We moved into our home a year ago and are generally very happy with the house itself. Where Beverly falls short is in the promises made, promises kept category and especially in their choice of property management company. There were promises of fountains in the ponds that were only partially kept. The second phase on Lifestyle Ct. has no fountains, and no indication that there ever will be. The landscaping of the public areas has gone downhill in the year we've been here. The landscapers have indicated that they have been told to only mow halfway around the ponds. The management company that oversees the development until it is released to an HOA (KS Property Management) is at best non responsive to homeowners concerns. KS has doubled their fee for Architectural Reviews ($50) and is glacially slow in responding. They refuse to answer their phones, and never respond to messages left. All in all, we love the house, the neighbors are fantastic, but we're over promised about the amenities. And with the neighborhood about 85% complete, it doesn't appear that Beverly is interested in fulfilling those promises. KS Management, to put it politely has been useless. read more

We bought in Peru Plantation in Georgetown. Promised a pool amenity and stayed paying monthly for the HOA. Pool took 3 years to complete. On April 1, 2026 it opened. It has been closed on April 15th for over a week because of a problem they aren't fixing. Buyer beware. May unhappy residents. read more

Construction quality is somewhat better than that of many builders of homes in this price range ($300K+). Standard features and amenities are basic. Appliances, cabinets, bathroom fixtures, carpeting are "builder grade". Natural gas heat and tankless water heaters are standard in Rivertown Row North. I prefer this energy source over electric heat pump. Features of this subdivision that, I am told, are required by the City of Conway building code include sidewalks and hardy plank exterior siding which make for a nicer and more aesthetic setting. My disappointment with the builder pertains to the maintenance of the common grounds and the areas under construction, the landscaping, and the vastly undersized swimming pool. As to be expected, there is noise and disturbed ground around new construction sites. But, the dirt and mud on the subdivision roads is not well controlled. Some residents have slipped and fallen on the muddy roads (where sidewalks are not yet installed). There is trash that blows from the construction sites onto homeowners' properties. Access to the mailboxes and pool is often not available due to the large number of construction vehicles blocking the roads. Drainage is an issue on subdivision roads including at the street where you enter the subdivision. It seldom dries. Regrading needs to be done and/or an additional storm sewer installed. Once the final coat of macadam (pavement) is installed on the neighborhood roads, the runoff should be able to drain through the storm sewers (that are presently too high to be effective) Lastly, there are MANY dead trees that have not been replaced. There is, reportedly, some debate about who is responsible for replacing them. So, overall, the quality of the dwelling is satisfactory. The builder should, however, exhibit more ownership and interest in ensuring the peaceful enjoyment of property owners. (23Jun2025 Update): Want to provide an update pertaining to my initial review. The grading near the entrance to the subdivision has been slightly modified. Time will tell if, during times of heavy precipitation, the water will drain from the road. Additionally, there are trucks and equipment in the subdivision apparently replacing the dead trees. I'm not sure who is funding and performing the work. I assume that it is the builder. I want to express my gratitude for the enhancements to the subdivision. read more

We just moved into our wonderful & beautiful new Beverly home. Jessie our sales person was/is fantastic. She even brought some papers by the house I needed. The Beverly group won't leave you hanging. We spent a year building our home with a MB "Custom" Home Builder He was horrible, and this was our 3rd custom home, so we knew what we were doing. We live in a mature neighborhood and 6 months after we moved in Beverly Homes started construction on a house next to us. I've watched all of the subs throughout the build and have spoken to the new owners. I am very impressed with the workmanship on the house, the respect shown the community by the contractors working on the house and the spotlessly clean worksite throughout. The new owners have told me the process has been smooth and they are receiving excellent communication and customer service. Were we to build another home, I would certainly add Beverly Homes to the list of builders to interview and provide a bid. I would never again hire the company who built our home (Horizon Homes) Everyone's experience and expectation is different. What I have seen and the interactions I have had with the company, on this one project, are the reason I give them 5 stars. read more

How the hell Beverly Homes got voted best home builder three years in a row is a mystery, as much a mystery as to why this builder cannot find the rotten egg odor coming from the wall in the kitchen island now for nearly six months. I would never recommend Beverly Homes to anybody who values their money. Beverly has told us that they will fix the problem if WE, the homeowner, find where the problem is originating. Huh?! How these people sleep at night is beyond me. Methane readings on an air/ gas meter is a serious health matter and one which no one should ever be subjected to especially in a new home. if I was the builder I'd be embarrassed. Do yourself a favor and keep shopping. I could write a book on how bad the quality of the construction of this house is and if it was possible I'd give them a zero star review rating. read more

They were amazing through the entire building process and if I ever had any issues I would email Jennifer in the warranty department and she would respond and have someone on it right away. When a developer is willing to exploit the land, the community, and over run its resources in order to make as much money for as little cost as possible that's another. If you are looking for a builder for your future home, find one who is willing to do in their back yard what they are doing to everyone else's. The Beverly's aren't piling houses on tiny lots right beside their house. Think twice before you purchase a house from someone who wouldn't live in their own product. read more

Thought this home was a dream on the pond! Lovely. However, Mr. BEVERLY, has discretion to allow whatever he wants. So neighbors were allowed to put in a pool with a 6ft privacy fence and slats not picket like everyone else. Now we have to look at this massive mess evey day! We bought our new home in May 2021. Our only major problem was the flooring. We opted for the "upgraded" flooring but it was definitely sub-quality. After 3 visits from Horry Carpet & Tile which resulted in nothing but excuses and finger pointing the blame to others, the owner Thomas came and evaluated the floor. He tried to say the issues were caused by our 3 counter chairs (how does that affect the rest of the house with the same issues????) we decided to have the floors replaced completely with LVP, an expense we hadn't expected or needed after just moving in a few months earlier. Jennifer from Beverly Homes was super helpful in our dealings with Thomas. Beverly stands by their homes and except for the flooring issue, only very normal minor adjustments were needed during our 11 month inspection and they were handle quickly. Larry is helpful, professional and easy to work with. As I said, Jennifer knows her stuff and has always been quick to help. I am giving Beverly Homes and their staff the 5 star rating because I feel it is deserved. Jennifer did everything in her power to ensure our flooring issue was being handled. As for Horry Carpet & Tile, I feel they should have contributed to our new flooring as the issues should have been taken care of properly from the beginning. They knew the issues with the original flooring. read more

We were so very thrilled with our new home in Ocean Palms & for 16 months we could not have asked for anything better. We chose a beautiful location on a lovely pond which was the most important thing to us and then fell in love with the house. We were assured before we went to contract that no one on the pond could put up a privacy fence and block any part of the view of a neighbor. With those assurances we went to contract. 16 months later a neighbor put in a pool and the next thing was a privacy fence running on the side of his house near his property line from the back corner of his home almost to the front of the house which in our covenants clearly states "under no circumstances shall any fence be placed, erected, allowed or maintained upon any lot closer to the street than the rear 1/3 of the residence located on the lot". In addition the welcome package we received from the HOA states in bold capital letters that a privacy fence is NOT allowed on or adjacent to the pond. We are so very disappointed with the decision Mr.Beverly made in granting this approval to our neighbors because they had a problem with something concerning the construction of a home for them. We feel we should have been told about the fence because apparently this decision was made long before we went to contract. Had we known, we would not have purchased our home which cost $15,000 more because of the pond view than if we had purchased the same model across the street without the view. Mr. Beverly spoke with my husband and claimed the fence is compliant with the rules however we know that a neighbor had asked for a privacy fence across the back of his property which would not have blocked any view for his neighbors and it was denied because of being on the pond. His property had a view but was in no way as close to the pond as the lot with the fence. Apparently Mr Beverly has no intention of coming to the aid of those of us whose view has been greatly altered and he must feel we have to live with the "elephant " in the room. It does not seem to bother him that our property value has decreased because of this as well. We had such high hopes because of his reputation but now we feel we have to let folks know to be very careful and if anything is said to you that is important for you, either tape the conversation or get it in writing so you don't have the heartache we are dealing with. read more

Purchased in Oct 21. I had lots of lies from sales. Paid almost $6k for a custom shower that isn't even what we asked for and the sales agent that said we can do it told us, this is the tile shower you asked for when we said it wasnt right. Now the shower door that they chose and installed leaks. They have came 3 times to "fix" it and it still leaks. We have multiple items on our 11-month punch list that they have yet to complete and some yet to start. We are at 1.5 yrs now. Several employees come around and have the attitude of "we can't do anything about that," well we did what we could," "we didn't do that it was (insert subcontractors name) who did the work." Yet, they had no rebuttal when I told them that they allowed subpar work from their subcontractors by failing to hold them accountable. I continue to send emails and keep getting the run around. Jennifer who is supposed to facilitate these repairs can't even get her story consistent when the email chain is right in front of her as her story changes about every other email. I give them 5 stars for NOT providing customer service after the sale. They are clearly here with one goal, to make money and screw customers. read more

We were so excited to have our forever home.. We arrived for our walk through and guest bathroom fan was hanging out of ceiling. Guest bathroom tub had a large hole in the fiberglass shower. Master bathroom shower had about 10 small holes in fiberglass shower. Very large holes through the drywall behind the stove. Windows are seperating and gaps are appearing between them....even after the window co, addmitted that they dropped the window and racked the frame. Also we upgrated to a hood instead of microwave and our hood has been leaking water into the house through the hood moter down on to the top of stove. Ductwork was never installed correctly. I was told that it was because its hummid here in SC. Also promissed that the main road would be paved with top coat..Huge holes in road that county said had to be fixed first before final paving... its been 4 years and still no paving or fixing pot holes. We had to wait a year for fixing our showers and that was a fight to get that done. NOT a happy customer!!!!! We DON'T recommend Beverly Homes !!!! read more

We bought a brand new build house from Beverly for 440K+. It was supposed to have a 1 year warranty. We were told "anything we could live with" should wait until the 11 month "punch list". We did that, and now they pick and choose want they want to fix/resolve. Flooring in both upstairs bedrooms have 3/4" drop-off's seams due to inappropriately installed floors (per a flooring expert). 200+ nail pops in the drywall with no offer of repainting. Drywall seams that are blatantly visible through out the house due to poor plastering. Promises at move-in to move neighborhood sprinkler and power box that was never done. Anyone out there thinking of buying a Beverly Homes home better think twice! read more
