Perhaps the business name "BCB Property Mis-Management" would be more appropriate in this case. BCB is the least responsible, least responsive, and most frustrating institution I have ever been in contact with. I just spent three months fighting them in court over a water leak in my bathroom which lasted for fifty (50!!) days. Last week I won the case, and received a hard-fought 50% abatement on the last eight months of rent. Do not rent from this company unless you want to experience constant headaches for the tenure of your stay in the building. You have been warned. Update: I was recently contacted by a resident in a BCB property who is having trouble getting them to make repairs. I'm copying my recommended steps below for the benefit of all: Here's my recommendation for your next steps: 1. Take pictures of everything. Especially problems that are in your unit (in this case, pictures of the leak are key). Print three color copies of each picture, number & date the pictures. 2. Write a letter requesting repairs. Here's a good sample: nolo.com/legal-encyclope... . Reference specific picture numbers in the letter if possible. At the end of the letter, state that if repairs are not completed by [specified date] you will file an HP Action against BCB in NYC housing court. 3. Send the letter via certified mail, return receipt requested to BCB. Their current address is: 27 Union Square West, Suite 503 · New York, NY 10003. Enclose dated pictures of the violations. When the return receipt arrives, hold onto it. 4. Send a copy of the letter to BCB via email. Attach pictures of the violations to the email, in addition to a PDF copy of the letter (file option when saving in word). Also copy paste the text of the letter into the body of the email. State that a copy of the letter and pictures has been sent to [specify address] via USPS certified mail, return receipt requested. 5. Keep a time/date/employees name log of any interactions with BCB from now onwards. (this includes interactions with your building supervisor, any management staff) etc). read more

This review is long overdue but I feel that it is necessary to share how terrible BCB is. Do not live in any building managed by them no matter what. You might end up living without a fridge for a month, quick fixes for reoccurring issues, frequent cold showers, and 311 will become your best friend. Our super never did anything, never responded to us either. Same goes for the management company. Man, they are so difficult to get a hold of. How is the property manager always out of the office? The property manager sucks, the super never answers the phone and is ALWAYS mysteriously missing. They FORGOT to deliver the hot water tank, the doorbell system is down, and I have a washer & dryer in my apartment but it hasn't been hooked up yet because of "an electrical problem" and I've only lived here for a month. Dear prospective tenants, Here is why you should think twice before moving into any building run by this company: The landlords might make you sign an illegal 6-month lease, for an apartment that is listed substantially higher than market rate. You will be subjected to illegal, non-Union construction without safeguards to protect you from excessive debris. The air quality is commonly 8x higher than what is considered "very poor." These poorly trained and unsupervised workers will break holes in your walls, possibly destroying your property. You will not be compensated without legal action. If you are female the construction workers will subject you to daily sexual harassment. The front door and roof doors are broken; the management company had refused to fix them. This allows entrance to the building from anyone day or night and no security. The management company will not return your calls or emails. Be prepared to work with tenants rights groups or lawyers to have your rights protected. All of your correspondence with them should be in writing to protect your rights. Incompetent work on gas pipes will result in con Edison shutting down hot water and cooking gas for months at a time. You will not be compensated for the non-habitability of your apartment without legal action. You will be pressured to take a buy-out, an illegal gesture designed to intimidate you into vacating your apartment. Your rent checks will not be cashed so that the management company can say you have not paid rent and begin eviction proceedings. There is no super on site. I hope that the authority investigates all the buildings owned by BCB bc their practice is so shady. To name just a few: Illegal construction workers, construction work during the weekends, tenants are subject to sexual harassment from some of those workers (I have a right to walk through the corridors of the building that I LIVE in without them winking or blowing whistles at me), poor air quality, the management doesn't own up to ANYTHING. They will spin everything and make the tenants responsible for everything. When I complained about the workers, this girl I spoke to BCB said it's MY responsibility to be tough on that kind of behavior and not ALLOW that to happen. HUH? HELLO? Horrible, do NOT sign a lease with them. BCB properties bought out my building and a few others on the block. They didn't renew anyone's lease, forcing us to move. Plus they essentially made the place unliveable once they started construction, including firing the super who had been with the building for years. All of a sudden, they closed the laundromat, the super was unavailable for repairs, and the noise and dust associated with construction was intrusive. Plus, I was told my 2 bedroom apartment might be renovated into a 4 bedroom, presumably at a much higher rate. Don't get involved with this company. The tactics they use to force people out of their homes are shady at best. And if your building is bought by this management company, start looking for a new place to live. read more

We moved out of our apartment managed by BCB Property Management on Nov. 1, 2013. They assured us that our apartment was in great condition, and we would have our deposit back by Nov. 30, 2013. It is now Jan. 21, 2014, and they still have not returned our deposit. After Nov. 30 passed, my boyfriend began to call, but they never returned his call. After no return calls, he went by the office, and they chastised him for not having an appointment and said they would call him, but never did. We were told the check would be ready multiple times, and he would go by to get it, but the check would not be ready. Last week, we sent out certified letter stating our numerous attempts, and if we did not receive our deposit this week, that we would proceed with litigation. This morning, I called to let them know we would file our claim this week, but would prefer not to since that would be costly and time consuming for all. The front desk receptionist (Amanda) consulted with Kendra and told me the check would be ready at 5 p.m. today for us to pick up. My boyfriend is there now at 5 p.m. in a snow storm while I am still at work. BCB Property Management is nowhere to be found except for the CFO, who ironically cannot give him a check??? I'm not sure why the previous review was flagged and marked as not recommended; it paints a valid picture as to why this property management company is infuriating to work with. I've lived in a building that's been managed by them for the past year and a half, and during that time it's become extremely clear that they're an incompetent management company. We've had several issues during this time, including bathroom flooding from the apartment directly above us (half a dozen times, from their toilet overflowing), heat and hot water not working (in the winter at that!), and extensive mold damage. Each and every time, it took filing a complaint with the city (and non-payment of rent in one case) before the issues were fixed. In the case of the mold that was covering our bathroom (due to a leak the apartment above that had gone on for weeks), I called Kendra repeatedly over a period of two weeks; during my last message I told her if I didn't get a call back in 48 hours I was going to file a complaint with 311. It was only after the complaint had been lodged that I (finally!) received a phone call from her, during which she bitched me out for filing a mold damage complaint without "giving them time to fix things"- right. Please avoid any building that's managed by this company. We've had several neighbors move out because they can't deal with interacting with Kendra and the rest of the company. read more

BCB management is the worst. They purchased our building about two years ago and immediately changed the locks on the front door. They stood at the door to check tenants names against leases they had on record and only released keys to tenant lease holders names. They sold keys for $60 to roommates and such. After this, there was an immediate rush to get the rent stabilized tenants out. They offered buy outs while they stopped cashing monthly rent checks. No renewal leases came in.. Of course, many tenants combined forces and engaged a lawyer and they backed off. We have gone through a new superintendent a month with no response to complaints. They hire out shade contractors to illegally renovate apartments in the building for those poor tenants who have accepted the buyout or fed up tenants who have left on free will. Meanwhile, there have been several robberies in the building, most likely because they let so many random contractors in and because there is not a door closer on the front door! The entire building is INFESTED with mold, roaches, rats and mice. Rather than waiting on the super to provide a solution, most tenants have had to hire an exterminator with very little success. The entire building needs to be treated. Last night and today, the building did not have running water!! 'please, try to be patient as we update the pipes'... They 'renovated' the lobby with plywood and wood paneling but forgot to install a sprinkler. Violation? They added slippery dangerous porcelain tile to every inch of the lobby and steps. I have witnessed several people falling because there is no slip resistance tape applied anywhere. Also, check out the NYC dob website: http://www.nyc.gov/html/dob/html/home/home.shtml. I echo others sentiment. As I currently sit freezing in my apartment writing this review, my roommate and I are nearly half way through our lease and have had multiple issues. From black mold, to bugs, pipes bursting and having a brand new washer and dryer sit in our bathroom that we are not able to use (due to a lack of cooperation with Con-Ed that we were ensured would be up and running within weeks of us moving in), it has been one struggle after another. On the few rare occasions that the heat has worked throughout the winter, it makes a clanking noise loud enough to drive anyone insane. I truly don't know what is worse -- shivering all night, or listening to clanking noise so loud you can't sleep. Multiple phone calls and attempts to stop by the office have been made with little to no improvement. While the super can be responsive, these problems are bigger than just him and are the responsibility of the management company. Before signing any leases with BCB Management, I strongly urge people to read and listen to these reviews. read more

I have never had a worse experience from a rental property, and I would avoid BCB Properties at all costs. I lived at the 380 South 4th location. They have a roach problem, and aren't hasty about fixing it. Sorry, this is going to be a novel. It should be noted, I have read several reviews that express the same complaints that I have. BUG ISSUES (Roaches): We had a bug problem and it took four months to get it temporarily resolved - bugs came back a month later. My roommate and I are very clean people, so the issue was not due to unsanitary conditions on our part. If you had bug issues, they asked you to sign a paper in the downstairs hallway, and on the last Wednesday of every month, the exterminators are supposed to spray. I took off work, and made sure to be home, but the exterminators never came. My roommate had to miss work to let them in the following time, and they gave us traps, which didn't help us at all. I called and emailed the property a few times, and finally just asked for the number for the exterminators myself and set up an appointment. By this point, it had been two months, and the bugs got into our sink, dishwasher, and cabinets. We had to throw away the majority of our food, our juicer and our toaster. We also stopped buying groceries, and only ordered take out and started taking our trash out daily to avoid any issues. Finally, the exterminators came and put down some gel. Still the bugs remained, and moved into our washer and shower in our bathroom. After three gel treatments, and a call to 311, the bugs were gone. Unfortunately, they came back, but we were about to move out. THEFT: My roommate and I both had mail stolen, and my bike was stolen outside. DISHONESTY ON MOVE OUT DAY: When the glorious day came to escape the over-priced hell "home," I made my way to the apartment with the kid I nanny, to meet the super to return the keys and do a walk through. We were told we had beyond wear and tear floor damage. I explained that we were always very careful with the flooring and expressed concern with how easily is scratched. He then told me my roommate and I shouldn't wear high heels in the house. Like I mentioned, I'm a nanny, I have no use for heels, I threw all of mine away when I moved to NY. To assume my roommate and I prance around in heels, causing our floor damage was demeaning and irritating. I don't think anyone should have to limit what they should and should not wear because of their cheap floors. He also had the audacity to say the floors were made of real wood. They're not, and it's incredibly obvious. They also mentioned they were linoleum when we moved in, so not sure what his plan was with that one. Later, I showed the pictures of the damage to one of the repair guys at the apartment complex I work in, and he said the floors had normal wear and tear, and explained they use the same kind of linoleum material for their flooring and it is very cheap and easy to scuff, which is why they generally give deposits back. We had an issue with our move out day as well. On the lease it said May 31st, but they told us July 31st. Maybe because retail properties are easiest to rent out in August? TERRIBLE CUSTOMER SERVICE: The property manager was rude and acted like she didn't care at all when we were having so many issues. I would think you'd want your tenants to try to take care of any issues, because it means less work in the future for the company. If you're getting several complaints about bugs, fix it! Eventually, your property will have to be evacuated to treat an infestations. Then you're SOL because you're losing your income. I also felt like we should have gotten our full deposit back considering we lost hundreds of dollars thanks to the roaches. We had to change our lifestyle for eating, get rid of nice kitchen appliances, and take time off work. Please, do yourself a favor and rent somewhere else. The apartment was over-priced, management couldn't care less about you, you'll probably have something stolen, and you might share your home with roaches. read more

May the limitations of this review not obstruct the fire I wish to light under this company's ass! BCB swooped in to the rent-controlled building I lived in and began waving money in poor people's faces. Then they brought their wrecking ball crew and "renovated" the available apartments. In the process, they caused serious damage to adjoining apartments and have done little or nothing to rectify these damages. They turned 1-2 BR's into 3 BR's and jacked the rent up to double what they were less than a few months before. The new apartments have built-in washer/dryers with no air-ducts to the outside. Lint blows everywhere---fire hazard! There was a period of 5 consecutive days in December when the building had neither heat nor hot water. And a multitude of days interspersed throughout the winter when neither were available. Some tenants have speculated that this was a deliberate move on their part to drive the longstanding tenants crazy. Which leads me to their recent "repainting" of the lobby and doors---shoddiest thing I've ever seen---true, it wasn't in the best shape before---but now our residence looks like an insane asylum! And when it comes to coordinating anything with them: an appointment, a key drop-off, an inspection of damage, billing---expect disorganization, fallacies, flakiness and excuses. Wish I could say they had redeeming elements...the ancient refrigerator in my apartment has broken twice, and barely works at that. I have a 2 year old and was keeping his food in a cooler for the three days it took them to get it fixed. It has broken again. Oh and my wife is pregnant. They get two stars because they got back to me the same day as opposed to the three days it took with the first complaints I had. I think they rent the fridge from a homeless person who used to live in it. I don't think any employee of the company would find the refrigerator for their own home. BcB has been great to us! Our building has all of the prewar charm and quality, with brand new, gut-renovated interiors for the best of both worlds! Our super, Fred, is always around, lives across the hall, and is quick with a hello, or any help that might be needed. Even other employees recognize us and ask how we are doing. They take care to renovate their apartments with the right blend of modern and historical. There was construction going on above and below us at the same time at one point, and we barely heard a thing. Management has been attentive and responsive, and the few problems we have had, old building creaks and a small leak, have been dealt with quickly and with quality. We are leaving because of outside circumstances, but will always look to rent with them again in the future! read more

I already posted this review elsewhere but doing it again because I am that PISSED. This is the WORST property management company. If I could give 0 stars I would. I live in one of their apartments and have had NO HEAT for over a month. It is November 3rd and legally in New York you need to provide heat starting October 1st. Now normally I wouldn't write a review, actually never have, but I have been trying to reach my landlord office/super for weeks. I mean I've lived in New York for years and NEVER had this problem with my landlord. I finally contacted my realtor who found me the apartment and she got someone to call me back. That was three days ago and after assuring me someone would fix the heat yesterday NO ONE came or has been in contact with us. IF YOU SEE THIS COMPANY LISTING APARTMENTS DO NOT USE THEM. The spaces are overpriced, shoddily remodeled, and you will NEVER be able to get someone to call you back. YOU GUYS SUCK AND I'M ALSO POSTING THIS TO SEE IF SOMEONE CALLS ME BACK! My property manager is Kendra Fidelis and I've been speaking to a woman named Michelle also and they have not been helpful at all! FIRE THEM and hire someone who has basic customer service skills. Wow. Just wow. I have lived in many apartment in NYC and had many landlords, but I have never been treated this poorly by anyone in any area of my life. BCB are dishonest, manipulative and deceitful, not to mention rude. I am a great tenant, have always had positive relationships with my landlords, and yet everyone I have interacted with at BCB has behaved as if I was their sworn enemy. Rude comments, unprofessional behavior, mistrust, dagger eyes... just plain meanness from the moment I first interacted with them. Slumlords, plain and simple. These people are unresponsive, incompetent and flat out rude. They purchase low quality buildings in "up and coming" neighborhoods, give them surface level repairs and rent them out for an arm and a leg. I have had at least 4 major issues (boiler going out in the middle of the polar vortex, leaking from upstairs neighbor, etc) in the past 7 months and have gotten the worst level of service imaginable when I've tried to contact BCB to get the issues resolved. Example: we had water damage from a leak from our upstairs neighbor and it took BCB a month and a half to repair it, and when they did repair it, they went into my apartment without telling me because the super "was free and it worked for him". WTF?? If I had known I would have to deal with these people, I never would have signed a lease for a week with them, let alone a year. You've been warned. THE WORST! Bedbugs, mold, nonresponsive, and more! BCB Management took over our property midway through our lease and it has been hell ever since. The building had a problem with bedbugs that spread to at least three apartments in the building. BCB did nothing to ensure that infestations or repairs were handled in a timely, effective manner. We sat for four months with mold and paint peeling off our kitchen walls because the apartment above us flooded on a regular basis. The building hallways were dangerous and FILTHY: slippery floors, dirty, cigarette butts (they never enforced no smoking and let people get away with murder). Noise complaints were never evaluated or assessed, and they always charged us late fees on the rent even though our payments were sent in on time ("Well we never received it." - Michelle, who is a total unprofessional and inefficient). The building got multiple citations for safety and cleanliness as well as trash removal but BCB never fixed the problems. We also never received our security deposit back even though the apartment was in great condition when we vacated. Litigation will soon ensue if they don't returning by next week. STAY AWAY AT ALL COSTS FROM THIS HELLHOLE OF A MANAGEMENT COMPANY. read more

This review is for Michelle, the smug bitchy building manager who manages to ruin my day each and every time I have the misfortune to interact with her. This woman will speak to you like an insolent toddler. She will ignore your emails. If she doesn't like what she's being asked for, she simply remembers the conversation differently. She screens calls. She is beyond rude. I have contacted the company for fairly normal issues, and some have been dealt with, mostly because I think she was trying to get rid of me. Requested repairs, if addressed, took several phone calls, three identical emails, and four months. I don't like to post shitty personal reviews, and I think it's pointless to attack an enormous bureaucracy. I work in service, and try to give people the benefit of the doubt. This woman should not be in service. She should not be responsible for effecting the living conditions of people I can only assume she hates. I have to echo the sentiments of those before me. None of my experience with this property management company has been positive. I've been without hot water for nearly one and a half months at this point with little to no communication. I have been misled on many occasions and flat lied to on several others regarding the status of repairs that were made, or allegedly made, to the malfunctioning bolier in my building. The super is unreliable and has blown off coming to make repairs on several occasions. Only once I reported them to the city did I receive any response at all, and even then they assured me that repairs would be made within one day at most when in fact they dragged on for another 3 plus weeks. It'll be a cold day in hell before they see another dime from me. They've also dragged their feet fixing the front door to my building for quite some time. Twice in the last week I've had to remove homeless people from my building on the way to work in the morning. read more
