I suddenly became responsible for helping my elderly parents manage their rental property with knowing next to nothing on how to begin. The situation was complicated because the house was overdue on many repairs that we were completely unaware of. (We has a tenant for over 8 years though who we never heard from.) From severely water damaged panels to a destroyed door to an outdated electrical panel, the house needed serious TLC and was not safe. Right before I started handling the house, my mother hired a family friend to do repairs but did not create an agreement to a set cost for the repairs before he began work. He didn't know what to charge, and I certainly didn't know what was the right amount to pay. Awkward! Samuel was a breath of fresh air to a stifling situation. He helped mitigate the situation with our handyman family friend issue, advised on what other repairs were more immediately necessary than others, had sourced out the most responsive yet cost-competitive contractors, and did his absolute best to keep us on track to try to get our property ready for rental as fast as possible. The house was ready and rented in less than 2 months, which seemed near impossible when I first got involved. Just to balance out the review, I will say I don't find the property management portal is the most user friendly, but I am so grateful Samuel was such a humongous help with his knowledge and attentiveness during such a time-pressed and difficult time. Once TNCR took over, they increased the rent by nearly 80% and added an additional monthly CAM charge for maintenance. The funny thing is, every time we submitted maintenance requests, they ignore us for months. After we have followed up tirelessly, send over technicians to do the bare minimum instead of working on a long-term solution (I'm willing to bet they are paying pennies to these technicians too). We were paying a ridiculous amount for a tiny space with 2 parking spaces. Our roof was leaking and moldy from the rain for months while they ignored our requests for assistance. It doesn't end there. After we moved out to a much better place, they had the audacity to send us a disposition letter not only keeping our security deposit, but requesting an extra $2k from us with no itemized receipts or details about what they plan to use it for. They demanded "$800 for general cleaning due to dust build-up." Wow, I didn't know a duster and some Clorox wipes would cost $800! I knew they are just trying to get any dollars they can out of us. Very shady. TNCR, shame on you for taking advantage of small business owners. For you to be both overpriced and poorly serviced is embarrassing. Pick a struggle. Don't rent from this company, they do not care about you at all.

JV Property Management didn't use all the tools provided to make sure we had the best tenants possible. Lots of falsifying by tenant on application. JV property management did not enforce the covenants and conditions of our lease. before and after covid restrictions. Joe (owner) told me that he saw his position as a property manager like a "mediator" which made us feel handled rather than him being an integral part of managing our business. When we brought up to Joe our concerns about extra occupants, nuances we received from neighbors, fights and loud noises. Our concerns were minimized. He didint address them with the tenant or go by property as much as he had promised to do. Tenant built out structures in the back. Damaged 40 year old trees with commercial vehicles it was a nightmare! Joe pressed us to fix our A.C. unit our tenant broke while tenant was not paying rent. We eventually parted ways with J.V. Property before the contract was over. When we won our eviction case the tenant complained it took too long to fix AC (less than 60 days). Commissioner cited law that it was not necessary to fix a broken A/C in the state of California....but no good deed.... Real-estate laws change fast and often. I was surprised he was not as knowledgeable on free and relevant real-estate information. If you want to run your income property like a business you might want to look elsewhere.
