Would not recommend living here. I've had my car broken into twice. My mailbox once, and just had my welcome mat stolen. I've only lived here a year and a half... The theft here is absolutely ludicrous. Choose somewhere else to live unless you are cool with your stuff being stolen constantly and ownership not caring whatsoever. They made no attempt at rectifying the situation and basically told me sucks to suck. Another update: My AC hasn't been working for around a day, it's 86 degrees inside my apartment and 95 degrees outside. (August 2nd). I have called the emergency maintenance line 4 times and left messages every time with no response. I have emailed all team members of the property management group with no response as well. I knew where a team member of the building was onsite and visited him as I was out of options. He said he could try calling their maintenance team lead but not to bother him again on his days off. Which is fair but I literally exhausted every other option before doing this. And I wouldn't have had to do it if people did their jobs in the first place. No AC in the middle of summer is horrible but what if this was even worse? Like my apartment was on fire or flooding and no one answered??? Again, the management team at this property is always severely lacking any empathy and performs their jobs poorly at best. read more

I unfortunately have to leave ANOTHER 1 star review. I already left a review talking about the cockroach infestation, lack of urgency for maintenance and blatant disregard for simple safety measures. But now packages are going missing and are being delivered to the wrong address. I talked to a nice woman that has 5+ packages sitting outside her apartment door and she said she called the front office multiple times that the WRONG packages kept showing up at her door......they are then not taking any responsibility for it (shocker) and are now telling her to take the packages back down to the front desk. I wonder why my packages keep saying delivered but they aren't at my door. Something sketchy is going on. There is no way an apartment has this blatant disregard for personal property, tenant happiness, or quality of stay. Last time I left a review, Bell apartments told me to reach out to them, I did, and they still won't help me out or do anything to fix it or compensate it. Can't wait to move. read more

I've lived at Bell South Lamar for the last 3 years and this review reflects my personal experience with the apt / complex. There have been multiple management changes & transitions in my time, so don't get too used to who is managing it now. Please find some further details below, and note that my ultimate recommendation would be to keep looking as new developments are coming on the market frequently in this part of town! Pro's: the location of the complex is definitely a pro, for folks of all kind, the area is relatively quiet & clean! There is a small neighborhood park down the street, a friendly little dog park within walking distance and the South Lamar location is undergoing a lot of development. In additional to the complex location, the apartment itself is pretty modern and the new management team has recently undergone some improvements (updating outside building paint colors, updating the leasing office spaces such as business room). Cons: In my time here I didn't feel like the management team cared or even appreciated the actual residents. I've experienced my car being broken into, the constant state of the parking garage gate never working, rats, price hikes, poor pest control, my fob not working often, the complex gym never (and I mean never) being cleaned, gym equipment being "out of order" often, the pool often closed, sketchy folks regularly going through the dumpsters at night and thin ceilings. I experienced this first hand in May 2023 when I had a mushroom growing in my first floor apartment bedroom, coming up from my carpet (see photo attached). After immediately requesting assistance, the management team then believed it was termites and ultimately stemming from a leak, leaving rotting wood and wet dirt. While I've had maintenance issues before and the team is helpful in fixing within ~2 weeks with a few reminders, this issue blew out of control. The management team displayed poor crisis & project management skills, and a severe lack of care for my personal space / well being. I had multiple people in and out of my apartment at all times, leaving my apartment at times in a state of disaster, with the interior exposed. I work from home and this was quite a disturbance to my everyday life. At one point I came back after leaving town for the weekend when we decided it would be best for the third party construction team to do some work, and I came back to my apartment being 90+ degrees, dirt on my floors (since they went through my floors / wall to the dirt inside, and no cover at all to the exposed inner wall areas. My apartment was hot, smelly and I could see through one of my walls from my bedroom into the living room. Through this project Bell had poor communication and little remorse or empathy for me. I've escalated internally to their upper management, Bell Partners Inc., without any response. It's sad to feel ghosted by my own apartment complex and ultimately a sad end to my time here. read more

99% of the time the security gate is broke. They are in no hurry to it fixed it. Sometimes gate is opened for weeks to months. The security entrance to the building also fails to work. The fobs have been unable to be used for weeks so there is tape on them and anyone can enter. Before Christmas people were getting their packages stolen from behind their door. Empty Amazon boxes found in stairwell. Nothing was done and building is still unsecured. Now someone has the mail key and mail is being stolen. Again no action taken. I would Look elsewhere. Location is great yet if you want car broken into and packages stolen along with your mail this is your place lol. read more

We had a very positive experience during our 15 months at Bell South Lamar. First of all, the office staff provides superior service and quick resolution of any issues. Leo and Stephanie always worked hard to make sure that we had answers and that we were satisfied. They are top-notch people who have mastered their jobs. For example, when our A/C stopped working on a hot summer Sunday, Stephanie had someone come to fix it immediately the next morning. She even personally fixed the community coffee machine for me another time when I was in dire need of caffeine. Another time, Leo sorted out all of our lease renewal questions right at closing time. Second, the amenities are nice. Working out at the gym is a delight. The equipment and space are high quality. It's actually fun to break a sweat. I don't swim, but the pool also looks nice. Third, this place is extremely dog friendly. The nearby park and dog park are enjoyable places for bonding time with the hound. I enjoyed walking my dog here and meeting all of the other dogs too. The apartment complex is in a fabulous and convenient location - you can walk to Soup Peddler or Amy's ice cream, among many others, with a short 10-15 minute drive to downtown - and the individual apartment is a moderately nice setup with generous parking in the garage. read more

Terrible. Filthy. No one cares. For the last few week's trash has been overflowing in the trash shoots where residents leave their trash. The bags have piled up one on top of the other, with bugs and cockroaches making it a serious health hazard. The smell of this repulsive situation spreading into our homes. People have begun to leave their trash outside their homes creating gruesome poorly lit hallways filled with leaking trash bags. Management takes no responsibility for the situation, shrugging their shoulders and blaming others with bizarre stories. Common areas are filthy, stairs to the garage filled with dust, cans left around, and floors covered with thick grime. No one seems to care. Some neighbors are very loud, disturbing yelling, and loud parties are not uncommon. Leave if you can. Don't come if you can avoid it. read more

Great location and office staff is great, but nightmare for overall living experience. Parking doesn't exist. The garage is always full and street parking is hit or miss. The walls and floors are thin, so everything is heard from conversations, loud walking, dogs barking, doors slamming, you name it. Guest parking doesn't exist because again, parking garage is always full. Building is a bit of a maze depending on your apartment location, so everything is a nice walk for me. On top of that, trash shoots are not convenient and almost always full and overflowing. Regretfully wish I would've shopped around more. Counting down the days until I can leave and I'm only five months in. read more

Only reason why I'm giving 3 stars is because of the location and the friendly neighbors. The leasing staff was alright but made some bad business decisions. I originally signed for 13 months for my lease but when my fiancé extended his contract in the army, I decided to extend my lease so I was able to go live with him at the correct time. Instead of the leasing office being understanding of this issue, they increased my rent by $200. When I mentioned that I didn't have the funds due to COVID, they said there was nothing they could do. (Lol, there is always something you can do) This apartment complex isn't very understanding when it comes to our military I guess. When It was time to move out of my apartment, the only thing I had left in my room was my cable cord that I personally couldn't remove from my wall. I mentioned to maintenance and the front office numerous times to please remove it so I could turn it in and not get any additional fees through grande. They completely ignored me for over a month and I still never got it back. Not only that, they tried to charge me $200 for a "carpet replacement" due to Pet stains. I never had one single animal in my apartment and my carpet was perfectly clean. I had to call 3 times to get this issue sorted out. After careful consideration, they finally removed that charge and I got my deposit back. But sadly I'm sure there are people who don't fight for issues like this and just end up paying the money anyways. I wouldn't live here again because of these issues. read more

Between the blood in hallways, break ins in the office, cars and apartments, the dog poop everywhere and I mean everywhere outside inside you name it, water leaks, dirty everything, bad customer service and odd smells this place is definitly a pass. We are on our third year living at the bell. We have lived in 3 different one bedroom floor plans--the Bell has helped us each year find a place with more space and a better rent rate to accommodate our needs. The office staff is has been amazing and I wave hi to the maintenance staff every time I see them--they have always been wonderful to us. We looked at other options in the area such a duplexes and town homes but The Bell offered the best quality and amenities for the price we were looking for. The only downside I can think of is the prohibited retail parking on the first floor of the garage between 4 pm and midnight. Just tons of unused spaces which is annoying to see when you have to go all the way up to the 4th/5th floor to find a spot sometimes. Otherwise it's been lovely living here. GREAT location. Good quality. Friendly residents. Very helpful staff. Reasonable rates. :) read more

I have lived in Austin for almost 2 years and will be extending my stay for my 3rd year coming up soon :) The staff are extremely friendly, they always help out when you ask them, the amenities are very nice, and sooo close to downtown. I work downtown, so if your looking for a place that is an easy commute, Bell South Lamar is a great option. Great location, nice interior build-out. The office staff is a nightmare. -We moved units within the complex. It took management almost a month to process new lease paperwork with us having to go into the office multiple days in a given week. -Served an eviction notice after management misplaced our rent payment. -Towed from the property three different times because management changed their permitting policy without notifying residents. -Our AC went out in August in Texas. The average temperature in our room was 85 degrees--and we have a dog. The front office staff was unable to tell us anything accurate about when we could expect a fix and refused to discount our rent. Two months into a broken AC unit, we wake up to find our bathroom flooded due to poor indoor unit installation. Management refuses to hire an external contractor. The allure of the location doesn't stack up against the gross incompetence of the management team. read more

This place is much better than people are saying. We moved into the new townhouses behind the main apartment building when it was Cielo and then lived here for months after it became Bell. It's true, the transition between Cielo and Bell was rough. But that coulda been Cielo's fault just as much; they were here one day, gone the next, and the Cielo staff didn't seem to know it was coming. BUT, after the new team got in the swing of things, this place is far better managed than under Cielo. Cielo was chaotic and informal. They didn't have systems in place or know what they were doing half the time. (Example: Cielo staff asked us for our renter's insurance no fewer than four times even though we provided it on day one and then twice more after that.) Bell is organized and on top of everything. Maintenance requests are answered in one day or less, every time. Everything is well communicated. They're constantly adding new features and services, and definitely put out the vibe of trying hard to do the right thing. They're constantly making improvements and upgrades. Look, the new staff came in, possibly overwhelmed on short notice, but they are very nice and as they've gotten things under control and learned their way, have been nothing but gracious and accommodating. The Cielo/Bell transition is now long past so if I was moving in now, I wouldn't worry about Bell in the slightest. I don't know what the apartments are like but the Townhomes are pretty cool. We live on the park. Bell is pretty well located, you're in the heart of everything or close to it and the 3-story townhomes w/ two car garages are new construction and a solid value for the money. Of course, being townhomes (and probably apartments) and being on the park can sometimes make it noisy. But if you wanted total quiet, you wouldn't be apartment hunting in the middle of South Lamar, now would you? Bottom line: we don't regret living here and would choose it again. read more

Apartment was in terrible shape on move in; stained toilet, carpet that stunk like cat piss from previous tenant, multiple burned out lightbulbs in ceiling light fixtures, light switches that didn't work. Had to submit a work request for all and only carpet was replaced. After only 6 months, we left the apartment in better shape than upon on move in and they had didn't give us our deposit back. TERRIBLE management, policies and no or slow response times to inquiries. DO NOT RECOMMEND. No surprise they have so man apartments available for rent. read more

I don't want to be THAT guy that goes on Yelp to talk bad about his apartment complex, but I'm hoping if I take this public they will hear my plea for help... I put in a maintenance request 2 weeks ago for my air conditioning unit due to it not functioning correctly. Since then, I have contacted maintenance three times to fix it and it has yet to be fixed properly. They keep replacing the thermostat and some other items that obviously aren't the problem because IM STILL SITTING IN A ROOM WITH A BROKEN AC UNIT IN THE MIDDLE OF THE SUMMER. My utility bill is through the roof because I'm having to always have it on so I can get a little bit of air flow in my unit. Please please please fix my AC unit Bell South Lamar, I beg of you. If you like getting packages, which I'm sure you do, absolutely do not move here. In the 12 months I have lived here I have had 6 packages stolen. The new delivery system, Fetch, is cumbersome and is only useful if you agree to sign for every package, a huge inconvenience. Sure, Amazon always issues refunds for stolen packages, the new system puts all the liability on the resident, if a package gets stolen after being delivered by Fetch, too bad, the resident has to eat that cost. I have contacted the office every time a package has gone missing to ask them to do something about the theft and they have always said something to the effect of "we are aware of the issue and are exploring options". Those options do not ever include things that would cost more money (installing cameras at entry points/hallways, installing additional entry security points, hiring a security guard), they are only interested in slashing costs and not addressing the issue. Granted, this is a problem at all of the apartment complexes in this area but Bell South Lamar is absolutely not committed to resolving the problem. Buyer be ware. read more

Any good reviews on here were left for cielo not bell. Bell took over their page so got the reviews with it. Pretty much anyone you talk to who was there before bell will tell you the apartment and management are HORRIBLE! If you don't want to read my review see photos for proof it's not just me that has a problem with bell. It's most the residents. I saw more complaints and concerns once they took over than anything positive happening. So when I first moved into these apartments when they were called "Cielo at south Lamar" and ran by Lincoln properties. I was 100% happy all around with them. The living environment, all of the staff was fantastic, friendly and just on another level of being beyond an apartment staff, the amenities are great, the apartment events they had for us were awesome, there were never any issues with the staff. No one was rude to us and theywere very warm and friendly and real. AFTER the new management has taken over (bell) I was worried because I do not like change I'll admit. I noticed things were changing fast and mostly have not been happy with these changes. I've noticed the apartment areas look dirty now, the halls, trash piling up everywhere. I've never seen the dumpsters so full before, dog poop bags were out for a while so there was a lot of dog poop left on the floor, the pool had never looked so gross before, some of the staff seems ok but just in a "I'm doing my job" kind of way. Not the same feeling from the Lincoln property staff (cielo), it takes a lot longer to get our maintenance request needs met like over a week. Cielo would be at your door the same day or a day later for maintenance work no later. My dad was visiting and noticed someone from the office going through our storage. I went to ask what that was about and why were they in my storage unit digging around and chris says that they didn't have a key to get in so it must have been opened. MY STORAGE UNIT HAS NEVER ONCE BEEN LEFT OPEN so they have a way in and this "we didn't have a key" crap was bs. The door never unlocks unless you go out of your way to unlock it. so it's always LOCKED. Honestly I don't trust the people working here. We had very little time to decide if we were staying or moving once new management took over and based on their other reviews from many apartments we decided no. After waiting a little over a week for our maintenance request to be filled. Somebody calls back a week later saying that they can come and fix the wall even though somebody already came and fixed the wall and then I told the maintenance man that were actually waiting on our freezer handle and he said well I'm the only permanent one here so they probably didn't order the part so I need to come and get the part number. This is now 3 weeks with a broken fridge handle. 1 week wait for maintenance, another week because they said they probably didn't order the part like I was told they did, and so we ended up waiting 4 weeks for a freezer handler. My bf and I left my apt to take my dog to the vet and came back and our door was left open. I'm really annoyed and I do not trust the people working because this is the second time someone's messed with our stuff first time was our storage unit that I know is always locked and they tried to tell us it wasn't but it doesn't unlock even when you stick the key in to open it. It only is open while the key is in and you turn the key and the door knob and now it seems like someone's going into our apartments when we don't have any work orders in or reason for them to be going into our apartments. I posted to the board to see if anyone else has had any problems and someone else also noticed it seemed like someone was going into their apartment without their knowledge as well. As we're getting our stuff moved out and cleaned up. We put in a lot of Time trying to clean. We had a carpet cleaner and cleaned the carpet. I cleaned around the tight spots/cracks/corners, In and out of everything. The only thing that was really left is considered normal wear and tear by Austin tenants council. I sent Kim a photo of a pano of the walls and carpet and I'm told it's not normal wear and tear ? Um what makes it not normal wear and tear ? Did we have a mud fight or something abnormal happen ?? It def is normal wear and tear from FOOT TRAFFIC ONLY and furniture being right on the wall and just dirty walls from a year and a half of living there. ANGIE is the only one who is a "real person". It's funny with the short amount of time they've taken over how the vibe has change to negative the few times walking into the office and dealing with chris, Kim. Be ready to have your money rob from you and wrongfully use because I'm pretty sure it doesn't cost $115 to clean normal wear and tear foot traffic from a tiny bedroom carpet. At BSL you don't get a great value and you don't get great service; you don't get much of anything. The quality of the apartment isn't worth the price. I currently pay over $100/month more than my exact apartment is going for now, and I still wouldn't do it again. The upkeep has been a problem of the apartment itself along with the common areas. Also, noise has been a major problem. If you have a window facing Manchaca or Lamar (2 of Austin's busiest) then expect to hear sirens, motorcycles, and traffic all night. I've noticed in recent months the dynamic of the complex has changed from primarily young professionals to many more middle-aged residents with children. This has made some amenities like using the pool less fun when parents ask you to turn off music so they can have swimming lessons in the pool. Definitely can't recommend. read more

I moved into Bell South Lamar in July of last year and I have nothing but good things to say. Kim and Angie in the leasing office are great. The maintenance crew are quick to address maintenance requests and very friendly. I moved in the day after Cielo changed to Bell South Lamar. Since then, Bell South Lamar has really made an effort to improve the complex as a whole. I'm not quite sure why my neighbors have had so many complaints. A lot of the complaints have nothing to do with the leasing team and more to do with the people who reside here. I've never had an issue with my apartment. I would definitely recommend this apartment complex to anyone whose looking for an apartment in the 704. The location is unbeatable. read more

First off, I really wanted to rate this complex higher. When we decided we would be moving into an apt we couldn't think of a better location. The office manager (Leo) was so friendly and super helpful. We worked with Angie and she was also extremely helpful. This is where the positive aspects of the complex stop. During the holidays we were called by maintenance stating that we would have to pay $75 if we didn't pick up our trash from a pile of other trash. The creepy man on the line even stated that he knew who we were and had pictures. He became defensive when I advised him that there was no room in the actual trash shoot. I mean, he had time to call me (and I am assuming, other residents) why didn't he have time to clean the trash shoot? Fine. In all honesty, we probably should have walked half a mile to the dumpsters instead of doing what other residents were doing. This was out of line and unprofessional from the maintenance crew, but understandable. I shrugged that one off and just tried to understand where they are coming from. Then, our upstairs neighbors seem to have relationship issues. Every night they have a fight about his drinking and "texting other hoes". Contacted the front office, the woman over the phone was extremely nice and also helpful, but the same night of the phone call, a fight happens again, this time at 5 AM! This is completely out of the control of the front office or complex, and this I understand as well! Finally,(this is what has provoked me to even write this) I parked on the retail level of the garage. I was unloading groceries and knew I would be back at my vehicle in less than 15 minutes. I came back outside to find that my car had been towed. Rules are rules, and I abide by all rules. But why would you tow your own tenants? When I asked the towing company out of curiosity why I was towed when I hadn't been away from my car long in an empty lot, I repeat EMPTY lot, he stated that the manager (Leo) called it in. I was also told that if you have a resident parking permit you are towed immediately. Again, why would you treat your tenants that way? Tenants that pay a lot of money to live an apt complex that looks like every other complex on S. Lamar. Didn't you know that as tenants we have options? This is a huge corporate company and you guys are probably doing fine now, but the more negative comments that come out the more people will realize what a shit hole this place is. If you are ever in the market for an apt rental as friendly as the staff may seem, remember it's not worth it. Try 704 or Post any property that is not related to Bell Properties. read more

Horrible after being bought by "Bell South". Apparently Bell South management stopped screening renters to grow revenue. And reduced security presence. To begin with this is a cement construction building with thin layers of stucco. So any noise travels into your apartment. Previous to "Bell South" there were rules about noise with enforcement by the building staff. After "Bell South" management took control building monitors to enforce noise / culture rules were eliminated. The official explanation was they "are on vacation." After the purchase in April-ish of 2016 by Bell South noise is set by the loudest, most aggressive resident. Complain yourself to a neighbor and expect to see a gun. Did I mention this dog friendly building is also assault rifle friendly? I'd write more but I'm guessing others will back me up. read more

FOR NEW RENTERS - Ask about the Fees ($50 Online Rent Fee each Month and NO DROPBOX) - Read to end! First off I will say the staff is great and very nice to talk to so this isn't directed to you. The way you pay rent is made to catch you and add fees. It's no lie that it's set up this way. (IMPORTANT FACT) - If you want to pay your rent online its only a ($50 service charge) - That's ($600 a year) in fees for paying YOUR RENT online through their portal. - If you have a roommate then one of you has to make the full rent charge in the system. It won't take multiple charges and then there's a ($50 Service Charge Each). (NO DROPBOX) so you have to make payments before they close at 5 or you will have to pay online. (Again $50 Service Fee) - If they would just put a dropbox in or get rid of the ($50 Online Payment Charge) that would make paying rent a monthly thing an easy task. I work until 5 pm when they close and go to work before they open at 9 am so its difficult to pay in person without getting charged a ($50 Online Fee) every time I go to pay rent. read more

Vehicle enforcement is terrible. Loading/unloading zones marked with 2 hour limit and tow within those two hours. Poor office staff, will not address issues with tenants in professional manner. Front office will fight you tooth and nail to not assume any responsibility. read more

I moved into Bell South Lamar a couple of months ago (from Sur512) and I must say am happier here than in any apartment complex I've ever lived in. I had such a horrible experience at Sur that I went into this apartment with hesitation and low expectations - but have been completely surprised with how amazing this community is. From the leasing office to the amenities, to the overall structure of the building and even the landscaping, I love calling Bell home. Not to mention, the value for what you get makes it that much better. read more

I am a typical Yelp user, in that I use it to read reviews, not to write them. My experience here has been so awful, that it made me write one of my first reviews ever. I have lived here over 2 years (basically since the building opened) and can confidently say that this place is a total mess ever since Bell took over. When it was under Cielo, it wan't perfect by any means, but people were generally happy. Ever since Bell took it over last summer, it has been a total disaster. They have already had to change managers several times as no one is either capable of doing the job, or can deal with the terrible staff. The entire complex is dirty. There is constantly trash and dog poop in the halls, the gym is NEVER cleaned, and crime is going up. Cars are broken into all the time, packages are always stolen, etc. Our parking garage is always broken, so anyone can just walk in. Management doesn't take the slightest responsibility or even interest in these issues. Instead, they deny, deny, deny and ignore, ignore, ignore. This place sucks and I feel so bad when I see excited perspective residents on their tour. Don't do it. read more
