ZERO STARS. Do not waste your time with Trion Real Estate. They are unprofessional and unorganized. I spent 3 weeks going through the application process, having to push them to get answers because they were just not communicative at all. I couldn't get a hold of them on the phone and waited days to even a week just to get a response through email. I was misled by Laura early on, having me believe I could secure an apartment and telling me "If I were you I'd wait for the 3 bedroom", so that's what I did. I did everything I had to do to ensure my family would have a safe space to call home after being displaced from a house fire. As a professional "director of operations" I wanted to trust her statements. It was weeks of back and forth, her telling me one thing only to go back on it the following emails. I paid for a Guarantor Service when all else failed, I made sure they accepted it (their company was listed on the site) and I paid a large fee. I got as far as Laura telling me I can sign a lease, gave me a move-in date and told her team to get the keys ready...all lies. The day before the lease signing Laura told me the Guarantor Service (that they accepted) was denied and they had the nerve to tell my fiancé and I they suspected we were lying about our house fire. Why would I go through all that trouble if I was lying the whole time? Nobody would go through that, unless they were in a desperate situation like I am. They also discriminated against my ESA dog because of his size, that is ILLEGAL. Afterwards I was told by a friend who previously lived in the apartment that there were larger dogs in the building. For a family owned company, Trion has no empathy for a family in need. In the end, I knew they just wanted to get more money out of that apartment. Thanks for wasting our time, we're still homeless. If I could give them 0 or negative stars I would. This company provided an apartment that was not painted or cleaned on our move in date. The company failed to provide keys at an appropriate time after receiving all payments. They refuse to make repairs necessary such as having a front door that locks or an elevator that works. The property comes by to suppress you but not actually solve any problems, and has lied straight to my face multiple times. Don't ever live in their building read more

I contacted the 24 hr hotline that trion provides to their tenants because I was having an electrical issue in my kitchen. I was appointed to Pedro Silberberg who was really helpful throughout the entire process. He responded fast to my emails and was able to send the electrician to my apartment the next day. I strongly advise you do not move into any property managed by this company. My husband and I lived in one of their buildings for two years. The first year was fine - we barely ever needed to interact with them - except for the fact that they hadn't cleaned the apartment properly and about a week after we moved in, we found bug traps under the fridge and oven full of tiny bugs and hair. The second year was a nightmare. The heat went out in December during a cold snap and was out for multiple nights in a row (my whole family got sick). This was just the start of the gas and heating problems. From January to June, the gas and heat went off intermittently, for days at a time. For more than a month in the late spring, there was no ability to use the stove because the gas was off. There was no rebate on the rent and their solution was to give everyone hot plates. Please remember that this was during a global pandemic when everyone in NYC was shut in their HOMES! I recognize that Con Edison is a tricky company to deal with but to have this happen, during a pandemic, and not give folks money back on their rent to be able to buy ready-made meals or take out is egregious. Finally, they withheld money from our deposit but didn't post the check until after 14 days, meaning that, in NY, they legally forfeit the right to withhold money. Yet they're making us fight with them and take legal action to get the $175 back (once again, in the middle of a global pandemic!!!!). It's too bad, because the building was wonderfully located with a fantastic super, but I will never rent in a property managed by Trion ever again. read more

Trion Management is unreliable and dishonest. Several calls and emails were sent to Property Manager and CEO to have A/C Unit located outside of premises repositioned. A/C Unit was moved as a result of a storm causing a tree to be lifted from its position. To date, Trion Management has failed to reply to my request. Trion Management is the worse Management Co I ever had dealings with. They fail to return phone calls or respond to emails. excuses are always made as to why they were unable to respond. I'd recommend staying away from any Trion buildings if possible. They don't meet basic standards, and what they do borders on illegal and some things are illegal. When we moved in, it wasn't ready. Burners didn't work, oven and stove were filthy, bathroom not clean, etc. That is illegal and doesn't meet the warranty of habitability. If you're in real estate, don't work for them. If you're a tenant, don't move into one of their buildings. They seem to want to save money by making the super (who's excellent) take care of everything, but he can only be in so many places at once. It's been a very bad experience. Also, haven't had hot water for almost all of February. They've had boiler problems that never seem to go away and they've spent years saying they're fixing it. read more

HORRIBLE company. This company is a fraud! I lived at one the residential buildings they managed. I moved out November 2018 but I have yet to receive my security deposit refund. They do not want to take responsibility for sending the refund although there are multiple documents (sent directly from the management company) stating they will send me the refund by 12/30/2018. I have made multiple attempts to contact the company and resolve the issue. I even contacted the President Carmelo Milio but did not receive a response. Do not work with this company! I really want to give them a ZERO star but that doesn't seem to be an option. I moved into one of their property last year. Gorgeous apartment even with laundry in the building. Only a month in a started having major problems, leaks being the number on issue. The building has rats, roaches and it leaks every time it rains. I've called, & sent emails with pictures. The super came by took pictures and nothing seems to get done. A year later back and forth with this company TRION REATLY located in mt.Vernon. The only time they seem to call is to remind you your rent is due. I called the building inspector and was told this is a known issue for them. HORRIBLE HORRIBLE HORRIBLE!!!! If I could give them ZERO stars, I would. They have been managing my property (condo complex) since shortly after we bought it in April of 2015. They are by far the worst management company I have ever dealt with. They always have their information wrong and NEVER EVER return calls, emails, etc when there's a problem!!! We own several condos in the area that utilize different management companies so I have a fair share of experience dealing with other companies. I am going to do my best to get on the board and get rid of them. The elevator in our building has been out of service since July...and they aren't able to fix it because of "lack of funds". Meanwhile, they've never reached out to instate an assessment to get the money to fix it. I just heard about it being out from my tenant (ps - it's mid-October). read more

I have submitted tickets for my apartments, 3 in the last week and not once have I received any calls or emails. Before signing on to Trion, we had a problem with our books and a lack of transparency. When we found out that our former agent didn't pay a lot of the bills we need paid, it's a shock. So I want to introduce Sara to the world with Trion. She's the comptroller with many years of experience and was on a building's board for a bit as well. We have a great trail of bills paid, our records in order and our accountant that has no affiliation with Trion (they don't know each other) is happy. As board President, I go to Sara for a second opinion on budget proposals, perspective buyers based on fundamentals from the board packet and vendor management strategies. From the backoffice perspective, the status quo she sets is pretty hard to beat. read more

Horrible!!! The WORST management company I have ever encountered. We have lived here for a couple months and experienced days without heat and hot water, problems with mice/roaches that didn't get dealt with for days, broken intercom, broken tiles in bathroom that we were told would get fixed but no one ever showed, EXCESSIVE trash outside tenants windows and trash area, rats everywhere, and a super who doesn't answer his phone. We walked into the building one night and there was a crack head smoking up in the building (children live in this building), and most recently there was HUMAN shit in the lobby that sat there for a day without answers from the super or management. You have to threaten management in order to have them answer you. Multiple 311 complaints have been filed and the representatives said they have been fined a lot. l Literally having to take them to court because they won't fix issues! This company is the 1 to go with. I just started working with them after acquiring some property from a deceased relative. There was many issues but they helped me by getting my ducks in order. Especially since I'am new to this business. They dealt directly with prospects and the tenants, this was a major time saver. They helped with the marketing of my rentals, collecting rent, handling maintenance and repair issues, responding to tenant complaints, and even pursuing evictions. They sat me down so, I could truly understand what was going on in the properties I now own. Since my last review, I've moved out of the building owned by Trion and unsurprisingly, the process has not been smooth. As many reviews on Yelp have stated about this management, the buildings that they own are often dirty and full of garbage. My building was no exception. I lived there for 1.5 years and I was no longer surprised to see garbage bags and dirty, possibly bed bug infested mattresses in the lobby that always smelled like waste. They renovate these apartments to make them look surface level nice for unsuspecting people new to the neighborhood but the people who have lived there for years and years do not help to take care of the building. The weekend I moved wasn't any different, I had to climb over trash to dump my own bags down the garbage shoot. The only reason Trion knew the weekend my roommates and I moved out was because we had to tell them in order to schedule our apartment inspection. A few hours after we emailed the property manager, Dominick Milio, to let him know that we all moved out, he sent us a nasty email with a photo of the lobby accusing US of leaving all that trash and saying we had until the end of the day to get rid of it or they would charge us for every piece they threw away. I emailed him back as civilly as I could despite being beyond annoyed that he just assumed it was us when I know for a fact that he's seen excessive garbage in the lobby before because the management has sent tenants voicemails asking to clean up after themselves. And on top of that, I lived there longer than he's been a PM for the building! Trion is such an inconsistent company that people are always getting fired and hired! I can't count how many times we've gotten letters stating who the new super is or who to contact now for maintenance. And yet, my roommates and I NEVER knew who to contact which made communication difficult because I would have to search Trion's website to find the closest person who I thought could solve the problem since the supposedly new person didn't answer their phone! It's been two days and Dominick still hasn't emailed us back, despite us responding to him within 30 minutes of his first email. I found it hilarious that he also CC'd Trion to the email as if my roommates and I haven't repeatedly contacted them about issues that we've had with the building. The excessive noise from neighbors that never got solved despite constantly contacting Trion and calling 311, having to call 911 because neighbors would have violent arguments and try breaking down front doors, the fact that we would go WEEKS without heat and hot water during the winter, never knowing who to contact! Is it really hard to believe that the residents who have been living there years before the "renovated" apartments came through would keep the building in that shape? Obviously it's not all of them, but to just assume that it's the fault of me and my roommates when we constantly attempted contact with Trion over the 1.5 years that we lived there is not only ridiculous, but it's also disrespectful. Based on the previous reviews from people who have already left, I expect to wait months to get my deposit back, if they even bother to send it. I contacted the super two days ago to schedule the inspection for the apartment and--shocker--he hasn't gotten back to me. And to top it all off, when I told Trion I wasn't renewing my lease, they begged me to stay! "Is there any way we can convince you to extend the lease?" NO! THERE ISN'T! I can't believe I had to put up with this nonsense for so long, and I regret extending the lease the first time! I should've gotten out of there sooner! I urge anyone who's looking into renting with Trion to pay attention to these reviews and STAY AWAY! read more

First, I want to note that I wrote a review months ago but the company emailed me asking to remove the review because "there is no need for negativity" (lol) instead of acknowledging their mistakes and reasons as to why I wrote my review and trying to correct the problems. That should alone give insight as to how this company is run. My review from last year follows: "I would give 0 stars if I could. They are extremely unresponsive - we have lived in our building for 5 months and these are all the issues we have encountered that were not taken care of/handled horribly: 1. Heat not working (we were without heat for DAYS near Christmas) - it then broke AGAIN because they can't fix a boiler. Too cheap to get someone to properly fix it the first time. We filed multiple 311 complaints as the apartment was unlivable. They kept ensuring us it was being taken care of - that is an EMERGENCY situation where someone should come look at it in 24 hours, not days later. 2. Broken intercom/buzzer - still an outstanding issue. Emails are ignored when we ask when it will be fixed. 3. Noisy tenants - we had tenants upstairs who would stomp, move furniture and walk with shoes on for hours straight in the middle of the night. We had no idea what was going on then we discovered that they were illegally renting out their apt via Airbnb (which would explain constant movement/odd hours of noise) - the management office took MONTHS to finally investigate and said they fined them. Eventually it stopped as maybe they moved out or something but it took 4 months for Trion to actually go to the apartment and see what was happening. 4. Countertop is broken/was never installed - still an outstanding issue we have asked about several times. They haven't done anything about it and keep saying they will take care of it. Honestly the worst management company I have ever dealt with. We can't wait to move out when our lease is up. Avoid at all costs if you can." I note that the countertop was taken care of 8 months into our lease/from when we first asked it could be fixed. The intercom was never fixed. Now, we have since moved out and let me just tell you that as predicted, the move out process was so inconvenient and backwards. They need someone to be home between 9-5 Mon-Fri to have an inspection of the apartment upon move out...therefore limiting when you can move out even though legally you have the apartment until 11:59pm the day your lease ends AND most inspections are done after a tenant moves. Besides that, upon inspection we were told we would get our security deposit back 45 days after we moved out (as stated explicitly in the lease). That was October 31. We just got our check yesterday after following up 5+ times about it. That is over 60 days. We had to file a small claim with the NYS court before they finally ensured the check was sent out (late). They also sent us 3 other checks for other tenants from random buildings...the level of incompetency is baffling. Every good review you read on here isn't from a tenant. Take note and stay away. read more

Each correspondence has been more pleasant than the next and I feel lucky to have come across such a great group. I would avoid this property management company. Julie, the only person who handles all of their applications and signing would promise things that would never be followed up on. We would call for an update after signing and be promised of course we'll get back to you on the status of the unit and some photos later today, two days later we would call back and receive exactly the same promise. We never received any photos of our actual unit, no offer of a tour, and no details confirmed throughout the entire process. We never once received a call from them without calling them directly and it would take at least 5 calls throughout the day to reach someone. After Two weeks of this (With one week left until move-in) we decided to apply to a different property management company that got us details on the unit, pictures, confirmation and documentation within two days. I would just pass on Trion entirely if you can. read more

I don't often write Yelp reviews. I don't write them because most of the time the service I receive is average and why waist time explaining how average something is. However, when the experience is extraordinary I want the world to know. I absolutely can't say enough about Laura Pureta and Trion Property Management. My credit is weak and due to a lawsuit on paper I absolutely could not afford the apartment I wanted. What is extraordinary about my experience is not just that they took a chance on renting to me, but that Laura actively worked with me to make sure that renting to me was doable. Since being in my apartment, my experience has been that Laura makes sure her team follows through. When I told her the grounds were not shovelled, within a few hours there were people clearing paths.  most landlords only see dollar signs​ when looking for a perspective renter, that has not been my experience be with Trion. read more

This management company is terrible. They're impossible to get in touch with and rude. The elevator in my building was broken so many times for so long. I have made multiple 311 complaints as the elevator literally drops from floor 3 to 1 which is so dangerous and has happened after it was "fixed" multiple times. I specifically dealt with Laura Puertas who has to be one of the rudest most uncaring and unsympathetic people I have ever encountered. They only answer/ reach out when its time to pay rent, not when there are issues in the building that need to be resolved. My husband and I were also informed by a neighbor that a few months prior to us moving in there was a bed bug infestation on our entire floor, and they ILLEGALLY lied on our lease and said in the past year there had been no sign of bed bugs in the building. Unfortunately, its hard to have anything done about this. There are so many places to live/ management companies in NY. Stay away from this one for sure. read more

We love our apartment and neighborhood and are very sad to have to move again, but we feel no choice with the lack of responsiveness and general concern for the safety of their tenants. Terrible property managers. They don't pick up the phone when there are issues in the building. If the super can't help you, you're screwed because these people don't care about anything that's going on with the property. The police have been out multiple times for a tenant that has caused serious issues, they do nothing. They claim to hire a contractor to fix things and don't return emails or phone call. No hot water for days and without warning. It's ridiculous and unprofessional. read more

I've been living in one of their buildings since July in Washington Heights, three outlets did not work, their staff didnt do the work so they could not find the "main" switch so they put a jumper outlet. The fridge didnt work, after 2 fridges later, i personally found out the outlet does not provide enough AC power. All they do is renovate the outside and the inside stays old, pipes rattle all the time and they provide NO HEAT and NO HOT WATER AND IT'S NOT EVEN OFFICIALLY WINTER! MANAGEMENT IS A JOKE read more

This is by far the worst real estate management company you can find in the metropolitan area. If you always secretly wanted to be on "Survivor" the reality show, you should definitely move into one of the properties they manage. They're made up of a group of extremely manipulative, deceptive, and money-grubbing individuals. They withhold checks owed to tenants, ignore all phone calls whereby their contract is under scrutiny, and straight up lie to clients looking for housing in Manhattan. When we moved into our apartment under Trion Management, so many tenants were moving out at that time who warned us about the awful, selfish, and unprofessional nature of this real estate management company (not quite sure why we didn't listen). Funny thing is that when we moved out, I got 3 phone calls in a span of 2 days (their phones do work I guess!!!!) BEGGING my roommates and I to renew our lease due to "the large number of individuals vacating from this property." Save yourself. read more
