    My house has been completed for about a year. This was not my first house I had built, so I thought…read moreI knew what to expect. I was wrong, problem after problem. The previous review from Jolanda J., reminds me of my experience. From issues on the roof to the pool. Dents and dings in everything, poor workmanship everywhere and everything in between. Right from the beginning working with Gary Trombley, the sales person. Gary made many promises and kept none. Gary single handed cost me at least $20k. Get everything in writing, do not trust. My roof was built not to code. They had to tear it off in sections and patch it back up. My roof is a big patch job, but Matt Trombley said is was ok, REALLY? They kept it secret and I just happen to discover the issue when I stopped by the house. The inspector said it was a patch job. Very disappointing. The pool, from Tropical Pools. The pool never worked from day 1. The circuit breakers tripped about 4 times a week. Tropical pools said i needed to replace the motor at my cost of $5k. I tried to get this fixed from DM Dean and tropical pools for the next year. Excuse after excuse, I finally call an electrician and he fixed it at my expense. Tropical pools also sent me multiple invoices that were not mine. When i asked for an explanation they said they were all mistakes. Also another mistake was the automation for the pool. Big issue here, first it was in the contract then it was not. Another mistake that cost me $5k. Terrible pool installation, would never recommend this company. The granite, from Stone Art Creations. Very poor job. Promised to give me the granite for standard price, then at closing he charged me $4k. The fact his granite is graded higher than the competition in the area means he is priced higher for the same granite, a double whammy. When i tried to discuss he wouldn't answer my phone calls or call me back. Also, interesting there were other complaints on the BBB site this company did this same thing to others. How about the water leak I pointed out at closing. Asked to have it fixed for months, i finally had to hire a plumber at my expense to get it fixed. Multiple calls did not move Matt to get it fixed, this was a common theme with Matt and DM Dean. The punch list at closing was about 20 item's. Took me over a year to get these fixed. I fixed half of them and paid for others after frustration. I learned the hard way, Do Not pay DMDean the balance until the entire job is done, they will never complete the job. How about the plumbing in the laundry was put on wrong the wall and the window was the wrong size, much smaller than plans. I pointed this out multiple times, nothing done. How about DMDean changed the back elevation on the house. I was not told and discovered this change was made without my approval. Other changes also done without my approval. They did what ever they wanted to. I could continue with the dents and dings in everything, the poor landscaping, etc. but i think most get the message. There a lot of builders in the area, my recommendation is to pick someone else. The quality was poor , the communication terrible, the support terrible, lots of other issues. I made a big mistake!

    A great house? Sure--if you don't need a roof! When we…read morepurchased our brand-new home from DM Dean, we were promised a high-quality build with a roof that could withstand winds up to 135 mph. Yet, within just four months of moving in, an 80 mph windstorm tore off two-thirds of the shingles--proving their so-called "industry professional" roofing company, First-Rate Roofing, is anything but first-rate. DM Dean claims to be committed to "extraordinary quality," yet our home was delivered with missing paid upgrades, cracked shelves, damaged tiles, broken pavers, scratched windows, missing or cracked grout lines, missing light fixtures, and botched paint touch-ups--and that's just the beginning. As for the pool, Tropical Pool installed it backwards. When we brought this to the owner Ralph's attention, his response? "Sure, we can fix it, but who's going to pay for it?" After exhausting conversations, we reluctantly accepted their mistake in exchange for a "free" water heater and upgraded tiles--neither of which were properly delivered. We had to remind them to install the heater after moving in, and we are still waiting for the upgraded tiles that should have been placed on the steps. DM Dean is quick to take your deposit, but after that, you're on your own. Communication is non-existent, and getting updates is a constant struggle because no one takes ownership. Even in the final months, when we requested the total cost of the home, we received multiple conflicting answers. The entire process was filled with stress and frustration. The so-called home warranty team? They miss appointments without notice, and when we follow up, they seem clueless about any scheduled service. We've been in this house for eight months and have already had to replace the entire roof at a cost of over $40,000, in addition to fixing numerous warranty issues ourselves. We were misled by what was once a reputable builder, but as we've now learned from many homeowners, DM Dean's good reputation is long gone.

    You don't usually see the good reviews. People who are happy with their purchases often don't take…read morethe time to write one, so it's easier to find negative reviews. Being 100% honest, our experience with LGI Homes has been very satisfying. The quality of the homes is 10/10, our experience dealing with the seller/builder was 9/10, and the mortgage company they use is 10/10. If you have a lot of questions, they will answer them and guide you through the entire process. The only advice I would give is this: before you sign anything, talk to both the seller and the mortgage company. Ask about the different interest rate programs they offer. Initially, we were offered a 3.99% interest rate, and we were extremely happy. We signed up (with a $1,000 deposit), but later the mortgage company explained that this rate was variable. So when you go into the builder's office, ask: What is the interest rate? Is it variable or fixed? Can this be provided in writing? We ended up choosing a slightly higher rate that was fixed, which made us feel more comfortable long-term. Another piece of advice: once you sign and submit your deposit, visit the house multiple times. Check everything carefully and note what you like and don't like. Take photos of anything that isn't up to your satisfaction and send them to the builder before the closing date. They are very good about fixing issues promptly. This is not a paid review--just an honest one. We are 100% satisfied with LGI Homes.

    I purchased my home from LGI Homes around 2021. Unfortunately, I am now dealing with what appears…read moreto be improper HVAC ductwork installation. The two front rooms facing the driveway are extremely hot during the summer and cold during the winter. I did not realize there was an actual installation issue until after LGI Homes' one-year warranty had expired. After contacting American Home Shield and having the issue evaluated, I was informed that the problem was due to the HVAC ductwork installation. What is even more concerning is that several of my neighbors are experiencing the same issue. I have been advised that correcting the problem could cost approximately $2,000 out of pocket. I understand that the one-year warranty has expired, but how is a homeowner supposed to identify an improper installation issue within one year when the problem may not become fully noticeable until later? Homeowners should not have to pay thousands of dollars to correct work that was not properly installed during the original construction of their homes. I am extremely disappointed that I am now facing a significant repair expense for an issue that appears to have originated during construction. I hope LGI Homes takes responsibility, investigates the issue, and provides a fair resolution. I would strongly encourage potential homebuyers to thoroughly inspect the HVAC system and ductwork before purchasing an LGI home, because problems like this may not become apparent until after the warranty has expired
