The unit upgrades is an improvement. Comes with a elevator. New cabinet, flooring, and toilet. The cabinets were here for over 20 years. The stove, flooring, toilet were old. They needed replacements. Supposedly, Hud paid for it, not the company or management. I am happy it got done. The building includes a gazebo (donated by a great organization) and tv in the community room. It always had a community with holidays party's and events. This is mainly a elderly and persons with disabilities building subsidize building. There is still gossip but every building has that and bad apples. The walls are very thin and there is a lot of noise, but it's affordable. The security cameras do protect you. The problem is if someone breaks in your apartment. You need a subpoena to see the video and management views it but doesn't have access to pre-recorded video which is still good. The doors locks at 4pm. which is safe, but there is no way to get up if you are locked out because we don't have a intercom system. So you're out of luck if you are locked outside, visiting someone that can't get to the door, or making deliveries. The things that the other reviewer wrote about the staff that got fired and what happened that's appalling. But the downside are the constant leaks have been a major issue. Air conditioner, etc. kept leaking, and they were only patched, never properly fixed or replaced untill they were completely broken. Nothing gets replaced by management unless it completely blows out. I found out over 10 other units had similar problems with water also leaking through the windows and possibly coming from the roof with mold and damages. This problem has never been addressed. Repairs take forever, and maintenance staff kept changing, probably because they weren't given the funds or support to do real repairs. Management is more defensive than helpful whenever concerns are brought up. Maybe other people got theirs repaired, but I didn't. I am starting to wonder what happened to the Fema or insurance money they received. It's affordable, but I am just saying I would like improvements.

Much has changed: the drug-dealing people are long gone. The trailer park next door is gone. Many upgrades and more to come: new flooring, cabinets, appliances, toilets - some weren't that old! Ownership/management has gone through many changes. It's HUD housing, best to remember that and play by the rules. Staff is down to one person plus maintenance. With that and Covid, no one's hanging around gossiping (or arguing!) in the halls. Plus we have overhead security cameras in case there are any problems with residents or guests. It's truly the best subsidized housing for the disabled in Sarasota - of the VERY few available. I'm so grateful for this place, even with all the changes, it's my home, it's very decent, and peaceful here.

She set up my time for move out, and when I came in with my keys, she told me that I would have to wait another day. When I asked her how long it would take to get my deposit back, me that IF I get my deposit back, it can take at least 30 days. She was snotty and disgusting. As far as the apartment goes, there was a roach issue. I also found fleas in my apartment, and when I contacted the office to let them know that the carpets needed to be cleaned, they completely I had to hire a professional carpet cleaning company. They either were from the previous tenants or From out in the grass. Constantly, the lawn service was neglected, most of the time the grasp being dry and crusty as they were not watering. I cannot count how many times the pool was shut down and we were not allowed to use it for days if not weeks on end.

Well add all that to the pile of lies this management tells people to get them to sign. I'm paying $60 for nail holes I could have just done myself and $270 for a new carpet. Renter beware! I was there one year and this was consistently my experience: The pet area was hardly ever manicured, so it gets infested with flees easily (they'll blame the dogs digging). The gates malfunction basically weekly so you're either trapped in/out or they're just left open. Same with the pedestrian gates. The water feature in the lake stopped working for months (was still broken when I left) so the water just sat there rotting and started to smell. People stopped picking up after their dogs in several areas and nothing was done about it. This past summer the pool was open regardless of several health and safety violations, so the FD showed up midday to shut it down (suspiciously opened like a day later). The amount of bugs I had in my apartment on the THIRD floor was puzzling. Forget 24 hours notice for entering your apartment, several (at least 3 I know of) tenants experienced maintenance men using their key and just walking into their homes while they were home! I was completely disappointed in every aspect of this apartment complex, and they couldn't even separate gracefully. I don't love being 'that person' to leave a negative review, but after I received my bill today (10/27/25) less than one month from move out from COLLECTIONS no less (they didn't even send an original to me?? I have perfect credit?? In this economy?! Plz.) I genuinely feel the need to protect people from this place. There are WAY better less expensive places than this establishment. Absolutely disappointed and happy to be out of there!

The apartments are spacious and modern with screened balconies. They have various layouts on the four floors. There is a large lounge and club room area with a pool table, coffee bar, and bar area on the ground floor. The accoutrements and feel is upscale and they fit a lot into the building site while making it feel spacious with the large high ceiling ground floor clubhouse area, gyms, workspaces, and pool area with areas to lounge around it. Amber C. was a great tour guide, helpful, friendly and affordable The luxury amenities and some extras come with a price point that is a little high than some of the older complexes in the area and there is definitely a brand new upscale feel to the place from the apartments to the amenities and decor.
