So I am in the process of finding an agent or company to rent out a family home. I put the need out on Yelp and received several responses. I spoke to one agent, then made an appointment to have calls with others. The Cal Agents called me, and in less than a minute I realized it was someone from a Philippine call center. What a slap in the face. Outsourcing is a hot button issue, and I will NEVER share personal information with someone overseas, but also: WHY? Are they too busy for a two minute call to make that connection? Introduce themselves? Answer relevant questions? And perhaps MOST CLOYING: is this the same company that employs those same call centers to make masked cold calls asking to buy our property? HARD PASS. read more

Recently, however, I finally had to reach out myself because out of nowhere, while making dinner, my sink stopped dispensing water and after I did some things it wouldn't stop. I called for support and while I was disappointed the after hour support was a voicemail, it did provide sufficient information to determine my next steps (i.e. call a plumber). Anyway, the next morning when I was able to reach someone, I connected with Wilsen who calmly walked me through what I could expect next. He and his team connected with the owner to get the maintenance request approved and shortly after the plumber arrived and worked his magic. Team work makes the dream work! After working with Cal Agents for seven years, we recently decided to move on. Based on our experience, here are my recommendations for anyone considering their services. Pros * You are assigned a dedicated staff member to manage your property. This person is generally responsive, communicates promptly with tenants, and follows up. We have had some hardworking and dedicated property managers. * With some operational changes, Cal Agents has the potential to be an excellent management company. * Staff communication is professional. * They conduct a detailed annual property inspection, though this now appears to be a paid service. * Compared to some property management companies, there are certainly worse options available. Cons * There is no local, on-the-ground representative to oversee repairs or maintenance issues in person. * The maintenance department is highly ineffective. Maintenance is handled separately from property management and is outsourced outside the U.S. As a result, the team often lacks an understanding of California repair costs and basic maintenance standards. Vendor quotes are frequently accepted without proper vetting and are almost always significantly overpriced. When concerns are raised, owners are commonly told to find their own repair person. * Cal Agents charge numerous and increasingly excessive additional fees, including a fee simply for leaving their service. * There is little to no guidance or support when it comes to evictions. Property owners are largely left to navigate this process on their own. Recommendations: * I would not recommend using Cal Agents unless they hire a highly skilled local maintenance professional to oversee repairs, train the maintenance team, and properly vet vendors. This person should be able to accurately assess issues, approve appropriate repairs, and maintain a list of licensed, reasonably priced contractors. In its current form, the maintenance department is largely a waste of money. * Carefully review each repair recommendation. For example, when a tenant reported low water pressure at a kitchen sink, the maintenance team ordered a faucet replacement even though the issue was actually a plumbing problem with the pipes under the sink. I ultimately had to hire my own plumber to fix the problem correctly. * Always require proof of credentials for any repair person. If you are being charged electrician or plumber rates, the contractor should be able to provide a valid license. In many cases, the work is performed by a handyman, so this should be clearly disclosed upfront. * Require a clear estimate that outlines the scope of work, expected time to complete the repair, and the cost of materials. Check material prices online to confirm they are reasonable. * Look up the repair person online, read reviews, and verify that their experience and credentials match what Cal Agents has represented. * If an estimate seems excessive or the contractor appears unqualified, request a second estimate. * Ask for photos or a short video after the repair is completed to confirm the work was done properly. * Ensure the maintenance team follows up with the tenant to confirm the issue has actually been resolved. * If a repair is handled poorly or incorrectly, contact the owners, Lex and Nicki, directly so they are aware of the situation. * Negotiate both the management fee and incidental fees before signing a contract. When we began with Cal Agents, the management fee was 6 percent of rent with no incidental fees. I believe the management fee it is now 7 to 8 percent with excessive incidental fees. Be sure to ask what basic management fee actually covers and carefully review the extra incidental fee schedule. A few of the incidental fees (March 2025): $441 - offboarding fee - if you leave Cal Agents $331 - onboarding fee $166 per hour for rental inspections related to move in, move out, and annual habitability inspections $191 per hour for services requiring a property manager $354 per hour for services not able to be performed by anyone within the company $107 per hour for use of a Project Management Coordinator $111 fee for tax withholding and reporting $111 leasing cancellation fee PER SHOWING if the owner cancels property management services $189 lease amendment fee for adding or removing a tenant * Insurance claim administrative fee equal to 20 percent of all insurance billed amounts 75 percent of the first month's rent to place a new tenant Overall, there is potential here, but significant changes are needed before I could recommend Cal Agents to other property owners. read more

The properties are not well managed. Junk left behind, they do not do a move in walk through to ensure the property is clean. They must not do a move out walk through bc the unit was delivered dirty. I had a great experience renting a condo from Wilma. She was very responsive and communicative throughout the entire process - from setting up a viewing, to filling out the application and getting me the keys. I really enjoyed talking to her as well, which is a nice bonus. She worked with an assistant to make things happen, who was also helpful. After seeing many places over the years, Wilma stands out because she actually tried to sell the place and went above and beyond. She even brought a little gift basket when I got my keys with a couple essentials like a roll of toilet paper and shower curtain liner. In my experience, most agents aren't as professional or eager to share details. We submitted $80 of applications for a rental property, went to view it and the agent there wasn't anyone who had previously auto replied to my messages, and only received auto responses ultimately when requesting a status update. we were also told the renter is responsible for landscaping and some utilities were shared with other tenants. 0/5 for lack of communication and unprofessionalism. read more
