Poor communication - emails are not returned, phone calls are not picked up ever, if phone call is picked up the poor person on the phone is often confused or cannot help. The phone number extension they give you to call is never picked up; I had to find workarounds to call other extensions. 2. No trusted relationship - aside from the initial SALES guy who showed his face on zoom and was nice, everyone else after has never shown their face on zoom and not found a way to build a trusted relationship with me, a property owner client. No consistent point of contact. One time I set up a meeting to discuss my concerns with their professionalism, and someone who had more of a managerial role was involved; she was initially helpful in explaining the basic things that needed to be explained, and then had no more follow through. 3. Disorganization and Inefficiency - It is apparent there are organization issues internally. They can't find files that were sent to them, they call me the tenant instead of owner, the person on the phone didn't record or pass on the message that we discussed on the phone, etc. Something that should easily and practically be addressed quickly can drag out over a week because their field rep isn't communicating or available or something. Simple fixes get so obviously upcharged, or unnecessarily assessed first by some contractor or other professional when any homeowner can go in and fix it right away (like screwing something in tighter). 4. They are not actually property managing, YOU are forced to micro-manage them. They are not aware of issues more than half the time (I found out through contractors before AllCounty ever shared). They should be laying eyes on the property, but it's clear they don't do this enough or at all (example I asked about a garage and they had no idea if the door was open or not). If there is an issue, they don't present solutions or suggested next steps. And even if they emailed me an issue and I wrote back with comments about next steps, there was no reply that moved things actually forward in a way that was helpful to the tenant. 5. Tenant feedback was beyond awful - a tenant called me (not even sure how they got my cell phone, I really hope it was not given by AllCounty) and in an incredibly angry frustrated tone, yelled at me for having hired such an awful company. The tenant was beyond enraged for having been ignored/ neglected by AllCounty. Both tenants we had All County property manage left before their contract was up due to hating their experience with All County. (I let them break their contract without penalty because I know AllCounty messed up multiple times). 6. Their portal is not excellent but honestly it's functional enough.... but then there's a separate portal for all the maintenance repairs tracking. Why is it not all just in the same place? Truly, the worst possible property management experience I have ever had. I've worked with 4 other people / groups to help compare and contrast the experience. Look at all the other reviews, there is a theme and trend. AVOID starting with them. CANCEL your current contract with them. They need a 180 degree internal reorganization. It's actually quite sad if you think about it how awful they are. I wish them luck in turning their company around.

They have no clear channel of communication. I received texts and calls from various workers over the 3 years, it was never streamlined and hard to trust what is real from a scam. They left me without a lock on my door (inside the unit, but exposed to downstairs unit) for over a month, and allowed someone to move into the lower unit without letting me know/putting a lock on my door first. They randomly put a storm door on one day, gave a key to the basement unit, and didn't say anything to me about it. She informed me I could pay to copy hers. Mind you, the lower level tenant was not even given a key to this back door at move in, she copied mine. She was only given a front door key. So this made no sense. They are currently charging me $375 from my security deposit for window screens that never existed, plus a bunch of other bogus fees for routine turn over. If you proceed with renting a unit under them, please be meticulous in your property condition form. Get on your hands and knees and mark everything that is wrong with the unit (there's probably A LOT). I would also recommend keeping a running list of all maintenance requests, and communications from them. They are slimy and not to be trusted. Additionally, they waited until the morning of my move out to send me any instructions or information. I had already locked my keys inside, and turned off the gas and electric after not hearing from them for 2 weeks. When I sent an email that I did that, only an hour later did I receive an email saying "leave gas and electric on and return keys to leasing office to complete your move." It has been a terrible experience. They also just stopped returning emails regarding my security deposit. Please do yourself a favor and find another company to rent from. Home owners- you'd probably be better off with another company as well. They are doing a disservice to you as well.

    worst management company ever dont call back or anything... my tub has been sitting on bricks and…read moreslabs of wood i was promised repairs that havent been done at all all sinks are leaking we cant even wash dishes or brush our teeth... a lot of the repairs i've been requesting have been well over a year... also michael drew left me and my kids without heat for over a week !!! we had no heat for thanksgiving!!! he refused to replace my furnace he instead has hired unlicensed workers to tamper with my furnace claims to fix it they been here for 3 days i was told by the worker they dont wanna spend the money to replace my furnace theyd rather not spend the money instead theyd rather have me and my kids freeze while they receive thousands in rent i requested to speak to the owner several times he avoids giving me that info at all cost... i was offered 3 heaters that is ail for a 5 bed room 3 floor single family house while we had a snow storm!!! they literally harass ppl for ratings because they have horrible reviews... i'm sure michael drew isnt the guys real name... he has refused me contact info for his supervisor and i had to find the owner of my property via google searches and tax information... im beyond tired

The *property's non-compliance with any law or ordinance. a. Did not return phone calls, avoided me and the tenant and offered with lies when I chased them (Devin, Seth, Ralph, Sammy, Matthew, etc.), all placated us and lied about work being done, making false promises, took the LLC money, and generally treated us in an obvious, patrinizing and chauvenistic way. b. When I finally found Sammy after weeks of stalking him by phone and trying to find out why I was charged but the work not done he made the excuse that he was fleeing Pakistan to Qatar (so unprofessional, customers should not have to care about that). c. We received reports from the tenant that contractors would come by, not do any work, and left debris all over the yard. d. I traveled to a site visit scheduled four months in advance. Joshua was assigned, was SO rude, would not respond, denied the appointment, and stood me up. They assigned a black contractor that was confused about why he was there instead, and had not EVER been to the house before that day. FINALLY ENDED THE PROPERTY MANAGEMENT AGREEMENT 2. The tenant and other interested parties verified continued issues through a thorough site visit. The home was found NOT properly managed and dangerously uninhabitable. a. Urgent work paid for on this property has NOT been completed although B2B said they were. b. The issues have caused serious harm to the business and the tenant, for an extended period of time.

    I don't typically write YELP reviews, but Ohio Rental Managers does not live up to what they…read moreadvertise. Staff was unprofessional and rude. I paid $75 each for 2 leases and 1 rent increase. In the end, I had to write my own leases because they would not make my requested adjustments. The lease increase was posted on front door exposing all my tenants information. I removed then notice and personally made changes and personally handed to tenant. Then same afternoon, I called Ohio Rental Managers and the recording stated that their phone number was disconnected. When I was finally able to make contact thru the building management company, they made me feel that I was in the wrong---no notification of them changing phone messaging and/or phones being temporarily interrupted. Also, when I requested a plumber, they sent someone out and charged me $289. I thought that was okay, the plumber supposedly fixed the the shower head and looked at a pipe. Three weeks later, I called them back, as my tenant said there was hardly no water pressure from the shower head. When I called Ohio Rental Managers, they told me that it would cost me another $379, regardless of the problem. As it turns out, their plumber had screwed the shower head too tight and cracked the washer causing low pressure. I lost all trust after that. I finally discontinued services after 6 months. They first insisted on mailing my property keys to me. Finally after going back and forth they agreed to put keys in lock box on the door of office. Horrible experience. I feel I wasted a thousand dollars.
