Linda was a great property manager, and I had no issues with RMS for five years--until I dealt with a nightmare tenant. After the tenant moved out, RMS withheld a security deposit I was entitled to, citing "anticipated utility charges and legal fees." Nearly two months later, the funds still have not been released, and RMS has provided no clear timeline or meaningful communication. This delay is unreasonable and unlawful, as funds cannot be withheld due to internal financing issues. Despite our long business relationship, they have left me completely in the dark and have provided no flexibility or communication on what should be a cut a dry issue. read more

As an out of state investor I used the RMS team for about 4 years. At first they started out great until the repairs started and i seen their true colors. They only use " licensed contractors ", which I believe with no confirmation, that the company they send out is part of there team. The company they used is nowhere to be found on the internet, over charge for simple repairs, and coincidentally other issues come up after they left. My particular property manager did not have my best interest as an investor but rather as a charity case for the tenants. I am in the business to make money and provide great housing for people. She was always argumentative about repairs some of which I declined and were tenant repairs. Things got worse when I decided to sell the property, which they would evidently lose money from monthly, and they instantly demanded all these fees. I would not use them again for managing any property of mine and would not recommend any investor use them as well. read more

They managed a property of mine as I am out of state and would not recommend them to any investor looking for a property manager that has there best interest at heart. Linda was my contact, she became very argumentative and adamant about minor repairs. There " licensed contractors " they use are bogus and i was ripped off multiple times. To say we are disappointed is an understatement. We trusted RMS team with our rental properties, but they failed to complete basic move-out inspections, repairs, and listing in a timely manner. We are losing thousands of dollars due to lack of attention and lack of planning by RMS Team, but they insisted for us to pay 20% commission of the real estate agent to find a tenant while it is their responsibility to cover up for the mistakes they made. The director of operations and CEO managing partner ignored our concerns. We are left with a property with no tenant for more than 4 months and the minor repairs are still not completed until today. Be aware and if you are still using their service, make sure to keep them in check otherwise your property will be abandoned. Will be looking for another provider since no solution is offered. read more

Heidi and I have had a great experience working with the RMS Team for a coupe years now. We considered managing our property on our own and opted to partner with RMS starting out. They have been extremely helpful every step of the way. They keep us informed and take on many of the time consuming tasks or managing a rental property. We recently had our first transition from original tenants to new tenants and the RMS team coordinated a few needed repairS, guided us on the market and rental rates and secured well qualified tenants very quickly! Edited: Oct 6 Rented a house from RMS during 2022. We experienced some difficulties living in the house due to some miscommunication between the property owners and us. However, Megan on the RMS team spoke with me, and she was very understanding and empathetic of how we felt about the situation. She went out of her way to get these issues resolved, and I am extremely impressed with her professionalism. I highly recommend renting from RMS Team at RE/MAX Center. I think the difficulties we had were a fluke, and could've been avoided with a phone call early on. Be sure to pick up the phone and call them if anything feels off, they'll get it taken care of! read more

I am so grateful to have RMS team as my property management team. I transitioned all my properties over to them after being with another company for many years. Unfortunately, my former company did not manage my properties very well and I was forced to look for another company. The RMS team took over my properties and within 2 weeks I knew they were in the right hands. The transition of my 21 properties went perfectly. They also provided a contractor to help me with the renovation of my vacant properties. I don't know if I would have gotten through the past couple of months if it wasn't for Megan and her team. If you're looking for Full service, worry-free property managers, look no further! After going through a really difficult cross country situation with another property management company, my family was really lucky to be able to start fresh with the RMS team. Jaime and Alvina made our lives so much easier and I cannot thank them enough for being so patient, answering questions, and seamlessly taking care of all of the backend as we relisted our home to find suitable renters. Once the renters were in, I loved using the RMS Owners Portal to be able to access any invoices or any repairs needed. The online system is very transparent and allows owners to be in direct communication with the team to view what's happening with your property. Definitely a world of difference from what we had endured previously. In late December, we decided to list the home hoping that the Atlanta market had rebounded and Jaime quickly engaged the real estate team get us comps for our area while we were passing through town. Having both businesses under one umbrella made the transition very easy and we were listed shortly before the New Year. Talk about fast!!!! Cheryl was an absolute pleasure to work with. Her warm and approachable personality was super helpful as she answered any and all questions throughout the process quickly and thoroughly. Cheryl worked with us to carefully scrutinize the offers to help us secure the best contract. When we returned to the West Coast, she was always available and served as our power of attorney during the closing process. I would not recommend this company to anyone. I will say although our application was denied, this management company was VERY unprofessional and flat out lazy. After we applied, I was told we would be given updates on our application. This was not true. I had to call the office several times to even find out what was going on with our application. I spoke to Kiera Brown each time and I don't think I've ever spoken to someone so rude in my entire life. Every time I asked her a question, she seemed annoyed to even be on the phone answering my questions. She said she didn't know who told me they give updates on applications because they don't even do that. Yet, the confirmation email sent to me after applying for a home states " Once we have your documents, you will be contacted as soon as possible with an update on your application"... so yeah. From that day on, I had to call to figure out what needed to be done next. I shouldn't have to do the leg work for a company that I paid $100 dollars to... once we were denied, I inquired back to find out why and was told they don't have the details on why our application was denied... Again, this makes no sense considering I paid this "management company" $100 to apply to one of their homes. If I were you, I would save my money and find a different property management company to apply through, or you will have wasted $100 dollars paying to keep this team sitting in their chairs doing absolutely nothing. By the way, Kiera needs a little more hospitality and customer service training. read more

Beware!!! Rms team I moved in a property comng from out of state the home was not clean had not been painted and had some damage to the walls, we did the move in walk thru we pointed out several problems they said thats normal wear and tear i also took photos. Almost two years later the home was in the same condition but cleaner than it was when we moved in, we did the wall thru, Linda wanted the home to be like brand new pointing out things that had been there prior to moving in i showed my photos that I took she assured me not to worry about certain things, she lied they came back with ridiculous bloated prices to take out of the security deposit. I could go more in dept about details but in not just if you move into one of there properties on the move in walk thru make sure you wipe cabinets if there dirty make them log it also they dont have there homes painted before new tenants move in point out every little mark or damage believe me you will be charged for it also they charge you a rekey fee at the end of lease $150. When i moved in i didn't have matching keys to the home and never had a key to the door coming in thru the garage i had to leave it unlocked to get in. If the house was rekeyed from the previous tenants i should of had matching keys. read more

Horrible, Horrible, Horrible.. I wish i didnt have to give this company of liars a star... I was recently inquiring about a property in Loganville Ga on Cool Spings. The property needed quite a few things fixed before being rented such as the fire place on the outside is buckling and the wood has a Huge hole in it due to weather damage also the house wreaked of Cigarettes due to the previous tenant smoking in the house and the debris in the yard needed to be removed. I called the property manager named Linda Leonetti on Thursday the 2nd and asked her if the Owner was planning on taking care of these issues and she Told me Yes he was aware of the issues and he bought the home on a short sale and would be taking care of it as soon as he had a tenant in the home. I informed her that i would be submitting the application only with the understanding that these items would be fixed once i move in. I submitted the application and they immediately debited my account for the $100 app fee. I was fine with that. On monday i received a call from someone else that worked in that office and they were calling to tell me that the Owner will not be making any repairs and will not be fixing anything!!! I told her that thats not what we agreed on before i submitted my application and that i wasnt asking for new carpet just a deep cleaning and the fire place was a a major issue... She said The owner lived out of the Country and he wasnt doing any repairs. I told her that since they have yet to run my credit or do anything with my application to Stop immediately and refund my money since it was submitted only because of the False information i was given prior to it. im still waiting. Linda will tell you whatever you want to hear to get your money. Do not trust this branch this is a Horrible way of doing business and i will be contacting the BBB as well as several other companies. I recorded Lindas conversation on the 2nd ensuring me that it would be fixed. I work in hospitality and know that all conversations done when dealing with promises and money should be recorded or in writing. Do not trust anything that comes out of her mouth. and make sure you get everything in writing or do as i did and record your conversation. read more
