I accompanied the inspector/owner Robin Patrick for the first home inspection and was satisfied with his findings. I contracted with him for the second home inspection and very unfortunately was not able to be present. Mr. Patrick basically gave the home a "thumbs up" including being safe from radon exposure. Upon final purchase of the home considering his "thumbs up," I found 14 (fourteen!) problems with the home that were more, much more than "cosmetic." During the course of the past five months I have incurred not only much of my time to mediate these problems bust have also incurred thousands of dollars in extra expense. I frankly doubt that I would have purchased this home that is now a "fixer-upper" had I been aware of these deficiencies that Mr. Patrick failed to address from his professional home inspection. I have made a full accounting of the home's deficiencies to my real estate broker and was indeed shocked. Needless to say he and his fellow associates in this prestigious brokerage have stopped using 406 Home Inspection Pros, Inc. services and no doubt word may spread throughout Flathead County MT that this business is not qualified to make accurate and trustworthy home inspections. My advice is to stay away from this business unless you have money to burn and enjoy disappointment.

I couldn't be happier with my experience with Jay and House Detectives. Purchased an older home…read moreseveral months ago, pre-purchase inspection radon readings came back around 4 pCi/L which is the EPA's recommended action level. It was definitely a concern at the time but not overly worried until I purchased a digital radon monitor and discovered that in the winter it jumped to 12+ pCi/L. This concerned me with a 3 year old and pregnant wife. I called Jay at House Detectives and that evening he came for an inspection. From my first meeting with Jay I liked him. He is professional, polite, very affable and knowledgeable individual. He quickly came up with a plan for mitigation and explained to my wife and I the process for mitigation and the dangers of radon. He was also very patient and accommodating with our 3 year old's questions. That night Jay sent an email with 2 options for mitigation, and within a couple of weeks we scheduled the job. I am very pleased with the work he and Grant did, our digital unit now reads below 2 pCi/L, somedays even less than 1! This is my first and only experience with radon but I would easily recommend House Detectives. I think it is also worth mentioning they are insured for radon mitigation.
