The campground is very clean and well kept. Christos is very prompt in communicating if there is a problem. It is quiet and peaceful with a very nice group of other campers and some residents. Great pool which is heated. Close access to Pinellas Trail. Many restaurants close by and close to Dunedin Causeway which goes to Honeymoon Island State Park and Caladesi Island. My wife and I have just begun camping after a several year hiatus. We take our 2 dogs along. There is a good area to walk them just adjacent to camp on a quiet street. We will be staying there again in the future. read more

When we first called and asked if there were year round spots, the manager said yes. We had some delays and he kept asking for our ETA, rudely, too. Our motorhome water pump seized and put us back 3 days. We arrived there and he put us in a spot that wasn't year round, even though most of the park was empty. A month later, he moved us into another spot that wasn't a year round lot, park still very empty. One day before the one hurricane that came last year, he moved us into a year round spot right by a creek. Our shed flooded. Then we had three hurricanes this year (2024) and our shed flooded all three times. Up to 4 feet, and after each storm we asked for a spot away from the creek, and he kept telling us "they aren't year round spots," or "I have a reservation for that lot already." He made not year-round spots into year round for new residents but not for long term residents. He always tried to talk to me when I was on the phone. He stole from our neighbors. He yelled at a lot of different residents, making a big scene every time. Manager is a prick. We stayed there for over 1.5 years and decided to give us an illegal eviction notice because we "weren't a good fit." Neighborhood is great and within a good area. But if you want to be treated poorly by management, stay there. You've been warned. read more

The park was quiet and well maintained. Christos, the manager, was very accomodating, helpful and knowledgeable. The pool is heated and the area around the pool is inviting. On site laundry facility with sitting area and TV. Full hookups are provided. The park is close to the beaches, Dunedin Causeway and wonderful restaurants. Due to my mom going into the hospital, I needed to extend my stay for two days and Christos was sympathetic and accomodating. I have nothing but good things to say about Caladesi RV Park! read more

This review is strictly about my experience at Caladesi Rv Park & Propane. The park is very nice and clean, and it is in a great location. With that being said, my experience with a young man claiming to own the park was not good at all. I was delivering a camper for a customer, my brother was with me to help guide me. The spot was tight and we were having difficulty maneuvering around trees and vehicles. Out of no where comes this man yelling telling me to just go around and pull through the other side, no problem, I was trying to avoid doing that for my truck is 10,500 lbs and I didn't want to break water lines by driving over them. As I went around and waited for my brother to move a picnic table so I can pull through as so rudly instructed, the man claiming to be the owner got up in in my brother's face, yelling at my brother to put the table back. My brother told him that he was putting it back after I pulled through. The man started threatening my brother, then he aggressively went up to the face of woman that owned the Rv yelling at her saying " This is why I can't stand people who can't park their own Rv." My brother intervened and told him to back off and the guy tried his best to provoke my brother into a fight, myself and the woman had to break it up. I'm asking the guy "what the hell was wrong with him ?" And he said that he was having a bad day then he threatens that if we leave a bad review that he will throw the woman out of the Rv park. I truly hope that this guy gets some help because he needs it. So in conclusion, if you are looking for a 'Jerry Springer' experience..... this is the place. read more

I love this place but hate to say it because you might want to go and mess up my reservation! We had a great two weeks here and would have stayed another month if Covid hadn't messed everything up, everywhere for everyone. Christos was ever present and informative especially during these crazy times. He provided local info about where to go and what to do. Really helpful. It's a smaller park and that's part of the charm. I met a few residents who were friendly. This is a within walking distance produce/meat/specialty-item market called STEVE'S which is a real gem. A fully stocked liquor/beer store is also right by along with a CVS and gasoline. Further, the place is up the street from the cool-looking Ozona with some retail...stuff was closed due to Covid. And the Pinellas Trail was right by Caladesi. Anyway - central as heck to everything worthy including Dunedin. And, central doesn't mean busy - it's far enough from the road yet close enough to get where you want to be within 10-30 minutes. We regularly went to WARDS SEAFOOD for fresh fish which is on the north side of Clearwater ... about 25 minutes max drivetime. The place has on-site propane, a dump and clean laundry facilities. My wife used the bathrooms a few times and said they were clean if slightly dated. Otherwise the common areas were good. The pool wasn't huge nor small - and we enjoyed it until the Governor shut it down. Bummer. We'll be back for sure unless YOU get there before me. read more

I always recommend this RV park to anyone looking to stay in Tampa Bay! It's my favorite park to stay in. I've stayed here in my motorhome several months at a time over the last year and I keep coming back! Feels like home, great low key friendly area with lots to do and so close to all the big tourist things you may want to do or see. Like the best beaches in US :) Owner Chris was so helpful and accommodating! It's a family owned park that gives a laid back welcoming vibe to me and my big pup! Perfect location, near bike trail to downtown Main st (4.4 miles) lives a great RV park. The hosts are attentive and responsive. The bathrooms are ALWAYS clean and the location for the price is hands down best pick in Dunedin! We come every year for a weekend and this place is our total favorite. read more

Update: The WiFi has been good this time. Our site is more in the center of the park. Unfortunately there is no longer water aerobics due to COVID precautions. It's obvious that an effort is being made to upgrade the sites. That's nice. The owner has a temper and is abrupt in his face to face encounters but he's trying. This Rv park I would suggest staying away from. I had a lovely conversation with an employee one day and I came by to check out what sites are available (empty sites) . I asked if it was ok to come check out the property. I was told yes. I asked the next day about the available sites that were empty. You can view in the picture our conversation. Safe to say I will not be staying here. Oh well. I fully expect the owner to respond to this Yelp review, based on all the other negative reviews. I'm curious as to see how he will respond as I really did nothing to offend him in any way shape or form. I had a very disappointing experience here today. We have experience in camping and RV travel, but we are new to the extended stay, seasonal end of the RV lifestyle. While visiting in the area, I have visited a few of the local RV parks to ask questions about reservations, rates, lead times, etc. The other RV parks were welcoming, taking the time to explain how their process works and offering tips on how to be successful in scoring a spot. At Caladesi, however, I was made to feel like I was intruding. The guy in the office came across to me as equal parts rudeness and indifference. I understood that the park was full, but that doesn't erase my need for long-term information. His responses were brief and sadly, unhelpful. It was clear to me I wasn't wanted there. In fact, he handed me a flyer saying "here's our card. There's nothing else I can help you with" and literally showed me the way out. To say the least, I was dumbfounded. He treated me as if I were a beggar selling buttons at the door. I imagine their park stays full, so my review won't mean very much, but I can't imagine making a second try after my treatment on the first. Wow, just...wow. read more

Pros: Bathrooms and park were kept clean and well kept. Neighbors were friendly. Great location to the beach and restaurants within walking distance and there was a bike trail a quarter mile down the road. Laundry on site and reasonably priced. Cons: Owner is loud and abrasive. You can hear him on work calls from inside your camper. He also made inappropriate comments to my husband about my wearing athletic wear. We won't be staying there again. read more

I'd like to share our experience. And honestly it's really sad. My husband and I are here in Fl for two weeks. We wanted to stay in this area for its proximity to the Pinellas Trail and Honeymoon island. We had to choose between 2 parks that are right across the street from each other. After reading all reviews between the 2 we went w their competitor simply based on the fact that many people said the man that ran it was rude and we just didn't want to have stress. But, because we wanted to make this our new go to spot we took our golf cart one morning to tour the property so we could see if Caladesi would be a good option in the future. First off, their pool area is very nice. Much better than the one we're in. 90% of all their sites are shaded, another plus for Fl sun. When we first entered the park a lady at the first site called us over and asked if my yhusband could help her. So...as rv-ing culture goes, of course you help! She explained that her hose was stuck and she'd been working a long time and couldn't get it disconnected, and couldn't find anyone to help. So he made two trips back to our camper across the street to get tools and he helped with 2 quick projects. Because that's what people that camp do, you respect each other and most generally find a sense of community and friendliness. So after the jobs were completed, we finished our tour and took note of some positives things about the park. Then as we rounded the corner (a circle from where we had started, right by the camper we had spent no less than 25 mins with) a man steps out with body language that I kid you not was meant to be absolutely intimidating, and says "can I help you?" And it wasn't a "can I help you out" of someone that genuinely wanted to help with anything. The "greeting" had so much attitude and was meant to let us know we were NOT welcome there. Have you ever been somewhere where you just knew the group was up to no good? Maybe even hiding something? Well that's how it felt like, like he was trying to scare us away. I smiled and explained that we were staying across the street and wanted to check out the park for future trips. He replied w the same aggression as he had previously used and said "Well this isn't your park it's not the same." There was so much aggression in his time and body language I can't even put it in words. It was bizarre, unexpected, and completely uncalled for! We were respectful visitors, and kind to HIS guest. It was so upsetting I couldn't shake it the entire day. I have not, and hope to never have an experience like that again. No, we have not stayed at Caladesi Rv Park. But after that experience we never will. It was offensive, upsetting, and completely undeserved. read more

Wonderful place to stay in Palm Harbor. Very convenient to parks, beaches and Pinellas Trail. The owner was very helpful and attentive, and made us welcome. The sites and facilities were immaculately clean. Nice laundry, bathrooms and exercise room. The pool was being resurfaced while we were there, so we didn't get to use it, but the pool area was quite nice. A terrific local ice cream store next door is a bonus. This was by far the worst camping experience we've ever had! We happened to travel to Fl & for a few days stayed with friends who were staying here for a couple of months- my wife & I wanted to see if it might be something we would want to stay in ourselves next year. Both the woman's & men's restrooms in the "clubhouse" did NOT have curtains in them - in both there are stalls right next to the windows with no curtains & my wife had no choice but to use the no curtain stall one evening (we used the clubhouse bathrooms so as to not tie up the one in our friend's rv) - little kids were playing right next to the window speaking a foreign language- one looked in at my wife! We asked our friends why their were no curtains in the bathrooms & were told that Christos (park manager) couldn't see justifying the expense! This coming from a man (we've been told) who has his RV detailed once a month, whether it's been used or not! This curtain thing with the way this "manager" handles his business is the reason we WON'T be coming here next year or any year after that! If you care so little for simple things like a person's right to privacy, well, good luck staying in business with a piss poor attitude like that! read more

The park manager Chris is a nightmare. No welcoming personality, just overly aggressive, poor communication. Yelled at us like children for taking a few hours longer to move the trailer to a new site that his employee approved. He claims we came in with 3 vehicles and no way to tow our trailer. We do not own 3 vehicles and we have relied on a transporter to move our trailers for years. No one has have ever had an issue with that accept chris. He also screamed at us about a 5 by 8 foot utility trailer we typically use for our bicycles or golf cart. We have all of these inappropriate interactions recorded for anyone who would like a preview of what staying at caladesi rv park looks like. We moved 10 mins away, saved $250 a month and there's actually people out and about, in the pool and enjoyong the clubhouse (which doesn't exist at caladesi) read more

Staff and Manger are fanomal and we are looking to sign a 24 month contract. I think it is a shame to see the bad reviews. Great location, easy walking to Breweries and the Ozona area which has food and a brewery also. Great ice cream establishment right by the entrance to the park. Quiet park with clean bathrooms and showers. Chris the manager was quick to find me an adapter for my rig which I had forgotten and came by to check on us. We normally prefer state or county park RV sites, eg, Fort DeSoto Park in St. Pete because tend to be less expensive, more spacious, and quieter. Shut out of DeSoto on this trip, Caladesi was Plan B. That said, this park is clean with very well-maintained restrooms with showers and laundry facility. It is virtually on the Pinellas Trail and very close to Honeymoon Island State Park, as well as to restaurants (we biked the Trail to Honeymoon from the RV park). It was obvious that Christos works hard to maintain the campground and facilities, and our neighbors were quite friendly. It was somewhat crowded / tight, but we've found that to be true with most private campgrounds. I would definitely recommend Caladesi RV Park. read more

There's something for the whole family to enjoy... convenient walking or biking distance to Pinellas Trail, beaches, picnic tables outside, spacious pool, WiFi, game room, lots of shade, restaurants near by, walking distance to a delicious homemade ice cream place and much more. They do a great job at keeping the landscaped grounds, laundry room with AC, an amazing hang-out/family game room with AC, cable including, games, books to read and puzzles, spacious pool, and bathrooms immaculately. An extra bonus, a refill propane on site, and storage place for long term RV parking. Also, dog poop bags were always available at every doggy station with a convenient waste basket near by. As well, a huge dumpster near by and never overly full. Exceeded our expectations. My husband and I can't wait until next year to come back. My family and I had a great time. Manger, Chris, at Caladesi RV Park, touts park activities which are coordinated by the folks who stay at the park. Recently, many have been forced to leave, wondering who will be the activities coordinator now! Trees at the park provide needed shade but unless you are interested in cleaning your own site you will be ankle deep in leaves. Ground crew comes to blow leaves from one place to another. They need picked up! Photos of the park on Caladesi website show paved sites, there are very few. Your RV is more likely to sink into the sand. Also, Caladesi will accept RV's much too big for the space. Management of this RV park is impossible to deal with. If you have a question or concern it is best to keep it to yourself, Chris WILL retaliate! He has sent harassing texts to individuals who have given poor reviews. He's not approachable for questions or concerns and will tell you if you don't like what he is doing you can find someplace else. If you are considering this park, think Owner claims park is not the same as 4 years ago, this is true, however, my review reflects my review of the park for 2018. You might note that all reviews on Caladesi website are positive. This is because the owner removes negative reviews. Also, he asked (bribed) people to write positive reviews if they would like to return to the park. He is the man in charge since there is not a lot of availability in this prime location. Good location convenient to Tarpon Springs, Dunedin and Clearwater. All basic needs covered but some of the washing machines and dryers were out of service. Needs some updating which it looks like they are doing. Pool was small but nice and it's heated. Owners are very nice and accommodating. read more

This was a last minute trip decision.... our original plans for our Daughter's Fall Break fell through due to Hurricane Sally... we still wanted to be able to go somewhere and knew our options were limited. The Owner, Chris, was able to get us a spot with no problems at all and accommodate our large 5th wheel and on top of that able to put us in a spot next to our friends that also brought their camper....the owner checked in on us daily, he provided us with tips where we could go to fill the day or see good beach views. This was our first time in this area so it was nice to have those suggestions instead of spending time trying to decide what to do. We had our two daughters 10 & 12 and felt very safe and comfortable in the campground with them even with it being full. We have seen some of the other reviews that says differently to our experience but I can say we travel a lot and camp a lot and this place ranks up there with most others. For us as vacationers it was just a good quiet and clean spot to park our camper while we did "touristy" things. read more

Staff was very accommodating. We were traveling with a first time rv'r and they kept gave us close sites. Clif the handyman was great in helping our friend back her rv in position and making sure she understood how to connect her rv up to utilities. They are definitely pet friendly. A convenient location with easy access. Lovely heated pool but we didn't have the timd to use it. Laundry facilities on the property. My wife and I stayed at the park between Christmas and New Year 2020. Our site was pretty tight to get into, but with Christos help, we got it in without any trouble. The nice thing about site 27, was that it had a large area under nice trees behind the trailer that overlook a little creek. We had a wonderful time sitting there in the evening listening to our favorite jazz station. The park is very close to Honeymoon Island state park and we took our dog to the beach there and had a very nice afternoon. The heated pool was also a welcome bonus. I certainly would consider returning for another visit later this year. read more

For the area best bang for the buck. Paid $60 for one night stay. It was quiet, all hook ups worked fine, grounds/landscaping clean, didn't use bath houses. I just got home from two weeks at Caladesi RV Park and it was great. Clean bathrooms, nice pool area, great location and attentive management. It's 2 blocks to the Pinellas bike trail and, from there, a short ride to Honeymoon Island, Dunedin and Tarpon Springs. If you like to kayak, you can put in 1/2 mile away at Pop Stansill park. Oh, and Strachans Homemade Ice Cream is right across the street along with a CVS. Looking forward to staying there again next year. read more

You do not want to stay here. Heaven knows what is camping next to you. There is no organization and seems to be run by a kid riding around in an electric cart dreaming of playing basketball. It is noisy at night and there seems to be much drinking and who knows what. No place to take a family. Many of the campers and RV's here are not road worthy and should be demolished. If you have children, this is especially no place to stay. I could go on and on, but I think you get the gist. We have camped all over the USA and Europe and this ranks as one of our low points on our travels. read more
