They have a really nice pool and weight room and it seems like a great neighborhood in Palmer Ranch. There is a Lowe's and Target within walking distance and the Costco is about 1 mile away. Check their website for an updated list of apartment rentals but a 3 bedroom 2 bathroom will cost you about $1,350.00. We decided to pay a lot more and move to Siesta Key but the units we viewed were really nice. It's worth a look for sure!

There was dog pee stains on the carpet (was the first thing I ripped out). What kind of ppl wouldn't walk their god? Abhorrent. Anyway, there was no mold anywhere else. Besides, I had the unit inspected before I bought it. About the roaches, all and all, last year (2021) I saw 3 roaches (palmettos). All during the summer. First I must say I live on the 3rd floor. So I found one in my bathtub (gross) probly came from the pipes, and the others my cat was chasing lol nice live toys for him. He kills them eventually. No need for sprays. So that's that. There's awesome pool, nice gym, tennis court, landscaping is beautiful. My neighbors are all awesome. Management is on premises and very nice as well. I'm very happy I bought here when I did. Also it's very close to siesta. I go there on my ebike (there's a bike lane on the US41!) takes me 20min, door to beach (crescent beach)!

The concern is in 3 areas controlled by the manage company The key fobs that unlock the pool and fitness center have not been operational for nearly a year. Non residents have entered and misused the property A new trash compactor that should been installed and operational before Christmas 2025 is still not installed as of early March 2026. Lastly is the lawn service or lack there of ... unless you appreciate 2-3 hour lunch/naps and overall breaks, cell phone talk time, and limited evidence of performing their actual lawn services. Their expertise is blowing accumulated leaves on the roadways to piles on the edges so they can recover the roadways shortly after departing the community. Area of the community are cov with 2-3 inches of leaves suffocating any new emerging grass from penetrating the surface.

This is an abstract from the norm of corporations who only seem to care about their bottom-line which tells me they are in this for the long game. The Maintenace crew is also top notch, anytime i've had an issue they've responded in a timely manner and fixed any issues or problems i've had from AC to a Faucet replacement, they even replaced a toilet after my 3-year-old decided her toys wanted to go for a swim. She set up my time for move out, and when I came in with my keys, she told me that I would have to wait another day. When I asked her how long it would take to get my deposit back, me that IF I get my deposit back, it can take at least 30 days. She was snotty and disgusting. As far as the apartment goes, there was a roach issue. I also found fleas in my apartment, and when I contacted the office to let them know that the carpets needed to be cleaned, they completely I had to hire a professional carpet cleaning company. They either were from the previous tenants or From out in the grass. Constantly, the lawn service was neglected, most of the time the grasp being dry and crusty as they were not watering. I cannot count how many times the pool was shut down and we were not allowed to use it for days if not weeks on end.

Well add all that to the pile of lies this management tells people to get them to sign. I'm paying $60 for nail holes I could have just done myself and $270 for a new carpet. Renter beware! I was there one year and this was consistently my experience: The pet area was hardly ever manicured, so it gets infested with flees easily (they'll blame the dogs digging). The gates malfunction basically weekly so you're either trapped in/out or they're just left open. Same with the pedestrian gates. The water feature in the lake stopped working for months (was still broken when I left) so the water just sat there rotting and started to smell. People stopped picking up after their dogs in several areas and nothing was done about it. This past summer the pool was open regardless of several health and safety violations, so the FD showed up midday to shut it down (suspiciously opened like a day later). The amount of bugs I had in my apartment on the THIRD floor was puzzling. Forget 24 hours notice for entering your apartment, several (at least 3 I know of) tenants experienced maintenance men using their key and just walking into their homes while they were home! I was completely disappointed in every aspect of this apartment complex, and they couldn't even separate gracefully. I don't love being 'that person' to leave a negative review, but after I received my bill today (10/27/25) less than one month from move out from COLLECTIONS no less (they didn't even send an original to me?? I have perfect credit?? In this economy?! Plz.) I genuinely feel the need to protect people from this place. There are WAY better less expensive places than this establishment. Absolutely disappointed and happy to be out of there!

What TM…read moreDOESN'T tell you is that they choose the HOA manager that is in place until the HOA turns over to us (estimated June 2021). That HOA manager is Pope Properties. Pope, which is nothing more than a non-co-owned extension of Taylor Morrison, has been so incredibly pathetic in terms of maintenance. How pathetic? So much so that the entire community of homeowners was a whisker away from a mass revolt just a couple of months ago. Don't believe me? Drive around the community, find folks outside, and ask them. Why have we been up in arms? Common areas have looked like crap more than they've looked decent. The area in and around the Amenity Center has multiple problems with filth and disrepair. A group of homeowners has given a huge laundry list of needed fixes to Pope and Taylor Morrison... not once, but twice. Not even half of the action items have been addressed. Contractual requirements mandating that Pope/TM do monthly and semi-monthly landscaping duties have been ignored until enough of us yelled loud enough. There has NEVER been enforcement on the many workers who speed through our community every day (15 MPH-posted) on their way to the job site. Construction trash piles up (see photo), which creates a health hazard when critters gather to eat the remains of workers' lunches. I left my personal issues with Pope/TM for the end. I've been here for 2 and a half years. My lawn looks like crap. Know how long my lawn has looked like crap? Two years. We have had FOUR Pope Community Assn Managers in my time here. One was worth his salt and at least tried. The other three have been worse than useless. Again, if you think I'm the only one who thinks so, please visit the community and ask around. The newest CAM promised me way back in the spring that my lawn issues would be fixed. By the way, I wish I had ten bucks for every time I've heard that in 2 1/2 years. The Taylor Morrison person who supervises Pope Properties at Bellacina, told me MORE THAN 1 1/2 years AGO that I'd have a lawn to be proud of and we'd have beers to celebrate that fact. Needless to say, there's been no alcohol poured. Look at the other photos I've posted. Isn't that a lawn to be proud of? I could have taken 10 more pictures of other gross-looking parts of my lawn, but I think these make my point without overkill. Finally, my lanai was graded unevenly and water collects in a big way in one corner during moderate to heavy rains. I informed our Community Assn Manager. He said I'd have to take it up with the warranty people...despite the fact that my warranty expired A YEAR AND A HALF AGO. He said he would not bring it up with anyone at Taylor Morrison. Why have I gone to the time and trouble of writing such a long and detailed litany? Because I want any prospective Bellacina residents... any prospective residents at ANY Taylor Morrison community... to know what you're in for. And you need to know that TM's claims of being the best homebuilder around come with a GIANT asterisk.

PLEASE save yourself the hassle and look at reviews from multiple websites not just google. The management and staff constantly turnover so there is never anyone in the office who has an ounce of a clue what they are doing. It seems like every month we have a new property manager who is just as unhelpful as the last. I went to speak with the current property manager, Brianna, who not only tried to kick me out of the clubhouse that I pay to utilize because she didn't like that I was upset and frustrated with the living conditions. But then proceeded to insult myself and her residents, implying it was beneath her to live in these apartments. I have been having issue after issue due to the incredibly poor quality of the buildings. I have even had previous maintenance men explain to me that the construction company was doing such a poor job building that they were fired. One building, building 12, had been condemned for almost a year before they started letting residents back into it recently due to major flooding on the right side of the building. Common issues in these apartments include but are not limited to: Incorrect electrical wiring causing fan speeds to be backwards and in some units, you have to pay comcast to come out and install a cable to the wall to be able to access internet. Some of the faucets are backwards, making hot water cold and cold water hot. Door handles fall off inside. The main door deadlock to the apartment is not secure (expect to have to tighten it every day). Walls paint will easily chip off exposing metal directly behind it if you even brush the wall a little to hard, then maintenance will refuse to fix it without sending you a bill. A/C units often break so expect to frequently have to call and wait on maintenance to come fix that. THE WALLS ARE MADE OF PAPER. Simple walking across the floor will sound very loud booming echo's to the bottom floors and you can hear conversations in other peoples units. Another big thing to note is certain people here get sympathy points and are allowed to break the leasing contract however others are not. I have put in well over 25 combined reports (20ish to the office before the curtesy officer and about 5ish since they got a curtesy officer) of my upstairs neighbors blasting music, screaming, and stomping/ jumping (which imagine how loud that is considering walking is a jump scare) between the hours of 12am and 6am. Per the lease, quiet hours are 10pm-7am and excessive noise during these hours is considered a lease violation. Of course due to the constant staff turnover there is no official documentation of complaints to the office leaving just the 5 with the curtsey officer who told us he doesn't always have time or isn't always awake to come confirm the noise, making the complaint a "he said she said" situation. Us on the other hand if we accidently leave our trash can out for a little too long we get a $25 fee. We have respectfully asked to terminate our lease due to a current safety issue between the upstairs ternate and I and to my knowledge, they will not honor it without charging us almost $4,000 to move. I have tried contacting corporate, who according to property manager, Brianna, received my call and contacted her rather than contacting me, the resident with the complaint. Brianna has also refused to give me an email to corporate to create a paper trail stating she would email them and CC me on the email. It has now been 5 hours since that conversation with no email. I went in around 3 hours after the initial conversation to check in on it to which she informed me it was more important to her to walk empty apartments then to help a resident get approximately 9-10 months of issues resolved by taking 5 minutes to write an email or to simply just give me the email.. Unless you really enjoy terrible management, constant problems, beaten down apartments, lies, and throwing away money, I do not recommend Kittle properties!

Right on the beach with easy access, they provide chairs and kayaks if you want to use them. The property is old, but very well maintained. The staff, mainly Karen is friendly and accommodating. The apartment is clean, the appliances are up to date. Perfectly suited for lazy days spent at the beach. We didn't move our car the entire weekend. We brought in food from the Publix nearby and saved time and money from the usual dining out scene. We will keep this resort on our defiantly return list.
