    Do not rent here! I have never felt the need to warn anyone about any apartment group before. The negative reviews that are already here should not be ignored. My own personal story: When I moved in the bathroom walls were leaking this brown oozing substance that maintenance just painted over. I was told it would be handled before I moved in (it was weeks after). Not only did I do most of the repairs MYSELF out of my own pocket, because maintenance wouldn't ever fix anything (told me my faulty shower was a nice rain drizzle at one point). I also paid for the carpet shampoo vacuum on my own as stated in the "lease" prior to moving out. They then had the audacity to steal 70% of my security deposit when that place was left in better condition than when I found it. Also charged crazy late fees for rent that was turned in after the 1st but prior to the 5th (grace period everywhere else).

    a/c doesn´t work!!!! maintenance request for a/c never happens. we´ve sent 3 emails the past 2 months regarding the issue and we never get an answer from them. if you rent here, make sure the ac is working

    We rented a beautiful, spacious apartment on Butler Ave for 2 years. First, the building itself is beautiful, historic, and well-maintained. Second, the surrounding area is superb. The building is right in Wayland square: just a 2-3 minute walk to a bunch of restaurants and cafes, including Starbucks. Blackstone running boulevard begins just a couple of blocks over. Thayer Street is just a 15-20 minute walk away. The apartment itself: so much character and so beautiful. When we moved in, the apartment was spotless, the carpeting was removed, so we had immaculate, newly polished hardwood floors. The double-parlored living room was so wonderful to have, because it essentially gives you two rooms! We used one as an actual living room and the other as office space/guest room or dining room. I miss this apartment and area everyday. Would move back anytime! Also, when we moved out, they didn't charge us a cent for anything. Lastly, Kevin Samways was incredibly helpful with everything - from the time we moved in to the time we moved out to everything in between.

So far, my experience with WLB has continued to be extremely good. I would continue to give Spencer 5 *'s. He is kind, respectful and very responsive. He continues to answer every question I have and is very helpful. I would also give Tracy a high rating - she manages the building and handles things such as maintenance requests and parking issues. So far, we've put in several maintenance requests - power outages, smoke detector beeping but too high to reach, clothes washer, kid locked out of building, etc. She has quickly responded each time and has had each maintenance request handled promptly. She is also the person to call if someone takes your parking spot (this can happen in a busy city center). She's always answered my inquiries for this, even on a weekend late at night, right away. It is still challenging for the towing people to move the offending car, but that's not for lack of Tracy contacting them. Also, Sarin, who coordinates parking spots, I have found to be pleasant and helpful. The maintenance guys who have come have also been respectful and efficient. I've seen the less than favorable reviews, but they do not reflect my experience. I want to give recognition where it is due, and my current opinion remains that they are pleasant and easy to deal with. We have renewed for another year.

Tracy is extremely unprofessional and poor at her job. She acts like anytime you contact her, you are bothering her and she is doing you a favor by completing a request. We experienced difficulty with getting our security deposit back and I have heard from friends that they struggled with that as well. Tracy and Walter Bronhard Real Estate are about as bad as they come in the real estate industry. I urge you to find another place to rent from.

I've always imagined being…read morea smart Brown or RISD student living nearby and waking up to go get coffee then lunch and walk back to my dorm; later going out to get Indian food for dinner and going to downtown to the bars and clubs (in between classes of course). Living vicariously through them, wishing I was rich and/or smart enough lol. Thayer Street is located on the east side of Providence, a historic area called College Hill. The schools nearby are Brown, RISD, Moses Brown, and Wheeler. There are over 40 restaurants on this street. There are plenty of stores to go shopping at; Urban Outfitters, Berk's Shoes, CVS, bookstores, and even Mom and Pop shops. There's a historic cinema theater called Avon and a hookah lounge. There are historic homes, condos, and apartments for rent and purchase. I think this is a great area to live, work, and play. A historic area with beautiful views and plenty of amenities. I saw that they have a Taste of Thayer Street event coming up soon, which sounds awesome for those foodies out there.

I purchased my tickets online and it was announced that 20% of each ticket purchase will go directly to the RI Food Bank. I appreciated that some of the proceeds was going to a good cause. Each adult ticket was $23.00. Taste of Thayer took place on Thayer Street from 4:30 to 8:30 p.m. Ticket holders had access to food samples at 25 participating restaurants, got two free drink tickets and special discounts at participating retail locations. On the day of the event, I went to the Will Call outside the Brown Bookstore, presented my digital ticket and they provided an event wristband, event map, drink tickets, and coupons to use later. Coupons included 10% off at Mala Noodles, free drink at Aroma Joe's, and free Jay's Heart at flatbread co. Thayer Street was closed to traffic from Bowen to Angell during the event. It was nice to walk right on Thayer Street since many vendors setup right on the street. All the participating restaurants gave a really good portion of food and after having a few samples, I was really full and had to pack away some of the food. The drink tickets could be used at a few of the restaurants serving drinks. I enjoyed Andrea's, Baja's Tex-Mex, Chinatown on Thayer, Den Den Fried Chicken, Feed the Cheeks cookies, Heng Thai and Rotisserie, In the Pink, Insomnia Cookies, Kabob & Curry, Mala Noodles, Metro Mart & Deli, Mighty Mike's Pizza, Mike's Calazone's, Pokeworks, Tiger Sugar, and Zinneken's Belgian Waffles. This is such a great event and definitely worth the ticket price. I highly recommend participating in this event when it takes places next year. This is a great way to try and showcase many amazing restaurants on Thayer Street.

Whenever something came up, it was handled quickly and professionally. Early in my tenancy, I noticed mold in the refrigerator's water dispenser, and they replaced the refrigerator almost immediately. When the old stove and cooktop stopped working properly, they replaced the full range with a brand-new, very nice appliance. When the water heater broke a few months later, that was also replaced practically right away. The maintenance staff were always kind, helpful, thorough, and respectful. I never felt like I had to chase anyone down or fight to get a necessary repair completed. One of the best examples of their reliability happened during a major snowstorm. The roads were barely passable, but I woke up one morning to find that my driveway was the only one in the neighborhood that had been plowed. My neighbors were genuinely asking how RentProv had managed to get it done. I eventually purchased the house I was renting, and they continued maintaining the property and responding to issues through my final days as a tenant. They never started doing the bare minimum just because I was about to close. Shannon, in particular, was wonderful--professional, thoughtful, organized, and genuinely invested in making sure everything was handled well. I can only speak to my own experience, but mine was consistently excellent from beginning to end.

    I would leave zero stars but it isn't an option. avoid at all costs…read more they don't take care of the property, everything you need done will be done late and bare minimum. the "property cleanup crew" they sent was literally an elderly man and his two adult children. they showed up in a rented box truck with one shovel. they then stole MY shovel, and the yard was not cleaned up. bricks strewn about, poison ivy, it was pathetic. I'm a combat veteran with ptsd. I have a medical marijuana card and grow my own medicine. the owner of the building I was renting was fine with it, as it was completely legal. Rent Prov called the police on us, who showed up and told them that I wasn't breaking any laws. They then tried to evict us, even though the owner told us it was okay since the police made it clear it was all on the level. I should also include some pertinents: no one else lived in the building except my mother who rented the floor below us. there are only two units. literally no one complained. also, when they couldn't get in touch with me because it was Friday night at 9pm, they began harassing my elderly mother (who again, rents a separate apartment and has nothing to do with my LEGAL medical marijuana. Lawyered up and they backed down like the unprofessional losers they are. we broke our lease early to get away from these incompetent morons. do yourself a favor, avoid at all costs. the lawyer was provided to me by a veterans organization free of charge. he looked into Brian Weinstein at rent prov and apparently he is WELL known in the legal community as a royal POS.

I went to Ben after…read moreseeing one realtor who was very unresponsive and just didn't understand what I/we were looking for. I know I didn't make it easy for Ben either. I had him show me/us at least 30+ houses between MA, CT and RI. He helped my husband (at the time) and I buy our first home together in 2016, then later down the road when life happens and things don't work out, he then also helped us sell our home in 2018. Ben made what can be a very stressful process seem so seamless. We all had a few meals together, went on motorcycle rides and spent time together while Ben went out of his way to get to know us and what exactly we were looking for. To speak even more highly, the first time home we bought was in Connecticut where the agency was not yet licensed. Ben went out of his way to have his broker get licensed there just for us, and spent more time getting to know the area just for us as well. Ben made the experience quite incredible, and I'd be thrilled to use him again and refer him to anyone!

Inessa is ahead of sales and helps Jason with all the other services, she's always there when you need it, she has great contacts for contractors or anything you may need, she found great tenants for my apartments, and like Jason honest hard working person that will take the time to listen to your issues and resolve them. When I sold one of my house I went with Badger , Inessa sold it the first day it went on the market for more than the asking price (and the seller's market was not that great), She followed through with all the paperwork and supported me all the way until it was finalized . I can assure everyone, people like this are hard to find I was lucky, I thank them for their service and excellence I hope who ever reads this may find the help and peace of mind they need like I did.
