Amit was our architect and she was great to work with. She was patient (as I changed my mind on the kitchen layout several times) and always responded promptly to my questions/suggestions. We had a really good structural engineer (I forgot his name) as well. Together, they were able to get the permit approved with minimal revisions. Our project manager, Miki was very easy to talk to and the project felt very efficiently managed. I felt comfortable making small requests and revisions. He kept the project going and kept me in the loop about what team was coming and when. Towards the end of the project, Carlos took on some of the project managing and he was very knowledgeable about electrical/construction. He even made adjustments before we even asked. Great service and communication. Great results. Very timely. Bark and Build did a main bathroom renovation. We took an oversized and outdated bathroom and reduced its footprint, updated everything, added tile floor and a custom shower, installed new lights and fan, and painted. We also recovered a lot of space and got to add a kitchen nook and a bedroom closet with the room we took from the bathroom. The original estimate was 6 weeks and by the end of the 6 weeks basically everything was finished, except for a few touchups and finishing jobs. Communication with Miki was great during the estimate and design process. When Carlos and Luiz worked on site, we knew everything would get done with the utmost care and attention to detail. We added several change orders as the project went on. The updates were reasonable in price, and it was easy to request changes with the owners and to get their feedback on what kind of changes would make sense. There were a few hiccups with the permitting process. The fault was on the city's side and another builder who used the same architect. But any hitch in the process is annoying so be sure to work closely with the builders to ensure that the permits are submitted on time and paid correctly. The best part is how much ownership Carlos and Luiz took in the project. I couldn't be happier with how it went. Scope of work and Financials Right from the start, he was incredible about the planning process. We went back and forth multiple times on the initial estimate to make sure we were on the same page, and he was always patient and flexible. He then came up with a payment schedule that balanced project delivery and major milestones with payments due. I reviewed it, requested some edits, and Mike was more than happy to discuss and accommodate them. Even when we changed our minds or something unexpected came up, he was super reasonable with the costs for the extra work - never tried to overcharge us. He tracked everything through official Docusign documents, which made us feel really secure and provided a paper trail for us to refer to - a must-have for a project of this scale! Permitting & Safety He handled all the permitting for us, which was a huge relief, and somehow even got the PGE permit through much faster than we thought possible. Duration and complexity of the project The whole project lasted six months with some rain delays, but we stayed in constant touch and managed to stay cordial till the very end - which, for a project this big, is an achievement in itself! We finally expanded our kitchen pantry but in order to do so, we had to remove a side exterior door that's been leaking for years. As expected, rot and mold were found. George was able to coordinate the mold testing and remediation as well as all permits required by the City. The permit process took some back and forth with the City and was glad that George took charge so I wouldn't have to. My brief experience with George and his crew led me to hire them to fix a couple of other nagging water leaks. The repairs involved the roof, gutters, plumbing and painting. George coordinated all of the work, making sure the worksite was cleaned up at the end of each day and kept me updated on what's happening next. We turned our garage into a home office with Bark & Build, and it was one of the best upgrades we've made to the house. I work remotely full-time, so having a dedicated, insulated workspace was a must. Miki made the process straightforward from the first visit -- he listened to what I needed, explained the scope clearly, and gave helpful suggestions I hadn't thought of . They installed full insulation, drywall, recessed lighting, and ran a new subpanel so I could power all my equipment without any issues. The crew also added outlets exactly where I needed them and finished the floor with durable vinyl that looks great. The space is clean, quiet, and stays comfortable year-round. Terrible waterproofing, and didn't hire them. I can't in my good conscience letting this slide, and I hope they do better after being called out. Mike showed up for my home remodel estimate on time, right away, he's pushing for their kitchen cabinets, countertop, and other material. That's fine, standard, but this isn't our first project, and we already have all the finishing material picked out. Mike is doing the whole challenger sale thing to expand the scope of our project, I'm in sales too, I can respect that. Then he showed me some pictures of their past project and that's where things fell a part. He showed me some finished project pictures, looks alright, then I spotted a picture of them applying Redgard waterproofing paint in a shower stall. Instead of applying a continuous membrane over the entire stall, they only apply the paint on the drywall seams and nail patches. That's atrocious, water will travel around, penetrates, and rot the frame. I called him out on the spot, he explain that the purple drywall is waterproofing drywall. That's a lie, that's mold resistant drywall, NOT waterproofing. I lost interest right away and didn't even bother to see their estimate. It doesn't matter how pretty the surface is, it's the work underneath affects the longevity of the work and house in the long run. I absolutely can't let this type of contractor slide and lie to others. read more
