    Worst management company I've ever worked with. Barely handles any customer complaints at all and when they do is terrible.

I scored my experience 3 stars bc I am spammed with a survey request for every single thing possible. The move in process was simple but overwhelming with so many texts and emails. It was impossible to keep up. The home was inspected for cleanliness prior to my move in but had drink/ food splatters on the baseboards and walls from previous tenants. The paint job was incredibly sloppy and unprofessional. It is obvious that they hire cheap/unlicensed contractors to clean and paint. ​

The windows are so old, and the air seeps out every which way you can imagine. Winter months light bill maybe $150.00 due to poor house maintenance your light bill will be $600 in the summer months. The roof is falling, the fence is rotting and falling apart. There are cracks throughout the entire house. This leasing company is horrible. They take your money you can NEVER get a hold of anyone with authority. Every time you call you must speak to a call rep that barley speaks English. When it comes to repairs on the home, they send out 3rd party contractors to put bandages on major issues. Every single 3rd party contractor that came to the house stated that the leasing company "Invitation Homes," are cheap and my repairs are just that. The front bathroom is filled with mold. They take your money and the repairs are subpar at best. I have chosen to leave the home due to improper treatment as well as the decline of the home. They will just go in and paint and make it look pretty, only to scam another family to move into a home that has mold and foundation issues. They knew that the home has foundation issues and neglected the home as you can see where the walls are breaking apart with the mesh behind the paint. Again just proof of the subpar repairs. I would give this company no stars if I could as I feel like they are just a money hungry company and don't truly care about the tennants and the conditions they provide to live in. My story is just one of thousands of similar experiences: add-on fees, bogus charges levied against security deposits, poor living conditions, and no real recourse for renters. Even after losing a recent FTC class action lawsuit, this company continues its fraudulent practices, relying on renters being too busy or powerless to challenge them. Don't be fooled by their social media response- they'll "look into it" to save face on social media and then do nothing about it.

    I'd looked at TONS of places; mostly on FB Marketplace, Craigslist, Trulia & Zillow. Found a…read morecompany named, "ProMove" who takes your budget & criteria & then sends you prospects. The complex who you sign a lease with pays PROMOV. This saves TONS of time & money. My contact at PROMOVE was "Markisha Foster." I shared that I don't want to live near anyone smoking weed, shouting and fighting, a place with garbage & empty bottles strewn around, loud music, anyone selling drugs, breaking into cars and racing through in their cars like others and children don't live there. She asked what neighborhoods I found interesting? I said; Roswell, Marietta, Smyrna, Vinings and possibly Buckhead. She said give her a few hours and she'd get back to me. The very first place she recommended was a place in Smyrna named, "Park At Vinings". She said, "Judging by what you requested? Your gonna love this place." I liked what I saw online, asked her to set me up an appointment and take it from there. I don't like to jump into anything regardless of how I "feel" about it. I have to make an educated decision based on many factors. With that said.... When you first arrive there's a long roadway from the main road that you have to drive down so you really can't see much of the place from the road. It's a MASSIVE complex yet still...tucked away. I phoned the office and was greeted by a wonderful lady named, "Trina Slade". She instructed me on how to get to the leasing office. When I first entered, Trina greeted me with a big smile and a "Welcome!" Trina asked how I discovered them, what I was looking for and if I had any special requirements. I told her and she listened intently taking it all in. She showed me an illustration of everything available, asked which I would like to see, requested my I.D. and we were off! We hopped into one of those little golf carts and she delighted on how much she loved working there and how this place was like no other she'd worked. A few residents greeted her with a smile and light convo (ALWAYS a good sign with property Mgmt.) I took in all the little children playing, riding their bikes, people walking their little dogs, couples striding hand in hand, joggers and families just...living. I felt an exceptionally strong sense of family and shared values here. Nooo funny business. The pool was one of the most lovely I've seen in Atlanta, it's a winding resort style pool with plenty of seating. There seemed to be ample parking and lots of trees. I requested an upper unit because big roaches are usually found scurrying around most ground "garden units" in woodsy areas in The South & I'm not a fan. A 2nd floor unit wasn't available to be seen at that time so Trina showed me a garden unit that would have an almost identical layout to an upper unit soon to be available. From the moment I walked in, I liked it. 1333 sqft. Spacious, clean, with a much different layout to any others I'd seen. Big bedrooms, nice living room, lots of cabinets & closet space and even a large day room with skylights! I was in love with it. Just my kind of place. Markisha was spot on with this recommendation. I would DEFINITELY recommend Ms. Trina Slade and PAV to anyone in the market for a new apartment. She's patient, polite and won't stop until your satisfied and the place is beautiful.     STAY FAR AWAY!!! If I could give them negative stars, I would. They do not have your best…read moreinterests. As a licensed real estate agent, this was one of the most disappointing and unethical experiences I've had working with another real estate company. I had an exclusive tenant brokerage agreement with my client and reached out to Promove to help locate available apartment options. I initially spoke with Oleg Konstantinovsky, who told me he would provide a list of available properties and schedule the tours. He repeatedly assured me that I was protected as the client's agent, that I did not need to attend the tours in person, and that Promove had employees who conducted the showings. Most importantly, he repeatedly assured me that I would be paid. At no point did Oleg clearly explain how Promove's process actually worked. He never disclosed that: Promove would be paid directly by the apartment community. I needed a referral agreement with Promove. My compensation depended on additional requirements that had never been communicated to me. According to Promove, I needed to personally show the property in order to receive compensation. After my client paid the deposit, Oleg actually called me asking why Promove--instead of me--was listed to receive the referral payment. That immediately raised concerns. I then contacted the apartment leasing office directly and was told that because Promove had contacted them first regarding my client, the referral payment would go to Promove--not to me as my client's agent. When I confronted Oleg, he claimed the reason was that he had a listing agreement with the apartment community. I verified this directly with the leasing office, and they told me that was not true. I also spoke with Promove manager David Haynes to understand why none of this had been explained upfront. Rather than answering my questions, he cowardly kept repeatedly responding with, "That's been our policy for 30 years." He never addressed why the process had not been disclosed before my client moved forward. In the end, Promove collected approximately $2,000 after doing little more than emailing to schedule a tour, while I--the agent representing the client under an exclusive agreement--was completely cut out of the compensation because of information that was never disclosed from the beginning. Even my client described the situation as unethical and was extremely unhappy with how everything was handled. My issue is not that companies have policies. My issue is with the complete lack of transparency. If Promove had honestly explained the process from the beginning, I could have made an informed decision and protected both my client and my business. Instead, I was repeatedly reassured that everything was fine, only to discover after the lease was signed that I had effectively been replaced in the transaction. Based on my experience, I cannot recommend Promove to other real estate agents. I would strongly encourage any agent considering working with them to avoid working with Promove at all costs. If you do reach out to Promove simply to get a list of available apartments, DO NOT allow Promove to schedule any appointments on your behalf. You call the apartment complex yourself, register your name as the agent, schedule a tour, and show up with your client to the tour. Not sure how either one of these guys sleeps at night knowing they're literally living in a web of lying, manipulating, and stealing from people.

Tal is a member of an organization that gives him a unique insight and legal understanding of everything related to property rentals. He knows everything and more of what you would want him to know when dealing with tenants. If there is any company you want on your side, it's Avalon. They are prompt, kind, and financially very smart. The whole team is sharp which I appreciate.     Avalon took over management of a lease that we originally signed with the homeowners. During the…read morefollowing month after Avalon took over the lease, we were told that Avalon was terminating our lease, and we would either have to sign a new lease with different terms or vacate the property. After carefully reviewing the terms, we were not comfortable agreeing to them. Based on both the lease terms and our interactions with Avalon, we decided that moving out was the better option. The time, effort, and expense required to move was worth it to us to avoid continuing to deal with Avalon. If Avalon had honored our original lease terms and simply raised the rent a reasonable amount, we would have been happy to stay longer. We were responsible tenants that received our entire deposit back. However, we did not feel valued or respected as tenants during our experience with Avalon. Our deposit was also held for the full 30 days after we moved out, the maximum period allowed under Georgia law. I am glad that we no longer have anything to do with this company. Avalon represents the exact type of management company I try to avoid when renting a home, and I cannot recommend them to anyone.
