This was, without question, the worst experience I've ever had with a commercial real estate broker. Ironically, Greg was the one who reached back out to me after we had decided not to move forward with a property because the landlord's asking price was too high. He contacted me and said the landlord was willing to lower the rent, encouraged me to reconsider the space, and convinced me to move forward with the transaction. Unfortunately, that was the beginning of months of frustration. From that point on, communication was terrible. I constantly had to chase Greg for updates. It was common for days, and sometimes longer, to go by without hearing anything. If I didn't follow up, communication often stopped altogether. Looking back through our text messages and emails, it's obvious that I was repeatedly asking for updates because he consistently failed to communicate or keep the deal moving. Throughout the transaction, I was repeatedly misled about the status of the deal. I have emails, text messages, and voicemails documenting numerous occasions where I was told one thing, only to later discover something entirely different. There was never any transparency, and there was never any accountability. Whenever there was a delay, there was always another excuse. It was the landlord. Then ownership. Then he was out of town. Then he was dealing with personal matters. Then he was out of the office. There was always someone or something else to blame, but never any ownership of the repeated delays or lack of communication. Everything was always someone else's fault. At one point Greg even claimed there had been a lot of "start and stop" throughout the deal. That simply wasn't true from my perspective. We spent months negotiating lease revisions, and the overwhelming majority of the delays occurred because I was waiting on him. I had already provided everything that had been requested and repeatedly found myself following up just to make sure things were actually moving forward. You can have a look at some of the photos I provided. Greg was also extremely unaccommodating when it came to scheduling. Rather than making an effort to accommodate his client's schedule, I was constantly expected to accommodate his. For someone who is supposed to represent his clients and facilitate transactions, I found this incredibly unprofessional. What makes this experience even worse is that after nearly five months, the deal ultimately fell apart. Afterward, Greg apologized and offered to help me find another location. He told me he would send me new listings and continue helping me. That was over a week ago, and just like so many other promises throughout this process, nothing was ever sent. Even after everything that had happened, he still couldn't follow through on something he volunteered to do. I own six retail businesses and have completed numerous commercial lease transactions over the years. I have never worked with an agent who required this much follow up, responded this slowly, communicated this poorly, or handled a transaction this unprofessionally. The amount of time that was wasted was unbelievable. If you're looking for a real estate broker who communicates, follows through on commitments, takes accountability, and genuinely advocates for his clients, my experience with Greg Offsay and illi Commercial Real Estate was the complete opposite. I cannot recommend Greg Offsay or illi Commercial Real Estate under any circumstances. There are far better real estate brokers in Los Angeles. Save yourself months of frustration, poor communication, broken promises, excuses, and wasted time by taking your business elsewhere. This guy is a joke. Updated (July 30th, 2026) In response to Todd: Todd, I find it somewhat comical that you're responding on Greg's behalf when you had absolutely no involvement in this transaction. You weren't part of the emails, text messages, phone calls, or the countless follow ups over the past five months. So I'm not sure how you can confidently tell the public what did or didn't happen. You claim I "edited" the screenshots. Of course I did. They were screenshots, not a complete archive of five months of communication. Their purpose was to show the repeated pattern of me having to chase Greg for updates because communication consistently stalled. No one expects a broker to control a landlord's decisions. My complaint was Greg's lack of communication, the repeated excuses, the misleading information, the failure to follow through on commitments, and the amount of time I spent chasing for updates. If you had actually been involved, you would know that. Instead you've chosen to publicly defend an employee despite having no firsthand knowledge of what actually occurred.

I won't go into detail but I am thankful for those concessions she has made for us. However, when it comes to the current roach issue, I just cannot afford to play around. I am thoroughly disgusted and don't even feel comfortable in our home anymore because of this pest control problem. I'm finally giving up getting them to send a competent pest control vendor to do a FULL and THOROUGH job on treating the increasing pest issue in the building here and we are having to purchase our own pest control out of pocket, lest things get so bad that we have to end up throwing away appliances, fridge, etc due to them lagging and dragging their feet with things. Since at least a month now we have been calling, emailing and faxing ADR about the ever increasing German cock roach problem. We have NEVER had this problem before and always keep our place clean, but when you have other tenants that bring these things into the building, you will suffer the consequences. So every single day we are having to do a super deep cleaning of the entire place and take extra measures to fight the increasing roach problem. They are in the walls, coming from other tenants. At first they just wanted to treat our unit, and we had to call and call and call and explain and explain that these things are in the walls and that the WHOLE building needs to be treated, not just one unit. After a lot of back and forth, they FINALLY agreed to treat the entire building. Needless, despite having had their pest control guy come out three times now, he refuses to come fully equipped with ALL the treatments necessary and only wants to do a half-^$$ job. So we have had to purchase roach traps, gel bait and IGR's out of pocket to the tune of a total of $168 dollars ourselves in order to keep from having this pest control issue get so out of hand as to have to lose our appliances. If you know anything about German roaches, you know that once they set up in your appliances, fridge, stove and computer equipment it's over. You'll have to spend thousands of dollars purchasing new appliances/computer equipment. No one even acknowledged our emails and calls until 20 days later when I finally began calling, emailing and faxing several times in one single day. I was told I was the only one that complained about this issue, despite having sent pictures and video documentation, as if I were making this all up. Well, then call me the proverbial Canary in the coal mine! Then they sent a guy out who almost didn't show up, had to keep calling to make sure he actually came. Then he was unprepared and gave me some sorry excuse about someone calling in sick, and that's why he only had half of the supplies. He came back again, with only half supplies again and after waiting today for him to come, it is a no-show again. So I'm giving up and have gone ahead and purchased the rest of the pest control supplies myself out of pocket. These things are in the walls in the building and time is of essence and you've got to use a multiple prong approach with these things lest we end up losing our appliances waiting around for their sorry vendors to finally do it right. We have a long road ahead of us with this and will have to deal with this for the rest of the year at least. It really isn't fair. Many of their vendors are like this. It's always a hassle getting them to show up on time & actually do what was agreed upon. Probably because they are choosing the bottom of the barrel, dirt cheapest vendors they can. Many no-shows- waiting all day for nothing or if they do show up they do a sorry job & we have to keep calling and hassling to come back over and over to get it done right. Don't even get me started on the air conditioner replacement. What a NIGHTMARE that was!!! What should have been a simple air conditioner installment turned out to be almost 3 MONTHS of a NIGHTMARE ordeal with their vendors screwing everything up to the point our walls were rattling day and night from the air con in the middle of July/Aug - the HOTTEST months of the year with temps reaching as high as 104 degrees. Anyway, like I said, we're so over it now & are moving on now. We are having to purchase our own pest control to get this bug thing in control and to save our appliances (and save our sanity). In all our years of apartment living, we have NEVER had these roaches in our home, EVER. The fact that there are so many of these tells us that they are coming from neighbor tenants. It isn't fair that we keep our place clean while other people come in with filth and then their roaches spread to us through the walls. But that's life. Life isn't fair. But since we are having to go through all of this, I do think it is time to let Yelp know. Also, this building also has termites, just so you know.

Because you don't get any help from them anyway. First, you can't reach them until they call you themselves. They're Slow to response or solve problems. Owner of this building may be doesn't wanna spend money, so most of the things he comes and fix himself at your door. Crazy right ? It's los angeles california, temperature is 100F, our Air conditioning stopped working. Blowing warm air. i requested maintenance on a portal of Modern Property Management. Till 3 days, no actions were taken. On 4th day i called owner and then he said 'ok i'll call the guy and let you know'. what ? we were surviving in those 3 days, my wife was pregnant. the weather was unbearable. But no one was bothered till day 4. I was shocked. And the cherry on cake was, owner said "it's weekend so you will have to wait till monday". and later when i asked managment about this then they reply was 'our job is to forward your request to the owner'. amazing !

He liked the personal care and knowledge a local realtor offered, specializing in our specific architecture and neighborhood, I agreed we needed someone approachable, but was concerned about a solo realtor with so many responsibilities per transaction being efficient, b/c selling a house in SoCal is so contractually perilous. From the start, we received excellent service from Stephanie and her team. She was personally available 97% of the time, and if not got back to me fairly quickly. (When hiring a good realtor, you need to understand that if you want personal service, they still have other clients. However, if they're on the phone giving them good service, when they call you back, you'll receive the same treatment!) The team was flexible and all very respectful of our preferences regarding communications, privacy and showings. I was impressed with her individual specialists overseeing each aspect of the transaction, including following the buyer's loan progress and double-checking their realtor's responsibilities too. They dotted all their i's and crossed their T's; I never felt I had to remind them of anything- they did as they said they would, and if I had a question someone responded immediately. Our escrow closed today, and the sale went so smoothly we're pinching ourselves! Many thanks to Chung Mi, Melissa, Adrian and the other team members.
