In the two times I stayed here while commuting through the Bay Area, it was a gamble who I could share my kitchen or bathroom with.. but I always felt at peace as soon as I arrived. The "vibe" is curated as much as the artist hosting the space. "B-Love" stays around the home sometimes like a caring manager rather than an overbearing landlord. It was always good to see her around to update her on the house supplies, or just to hang out. She is a wealth of knowledge and history that comes along with the guest house and beautiful garden. However, she is also not in your business overall so if I ever wanted to ask for an accommodation in my room, or a question about the house, she was readily available on email or phone and happy to answer, as well as the other workers who are around regularly to clean up and help. The home sits in the heart of West Oakland, which might not have the best grocery stores, but you will encounter 3-story murals of the Women of the Black Panthers on the way to the Black-owned co-op grocery store (Mandela). You can also learn what a "food desert" is when they close at 8pm if you're carless, but you can also learn the goodness of local shopping when you hit the local liquor store (Sharif's) that makes sure to have your avocados and tortillas all the same. I would stay at B-Love's again and again. I miss the garden when I stay miles away visiting the Bay Area. Thank you for always catching me in my travels!

Truly home sweet home. Totally recommend!!

It looked lovely and no tv in the room! Since we checked in on a Saturday there is no "front desk" so in the email confirmation were instructions and a code on how to get into the building. It also stated free parking. When we got there, there was no "free" parking that we could find. Luckily there was a phone # for on-call staff. He instructed us what we needed to do. The emailed instructions were missing some information that would have saved us a lot of time. They should have said that in order to get into the parking lot you must temporarily park, come into the building and retrieve the packet left for you with your name. Inside is the room key, the gate opener for the parking lot and the directions to the lot. Ok, no worries, it all worked out. The inside of the building is really beautiful. We went to the second floor, found our room and it was sparse but comfortable. We had two twin beds but my husband decided to go and we couldn't change the room and no roll away beds, so my 15-year-old could sleep on the floor, that was fine. The windows opened and it was warm and a beautiful day. As we were getting ready for bed, thanks to Anthony Melchori from Hotel Impossible, I always check the sheets and blankets. The bedspread had a stain but I thought, whatever. But when I peeled that back and looked at the thin blanket underneath, I was flabbergasted. It had stains, but also stuff on it that was disgusting, like it hadn't been washed in a long time. Those we threw on the floor and I actually slept on top of the comforter because I was just kind of grossed out. We realize this is not a "hotel" per se, but there are still certain expectations. There was no fitted sheet and you could see the mattress. The sheets were all bunched up when we woke up. Paying $150 + tax ($179.00) was entirely too much. Downtown Berkeley is dirty and not a pleasant city to roam. Easton Hall is up the hill with huge trees and quiet. I give the Half Price Bookstore 5 stars.

The location is fantastic, it's pretty reasonably priced, and it's quite comfortable. The bed is a four-poster queen, and there were rather a lot of pillows. There's also a table at which two can sit, a love seat, and some other quaint furniture, as well as a kitchen sink, refrigerator and microwave. The room was clean and neat, with no untoward smells. There was quite a bit of Verbena-scented soap in the bathroom. The decor is pretty standard Victorian San Francisco, with wainscoting and a lovely big shower/tub in the bathroom. There's WiFi, with a pretty decently fast connection. There's a porch to sit on, facing the backyard. There's no breakfast service, but there's coffee and tea, and a toaster. I tend to be a pretty shy guest at B&B's, and Annie's was ideal for me in this sense - she left me alone, other than settling up the bill, and she didn't even hassle me about that - we just figured out a time. There are some excellent restaurants near here on Hyde - Za, Frascati, Tre Fratelli, Milano and U-Lee come to mind. Polk is the big local business district, and there are quite a few more restaurants down there. Parking here is no fun. But on the plus side, you can take the cable car, which runs along Hyde Street. If you need to walk down to Polk Street, be aware that the most direct path down the hill is pretty steep. If your knees are weak, you might want to hang a left on Hyde, and follow it down to Broadway, then continue downhill on Broadway to Polk.

The server told us they operate out of a food truck. So the menu is limited. But what they make is really good! We ordered the lemonade, chicken and waffles, huevos rancheros divorciados, and the strawberry champagne sherbet. Service was very prompt! The actual menu in-person had a couple items that aren't on the sample menu including a couple more dessert options like fig ice cream. We really liked everything we tried! The portions were pretty good. If coming here for food I'd recommend getting here early since food trucks have limited capacity. You're welcome to stroll around the property both the flower farm and the inn side before or after your meal. The parking situation is a gravel lot. So it may not be the most handicap accessible place. We had a lot of fun stopping by Park Winters. They were setting up for a wedding so the inn side would have been closed for the event starting at 1pm. The check also came with a small map of the property for you to keep. This was very helpful in exploring the property. The only caveat is this is the countryside. Wear long pants or be prepared with insect repellent! Even at 10am in the summer my legs were bitten by mosquitoes. (Type O blood. Mosquito magnet here.) I'd like if they burned some citronella candles to help with mosquitoes. The rest of the dining venue was so thoughtfully designed including timed misters (like at theme parks) to help keep the area cool. Definitely check it out if you're curious or in the area.

    Mother's Day brunch: The menu was very small, ran out of multiple items, and, again, it was very…read moresmall; service was all over the place. They comped the meal, and we didn't ask for it; we only wanted to split the check, which was a policy that was never discussed, but their system could do it. So they decided to comp the check, given the many issues. Then the manager calls me after we leave, leaves a message, and says, very passively aggressive, "We comped your meal, but you did not leave the server a tip." Servers live off tips. But don't worry, we took care of her tip. Have a good day." Umm, excuse me? I was a server for over 7 years. First of all, I wouldn't expect a tip after the establishment that failed me by not ensuring they had adequate kitchen supplies to keep a Mother's Day up and running. Additionally, I would have added more staff to the day, which would of course be very busy. And lastly, how are we tipped when you comped the bill and walked away, and nobody had cash? We did not ask for the bill to be comped. So for future reference, dear John I don't recommend calling your customers and bullying them over voicemail. You're the problem, not us.
