My husband and I decided to use BMG to manage our town home after reading their reviews on other sites and finding out that they managed several other similar homes in the area. The Good: They found an applicant to rent our house out at their initial suggested price, which was higher than the price we would've accepted. The whole process from initial contract to move-in of the tenant took about two and a half months, which we felt was a reasonable time frame overall. The company they work with for repairs is very prompt and responsive. Generally BMG's team is also very prompt with their communications. The Bad: Internal communication within BMG is atrocious. They went against our explicit instructions several times. They ignored potential safety issues we'd notified them of until after they'd already shown the property and then suddenly made it into an issue that warranted taking it off the market. My husband and I had to stay actively involved in the entire process because we could not trust them to act in our best interests. We expressed our frustrations multiple times and no changes were made to improve things. The maintenance company they work with is expensive, and because of the poor communication by the time BMG setup repairs we'd wasted a lot of time and didn't want to lose more money shopping around for quotes. We also found out that the maintenance company BMG uses actually charges MORE when you go through BMG versus working with the company directly. Finally, while individual BMG employees were usually prompt in their responses, getting actual information was very hit-or-miss. On more than one occasion we received a reply stating that we'd be sent something by COB, only to get it more than a week later; or we've been told we would get confirmation via email on what was discussed by phone/text, but never actually received that confirmation. Final Impression: As frustrating as the process has been, BMG did find and move in a tenant, and we still don't want to actively manage the property ourselves. Based on our experience thus far I would not recommend this company, but we will now be working with one primary person instead of several and I'm hopeful this will solve a lot of our issues so I'm reserving final judgement for a few months. read more

Bay Property Management is the WORST managing company ever. They leased a condo to me that has a lien on it. Because of this my car was towed..I never got a parking pass. I had to park on the street while pregnant. They are still representing the property with the lein(14117 bowsprit unit 308) and on the posting they claim that the tenant will get a parking pass and pool access. It is false. I've had over 10 conversations and emails with property manager while living there. The issue was never escalated to her manager. They were slow to handle EVERY single issue. Our experience with Bay Management Group has been mostly negative. The tenant they selected stopped paying rent after the second month. The first property manager they assigned us would not return emails or request for calls in a reasonable time. He would often take several business days to respond to emails and only after repeated emails and messages from me. When he eventually responded via email (he never called despite me asking him to) he would not bother to answer any of the questions I asked him. He wouldn't even respond to let me know the eviction process had started. After repeated complaints they finally assigned me a new property manager. The second one, while better than the first, still has a habit of not answering some of my questions. The eviction is finally scheduled for the end of March (less than two months before the lease is up). In February they requested I give them $1500 so they could proceed with the eviction! I have been essentially paying 2 mortgages and 2 sets of utilities (the water and solar are in my name) since the tenant hasn't payed the majority of the lease. Fast forward a month and now they are saying they need $2300 to proceed with the eviction. Why did the fee jump $800 dollars in 30 days. They requested I deposit the funds into the portal account without even providing a written estimate. Why would anyone hand over that type of money without something in writing. I went with a management company to avoid the stress of dealing with tenants directly, but this process has been anything but less stress. read more

BMG has been great in setting up my recent rental property. Griffin Wills has been extremely helpful in understanding and explaining the expectations required out of the owner, me, and BMG. My leasing agent, Yassin, and property manager, Raleith, have been responsive and communicative throughout the process which I really appreciate as this is industry is something I am just not familiar with. They were able to identify and proceed forward with a renter in just a few weeks so I am hopeful for a great business relationship going into 2025. read more

If you are property owner, especially one a small scale, I would avoid BMG. They lack professionalism, decency, respect, and competency. The move-in process was sloppy. There were numerous items I informed Gie to take care of but he failed to do so before having the tenant move in. Gie was often slow to respond. He would often ignore my request or have no clue what was going on with my property. I assumed he was probably over worked by poor upper management. The biggest red flag before I saw before realizing the character of these people was dealing with Mr. mckay after a random phone call. He stated that they never collected a pet deposit even though the tenant agreement stated such. It was extremely odd in the time and manner in which he called. I previously have not spoken to this person. I wondered at the time why he was calling and not Gie (the property manager). Also, why did it take about 3 years for them to notice. He then went on to bash and blame a former employee for the oversight. I was very uncomfortable in those talks and was very suspicious this point moving forward. It wasn't until weeks later that my suspicion was confirmed. I got a call from the Animal Control Unit stating that the tenant's dog was being unruly. The dog was allegedly harming the neighborhood children and being a menace. The individual with animal control threatened further repercussive actions, which concluded ordering me to get the property under control. The property I was paying BMG to manage. This is when I realized it was possible BMG was withholding information from me. I don't blame BMG for the tenant's behavior, but I do blame them for being neglectfully to my property. This was further enforced when the tenant that was mentioned prior lease ended. The tenant was months behind on rent and I was calling BMG weekly on status and they failed to provide any meaningful update. When the time came for the tenant to evacuate the premises, he stated that he wasn't aware he had to leave. Normally, I would side with property management here, but they have given me too many reasons to be skeptical. This sentiment was highlighted when the leasing agent (Tanya) attempted to schedule a tour of the unit while the previous tenant was still occupying the unit. Their coordination was so poor that their team failed to even acknowledge the oversight until I informed the leasing agent that the unit wasn't empty. Once the tennant left, I realized how bad the unit was (over 30k in repairs). On first sight of the unit, I took my young daughter to tour the unit, it was so bad she cried upon entering the unit. She wouldn't take two steps into the unit. The contractors said people at the LANDFILL were questioning what smelled so awful when dumping the trash from the unit. I would question Gie about things in the report but he assured me it was being taken care of. I now believe he wasn't doing anything and couldn't care less what happened to my property. More problems arose when I repaired the unit (mostly without BMG assistance) for its next step. I was weighing my options about either selling or renting again. The strain of the previous tenant put me into a bad space financially. While weighing my options, I had a selling agent tour the property. The next day I learned that they already had a tenant approved to move-in. This was without my approval and knowledge. It was only made worse by the actions from the agent tiffany. I wasn't even sure I wanted to rent again. Under the direction of mckay they "forced" me to rent another year stating that they were too far along in the process. At this point I became irate and lost all trust with BMG. I am a small-time landlord and they were jeopardizing my livelihood with their reckless decisions. Going forward, the business relationship was beyond repair. They were content on taking my money and I didn't trust them to do their job. Communications became more contentious. I could continue on the shady behavior they showed after this. To this day, mckay still haven't responded to my e-mails. Their team has promised me documents (rental records, court fillings, etc.) but have yet to provide at the time of publishing. Natasha/Wendy are incompetent in my opinion. read more

Do NOT rent from BMG Laurel. EVER. A management company is supposed to take care of properties. BMG however didn't take care of the property we rented and worse, refused to enforce making the owner take care of it. What BMG should do is have their own maintenance and contractor crew and REQUIRE property owners to use them. In reality, our experience with BMG was that they let the owner find their own contractors, on their own time, which resulted in work never being done, or taking way too long. An example: we waited AN ENTIRE YEAR to have the water heater replaced, even though we requested replacement at least once a month. Everyone who saw it said it should have been replaced many years ago. Consequently, my 80-year-old parent was taking cold showers FOR A YEAR. Then, when the owner finally did it, it was with a water heater that was too small for the house. The contractor told the owner they needed a larger one, but the owner is cheap and wouldn't do it. BMG did nothing. BMG does not properly screen owners or properties. A proper inspection before BMG agreed to rent the property we lived in would have resulted in necessary improvements (water heater replaced, dead trees removed, dryer vent reinstalled properly, roof replaced) before renters had to literally beg to have them done. Additionally, BMG is content to let tenants move into houses that aren't ready (owner's belongings not removed; missing keys; floors not swept; stained, uncleaned carpets; extremely dirty windows inside and out; bedroom doors that won't close; shower drain cover missing; bathroom fixtures unattached). Another example: the owner was negligent about tree maintenance, and a very large tree fell on the property, missing our car by only 8 inches. We called BMG, and they called the owner, who was only willing to pay to have the tree cut in huge chunks and rolled off the driveway, leaving lots of debris, a flattened iron fence, and large unsightly chunks of tree everywhere. We had to complain again to BMG to have someone come out and at least dispose of the large sections of tree trunk. WE cleaned up the rest, because we hated living on the worst looking property in the neighborhood. Then at move out, we were charged for not removing the iron fencing from the property ourselves, when it was the owner's responsibility to take care of tree maintenance and consequent damage in the first place. Another problem with BMG Laurel is that the staff turnover is appalling. We had EIGHT property managers in four years. This meant that any complaints got turned over to the next property manager instead of being dealt with. Some of the property managers seemed to last less than a month. In conclusion, BMG is supposedly a property 'management' company, but they're just a front for negligent landlords/property owners, so the owners don't have to do anything to keep up their property. It's a convenient way to give conscientious tenants the run around. BMG has no interest in being helpful or of service to renters. Horrible company. read more

They are the absolute worst. They don't check in on their properties and leave renters to go to drastic measures like calling the Department of Building inspectors. The unit racked up a significant amount of fines for a property they said was up to par and violated the terms of the lease from day one. Fought for months to terminate the lease and to have all money paid to be refunded due to unsanitary conditions and the unit's state of disrepair. Despite what their profile states, property managers are not available 24/7 and only work M - F, 9 - 5. If you're a property owner, I suggest finding another management company. If you're a renter, don't sign a lease with them until the unit has been properly inspected and they can provide proof. One star is more than they deserve. read more

Bay Management bought out our previous management company towards the end of our lease and immediately began making our lives as tenants worse. They cancelled a standing work order to fix a water leak that was damaging our kitchen ceiling. They were difficult to get in touch with over telephone or email, and were unpleasant or uninformed when we could get in touch. We moved out, and they failed to return our deposit within the legal timeframe. Adding insult to injury, their only responses are lame variants on "the check is in the mail." They are expanding rapidly, but lack the basic skills to take care of a property or clients. read more

Half the sets of keys didn't work, and it was so impossible to get a hold of anyone to get them fixed that I had to go out and make a copy of the keys myself. PLEASE STAY AWAY. I know the apartment you are looking at looks so beautiful and tempting, but please DO NOT RENT from Bay Management Group. They are the worst property management company I have ever dealt with. They are putting illegal charges on your account even though you have provided your own insurance policy. On my lease, it is stated that I have to upload my own insurance to the renter portal 5 days prior to my lease start so that I could opt out from their own scam insurance policy. In the lease it also says that it has to be uploaded to another website, but there is no deadline for it. Not sure about the second uploading website, on April 25, 6 days before my lease start, I have uploaded my insurance policy to the BMG portal and asked Tanya Glover if there is anything else I should do. She did not tell me that I should also upload my insurance to another portal, she only told me that I am good to go. Following month, I started to get charged for the renters insurance even though I already had one. I emailed Tanya Glover and she told that she does not know why I keep getting charged and my property manager Marc Alcantara would contact me. He did not contact me FOR 3 MONTHS and I sent him at least 15 emails while also keeping getting charged. At the end of 3 months I heard that he had been on leave, at last he contacted me and explained me how to upload the insurance policy to the other website, my own insurance policy got approved, and he said he would correct the charges. Yet, he did not. On the contrary, they sent me a violation of renter's policy with a charge of $500 claiming that I was violating the renter's policy due to lack of insurance even though they had already approved my insurance long before. Putting charges on my account that does not exist in my lease is ILLEGAL. Marc Alcantara is the worst property manager I have ever met and BMG is the most sketchy company I have dealt with. If this issue is not resolved, I will take legal action. read more

As a neighbor of a BMG managed property, I can't see what they do for either renters or property owners. I feel sorry for the owner of the house next door. BMG is taking their money, but not protecting their property. The tenants have trashed the yard. I can only imagine what they've done to the inside. The neighboring houses have ongoing vermin problems because of the rental property, so I can only imagine how bad it is inside the house. The house has been missing siding on the front of the house for weeks, with no attempt at repair. The owners are eventually going to have thousands of dollars of water damage, and they're probably not even aware this is happening. As a long-time renter, I can tell you that when a house looks like this on the outside, you don't want to live there, and you don't want to deal with this kind of property manager. The tenant contacted me directly after having difficulty getting in contact with the group. Just putting my 2 cents from the owner perspective working with BMG as my property management for almost 7 years. Are they perfect? No. And actually, BMG Laurel was my first property management - after talking to 3 companies, Nick was very responsive and I was sold. All in all, things are not perfect, but good enough. Some property managers are better than others, and I think they know that too. I have to admit their team has taken care of me mostly. I had a few incidents that I wanted to just drop them, and I had also requested different property managers. I had one manager literally tasked ME to do the service (buying washer / dryer) and expect me to coordinate with the tenant, which was ridiculous. But then, the lead Chris Swade is very knowledgeable and I kind of credit him that I'm still using them. Griffin Wills on their new development team definitely has helped me a lot when it comes to evaluating new purchases. Still with them, and planning to continue to be their customer. read more

Please do not waste your time with this company!! The absolute worst customer service, response, and handling of prospective and current tenants. As a landlord, I entrusted this company to handle my property, find qualified and credit worthy tenants after MAJOR updates and renovations. Horrible tenant who practically trashed my place. Holdover even after the lease expired. No sense of urgency at all to help to get these people evicted for failing to pay rent and deciding they weren't going to leave. Took over a month for BMG to move and get a court date. I have had experience with other companies and the court system so I know, EVEN in Prince Georges County, it doesn't take that long to get a court date. Dragged their feet. Not a landlord friendly company at all!! BMG has shown me that they are not equipped to handle business professionally, all the way up to the owner - Nick Stone who has not (since May 2018) returned my call expressing displeasure with the property manager as well as the way BMG conducted business. Nickel and dime me for EVERY fee, even stuff that I had not agreed to. But YET, I cannot get reimbursed from the security deposit for unpaid rent that is DUE ME. Ridiculous. This "Property Management Company is shady and should be under review by the Maryland Real Estate Commission. I've filed a complaint there, and with the Attorney General's office. My two-year lease ended on 7/31/2019, and I have not received my security deposit back. My assigned property manager, Josh Meyers, told me in person that the check would be sent out in 7-10 business days. That was a month ago. I gave him my forwarding address. Neither he, nor Nick Stone (President) have returned texts, phone calls or emails. This is just the last of my issues with this company. I went two years without having access to the amenities I was promised in the townhome community I lived in, because no one responded to multiple emails about getting me the required passes. **PLEASE READ BEFORE SELECTING THIS COMPANY to manage your property....Everything was going well and I had previously given this company a 5 star review up until 1 week before my tenant was set to move into my property! The tenant was secured at the end of January 2021 and I was told their move in date was mid March. At the beginning of March I asked what was the exact date of the move in and I was told April 1. (Okay cool not a problem). However, 1 week before the tenant is to move in I get an e-mail and text message from BMG stating "the tenant is expecting for the repainting of the walls that are currently in blue" and asked if I had them repainted already or would I like to have a contractor do it. (please see the attached screenshots of our conversation @1:21pm). I stated that changing wall colors was never communicated to me and if the tenant was secured at the end of January why wait until March 24 to relay this information to me. BMG responded via text @1:29pm stating "If the tenant would agree to delay their move-in would you be willing to have the repainting done?" (please see the screen shot of this conversation). ARE YOU SERIOUS!!???? I've been paying a mortgage and utilities on a vacant home for almost 2 months, you guys wait til the absolute last minute to tell me about cosmetic changes (which is BMG's fault), and then pretty much tell me to get the walls re-painted within a week or delay my tenant moving in. TOTALLY UNPROFESSIONAL! Had BMG given me a call and simply told me the issue and apologized for a mistake on their behalf by not communicating that the tenant wanted certain wall colors changed then cool, everyone makes mistakes, I'm a very understanding person and we could have worked this out but sending text messages to a client like this when this is BMG's fault is quite sad. I used Bay Management Group of Laurel for two years on my first rental property. After being switched to 3 different property managers over 2 years I was growing a little leery about what might be happening behind the scenes but I was receiving my payments on time so I just relaxed in the business relationship. After deciding that I no longer wanted to be a landlord and cancel my PM Agreement that's when the real trouble began. In March 2020, I told BMG that I was not going to be renewing my agreement which would have restarted in June 2020 and please start the cancellation process. Somehow this message was lost in translation and the process didn't get started until May. This is hard to understand when it was done IN WRITING, and done nearly 3 months prior to the agreement would have been reinstated. The tenant paid their June rent and moved out June 24th. When I didn't receive the June rental deposit I contacted my PM rep and was told BMG "held" that payout to clear up any repair balances I may owe them (there are none) and will be credited to my account along with any security deposits I may be due for tenant damages (that was approx. $1700). According to BMG's own contract it states "Manager shall deliver to owner, within 30 days, after the end of the month in which this Agreement is terminated, any balance of monies due Owner, which were held by the Manager with respect to the property, as well as a final accounting reflecting the balance of any income and expenses with respect to the property as of the date of termination or withdraw." I still have not received the monies due to me and according to their own contract I should have received credit by the end of July...BMG is in breach of their own contract. They have emailed me numerous times telling me the deposit will be made by this date and that date and still nothing... Unfortunately, I will have to engage my attorney in this matter. read more

I hired Bay Management Group about 6 months ago after I had bad experience with a small local company. They have been much more communicative about all things related to my home and tenant! I love how responsive they are. I am not an investor, this is my only home I rent due to relocating out of the area for work. I signed a contract with Bay Property Management of Laurel 94 days ago. I was told my house would probably be rented within 3 weeks. On their website, they guaranteed the house would be rented within 30 days. I was advised to lower my rent on 8/8/2022 and approved it on 8/30/2022. I never felt like the leasing office was doing much to rent my property. During the 94 days, excuses were prospective applicants' bad credit, lack of leads. On 8/26/2022, I was told a couple had been approved, then I was told they had decided to go for another property. In 94 days, BMG of Laurel only secured 1 application. It was outrageous. I decided to end my contract with them. On 9/6/2022, I sent an email to the leasing director telling him I was ending my contract on 10/5/2022 and I needed all my keys returned by 10/10/2022 if they were not able to secure a renter and have him moved by then. On 9/6/2022, I received an email from my property manager stating In an effort for them to streamline the termination process, I needed to fill out a survey, then they would start preparing my property to close . On 9/10/22, they stopped sending weekly emails that were always informing me they were not able to secure showings or lack of leads. On 10/05/2022, I sent an email to the leasing director requesting that an appointment be made at the property to return the keys. I was shocked by his answer when he emailed back saying that they were just starting the close out. I asked for a time frame. He never responded. I also called no response. I have not had any updates on my property for 1 month. I want them to delete all advertisements they have on my property and give me my property back without any further notice. I even feel like I should sue them for their abusive behavior and the lost income they have caused since the end of our contract. I received a charge of $79.95 from my property manager on 10/10/2022. I asked for clarification and still haven't heard from him. Homeowner be aware. Check reviews on better bureau before hiring them. read more

I urge you not to use this company. PLEASE DO NOT USE THEM. We contracted them and were locked in to a 2 month contract as you have to give a 30 day notice to cancel with them and lost three months of renting our condo (first month and 30 day month, plus the next month since we now had to start from zero). We noticed from the beginning that this company needed to be managed more than them being a managing company. Many other companies told us that they would come and take professional pictures but BMG came well equipped with an iphone 8 and he told me "I have never had a problem with pictures" after I offered a my iphone X for a better quality in the pictures. Moving forward we were told dates that things would be happening but then the date came and nothing was done. Example: we were told on a Monday that the listing for the rental would be put up on the Wednesday of the same week but Thursday I had to email them and ask where it was. Somehow after I asked about it it was posted immediately for viewing. The description was poorly made and all the information was incorrect. They posted it as a 2 bedroom 2 bathroom which they clearly knew from visiting it was a 3 bd 2 bath. No description of the amenities were listed and there was nothing that really elevated our property like secure building, walk to the grocery store and many other stores, can walk to multiple parks, and pool is included, list can go on. My wife had to re-write the description which they just copied and pasted into their post. We sent them updated pictures that looked better from the posted pictures because we made some updates to the condo while it wasnt being rented and they kept both the old and new pictures up. In addition to all this you could never seem to find the property listing on any site or any page, when we asked they provided links which is the only way you were able to find the property. When we looked up our address another rental property near by would show up. We felt we needed to stay way too on top of this company and their team in order to try to get this rented which they did not accomplish in the time they had it listed which is the opposite of what having a property management company means. We ended up using a family member who is a real estate agent and when he searched our property on the MLS listing site while we were under contract with BMG it was not listed. If any site, this is the one and only site that actually matters where real estate agents are constantly on looking for rental properties. The family member who is an agent has had the property listed on the MLS for two weeks and we now have a tenant no thanks to BMG. He had more showings and interest in the property the two weeks than BMG had in the two months. read more

A little late but another issue brought to my attention. This company listed the home I'm currently renting for 600 sq/ft more than what it actually is. Partly my fault for not fully doing my research but still false advertisement nonetheless. That was the main reason for renting the home but now all the websites are saying that this home is less sq/ft than what we initially agreed to. read more

Horrible experience!! First time using a rental property manager. Bay Area Management failed me every time!!! The Laurel, Md branch of this company had constant turnover of employees and I've had at least four agents who worked with me and most have dropped the ball. The second to last one I worked with had attitude issues regarding her failures. When we signed the contract in October 2017 I went in knowing I needed to have a lot of work done prior to having a renter. They used one of their contractors and I was advised that all projects would be completed by November 2017. On the Wednesday before Thanksgiving 2017 I was told all major projects were completed & everything else would be done by Monday after the holiday. When I went to take a look at my condo it was less than half complete. Their contractor only painted part of my condo "because he was not told to paint the rest" even though it was very clear that the whole condo needed to be painted when I sat down with Manager Nick Stone. That was the first of many failures. The contractors discarded items from my property that I specifically told them that I would remove. These items were not replaceable. After failing with their first promise I should have fired them on the spot but they gave me a reduced rate for the monthly fee for property management services in order to keep me as a client. They finally got a tenant in around February 2018. I can say that there was absolutely nothing wrong with the tenant. They paid on time every month. In the end of 2018 I received communication from Bay Area Management that I (and other clients) were going to be charged an extra fee that Bay Area Management needed to charge so Bay Area Management "give us better service" even though they have failed to give me competent service since day one. I voiced this concern to the Manager Nick Stone which he assured was needed so the issues that happened in the past would not happen again. Not sure why I would need to pay extra to help them do the job I was paying for. In late April of this year I received a call from my 2nd to last agent from the company saying there was flood issue with my property. They said they dispatched a plumber to check it out & I asked what I should do and the only response was "call my insurance company" which I did. I went to the property myself and was advised that it was a sewage issue. I contacted my condo association and they said they would look into it. I gave them Bay Managements info and I let the agent from Bay Management know the condo association's info. As far as I can tell they contacted my condo association one time. Later they told me that they condo association didn't call them back after their one call. They never tried again!! During this time there was mold that developed in the condo and the tenant could not live there due to her asthma. It took me getting involved to get my agent from Bay Area Management moving. During this time there was almost a month where my tenant could not live in my property. I pointed Bay Managements failings to the agent in charge of my property. My particular issue was she did not get in touch and stay in contact with my condo association to resolve this issue. Her direct quote was "I'm sorry you feel that way." After I read the manager Nick Stone the riot act he apologized and assigned me his "best agent" and assured me that we would have no problems moving forward. The major thing I asked the manager was what would happen if the tenant tries to recuperate the rent for the time she did not live in the property. His words to me were "that's why the tenants have renters insurance". Well she did try to recuperate and ended up taking me to court. After first being promised that we had a strong case my "top agent" advised that we should settle and I agreed. My agreement was to let her break her lease but not give her back any money. The day of the court date I found out not only did the settlement my agent agreed to was to let her break her lease I had to pay her back a month's rent plus cover court fees. When I brought this up to the manager Nick Stone he said "how was I supposed to know the tenant would file this type of suit"? That was the final failure. I fired the company immediately will tell everyone that will listen..... Do not hire this company!!! read more

I'm a landlord and had the misfortune of hiring this company from hell to manage my rental property. After charging me a full months rent to vet a tenant, they did NOTHING to vet the tenant and let my property to a hoodlum with no credit. He caused so many issues (resulting in the HOA calling the ASPCA and police multiple times) that I was getting calls from neighbors all the time. He NEVER paid rent on time. Not once. When he vacated, there was string smoke smell - yet the property manager never told me he was smoking inside even though they did multiple inspections. Their maintenance manager, James Kruse, is a dud. He wrote in an inspection report that the ceiling was leaking, leading me to replace the roof, when the water was leaking from an adjacent bathroom. What's more? They're thieves. When I closed out my account with them, they kept half the money in bogus charges. read more

This company is a group of scammers! We are a military family looking to relocate from AZ to MD. We found a home and were pressured to put down a deposit because "there were a lot of people interested". After putting down a heafty $3550 deposit, we were told that the lease would only be for a year. We tried to negotiate a two year lease and explained the military would only move us once and that waiting until next year and having to relocate a few weeks into the school year was not realistic and were told no. We then requested our deposit back as we have limited resources to move. Again, we were told no because "they took the property off of the market" even though it NEVER was removed from the website and all of this happened in a span of less than 48 hours. IF YOU ARE ACTIVE DUTY MILITARY DO NOT RENT FROM THIS COMPANY. As an active duty service member I do not have the time to track down and wait DAYS for responses and then wait an additional 2-3 weeks for repairs to get done. Their response time is abysmal, if I was wounded in the field this would be a skeletal remains recovery. Their standard response of "I'm sorry you didn't feel" corporate speak is merely a virtue signal for poor customer service and even more lackadaisical communication. I contact one individual, (who I will not name for the sake of civility) and ask why I do not have access to the portal, to pay rent and get items fixed. A week later I get contacted by another individual who wonders what my question is. There is clearly no line of communication, professional standard or efficiency in performance. When a work request does get resolved WEEK(S) after the request, (which my wife makes because she was here before we got married) you do not know who is coming or when but "you need to work around our schedule and be here between 0800 and 1900". Absolutely I have nothing better to do but to wait around for you. Let me tell the commanding officer the laziest slum lord management group needs me to wait around for their convenience. Mean while my wife and I are still sitting here with repair orders, (because we are not allowed to do them ourselves for risk of damage) plumbing issues, electrical shorts, and I'm still working with a dryer that has no heat. I might as well be out in the field eating MRE's because I've had better living conditions when I had to go back to barracks than this sub standard filth of a performance I've dealt with. read more

Currently living in very UNSAFE conditions & have been for 4+ months. We have put in multiple maintenance request for our electrical issues, only for them to be "patched" & not actually fixed. My husband & are living with partial power power (NO HEAT/AC, no internet - we work from home, half of our kitchen has no power including our washer & dryer). Our property manager never answers the phone & barely answers e-mails. When he does answer an e-mail he will only address one issue. At this point we are stuck & have no answers as to when this issue will be addressed. It is very disheartening that this is how they treat tenants!!!!! read more
