I had a very frustrating and disappointing experience with BG Asset Management during the rental application process. My credit report clearly indicated that there was a security freeze on my file. Despite that, I was told in writing that I could provide 12 months of alternative payment history (such as utility or phone bills) to move forward. I relied on that direction and submitted everything requested. After doing so, they changed their position and said they could no longer accept that documentation because of the credit freeze--something that was already known from the beginning. Even more concerning, they acknowledged the inconsistency, but refused to rectify the situation. The only solution they offered was for me to submit a completely new application, rather than continuing with the one I had already completed. They also repeatedly requested information that had already been provided, and asked for additional banking records to verify where deposits from my paystubs were going, which felt excessive and unnecessary. Communication was extremely poor. I called at least seven times using different phone numbers, and no one ever answered. Their customer service line disconnects, and the only responses I received were via email--about once per day, making it very difficult to resolve anything in a timely manner. Overall, the process lacked transparency, consistency, and professionalism. Being given clear instructions, complying fully, and then having the requirements changed--without any effort to correct it--raises serious concerns about how applications are handled. I wrote to them THREE times over a month period asking a specific question which was not covered in their generic ad, and NEVER got an answer back. First, you have to stand on one foot...then on point in ballet shows...then tilt your head to one side and then give a lot of personal information. This BEFORE you've even been granted the privilege of seeing this dingy apartment. I think this is actually illegal. I attempted to view a rental property managed by BG Asset Management at 37 Pomona Avenue in El Cerrito, and the experience raised multiple red flags. The showing was scheduled in advance, and I was specifically asked to confirm that I would be attending--which I did. Despite this, the agent never arrived. A cancellation notice was sent approximately 10 minutes after the scheduled start time, after I was already there waiting. I had taken time out of my schedule to attend, so this was both discourteous and unprofessional. After having to reschedule, there was no proper guided tour. The condition of the property was also disappointing: The refrigerator smelled strongly of fish Appliances appeared old and poorly maintained The garage door was off its latch Exterior steps clearly needed painting and basic upkeep Compounding this, I had spent over three weeks prior to the showing attempting to contact the company by phone and email, with little to no response. Between the lack of communication, the missed appointment, and the condition of the property, this experience suggested serious management and maintenance issues. Working with them was like pulling teeth from an alligator. There is NO ONE who is available by phone, no matter what number you try. Emails are sent once a day, maybe, and answered back maybe the next day asking for more information. Also, the photos did not properly represent the actual unit. After a month of back and forth, finally found out the unit was no longer available. A blessing in disguise for sure, I can only imagine what it would have been like as a renter! Poor communication and less than desirable service when dealing with maintenance issues.

I thought I would be moving into one of their properties next week, but I found out all the information I was told while touring was actually incorrect. I found out when going over the lease to sign. I was told utilities and parking was included, found out that is absolutely not the case. Unfortunately, their website listing did not state any information either, so of course I asked those questions to the agent who showed me the unit. Also, when discussing move in and asking questions, I quickly realized that if I had more questions and didn't immediately say everything was okay; the leasing manager would send my emails to someone else and basically made me feel like I was being blown off. Communication was trash. I could never get the phone to ring and sometimes we'd be discussing one topic over days, because they wouldn't call. The whole experience made me very uncomfortable to live under their management. I wouldn't recommend. read more

I lived in a building where BGAM took over and it was completely downhill from there. Very unresponsive and they only cared about getting money out of you. Many of my neighbors moved out and I did too eventually. The new neighbors were dirty and brought in roaches. The building should have been tented to treat the pests but instead they did random monthly treatments which never solved the problem. I applied for one of their apartments in Oakland. They use an automatic communication system that is unreliable. I tried to confirm my viewing by responding to the automatic email and it came back repeatedly. I completed my application before viewing as I knew the area quite well and the pictures were adequate. They would not process my application until I saw it and after seeing it, they sent me another automatic email asking if I wanted to apply. My reply email was returned as undeliverable. I had to find another means to contact them and demanded a personal response. I finally got one saying that I had been approved. The problems arose when I calculated all the costs. The base rent was $1495 (reasonable for this part of Oakland). They added an extra $40 a month for "tenant services" and an additional $100 a month for parking. Added to the deposit was a $300 "administrative fee" which was not made clear. The problem with this is that the building is property managed and it is the management's responsibility to take care of administrative costs. So, they charge the owner for services and then also ask the tenant to pay. This seems quite out of line. Also, in the end, I was glad I did see it. The building was in poor shape. Nothing was updated in the three apartments I looked at. The laundry room was truly disgusting and the common areas were not well kept. I would highly recommend staying away from this property management company. RENTER BEWARE! And I am still getting emails every day saying they couldn't deliver my email I sent over a week ago! read more

I'm extremely disappointed with the management company at this property. The office is consistently unresponsive -- they rarely answer phone calls or respond to emails. The rent payment system is unreliable and frustrating to use. Notices for unit entry are often left on doors, but no one shows up, and visits are rescheduled repeatedly without clear communication. It's incredibly unprofessional and inconvenient. I would not recommend this property to anyone considering moving here. The worst experience I've had trying to lease an apartment, avoid this company if you can. They clearly have more properties than they can handle. AWFUL communication. If you have a question or concern you're lucky to get a response after 4 days IF you get a response at all. Had an agent cancel a showing last minute three times. They don't even seem to communicate with each other. I received conflicting information throughout the entire process. The available appointments aren't accurate. They keep properties that are already leased up on their website and don't alert you until you've already paid to apply. If someone signed a lease two weeks ago, why is that property still being advertised and shown? That's literally fraud. I would've never paid an app fee if I knew the unit I wanted was never available. That unit is STILL up on their website, marked as available as of writing this review. Its probably the case for most of their units because their scammers. Or incompetent. I don't know which one is worse. I leased an apartment for a year. Left it SPOTLESS still had to pay $620 including a "MOVE OUT" fee of $200 which is insane because it was emptied out before my move out date and again left SPOTLESS. They have a program where you don't pay deposit but still charge you $200 to not pay deposit upfront. Charge you monthly "Maitnance fee" $50 but again no one ever responds! You basically end up paying a deposit with all these FEES you have to pay. Now I go back to look at the listing which was rented to me at 1850 and its now being rented for 1695. This saw called property management company requires you to upload your ID in order to schedule to view any vacant properties they have listed on their website. Please do not make the mistake I did and upload your ID. I thought this was a legit company but it turned out to be a scam. I had a viewing schedule this past Saturday on 6/7 at one of the properties they list as vacant on their website. Showed up and no one never showed. I received 3 confirmation messages confirming my appt that was scheduled for Sat 6/7, one immediately after scheduling my appt to review the property, the second and third confirmation were sent the day before my appt date one by email and one via text. There were at least 2 other females who showed up to the property as well, both African American like me, both appeared to be in the same age range like me- early to mid 30s, both scheduled to view the same property at the same time that I was scheduled for 2:30 pm. I tried contacting the number listed on google, which ended up being the owner, Marc Guzman's mobile phone. Got no answer so l left a voicemail. I tried another telephone number that is listed on there website as the company's contact number, followed the prompts on the automated system and received Claire Guzman's voicemail. Tried the customer service hotline and got message stating the number I dialed was a non-working number. Tried the customer hotline again and it turned out to be a google assistant number. Now what property management/realty company uses a google assistant number as a contact number? Didn't read any of the reviews on yelp until I had already scheduled my appointment for viewing, that was my bad! So many bad reviews mostly from 1 month ago, some good but I probably imagine these people also create their own reviews to appear like they are a reputable management company. This review will describe exactly why I would not do business with this company. I wanted to see a rental property they listed. I scheduled a self-tour appointment for the following day, which was confirmed by the company. I was sent a link, which was supposed to give me a code for the key box, when I arrived to see the property. When I got there at the assigned time, there was no key box anywhere in sight and the property was locked. I tried to call the management company multiple times and tried multiple extensions, but no one answered at any of them, even though it was mid day. No one responded to any of my messages and I left without seeing the property. All in all it was a bad experience and I will never use this company or recommend it to anyone else. read more

My experience is that this company does the bare minimum job, poorly, and nothing more.  They employ an offshore call service after hours and on weekends. I had a gushing water leak over a weekend since the hot water heater failed. Not only could they not send anyone over that weekend but I had to wait 3 days to get an ETA on getting water service restored to the property with no compensation or even an apology. Over the course of a year I had a handful of maintenance tickets and one interaction terminating the lease. Each time was a minimum of two days, often longer, before the first response. When you consider critical things like non-use of utilities, appliances, etc. and additional scheduling delays it becomes a big point of stress and frustration. I politely emailed the owner, Marc, with my concerns about their turnaround timing and it went unresponded to. Finally, after vacating when I asked for information relating to frivolous deposits withholding for an overpriced and unnecessary repairs it went unresponded to by Karen. She did not indicate any issues when I explicitly asked if I'd be charged for anything upon her walkthrough. I asked several times because I didn't want to be charged overpriced fees to their 'preferred' contractors. I took clear pictures of the dirty/worn condition of the place upon move in and it was in cleaner condition upon move-out - which I also have pictures of. My perception is that they collectively do not care about the livability of properties under their management. Perhaps they're great for property owners who also do not prioritize doing the right thing by their tenants. read more

For the last 4 months I've been trying to get help from Marc and his assistant Karen in regards to a noisy neighbor that lives below us. I have sent them over 8 formal noise complaints in regards to this inhospitable environment we're living in with the format they request (Who, What, When, Where, Why as well as video/audio evidence) of these continued 3am disturbances. Both Karen and Marc rarely reply to my emails and will not return a phone call. On the first of this last month I submit a "60 day notice" to terminate our lease early and after not getting a response I emailed them to confirm they received the notice. Karen emailed me back that while they can not force me to stay, I would be subject to the penalties listed in the lease if I break the lease early. I called Karen right away to confirm that based on our multiple noise complaints and generous 60 day notice that we would receive our security deposit back in full since we are clearly being forcibly evicted due to our inability to get a full night of sleep. Karens response to me was, and I quote, "Look Lady, I have more important things to do than stay on the phone with you". She also told me that her and Marc reviewed my video and that the disturbance "Sounds like normal TV noise at a reasonable volume". It's very frustrating. Ultimately, we're unable to enjoy the apartment we rent because of the neighbor below us and are ultimately being forced to move out because of it and they have been less than helpful, understanding or reasonable in this situation at all. I have since learned of multiple other individuals who also rent from BGAM and have had similar experiences with Marc and Karen. I do not recommend renting any properties from BGAM!! read more

Rented from This company for 2 years As an Hvac technician I had to repair and replace my own thermostat after repeated contractors could not fix the high limit switch. I install outdoor solar lights as the neighborhood is over ran by homeless and many live behind the home near the creek. Also installed a bamboo fence and garden boxes. Lived with an illegal double bolt lock with a key on he inside, fire hazard. If the key is lost you're locked inside to perish by fire. Installed a new brushed nickle bathroom faucet and a full length bathroom mirror. We had a dire family emergency and had to move out abruptly, yet we told the property manager Karen B. That we understood if they need to keep our 2000.00 deposit. And to take in account all the improvements to property. She promised take in account all the upgrades we left. She did exactly the opposite. And kept the deposit and sent and invoice for 150.00. The nerve. Very unprofessional and no one will respond to my email or calls If you want cheap rent with no decent repairs and lie from property management This is the place!!! read more

Health & Safety risk; they should be reevaluated because they don't offer livable properties. terrible communication, zero assistance, & illegal raises in rent. House flooded, and they waited 3 weeks for the water to soak in, create mold to begin work. Never offered temporary housing, AT ALL during this period. Then they increased the rent, during this time!! I've been sleeping on the floor & at a temporary rental that we paid out of pocket for- starting from Thanksgiving ongoing until now- the middle of January. They claim it's fine, and are completely dismissing our texts- because they won't take calls or email! Horrible communication! A big part of this could be alleviated if they would listen, but they will not. They only text! They are completely brushing us off, and all of this was in the middle of winter AND during the holidays! Haven't moved in yet but the communication alone was enough to give 5 stars. I'm not a patient person, especially when I really needed to move out of my hellhole apartment. Everyone has been super responsive and took the time to answer my questions thoroughly. I especially appreciate them being flexible with my move-in date. The manager who showed me the property was properly masked, let me walk around the unit alone, and was there when I arrived 15 minutes early (wanted to beat 5 o'clock traffic). I've seen the lackluster reviews in the past so I think they took the opportunity to learn, grow, and change which impresses me even more. Hopefully, the great service continues. I rent a property in Hercules and the previous property management company was great! This one took over about 2 - 3 yrs ago. I've had 2 issues and the response has been painfully slow. You do not get to talk to anyone other than some answering service that takes down your information for forward it to "someone". If you want to talk to someone in the actual property management office it would be by appointment and you would need to send an email or send a text and wait to see if you get a response. In the "tenant Portal" I have a contact by the name of marc.g who I've emailed and texted before and I've never gotten a reply. My last issue was with the dryer not working and it's taken 2 weeks for them to get it fixed. It is still not fixed as of this moment. I have called the maintenance calling center 2 times and called and texted that marc person with not response yet. I've offered to purchase a dryer and just deduct it from the rent. No response yet! I will keep my fingers crossed that I get a call soon as I am now having to spend time and money going to a laundrymat. I visited my friend over new years 2021/2022 and the issues with his neighbor threatening him and the other tenants are beyond belief. During my visit, the noise from this tenant was incredibly disturbing and disrupted my sleep. It made me uneasy during my entire stay. It was clear how much this is bothering my friend and the other tenants, as well as making their entire living situation untenable. He has contacted BG Asset Management multiple times with no response. Since leaving, my friend has been verbally threatened, the police are now involved, and Marc and his company are completely non-responsive regarding the situation. I put in my application June 12th, between then and now, there was very spotty communication and whenever we did speak they needed something additional despite it having not been something she needed before, thus prolonging the processing. I am barely hearing back today, July 21 st, that we have been denied due to not meeting their minimum requirements, despite being told almost 3 weeks ago, that we met their requirements and were just waiting for the Owner of the home to decide between us and another applicant. I lived a place where BGA management recently took over (Ethan apt in Sacramento) I can't say new management is good or bad since i moved out after, but one thing for sure, BGA management new management seems to be NOT COMMUNICATIVE because i was charged with furniture dumping fees when i moved out for furniture that I DIDNT EVEN DUMP OUT! My security deposit is mostly cut off from there. I called the dump company management hired and asked about the invoice and they said "WE NEVER PICKED UP ANY FURNITURE AT ETHAN APT SINCE BACK IN MAY", so i wonder WHO PICKED UP "APT CLAIMED-MY FURNITURE" AND DUMPED WHEN I MOVED OUT FROM THERE IN AUG??? I left voice message and emails to BGA management, it has been 3weeks that they didnt even answer. I called apt manager, she said she will see what she can do and its been 2weeks. We submitted an application with Marc's office and paid all the fees ad submitted the additional paperwork but his office never got back to us, the normal time frame is 3 business days but instead we received no word on acceptance or denial of application for a rental property. I find that highly unprofessional and inconsiderate, considering the time and effort put in by an applicant that has even paid the application fee. It is common courtesy to notify an applicant as soon as they know of whether or not they have been approved for a property. The office instead has posted a new open house on said rental property without any notification of an unaccepted application. Simply rude and unprofessional. read more

Mr. Guzman is an excellent Real Estate Agent and Property Manager. I have heard nothing but praises from him about properties that he manages. He is up to date with all the laws and he has strong ethics. I can give you one example when I was trying to evict my tenant and I was freaking out. Mr. Guzman spent time out of his busy day explaining to me what I need to do step by step. It helped calm me down and I was worried free after that. On top of all that he's also very knowledgeable with computers and IT. He makes sure that all the Real Estate Agents in the office have internet access and that no computer have viruses.
