Property owners beware. There are some professional people and reasonable 8% fees collected from rents. But we found out they make most of their $ by charging ridiculous fees for macitence and repairs. We were quoted $315 just for cleaning a small unit when we pay @$200 to have our whole house cleaned in NY. They also quoted us $4000 for a roof repair, luckily we used our previous contractor who charged us $750. Huge difference. They also had astronomical fees to make our units rent ready. I definitely wouldn't recommend them. read more

I am extremely disappointed with Progressive Urban Property Management. What I expected to be a professional, reliable management experience turned into a nightmare as a landlord. Communication was consistently poor. It often took days to get return calls or responses, even on time sensitive issues. More importantly, there was little to no urgency or effort when it came to collecting rent that was months behind. As the owner, I felt like I was the one pushing for action, instead of being supported by the management company I was paying. A major reason you hire property management is to protect your investment, handle tenant issues, and enforce collections. Unfortunately, that did not happen here. The lack of follow through and accountability cost me both time and money. I would not recommend this company to landlords who want proactive management, strong communication, and firm rent enforcement. read more

I know that my experience with this company would have been better with a different property owner, but from the start, we had countless issues with repairs and communication in general. They consistently will ask you to leave five star reviews, which did not reflect my experience but I felt pressured into this many times as I did not want them retaliating. The main issue we had with them was a plumbing problem that rendered the shower unusable, and the communication was poor and it took a very long time for us to figure out why our shower wasn't being fixed. We ended up moving out early and did not have a working shower for the last 2 weeks we were living at the property, and it became clear it was not going to be fixed in any timely manner. Later, after requesting the month's rent back, we spoke with a representative who explained that the property owner was the one who was the source of the delay, and they could not get ahold of him. I give 2 stars because they did eventually make some effort to solve the problem, and did back us up in our complaints and tried to come to an agreement in our favor, but were unable to. However, at the end of the day, they are the ones who are responsible for keeping the property inhabitable, and they failed to do this. On top of this issue, we also had animals living in our roof that they could not get to leave, the house would not hold heat (would only heat to about 60 degrees and our energy bills were ridiculous), and communication was consistently poor. Again, I cannot speak for an experience for someone who has a more communicative property owner, but we have been incredibly frustrated in dealing with them and I am just happy to no longer be living at one of their properties. read more

This company is an absolute NIGHTMARE. They have taken on way too many properties and clearly can't manage a single one properly. Repairs? Forget about it. If they even bother, it takes FOREVER. But the worst part? Our building flooded from the THIRD FLOOR to the BASEMENT, and they did NOTHING--no attempt to stop it, no repairs, NOTHING. We had no choice but to move out, and now we just found out they're renting it out again. That place is 100% covered in MOLD, MOLD, MOLD!!! If you're even considering moving into 14724 Clifton Blvd, RUN. And to top it all off, we've been waiting over THREE MONTHS for the insurance money we're owed. STAY AWAY. read more

Cockroaches/Rats/Mice. This place is the absolute worst. I have literally never posted a review on anything in my entire life. I have been living on Fulton Court for 3 1/2 months. When I moved in, cockroaches and mice were in the house. I keep my house spotless to mitigate the issue. The exterminator and maintenance crews are great, they're very responsive. But fixing the countless holes in the house is expensive, so they won't pay a contractor to do it. (I pay $1,400 a month in rent). The issue is the ops coordinator there, Amy Pierse. Throughout the entirety of my time here, she's been horrendous. I've asked over the past 3 1/2 months to fix the exterior of the house. No matter what I do, a rat that i genuinely believe could kick my ass (huge rat, must be juicing) can walk right into the house. Amy went as far as accusing me of LYING about the issue. It's hard to get mice or rats on video, they're quick. But here's a screenshot from a video I took a few days ago (this is something I do every few days.) -oh, side note. They call you and pressure you to take reviews off on google. Pretty sure they blocked my account from posting about this. read more

Brought on two multi family units so far and have gotten good response and communication from the team. I met the different members of each team and Amy did a great job of walking me through each property since I am far away and haven't seen them. She has been helpful in managing issues. Engy works on accounting and has been very helpful with answering all my expense and income questions and the works at all hours. My property required renovations. I flew to Cleveland to meet the PM team and to introduce myself along with seeing my property in person. Everyone is polite and nice. However I would recommend PUPM for investors that are experienced and that have properties that do not require major renovations. The communication with the contractors recommended by PUPM is not up to my standard considering this was a $60,000 job. Invoices typed on Microsoft Word. Poor communication. No negotiations. And then when the rent comes you will be lucky to get any owner payout. Charge after charge after charge, you are required to have a reserve of $800 however their software doesn't allow you to see when your reserves are low. So if you are an owner be prepared to manage the PM and be your own bookkeeper too because they will take every dime. I believe they had no regard for my mortgage or bills. And also if you give a review they don't like be prepared that the owner may contact you. I understand this is a business, as I am also I'm business but, at the end of our contract - I got an expensive lesson and they are laughing all the way to the bank. Investor be advised. They use buildium software, which sucks, but it covers them when they take all your money lol. Never had to speak or deal with tenants which is great for me and they have a team to deal with everything so I enjoyed knowing if a tenant complained someone else answered the call or the requests for repairs. My approach was to stay on top of expenses so that the rent go directly to the mortgage and utilities. The only mortgage PUPM cared about was their own - Im looking for companies that want to make money and make me money so we can continue. I do not know if that company exists after this experience. The owner did recommend another PM to help me so that was nice too. If the new Prop manager is more of the same then I will be self managing. read more
