They were friendly, courteous, & understanding the urgency of the situation, told me that one of their staff would definitely show up for me, probably in early evening. The gentleman (Matt) & the office both kept me apprised of his estimated arrival time, & arrive on time he did. Used a portable shop-vac to suck up as much flood water as possible, quickly diagnosed the problem, installed new drain equipment, & helped me with a couple of other things (I'm somewhat disabled). He couldn't have been more personable or competent. And keep in mind this was after hours, like around 7 p.m. Due to my particular situation, he did suggest (but definitely not PUSH) their twice-a-year maintenance plan, which I jumped at since I am now a widow & everything is now up to me. For $499 they come twice a year to check/clean/repair indoor/outdoor heat pump system, as well as check/clean/flush the water-tank system. Works for me. All in all, the after-hours visit & all the work he did + the new maintenance plan came to $833. Fine with me. Able is now my new HVAC company. K&M, after 30 years of being a loyal customer, lost me. (Update: To be completely fair, K&M did call me back at 8 a.m. this morning (7/6), apologized & said that they were closed Friday for the holiday, but that they were happy that I found someone to come & resolve my emergency, for which I thanked them. While I certainly don't grudge them taking the day off, they really should have mentioned that on their recorded message, so I didn't sit around waiting for a call-back.)

I was recommended to call David as he worked on my neighbors roof so he already was very familiar with my roof as well. We spoke on a Wednesday night, when I first noticed the damage, and we spoke about the height and type of house before he assured me that he would have people over the next day and "don't worry" because I was "looking at less than $200." Thursday morning he texts me to say that people won't be there until Monday because it won't rain soon (despite raining lightly since I called him) and my roof would be fine. Big red flag. I should have listened to my gut and cancelled. On Sunday I had a very reputable insurance appraiser come by to look at the damage and he told me the vents were fine in every way except for the caulk sealing had a corroded and needed to be redone. he also commented that my neighbors roof, that David had done, had a "Frankenstein patchwork job" and to not call those people as they were liable to break something on purpose to get more money out of me. I crossed my fingers and hoped for the good in people but that is exactly what happened. I explained to David that just the corroded sealing needed to be replaced but he had his guy rip up the pipe and seal it somewhere it didn't need to be then charged me $400. When I asked for an explanation for the sudden price double David told me that was the minimum for a 3 story house and that he was "sorry" for the misunderstanding and blamed it on the gas prices. This man spoke to me about my 3 story house the first time we talked, told me no more than $200 then had the audacity to charge me $400 for a $25 job. DO NOT TRUST THESE PEOPLE. They will scam you and steal your money.

Did you honestly think I would accept a measly few hundred-dollar refund when the work I had to do to bring the house up to a healthy, livable standard cost me thousands and thousands and thousands of dollars? These are all rhetorical questions, sir--that means you don't need to answer because we already know the answers. Anyone looking to hire this agency should know that I refused the refund. I refused the NDA. I prefer to educate my fellow consumers. I will accept the lost cost of hiring this individual to inform you that you may be putting your lives at risk if you hire this company. There were obvious mold, electrical, and water issues throughout the home that he inspected and did not include in his report. These were all significant issues that could have been negotiated at the time of sale. Issues that he glossed over or didn't report at all! Two years ago I paid a siding company roughly $30,000 to put new insulated vinyl siding on my house. What a disaster, long story short...three years ago this siding company covered up my gable vents and turned my top floor into an oven. My energy bills have been through the roof for three years just to make my top floor bearable and the siding company basically told me to go fly a kite. "It was not their fault or problem". I really wish I would have contacted Troy with Royal T home inspection sooner but let me tell you, he got the job done and I'm so happy!!
