more

I lived in Balmoral apartments for about a year and a half -- I've since moved out (we bought a house), but I enjoyed my experience enough that I felt like I really should write a review: Pros: 1. The apartments, when we toured, were just spotless. I was shocked when I heard they had been around for years (like maybe almost a decade?). I thought they were completely brand new. 2. It's not just that the apartments were spotless, they were really nice -- the appliances in our apartment were nice, I lived in the one with no carpet, which was more or less great because I have two young toddlers who were constantly spilling things on the floors! 3. I really liked all the management and staff -- I worked from home and got to know two different house managers as well as the staff who did repairs etc. They were great about helping me with little things here and there (when I broke something, etc) 4. They were good about having little perks here and there -- like free passes to the Monterrey Bay Aquarium (I think my family went like 5 times throughout our time there? They never said anything about it, were always great about saying, hey, have a good time, glad someone's using the passes) 5. Really got to know our neighbors, many of whom were great (and had little kids like ours) Semi-Cons: 1. Yes, you live right next to Caltrain and there is a little noise, but not enough that it ever effected us. We had two young toddlers and we all pretty much slept through the night as often as you would expect from, well, two young toddlers. There was noise when we were out in the courtyard, but not much in the apartment. I know others consider this a "con" but it didn't really bother us... we spent plenty of time in the courtyard area, despite the trains 2. OK, so the apartments were spotless when we moved in, right? They were NOT spotless when we moved out. I have two toddlers, one was prone to drawing on the walls. I cleaned what I could (mostly because I'd read these reviews like OMG you're going to get charged so much money!!!), but gave up after a little while (we were moving, and I didn't want to kill myself cleaning the place we were moving out of). So yeah, I did NOT get all of my deposit back -- they're the type who will hand it over spotless, and would like to get it back more or less spotless as well. STILL -- the moving out process was more or less painless, and I honestly thought what he charged me was very, very fair (did I mention the toddler drawing on the walls throughout the apartment?? Reading the stories etc, I was expecting to get charged BEYOND my deposit, when in actuality, I got a decent chunk back). Honestly? I feel like you move into a place that looks spotless and pristine and you gotta know that this is a management team that more or less wants to keep it that way. I didn't clean the walls, the oven, had stains on the granite countertops (meant to clean them, just got too tired) and I got a decent chunk of my deposit back. I'm satisfied that it was very, very fair. Overall, we really enjoyed our time there. We looked at a lot of places beforehand, and this was definitely the best price considering the amenities. You could find a cheaper place, for sure, but it wouldn't have had the gated parking, the granite countertops, the nice washer/dryer, etc. We moved because we bought a house with a yard for the kiddos to play around in, otherwise we would still be there! There's been so much back and forth on yelp for this apartment complex I just thought it would be good for me to share my experiences, which acknowledges that yes, the owners are the type who want everything clean, but also, that they take on a fair bit of that themselves (staff came in and changed filters, etc for me free of charge during my time there, also supplied lightbulbs and changed them for me a couple of times). I am trying to keep this view as objective as possible. My family has lived in Balmoral for close to 9 years and finally moved out after buying our own home. Pros: 1. Very well done apartments (luxury) for a very affordable cost. 2. Close proximity to the Caltrain station 3. Very nice people (neighbors) in the building. 4. Excellent Management (Gilbert, Walter, Fernando, Miranda) - Walter gives passes to Monterey for free to all residents - Organizes socials/get-togethers (in some there were free wraps to eat given) - Really cares about the property the people and does a fabulous job. 5. Very clean and well kept facility 6. Nice gym 7. TV theater for use Cons: 1. For the first 4-6 years since 2004, there was a lady by the name leanne who was running the mgmt at Balmoral. Most of the negative reviews in this link are true and are from that time.She left around an year and a half ago, since when life has been extremely peaceful, and the current mgmt (Walter) is doing a fabulous job managing the property. Personal Thoughts: It has been very hard moving out after all these years from Balmoral for us. Walter is like family to my husband and me. The current mgmt (with no leanne), is the warmest group of people to work with. Walter was very nice to us with regards to the move out, made it simple/seamless and gave back a significant part of the deposit back. He is a very warm person, really cares about the property and the folks within it, and I wish him nothing but the very best. Summary: If you are currently to rent an excellent luxury apartment with good mgmt, for an affordable price this is definitely the place for you. read more
