Leslie Amato is best, hardest working realtor ever. I have used her three times and she is excellent . There is no problem with Barhite and Holzinger . The problem is with the inept Board at 1200 midland Ave , once a luxury building now fallen into disrepair as Board doesn't know how to function. Building is dated, Lobby , halls, carpeting dated and dirty., wallpaper falling off walls,. Who needs parking and large rooms when building mismanaged, the reserve fund is really a mortgage that has to be repaid and maintenance is over 1500 for a two bedroom. Much better housing in area. read more

They raised the maintenance yet again but this time telling us 3 days after the fact. The super couldn't look me in the eye and I didn't know why until I got the e-mail. It is what it is. They built million dollar homes next to us so I hope our property value is going up. Only time will tell... but I don't know. They made an exercise room out of the board room which is kind of lame looking and not all machines work. They are trying I guess. Will keep you posted. read more

I agree with many of the written negative reviews and have personally experienced the rudeness and incompetence of our managing agent. Mike Mae doesn't thoroughly review the complaint and does not point to a specific policy or rule that is violated. Moreover, he doesn't site relevant documentations where the issue is discussed. Instead, he resorts to bullying and disciplinary procedures on a whim. He makes up rules as he goes along and that is supposed to be good management. Worst yet, his boss J. Holzinger at Barhite and Holzinger Co. goes along with him. To me that seems like a sheer incompetence and lack of social skills. I hope they remember that the owners of the co-op pay their salaries. read more

It is terribly unfortunate that I have to come here to complain about the poor service we received from an account manager at Barhite and Holzinger. It started with a telephone call, then I was advised to send an email. Unfortunately, I had the incorrect address for Ms. Rivera and promptly followed up using the correct email address. I still got no response to my various queries in order to draft a contract of sale on behalf of a seller at one of the units they manage. Thankfully, their Receptionist is on the ball and got me the help I needed, but it took a few days; much more time than it should have. I've been doing this type of work for more 40 years and have only encountered one uncooperative management company, but never in Westchester County. read more

Hands down the worst maintenance company that raises rates every year and lowers standards. Mount Kisco townhomes are in terrible condition yet they are more focused on repainting the street signs rather than, rebuilding the decks, repairing the roofs, the siding, the front doors that have mold, removing weeds in the front yard. I've had to replace my air conditioning unit thanks to their clueless landscapers they hired because they blew leaves directly into my HVAC. But hey thanks for shoveling my front step. read more

This is a terrible company to deal with. They rarely answer the phone when you call them. They never return phone calls or emails. Follow-up on issues us non-existent. They are the managers for my condo which as far as I can tell means that they mow re lawn and spray nasty pesticides. They do not reliably plow they snow and the walks are often shoveled by the owners/tenants before they get around to it. When anything big happens an additional charge is added to the common charges. On top if it all, they are now charging me to sell my condo! read more

For almost 10 years I owned a condo in Tarrytown. When i decided to sell my apartment they send me letters that I must change washer and dryer due it not properly installed and could cause the hazard (washer and dryer was original installation by the builder. all my neighbors have same units). Then my central air conditioner making lots of nose and vibrates (also original unit) Then i must pay 100 dollars fee for change records from my name to new owner. (100 bucks for updating their excel file?) Manager Richard P. sent me bully emails. For 10 years I was complaining about window leaks during the rain. there was no response from them. They almost sabotage sale of my apartment. Fire them if they still manage your building and don't hire if you looking for management company. This company is extremely inadequate as a management company. They are unfair and unresponsive to their residents. I own a condo which is managed by them. I installed a very small patio to sit out on during this pandemic. Not only are they tearing it down because another resident doesn't want me to have it (her window looks out on my yard) but they are hacking up the cost of its removal. Talk about thievery. Our building pays them to poorly manage our building. They never, ever send deposit checks back to you without calling them several times. They do not call you back when you leave voicemails. They charge fees for everything. They are slow, inefficient, and not particularly friendly. But they still dominate the building management racket. read more

They are the property management company for our co-op. They are terrible about following up with any issues you have with the property. For example, after we paid them the deposit for the remote for car access, it took them weeks to get us the remote, and only after lots repeated badgering and pleading from us. Joe B. is right in that it takes an act of divine intervention for them to return your voicemails and email messages. The front door of my coop has not been replaced since the 1960s. I can look from my living room to outside through the cracks and corrosion around the door frame. This management has been contacted repeatedly to no avail. I the winter time New York, to keep the cold air out I have to put towels around the door. I pay a very high maintenance fee monthly. Property management is a thankless job in the sense that people generally do not write or call to say "Thank you, our property is being managed beautifully". To the contrary, they generally only get involved when they have a complaint. I have had direct experience with almost all of the management firms in Westchester County during my career. Without a doubt, Barhite & Holzinger offers as good a level of service as any management company around and it is better than most. Almost all of its agents have been at the company for many years and John Holzinger has been excelling in the field of property management for over thirty years. His office and his employees are experts. They all care and they work hard for the properties they manage. They are a blue ribbon quality firm and I am happy to recognize them as such. Oh and by the way, their quality sales team also goes unrecognized and bears mentioning. All of the sales agents offer diligent and efficient service to purchasers and sellers alike. They find these sloppy contractors and force them to overcharge for a service on invoices, and then someome inside the company is keeping the difference on their pockets, meanwhile the maintenance gets raised for no apparent reason. Monthly plumbing services are billed and there hasnt been record of someone seeing a person performing the services, never. Shady company. Rude staff, once in a blue moon you find someone that is willing to help you, but it takes several phone calls, lots of patience and you cannot give up with this guys. This company is well run from the top down, John Holzinger and Mike May on the management side, and Jerry Torch managing the sales division. These guys are Real Estate experts, they know the business well, and are true professionals, and this reflects in the results they produce. When you manage 5,000 units across the county, its not hard to understand why their are some unhappy people on here taking out their frustrations on an usually powerless management department that is rarely thanked for their hard work and organization. My condo in New York is managed by Barhite and Holzinger. Barhite's staff is incredibly rude. I would not recommend them as a property manager to anyone. Also, their sales staff acts like property managers and works diligently just to get you off the phone.
