Big Indian Spring - Heads Up We just completed a family…read morereunion at this location. It may have been a beautiful spot in its prime, but the pictures shown on the web site are from many years ago. The house has a rotting front porch, mattresses and bedding that are in desperate need of replacement, questionable plumbing and kitchen ovens that are very dangerous. Think twice before you finalize your decision to use this facility.

I am giving this house at 72 Cruickshank Road in Big Indian, NY a one star only because I have to…read more It deserves no stars. It's not really a bed and breakfast, but instead an enormous house with many, many bedrooms and many, many bathrooms. The good points: There were lots of common areas on the first floor for our family to talk and eat. The outside porch was lovely to sit on in the evening. There were lots of bedrooms and lots of bathrooms. That said, I would never, ever rent this property again and you shouldn't either. Why? The house is filthy. There were mouse feces in the kitchen, in the utensils, in the beds. We saw mice and chipmunks running around the eves in the dining room. The linens were mildewy and several sets had not been changed. (How do we know? Other people's dirty laundry was in the bed). The toilets clogged and overflowed onto the carpet. Ugh. There was a pool, but it wasn't heated and there was a steep walk to get to it, making it impossible for our seniors to use. The kitchen is large, but the stove is terrifying, and probably foolish, to light. There are exposed pipes in the kitchen, the bathrooms, the bedrooms. The paint, inside and out, is peeling as is all the wall paper. The house is literally falling down with a sagging roof and rotted out porch floors and steps. There is little to no parking close to the house, again making it very difficult for seniors to access. The parking area is in a low spot, which is problematic when it rains. In it's hay day, this was probably a cool place. It has not been kept up and definitely not been cleaned. The elements and animals are winning the war of time. I'm surprised the owners are allowed to rent it out. The fire escape is rotted and several exit doors were locked. Be warned.

We rented Knoll Shoal in Cornwall the end of May while we attended West Point graduation. Where to…read morestart as we have so many complaints. We originally rented this property on Airbnb but the owners called to say the property was triple booked in error as others had booked earlier so we should cancel our reservation which we did. Then they called back a few days later to say the others had backed out and the place was now available and therefore, we ended up booking from them directly. Big mistake. In addition to the cost per day they charged us an $850.00 cleaning fee which we are now unable to collect and we are unable to get any kind of a response from them after repeated calling and emailing. They've completely ghosted us! WE BELIEVE WE HAVE BEEN SCAMMED AS WE LEFT THE HOUSE JUST AS WE FOUND IT. This house is in terrible shape and was not clean. We had to keep our shoes on in the house as the floors were so dirty. We even questioned whether the sheets were clean as our daughter found a clothing tag in her bed down by her feet. Our daughter in law washed her sheets after the first night as she decided they were not clean - looked like blood on them. Our blankets and throws were matted and definitely were dirty. Also there was a sign in the kitchen telling us to not remove the sheets when we left. Much of the furniture on the main floor and outside was very worn. The lights flickered and many bulbs were burned out. The oven was so extremely dirty we debated whether to use it and took pictures. The cookie sheets were so terrible - my husband said he had better in his shop. The fire pit was completely burned through with a concrete bowl under it to catch the embers. The hot tub was repaired with duct tape and had an old piece of plywood as a cover. The pictures are deceiving. The upstairs where we slept seemed to be cleaner except for the bedding. The second day there was a man by the name of Mark who showed up at the back door and then proceeded to walk directly way into the kitchen saying he was the caretaker and also the owner. He basically told us we needed to get along with things that weren't up to par and to not turn the furnace up. We didn't know if he really was who he said he was or a crazy neighbor, so we called in and the lady who answered said "he shouldn't have been there and that she would tell him". We now believe this was his wife as we have dug around on the internet and it appears that HUDSON VALLEY LUXURY RESORTS is a family business (husband, wife and two sons) with many complaints against them. We do NOT recommend this home even though it could be fixed up to be a very unique place as it is very old and that's why we were interested in renting it.

Bait and Switch; Safety Issues; Non-responsive…read more In early November, our group stayed at one of their properties and found that the description and photographs were not accurate. We also reported safety issues directly to the listing agent and have still not received a response from the company. I would caution anyone who is considering renting from HVLR. I initially found the property and booked it through Air BnB. Hudson Valley Luxury Resorts then cancelled the listing and requested that I book directly through their website, offering a discount. I had no other option since they had cancelled on their end and there were no other properties available for our desired time and location. Since cancelling our stay, they have since re-listed the property on Air BnB, for which there are no reviews available. The listing described a 'unparalleled escape for those seeking luxury, privacy, and natural beauty' and 'historic property has been meticulously updated to offer the perfect blend of old-world charm and modern amenities.' Neither of these statements are accurate. Just before check-in, the host called us to let us know that the house was historic and had some quirks. This was the first indication that the property was not what was advertised. Over the four nights we stayed, we found the following issues: 1. Inaccessible first floor half bath due to missing doorknobs. 2. Three of the upstairs bathrooms did not have fully functional showers or hot water. In the first bathroom, the tub drain was clogged and the shower curtain was not big enough to enclose the tub. Additionally the faucet leaked from the handles when it was turned on. In the second bathroom, the shower head did not function at all. In the third bathroom, one sink did not have any hot-water. 3. None of the upstairs bedrooms had functioning wall switches and most of the wall sconces were missing lightbulbs. Two light fixtures had faulty wiring evidenced by the intermittent flickering of the lights. 4. One upstairs bedroom had a broken doorknob, which meant you had to leave the door cracked or else be locked in/out. 5. Multiple windows had visible gaps open to the outside and few radiators actually worked. We were told to keep the thermostat at 67 degrees the entire time, which made for a very uncomfortable stay. 6. Flaking paint and torn rugs created a hazard for the toddlers and kids in our group. This brings us to the safety concerns: There wasn't a single working smoke alarm or carbon monoxide detector in the house. We checked the existing devices and none of them responded to the test button or indicated they had power. The host told us we could use the fireplace as long as we kept it small (3 logs or fewer). With the flue open, a 2 log fire smoked out the entire first floor. It was only then we noticed the absence of any fire safety monitors. With two young children in the group, we immediately reported the issue to the host who said they "will check on that". I also reported these issues immediately to Ryan, the listing agent. I also tried the generic "info@hudsonvalleyluxuryresorts.com" email. After 72 hours we haven't received an acknowledgement. The icing on the cake was that my toddler found a used condom near the side door as we were checking out. Aside from the safety issues, I still would have been willing to rent if the listing was accurate and the price reflected a drafty, historic home with 3 of 7 usable showers, and hit-or-miss electricity.

Brian and his team have become my eyes and ears when I'm not there, handling everything from routine checks to coordinating maintenance and making sure the property is always in top shape. What I appreciate most is the communication and transparency. I get updates, photos, and quick responses to any questions, which gives me real peace of mind even when I'm hours away. They've gone above and beyond more than once--catching small issues before they became expensive problems, being present for service appointments, and checking on the home after storms without me even asking. It's rare to find a team that treats your home like their own, but that's exactly how Brian operates. Owning a second home can easily become stressful, but with Hudson Valley Select Properties, it's been the opposite--I actually get to enjoy my home instead of worrying about it. Oh, and they're family owned and are natives to the area. Love supporting small and local when I can. Highly recommend for any second homeowners in the Hudson Valley.
