During my time in the neighborhood, one of the co-owners of the real estate company also served as the HOA's vice president, while her husband, the company's owner, served as HOA president. As a homeowner, I found it difficult to separate the interests of the HOA from those of the real estate company. When I requested HOA records and financial information that I believed homeowners were entitled to inspect under North Carolina law, I was unable to obtain the records I requested. The only financial relationship that was disclosed was that the HOA president's company also served as the neighborhood's landscaping company. Beyond that, I was not provided the financial transparency I expected. I was also told by the vice president that her husband was suffering from Alzheimer's disease and was not involved in handling HOA matters. Despite that, I observed that his name continued to appear on HOA-related documents long afterward. Based on my personal experience, I cannot recommend this company. I encourage anyone considering working with them or purchasing property governed by an HOA they manage or are closely involved with to ask detailed questions, request documentation, and make sure they are comfortable with the level of transparency before proceeding.

They told me, after we arrived at the…read moreproperty, that their policy is NOT to provide any basic supplies like dish soap, hand soap, sponge for cleaning the kitchen, more than one kitchen towel, and no extra trash bags (in our case, we only had one trash bag for seven people for four days!). At the high price point we were at, that is completely unheard of and very unprofessional. We have stayed in many similar homes across the country and have never seen such a cheap policy. So be aware - either plan a trip to the store when you get to a Spectrum rental, or bring all your own supplies from home! I'd rather be on the beach than running to the store for basic supplies - that is why we pay the higher prices! And it is not clear on their property descriptions, at least the ones that we saw, that you need to bring all your basic supplies from home. They did come out and fix a repair that needed to be made so we appreciated their efficiency in that area, and thus the reason for the added star.

My family encountered the following: 1. ROACHES on the Bottom floor 2. Ice maker never worked. Even though we called and a nice maintenance guy came promptly to fix, it stopped working quickly afterwards. 3. MOLD - this is unacceptable!!! And the neighbor had mold too!! 4. Sliders to the ocean that were very hard to open. And stuck. 5. No blinds or drapes. 6. Broken blinds 7. A dehumidifier that we were not given instructions for that we had to empty multiple times per day. 8. No info on trash pick up. 9. Dirty, trash left in place and a dirty qtip left in a bedroom. 10. Old furniture throughout. $15000 a week deserves much better furniture. 11. Weak decking that can be hazardous. 12. Dirty exterior. We are aware of the ocean winds and salt however, the fencing has been rarely cleaned because of all the dirt on the railings and slats. There is more but we are tired from a vacation that didn't happen well and we need to recover from it. We are very disappointed!!!

We rented a "Blue Pearl" property, which Bluewater markets as their highest standard of luxury homes, and our experience was far from it. The elevator trapped my 85-year-old father, requiring a fire department rescue. We reported it, but Bluewater never followed up on its status or repair, leaving him to slowly and carefully navigate the stairs for the rest of the week. On top of that, a pool safety alarm was broken and never fixed despite multiple reports. An exterior door knob came off in our hand, and the stove controls were worn off, making it guesswork to use. A vacation shouldn't be spent constantly chasing the management company for basic safety. After a decade of trust, this experience has ensured we will be taking our business elsewhere.
