The office staff was just lovely, friendly, and easy to work with! We felt safe and everything that we had at our site was also safe. We never heard a peep from any of our neighbors, and the ones we encountered were all very friendly. I would say that probably 80% or more are full timers. Mostly retired residents with a few younger. If you're looking for a "resort" feel isn't it. But if you're looking for a safe, lovely park, you should look no further. We were fortunate enough to get a spot on the lake and it offered a lovely view and plenty of wildlife to enjoy. I should also mention that's it's literally right at the Pinellas bike trail! We spent almost every evening riding our bikes to many local fantastic eateries, breweries. Honeymoon Island State Park is also 5 mins away, and an incredible bike ride if I might add. The ONLY negative I have, is that they have allowed some storage of some real clunkers right at the front of the property. I think if that could be cleaned up, that would make it all the more desirable. That would be my only constructive criticism. That is the sole reason I didn't give it 5 stars.

When we arrived, the office was tucked inside the community center, which made it a little difficult to find at first. However, the staff was very friendly, and check-in went smoothly. Our site was a bit tight for our truck and 44-foot rig, especially since the campground was aware of our setup when we made the reservation. That said, the pool area, courts, community centers, and fitness area were all very nice and well maintained. After a long drive, we had hoped there would be a small camp store on-site so we wouldn't have to leave again, although there are stores conveniently located nearby. The grounds were clean and well kept, and it looked like improvements were being made with some homes being updated and new sites added. Overall, it's a decent spot to camp and has a lot of nice amenities to enjoy.

I booked three nights here using the KOA app, it was not only convenient it's also a very efficient…read moreapp. After getting the email confirmation I received a call the next day from the management team confirming my reservation and also to offer more information on my special request to reserve a specific site. She described each site and made a suggestion which I agreed too and boy was I happy with her recommendations when I arrived - the site map is accurate but it's difficult to visualize the amenities of each site without viewing it in person. Check in was easy especially during the Covid-19 protocols it was contactless, our packet was placed on a table clearly marked in alphabetical order in the office area - we were offered an escort to the site but the map provided enough information that it wasn't necessary. The back-in site provided plenty of room for the motor-coach leaving enough room to park the toad. The gravel site was level and very well landscaped and partially shaded. I loved that the sites were spaced far enough apart and offered some privacy, the three nights we were there was peaceful and quite. Of course there's always a few things that could be improved upon and sometimes it's difficult to understand why these issues exist even after major renovations have recently been completed and although it's obvious sometimes there's just no easy or inexpensive solutions. Electrical Service - my motor-coach requires 50 amps of electrical service and the two roof top air conditioning units can really draw on the parks infrastructure - multiple this by 100 and add in the extreme heat and humidity of the Florida summer and you can expect problem if the electrical service is not robust. We experienced (6) power outages during our stay fortunately we have a large and expensive surge protector and it provided adequate protection so we were able to protect our investment. The park's management was sympathetic and they understand the issues but it was still somewhat disappointing. Sewer Hookup - it's impossible to know how this part of the infrastructure performs until your dumping the tanks on the last day - the gray tank valves remained open during our entire stay and we never experienced any issues even with multiple showers per day and using the laundry inside the coach but that was before the torrential rains began. It seems the rain completely over-whelmed the sewer system and filled up the entire system to the point that it was impossible to dump the tanks - although we are completely self-contained we pay for full hookups and dumping and rinsing the gray and black water tanks is part of this. It's a beautiful and cozy little campground and we loved the location, the friendly staff and the surrounding campers made for a good experience outside the utility issues we loved it - it wasn't a deal breaker but a little disappointing for the price.

Unfortunately, the property has significant ongoing issues that affect safety, habitability, and fairness: Maintenance and Facility Conditions Persistent black mold in the pool area (reappeared after initial cleaning) and in the bathhouse shower areas (six facilities total). Mold remains in grout lines despite daily cleaning; current supplies and equipment appear inadequate for deep remediation. Frequent water leaks (approx. once per month) require full shutoffs and boil-water notices. A water main on my lot has been broken and protruding for over two years, creating a tripping hazard after flushing washes away grass and exposes tree roots. I requested repair three times; told it costs $300, so no action was taken. (Photo attached shows the exposed pipe.) Laundry facility has very old machines; only ~40% are functional, forcing residents to use an off-site laundromat a mile away. Andrew has stated he holds two business degrees, yet the property runs at roughly half occupancy in peak season with low ratings (~2.5 TripAdvisor, ~2.7 Yelp) and ongoing issues -- outcomes that suggest limited practical application of business principles and are likely costing significant revenue through lost bookings and reduced profitability. Casual presentation (e.g., wearing a baseball cap all day) does not align with expectations for a premium resort. Uneven rule enforcement and infrequent higher-level oversight are common complaints. I have been subjected to false accusations from Andrew and Garrett regarding an incident I was not involved in. Police records and statements confirm my non-involvement, yet this led to unfair treatment and an eviction proceeding initiated by Andrew. Management Response I sent detailed private feedback to ownership. Andrew called and stated "everything I wrote is factually incorrect," corrected the pickleball cost to $28,000, mentioned two business degrees and monthly bathroom inspections, and reaffirmed the eviction decision. No substantive response was given to the documented issues. I initially raised these concerns privately in hopes of improvement. Ownership has not reached out or engaged meaningfully, despite my status as a disabled, long-term resident who has paid on time every month. Many of these problems seem fixable with better prioritization and investment. Prospective residents should review recent feedback and speak to current ones before committing. BOTTOM LINE. I'm leavinng. Go elsewhere with your hard earned money.

You need to make sure you get there early, I was there at 4:30pm and the fireworks starts at 9:00pm. My pup and I stayed in our car while my husband went to check the water. It was a good reminder why we don't go to this beach. Unfortunately, this was the day of the craziness in Clearwater with the teen takeover with all the chaos.
