This company has allowed rats, water leakage, and homeless vagrants into their buildings while continuing to raise rents. An inspector told me that they are "barely maintaining legal standards". If you are OK to have your property fall into disrepair, this is the team for you. I hear they are already tangled in some lawsuits, frankly I'm not sure how they are still in business. Was shown a rental property and when I stated I was interested, the man showing it said he would send me an application. I called him three times, but he never returned my calls. Three months later and this company is STILL showing this SAME apartment, collecting $37 non-refundable applications from hundreds of applicants! You can see on Zillow that it's been listed since July! There must have been several qualified applicants, but it's not in the interest of Professional Property Management to rent it out because then they can't collect application fees anymore. I feel SORRY for the property owner as their property is sitting vacant for months on end while this SCAM agency is collecting application fees. I will be contacting the Richmond, CA rent board to file a complaint against them. I hope others will do the same. read more

Second review/update. I would give zero stars if I could. I have been cleaning the home since I moved in on September 12th (12 days late due to their negligence) - on top of the task of moving in. The cleaners they hired could not get the job done in three hours so they rescheduled to come back - with extra people. That cleaning session was for 7 hours and the job was still left incomplete. I have since then invested my own time, efforts, and supplies into finishing cleaning the home. The master shower was so filthy I had a cut get infected. The jacuzzi bath was so bad I had to take it apart to clean. Because PPM certainly does not care about the condition of the home as they have called me "picky" and often stating that I have high standards. Who wants to be bathing in someone else's mildew? It had turned pink! I am still finding places in the house that have not been cleaned. It is like the worst treasure hunt ever. I decided to send an invoice to Professional Property Management to be compensated for doing their job. Their response included the offer to pay my invoice if I take down my previous Yelp review. Because that is totally ethical... Nope. Instead they are gifted another honest review. Please do not use their service if you have a nicer home and care about the upkeep of it. It is quite simple to own up to a mistake rather than attempt to sweep it under the rug. fGiven the chance, I would not rent from or hire PPM in the future. If you cannot properly manage the cleanliness of larger homes, then don't take them on. read more

Please do yourselves a favor do not use this property management. They have the nerve to call themselves professional they were so unprofessional. First of all, they told me I was the only applicant for a place I was gonna rent that was a lie!How does somebody with a high 779 credit score excellent rental history and references get turned down? They jerked my chain for over a week. They never even checked my previous landlords. I had to keep calling them to say what's going on then they gave me all these excuses. She finally admitted they were looking at someone else, but they were having so-called problems with this new perspective tenant. Meanwhile, over the holiday weekend I didn't hear a word. I didn't hear a word Tuesday. I finally called them today. They will take your money which is $50 per adult and run with it. That's how they stay in business. I'm out over $300 with these so-called property management companies a word of advice if you're not dealing with the owner Do Not Give These people your hard earned money!!! ! My wife and I lived in a property managed by Professional Property Management from 2015-2018. This company was miserable to work with as a tenant. We didn't ask much of PPM, but when we did it would take at least 4 phone calls and several emails in addition to submitting a work ticket just to get someone to respond. When Diana did bother to respond she was incredibly combative and would often send us ranting incoherent emails littered with spelling errors. -When skunks got into the crawl space under our house, it took over 2 weeks for PPM to respond. -When our refrigerator went out and all of our food spoiled PPM deferred us to the home warranty company and became unresponsive to our needs. -When our oven stopped heating PPM sent our a tech who said the oven would need to be replaced then refused to respond to any further communication. The oven was never fixed. The owner of the property once showed up unannounced at 11pm and started screaming at my wife because we had left some of our camping gear in the back shed, which we had access to in the lease terms. PPM sided with the landlord and even threatened to evict us. Once we gave notice that we would not be renewing our lease at the end of our contract Professional Property Management responded by once again threatening to evict us with 3 days notice. I generally don't leave long complaints as a review, but I think it's important that anyone considering doing business with Professional Property Management is made aware of who they are dealing with before entering into any type of an agreement, I certainly wish someone would have warned me. read more

Being that I work in the same field (property management) I know how certain things are supposed to go. They are EXTREMELY lacks when is comes to work orders. They gave out my personal phone number(without my consent) to 2 different vendors. I guess they couldn't be bothered with scheduling work being done in the unit. One of the vendors left a used glove on my hallway floor, in which I was told by Diana to reach out to the vendor myself. Um no, you guys hired them, they are your responsibility. I've been a renter for several years now and know that finding a new place to live on a budget and within a reasonable time frame can be stressful. I've had nothing but great experiences with Professional Property Management. Every time I am looking for a place to live I consider them first because I know they can quickly show me a list of properties in my price range that have been approved as being in good condition at a fair price. Melissa and Gene make me feel welcome to call about new listings and are always kind and informative. PPM made the effort to coordinate with me to make sure I viewed the apartment I rented thoroughly and asked any questions and make sure the renting process went smoothly. They treated me with the highest professionalism. There were a few issues with my unit (nothing serious mostly cosmetic) but they made sure to negotiate with the owner and saw to it we were both satisfied with the end result. The employees are thoughtful and take the time to really help people. I know for a fact that they have rented to people that didn't have the ideal application, but are willing to make arrangements if they think you will be a good tenant. I have been renting from Professional Property Management for the past 4 years and have been paying my rent on time and very happy with them. They are very nice, welcoming and professional and always very helpful. They also have great hardworking maintenance crew who comes and fixes or replaces anything that is broken in a timely manner. A month ago my microwave stopped working after a power outage and Diana ordered a brand new microwave and had their maintenance crew install in less than couple hours. Diana and Lourdes have always gone an extra mile to help out and I can't thank both of them enough for their hard work and kindness. In the beginning both Diana and Lourdes made the effort to coordinate with me to make sure I viewed the apartment I rented thoroughly and asked questions to make sure the renting process went smoothly. In the past I have referred both my family and friends to PPM. I would recommend PPM services to anyone that is looking for rentals or a great management company to deal with their property management needs, and I look forward to using their services for a long time to come. read more

STAY AWAY !!! If I could give them a negative 10 I would. There is nothing professional about this place. I have found them to be blatant liars, deceptive, dishonest, I found a couple of apartments that I wanted to look at on Craigslist and called them to arrange a date to look at them. The first couple of apartments that were shown by Diana to be were in he process of being renovated because of a problem with the leaking roof, but should be completed by the date that i wanted to move in. When I pulled up to the complex it looked abandoned and had graffiti everywhere and overgrown with weeds (why would I want to live there?). The second place was down the street and there was poop all over the ground from stray cats(WTF?) she said there was a stray cat problem. We walk up the stairs and this apartment had mold damage as well (Why would I want to live in a place that has extensive mold damage?) Mold on the walls carpet, ceiling the floor was wet and it hadn't rained in weeks! This should have been a bad omen but I gave her another chance. She showed me another apartment that I did like and I made arrangements to give her a security deposit. I moved into the apartment and I saw eggs that looked like brown pieces of rice, which turned out to be fly eggs. At the time she showed me the apartment Diana did not have a key to the garage. After I signed the lease and got a key I almost passed out from the smell of dog urine and poop. I called her immediately and told her the garage smelled like urine. I asked her if the previous tenants owned dogs. SHE LIED and said no no pets were allowed. REALLY? I know what pet urine and poop smell like. And if there were no pets please explain the chew marks (that i failed to notice during the initial inspection) along all the doorways and on the porch. I got into a screaming match with her about the apartment. The cheap bamboo flooring is sinking in places, and i noticed stains on the carpet, the grout was broken in such big chunks that my baby-friend who was in the crawling stage was picking them up and putting them in his mouth. Oh and did I mention the SILVERFISH TERMITES AND CARPET BEETLES?? I went back and forth with the owner Ray about these issues and even reported them to their Prudential Corporate. After threatening to sue them they came and bleached the garage floor and painted over the feces that was smeared on the wall. After more back and forth they finally came and shampooed the carpet. Silverfish and carpet beetles however are here to stay. They are now in clothes, food, baby-friends toys and everything you can think of. Pest control came and said that whole apartment needs to be tented and treated. Emailed the new owner Gene with this information and haven't heard from him in over 2 weeks. The previous person was right about the section in the lease stating that I would have to have the carpet shampooed before I moved. ARE YOU SERIOUS? The carpets were dirty when I moved in! I promptly crossed this off along with the other things I disagreed with made a copy for myself and mailed it back in. Also the previous Yelper was right about the check"getting lost in the mail". Had the phone line fixed and wasn't reimbursed for it for over 2 months. Ray asked me to wait until the 1st of the month when they had more money because everyone paid their rent around the 1st. WTF ???? I am angry and frustrated because I feel like they took advantage of me because they knew what situation I was in and they took my money and ran. read more

DO NOT rent through these people! I have lived in my unit for about seven years and have regretted it since day ONE. Unfortunately due to rent increases in the Bay Area this has been the only place I can afford(hey I guess we get what we pay for right?) my only great advice is to warn people to not rent with them. Diana gets NOTHING done but is somehow always busy, it takes MONTHS for maintenance issues to be resolved and they clearly don't do background checks on people who live in their units because my neighbors are meth heads who have destroyed the whole property! Needless to say I have finally gotten a promotion at work and will be on my way out of the hell hole this company has put me through all these years! I saw a condo I was interested in, I called and they arranged a time to view the next week as THEY said I cant view it before. Then the evening before the day I was was to view the condo someone called and said "Oh we're gonna go ahead and cancel that appointment because it has already been rented" WTF?? Contrary to the comments below I had the best experience with (PMM) Professional Property Management. Lourdes and the team were extremely helpful with the process. Very thorough with the paperwork and completed on time as promised. As a property owner it can be very difficult to find a great tenants, Lourdes went the extra mile to find just what I wanted in a tenant. Lourdes was able to get a good tenant in place in less than 2 weeks time. I give PPM, Lourdes and team a 10 plus..... Sorry the others did not feel that way. Maybe if they used the PPM website to review (and contact PPM) Vs. Craigslist they could have looked at better housing options. read more

Everything was great in the beginning when I signed the lease to our new home, until we had our first issue. They had changed all the locks on the house so our keys kept getting stuck, we called and told them that they needed to come fix the lock because our keys kept sticking. A week went by and no one called or came and one of the keys broke off in the lock! I called them again and they said they'd send someone right away.... Two weeks later NO ONE! I had to call and get angry with them. The lady told me the maintenance worker had been busy but she'd send him ASAP. The moment he arrived I told him what happened and the situation, he looked at me confused and told me that that had been the first time the management facility had contacted him. So they lied to me and never contacted him until three weeks after my initial complaint. THEN when it was time for us to move out we were told upon vacating we would have to professionally clean the carpets. Mind you I was told that when we first moved in that the carpets had just been cleaned and alllllll the stains up and down my stair case and in the home were permanent because they just had them cleaned and they didn't come out. But it's funny because the moment I had Stanley Steemer come in and clean them all those stains came right up. And so I lived with ugly stained carpets for a year and was lied to about that! Oh and then they expected me to pay for the one stain my kids made on the carpet that didn't come up. Get real. And last but not least, I paid a $2,000 deposit on this house. I was told 21 days after vacating I would receive my deposit back. We moved April 15, it's now May 15 and I still have no check. And I had to email them in order to ask why it is not here yet. They said it was lost in the mail so they would issue me a new one. Knowing this business I'm sure they never mailed it in the first place. Needless to say this office disappointed me. read more

I am currently renting my first apartment with Professional Property Management, and I was really unsure of what the process entailed. I was in a hurry to find an place to live that was close to my new job, and I ended up running into a lot of dead ends, unresponsive managers, and complicated procedures that made moving very difficult. Professional Property Management, however, has gone above and beyond in order to make everything smooth. My schedule is extremely full at the moment, but my leasing agent has been consistently working hard to meet my needs. She showed me the place at a time that was convenient for me even though it was clearly not convenient for her, she was very open and honest with me while we were viewing the space, and she has remained patient and friendly in answering my multitude of questions about how to apply and move in. I feel totally at ease knowing that PPM is going to be handling my property needs while I adjust to my new position! read more

I am a new renter so I am speaking on behalf on my experience thus far. I really enjoyed working with Diana; she lined me up with my new home quickly and was very time efficient. I found that a lot of landlords or property management companies in this area take a lot of time, and leave you in a state of limbo. With Diana, it was all business, very straight forward. I appreciated that a lot as I had weeks wasted with other people and I had to stay on their lines to even communicate with me or give me status updates (and I'm a pretty patient person).Bottom line, she made it painless. Also, in the time I've moved in, I had a couple questions/observations in the home, and Diana got back to me within the hour. This gives me a lot of confidence for the time I will be living here.
