A ghastly place where there parking is NEVER available. The office staff are rude, crass, vulgar, and light up the whole office with cigarettes day in and day out, I am surprised neither of them have Lung cancer and emohysema. Maintenance of the apartments are subpar and spotty. You can never get the apartment you want because Jude Flori and Tracee play mafia with people who apply here and choose only people they know to lease the desirable units. I would give this place NEGATIVE stars if I could. The management, particularly JUDE FIORI the Property Manager and TRACEE MCGUIRE, Lease Coordinator are RUDE, VULGAR, and UTTERLY useless. All they do is smoke cigarettes in their office and badmouth how awful the tenants are. They hate their jobs and take no consideration for the welfare of the tenants. Why do they still maintain their jobs here and perform so poorly? Do not even try inquiring via phone or emailing the administration office about the apartment because you will just get an automated spam reply and they fail to answer any vital information about their property and if you even bother asking about the property then good luck! You have a better chance of finding an apartment that you like elsewhere because the management here operates like the mob, they promise you one particular apartment but give it later to someone else. Lease always goes up yearly by leaps and bounds yet customer service is totally pathetic. A child of one of the tenants here died in a freak car accident right in FRONT of their office and their ineptitude is beyond compare because their CCTV couldn't even properly catch what happened. STAY AWAY!!! This place is horrible! Jude is rude and nasty. Half the maintenance can be rude too or don't speak English. The parking is awful and when you park on the side of cars people call the cops so you end up getting tickets. Certain people have parking spots with green signs which shouldn't be allowed but Jude allows it because if you don't want a garage it's less off ur monthly bill so she can use the garages for storages. Ex when throwing away big ticket items you pay here it goes into garage then they pay for a big loader to come to empty out everything. Scam some where there!! Rats outside the apartment and they take care of it when you call. The Exterminator they use is the worst too. Tells me the stuff is pet friendly and ended up getting my cat sick. When I called the office about it they could careless about the situation. And also called the exterminator and he could careless too. Unless your best friends with Jude they treat you like crap here. The grounds isn't kept up that nice and they have landscapers come 8am on a Saturday so they are making so much noise under your window while ur trying to sleep in. They have garbage and recycling outside but the same truck comes and takes it both. So why recycle then. There just cheap about it. Every two months someone is coming in your apartment to do some type of inspection which is BS never had that before. I feel it's to check inside for some reason. The size of the apartment inside is nice for the price but totally not worth to deal w her and everything else that comes with this place. I lived in this horrendous place with my wife and kids; moving out was the best thing we ever did. We left almost 3 years ago with notice and paid in full. Today we received a judgement of $11,000 against us with no reason, notification or any other explanation. We don't know what it's about but just a warning that these people don't even need a reason to take hard earned money. Everyone has their own experiences with Beaver Brook Garden apartments. My experience has been a horrible one. I moved in with my family in June 2013 and have had nothing but problems with the apartment itself, among other things. Maintenance consists of mainly Spanish speaking guys who are unskilled workers, many of whom do not speak English. This makes communication difficult. When I first moved in, the grounds were maintained but not so much anymore. Even in the summer, the grass is either discolored and crunchy sounding to walk on or just dirt mixed with weeds sit where the grass should be. The office manager Jude and assistant Tracy are very crass and nasty people if you don't kiss up to them 24/7. If you never have any major issues with your apartment, than you should be fine, but if you do good luck. I expect that buildings built in the 1960s like these to have problems, but it seems many problems that occur are due to poor maintenance, negligence and neglect. The following are issues that occurred prior to my family occupying the apartment and we're not fixed prior to our occupancy: 1. "Bubbling up" of hardwood floors therefore carpeting had to be installed by maintenance 2. Doorbell was disconnected 3. Smoke detector was disconnected and sitting on top of the refrigerator 4. TV cable wire was cut 5. Security chain on door was broken (My family installed a new one) 6. Disgusting kitchen cabinets and drawer interiors (looks like rotted wood) so I put liners down 7. Had worn looking grayish- blue counter tops (My family refinished them) The following problems occurred while living at Beaver Brook in building A. 1. Toilet kept breaking down until recently replaced 2. Body of shower had to be replaced due to sudden surges of hot/ cold water 3. Leaking water out of living room baseboard heater (one of the maintenance guys damaged my vacuum trying to suction up the water) 4. Faulty electrical wiring (some electrical sockets would either not work or blue sparks could be seen in wall) 5. Currently have a dead animal in the wall of my daughter's bedroom (smell of the decaying animal is overwhelming in that bedroom). My daughter and I removed all of her things from her bedroom since the smell was/ is so bad. The smell began a week ago, and still hasn't been taken care of even though Jude as well as maintenance were notified about this when it started a week ago. read more

Every review that i've seen saying that jude is the worst or bad. In my experience actually she and tracy are great once you know them they are so nice and worm they help me a lot with everything there. Flooding is little problem but nothing major plus you get what you paying. Everything around is about $300-400 more expensive for the same space. Beaver Brook Gardens Apartments.... There are loads of memories at this place... Some GREAT memories and sadly... some SERIOUSLY devastating ones... Lets start with what was good... I raised my 7 year old son for 6 years of his life and my wife and I had our 2nd son there for a year of his life. We loved the privacy, neighbors (mostly), the apartment was roomy and comfy, garage was great, and woods next to the property was fun to explore with my oldest son, Oldest son learned to ride bikes, over all my family grew together, and many other great memories happened... The cons....Management was terrible, maintenance was the worst, the apartment complex was CHEEP, and the security cameras they claim to have are fake and don't record anything. Also without speed humps the residents speed around the circle without a care in the world as to children playing. The pool was nice when they had it open. It was closed often due to repairs and fecal matter floating around But the pool was what my wife and kids lived for in the summer. I loved that Santa came on a fire truck, and Halloween was such a big neighborhood event, and that not only my wife and I married in our apartment next to my custom DVD shelf but grew as a family. If you work or like going to NY you can walk to the train station and hop on a train that goes to Penn Station. While we live there we had a yearly power outage due to floods. They did very little to help us other than warn us about the flood possibility. When I had to fork out $400 to replace all of the food that spoiled, live 12-22 days without heat, hot water, and electric, and miss work due to no exits out of town to my job, no one was there to help us but neighbors who stuck around. The 2 worst things that have ever happened in Beaver Brook Gardens involved children. My son nearly died after a major flood. The day the water receded we all walked around and saw the damage and we talked to neighbors. It was a beautiful day. That night around 5am my son lost energy and became nearly paralyzed. We sped to Chilton Memorial Hospital where he stopped breathing and was put on life support for the next 2 weeks. A poison was suspect to the cause but never was confirmed. Cause was never determined now that its been 5 years ago. But I know that the flood waters brought something to the surface. Years of floods have kept toxins too close to the surface where children like mine played and could get sick. Especially with an airport near by. My son recovered and is a typical little boy now but that was the worst moment of my entire life. I still have anxiety issues over it. The 2nd is even worse. Beaver Brook Gardens used to place speed humps around the property during the warmer months to stop idiots from speeding. Since 2013 they decided to not place them and Beaver Brook Gardens became a NASCAR speed way. They decided to never place them again to save money and to this day they still will not put them down. Summer 2013 while my family and I were swimming at the community pool a family had come home from the store and was bringing the food and water inside. There 4 year old son ran across the street exiting the complex and was hit by a car. He wasn't speeding but the speed humps would have slowed things down a bit more and possibly would have saved the child's life. Though the driver was not at fault, that child died on the scene and destroyed many peoples lives. The driver had serious issues that needed heavy meds. to help him cope, the family was destroyed, and the community was devastated. I personally due to the last paragraph had severe nightmares since I saw the child taken away and the blood stained street. The community stood at the place of the accident and place stuffed animals, flowers, pictures, and had a moment of silence across the street at the church where 100's of people from the complex came...Beaver Brook Gardens still have not brought back the speed humps or taken any other measures to stop this from happening again. Summery: The place is beautiful and has its magical moments. But the place gives everyone a false sense of security because of the small community feel. People allow very small children run around without parental watch and management doesn't seem to care by putting measures in place to potentially protect them. Its a great place but don't let your guard down in regards to your safety. Lincoln Park is a great place to raise a young family and is safe when it comes to crime. But no place is perfect. Rental price is too high for everything you get so I moved. Good luck if you choose to live there. There are equal pros and cons to this property. read more

Yes, the office staff is rude and incredibly condescending (go figure ) (along with some of the maintenance men) but my biggest complaint right now is the LACK OF PARKING. There is absolutely no parking to be found for quite a while now. You have to walk an incredibly far distance to your door 95% of the time. Even during the day there's no where to park. I am not a tenant. I was inquiring over the phone about the apartments, just general information. I believe the woman's name is Jude, she was rude, didn't let me finish my sentence or question. How do you expect to bring in new tenants with that attitude? If you hate your job find a new one, don't take it out on other people. She needs to determine whatever it is in her life that makes her unhappy. The thing that irritated me the most was that she doesn't know the FAIR HOUSING LAWS. I've worked in property management myself and I was trained with these laws. I asked her what their procedure was for a reasonable accommodation, she asked for what? I explained I have a companion animal for a medical condition. She asked how large the animal was, I told her the weight (which shouldn't matter) and she denied me. I explained again it's for a reasonable accommodation perhaps she didn't hear me the first time. She said no we have weight limits and hung up on me. This complex is looking for a law suit. Perhaps Jude should take some training classes not only on fair housing laws but also how to have a personality with some added class. I would recommend not to waste your time calling this complex. I'm glad I found out now what a nightmare the front office is. I have contacted fair housing for New Jersey. I hope to hear back from them soon and hopefully Jude gets a call from them as well. I only gave them one star because it wouldn't let me continue without putting a star rating on there. If I could put negative stars I definitely would have. I sent this in an e-mail to Jude the next day and I still have not received a response: Good afternoon Jude, I spoke with you yesterday regarding the Fair Housing Act-specifically regarding service animals and assistance animals for people with disabilities. Apparently, you do not know the Fair Housing Act Law! When I asked you about the accommodation for assistance animals, you said the complex has a "weight limit" for animals and you rudely HUNG UP ON ME! Shame on you for not having customer service skills, the qualifications and knowledge relevant to your job. It is no surprise your complex has bad reviews on Yelp! I have also contacted the Department of Housing and Urban Development to file a Housing Discrimination Complaint against you and the apartment complex. DO NOT RENT HERE. RENT IS CHEAP BUT MANAGEMENT AND Secretary ARE RUDE!!! This place should be called Breaver Crook!!! Read your lease carefully. This place had changed through the years especially after management has been changed. The property manager is never in and never address the problems. The secretary are even worse. You can call this place a thousand times and works are never done cause it's not priority. Office staffs never around or office is closed majority of office business hours. Never seem to find anyone especially on Thursday or Friday. Certain maintances workers are good but do see 2 that just hangs around and talking all days to tenants or just driving around ( Al and Bill). Don't even bother calling for things done in your apartment. Had them came and thought they fix it and had to recall the office to send someone else. This place as became a joke. Trashes are left every where and laundry rooms floors still have not been done. The most ridiculous is the parking. Barely any parking as is and now see a whole bunch of reserve parking for tenants. Stairs to apartments has been blocked off for months falling and never done. Cars been zooming and racing through the property while children are about playing. Pool is a joke we lived here over 4 years and they do not pay attention who's a resident and who's not. The worst having to let your party guest walk around the entire pool to the main entrance when you have lil children. Safety hazard. Pool guards do not do your job and just sits around all day.
