Complaint Letter About Ongoing Illegal Parking at 38 Fountain St To Whom It May Concern at Stonelink Property Management, I am writing once again to report the ongoing issue of illegal parking at 38 Fountain Street, Woonsocket, RI 02895. I have contacted your office multiple times and have even spoken directly with staff about this problem, yet nothing has been done to address it. There is a large posted sign at the back of the parking lot clearly stating that unauthorized vehicles will be towed. Despite this, the rules are not being enforced. At this time, a Toyota Camry with license plate 2AJ 650 continues to park here illegally. The driver does not live at this property and is occupying a space that belongs to a resident. This situation is extremely frustrating. When management fails to enforce parking rules, it sends the message that anyone can park here, even if they have no connection to the building. Residents who pay rent and rely on their assigned parking spaces are being disrespected and inconvenienced. I am requesting that Stonelink take immediate action to enforce the posted parking policy. This includes issuing warnings, documenting violations, and towing unauthorized vehicles when necessary. The sign is meaningless if the rules are not upheld. I've lived at my apartment for over 13 years & this is the 3rd property management company. They are by far the worst . They are rude in the emails / texts sent to residents. They disregard your maintenance requests / or cancel them probably because they don't get the extra $ that the landlord has aside for these repairs. New Tenants Beware!! Sign a lease with Stone link at your own risk... I am a current active resident with Stone link Property Management and have been for about 4 years now. Unfortunately, it took me this long to decide that they are not willing to improve in the customer service area. "Their slogan is every person is a priority, and all residents are appreciated." There are plenty of yelp reviews and other reviews already talking about the bad communication. I have experienced nothing different. I have had to sweep so much of my experiences under the rug because they just don't have anyone willing to listen and fix issues. They continue not to return calls, voicemails or currently their AI system for taking phone messages. I already sent them my feedback to them personally and I couldn't even get an apology for my experiences. In almost every company you can find an untrained/unprofessional employee that don't fully understand customer service. I always keep this in mind, and I am not going to simply write a bad review over one instance or person. Unfortunately, it's more than I can count now. I tried my best to reach someone who cares about the customer experience. In my heavy pursuit of this, I got in touch with Adeliz Rodriguez. Adeliz is "the Director." She has no problem telling you, and making sure you heard it, as if she is the gate keeper for all decisions made by Stone link. To get in touch with Adeliz I had to send an email explaining I need a manager to talk about my experiences, because I gave up trying to reach anyone by phone. Adeliz had her specialist Valeria A. call me. Valeria used the time to listen to me and clearly, she even decided a manager needed to speak to me. The next day Adeliz calls me in the middle of work. I still picked up, because I did not want to miss the call. She doesn't greet me. She says I am Adeliz you asked for me. I said, "Well I asked for a manager." She said "I am the director." I said awesome, well I am in the middle of an email for work can you give me 10 to 15 minutes to finish my work and then I will have time to talk. She goes well I am very busy with a condescending tone as if she was ready to escalate things rather than deescalate a customer if I was actually upset. I suggested we schedule a call. She says, "I was just going to say that. Why don't I go into my meeting on 2pm on a Friday night when I get out, I will call you." Again, there was no time attached to it and as expected, that call never happened. I waited a full week. I sent another final letter to her letting her know if someone doesn't reach out that this relationship between stone link would end. She again had Valeria call me first thing in the morning. She left me a voicemail and called right back. Valeria send that Adeliz just tried calling me 3 times. I said I have no voicemails or missed calls. Valeria than says she is available right now to talk. I said great. She puts me on hold for 5 minutes. She comes back and says I can help you as she is busy. Valeria than again listens to my issues and offers me solutions. By which the director responds in an email and says those solutions won't work and pretty much too bad wait till October. She has made it clear she has my signature so why does she have to listen to me. I am in a contact till October. I asked to talk to Adeliz boss before I search for legal advice, but of course she is the director, and she suggests I hire an attorney. A director that hides behind employees and lies to customers and her own employees about calls that she never made is a huge red flag. Bottom line as long as she's the director, even stone link needs to be wary. Praying for good legal advice so we can go our separate ways, or I will just wait till my lease is over, but I will never invest in anything with her name on it. read more

I have no words. Never have I encountered such a scammy, money hungry and unethical company like this! I moved out a few weeks ago due to being tired of dealing with mice infestation and them not taking it seriously. they're a joke. they sent me a report with move out and move in pictures and alleged "damages" they said I did. The pictures on the move out file are super close up pictures showing normal wear and tear and they're tryin to charge me over $1k for these. Like actually FUCK YOU for trying to scam tenants. I return the unit as given, with minor wear and tear from living in the unit for 2 years. From what I see I'm not the first one they have sent these ridiculous bill. Fuck you. They wanted to charge me for normal wear and tear, including painting, outlet replacements, door adjustments, and other routine maintenance that landlords are responsible for by law. The move-out report had over 140 pages of extreme close-up photos, but the move-in report only had general room photos, making it impossible to compare fairly. They will rent your property to anyone. They don't maintain the property like cutting grass. The tenants living in the property are not on the lease. Supposed to be a woman. Yet it's three adult males who clearly don't know how to live in a quiet neighborhood. These tenants are a nightmare. Be careful who you hire to manage your property. Neighbors who leave cat shit and food ROTTING by the staircase and does not get picked up or cleaned up for months ( still there btw ) MOLD growing by the attic And the way it is almost impossible to speak to an actual property manager or get a locksmith ( which you pay out of pocket and they WILL NOT reimburse you even though it clearly was not your fault ) And last but not least. It has been over two weeks and they STILL have not given me my moeny back and REFUSE to answer their phone. This is truly the most garbage comany I've ever encountered. they abuse their power and do not care about the actual lives of their tenants. I requested a copy of my lease and two days later I was served a termination of tenancy letter. I am a single mom of an eight-year-old who has lived here for four years, and have never had an issue.. I have always paid all late fees and I've always submitted my payment before the 15th of every month I am a single mother, who is self-employed I have not violated any of the lease agreement There were two times where I forgot my trash at my back door which both times they sent me a picture. I dispose of my trash immediately . those are the only times I've ever had any violations, but I have ADHD and arthritis in my lower back so sometimes I just forget I'm with my back spasms taking the trash down. Sometimes it's not the easiest for me. My trash is never at my back door for more than a day both times at night I had put the trash out my back door and the next time I left the next day I would take it out. I've always done this, but management was more active this summer at the property because two units had moved out. Two days before I was sent the letter of termination of tenancy I had requested a copy of my lease after Luis had sent me an image of my trash saying I was in violation of the lease . It was then when I realized they never gave me a copy of my lease after signing the renal increase back in February 2022 when everybody had to agree to the new rent change, or had to move out . They never gave me an updated copy of my lease I have lived in this apartment since June 2019 and the only time I had to sign a new lease was when this property company came and took over and decided to raise the rent. This is the third property management that has taken over this building. I don't know if it's because I'm a single mother and I'm on time with my rent and owe them nothing but trying to kick me out for no reason other than wanting the unit back is not right. On top of that I Have a leak in my window that I reported back in September that they never fixed and anemones that are included in the lease are always broken and take over a month to be repaired. They let my neighbor dog poop all over the yard and don't clean up which a violation of our lease and they've been doing it for YEARS I've had multiple issues with my son in school, which is made getting a regular 9 to 5 job with no family support is not possible I live within walking distance of my sons school, and I have finally gotten him on a good IEP plan with a staff that works well with him and now because my landlord, for no reason wants me out of the apartment that's all about to change they do not do regular inspections they do not do untimely repairs, and they are great discriminant against low income, single parents . moved in and was told to check the apt for anything and if something was wrong to contact Frank, the realtor and let him know. messaged him about a few things I found wrong as well as people filling my trash can so I was unable to throw out all of my garbage from moving for about 3 weeks. if you have an emergency after 5pm, such as a lock out $100 fee and thats if they can get ahold of maintenance. took 3 hrs and they were aware I was waiting with a child. also aware that the keys were lost and did not bring any replacement keys nor lock so I was unable to leave my home without taking the risk of being locked out AGAIN because tenants will close and lock doors on you while they stare you in the face and costing me another $100. missed a days worth of work for them to bring replacement keys at 2pm the NEXT day and when they did arrive, didn't inform me and just started unlocking my door to my apartment causing me to believe someone was breaking in my home as I was home alone! then proceeded to not only charge the $100 fee because there was an emergency maintenance request 30mins after the office closed but also tried to charge $100 for having the guy come out the second day and when I refused to pay this they tried to charged me $88.25 for a set of keys! mind you that were poorly made and you have to fight with to get it to unlock the door. Told them about the issue and was told it worked fine for him! when the fridge needed to be replaced it took them 3 months and all they did was drop the new one in the middle of my kitchen and told me to install it and let them know when they could pick up the old one. I am a small woman about 5'2" MAYBE! the light fixture above the sink in the kitchen wasn't working. they cut the wire in the wall to the unit, went to Walmart got some magnetic ones to hang on the cabinet and put it on my kitchen table and said install it. but didn't provide the charger . Do you want the chance to live in a "luxury apartment" and when I say luxury apartment I mean a Fun HouseCause if your'e renting from Blackstone/Stone-link wtf these people want to call themselves now thats how you will feel. I mean these people wouldn't know luxury living if it hit them in the head. As i write this i am livid after just getting off the phone so please excuse the rambles. Before i even moved in I was told I would be getting a storage in the basement which was a huge deal breaker so you could imagine my anger when two days before move in I get a phone call from Frank Rubino telling me so nonchalantly I might add that the storage wasn't ready and wouldn't be until at least November. At this point i was livid and beyond frustrated not knowing where all my belongings would go ( i was moving from a 980 sq ft home into an apartment that was told was around 800 sq ft ( more on that later) CONS SHITTY craftsmanship ( If i washed my hands water droplets would stay on the paint and never dissolve or if i tapped the wall barely it would make a mark. Safety was a major concern for me after previously being burglarized in my last building. I was given a fob to get into the main door way however the fob system was not even set up until 3 months after move in. WTF NO deadbolt/ peephole/ didn't even think to ask about this when the apartment was being built. WTF No fans in the bathroom of this "luxury apartment" no recycle bins (illegal!!) I was told by Frank as well as it was featured in the ad for the building that these walls were sound proof. Sound proof my ass! I had to listen to construction constantly on the basement I was promised at move in for months.and my neighbor having sex at all hours of the day. When i confronted Frank his answer was well "thats what I was told" I honestly thought he was just a moron who just said whatever to please people but then after talking with everyone else at Blackstone/STONELINK I realize they all have a terrible lack of communication/ and 0 customer service skills. Not allowed to hang pictures, a headboard or mount my tv.... WTF im sorry this landlord is beyond cheap. Here's a real kicker.. after moving into this "luxury" (my ass) apartment a week after everyone else in the building I learned no one had cable or internet ...my neighbors didnt have hot water/ and had to hire a plumber and were never reimburrsed . and after speaking with the providers came to find out that Blackstone/Stonelink never even had it set up a few days before move in. CLOSETS CRASHED 3X...my neighbors closets crashed as well. INSANE!! When maintenance came the first time to fix my closet i said can you put something in the other closet so i dont have the same issues and the guy says i have to ask my boss. Well, he then tells me his boss says they cant do that until it actually breaks...I literally laughed at the maintence guys face and said Oh come on that is the dumbest thing I've ever heard! I told him to tell his boss if he doesn't do it for me ill find someone who will so of course he did it then. Are you still with me? Another day I got locked out of my apartment. My boyfriend came over and managed to open the door with his credit card while i waited for a locksmith. I am used to living with security and deadbolts...something i didnt even think to ask before moving into a "luxury" building. This of course scared the f*ck out of me and my PTSD starts kicking in and when i told maintenance they said i would have to pay $50 for a lock. Now Imagine if i had told all the tenants that i can so easily break into their apartments. Unfucking-believable. Oh did I mention the water from the showers was coming out in rust and and what's more it was leaking through the walls! *Now heres a real kicker* Side note *** Later in the year my boyfriend decided to measure the apartment as it just seemed much smaller than 850 sq ft. Come to find out this one bedroom apartment they advertise is only just over 700 Sq FT! Oh and PS i get a phone call about 8-9 months after I move in saying this storage is ready and would i still want it. You could not pay me to live in this hell hole another year. WELLL maybe they could pay me 2 million and then we can talk. lol pps. UPDATE : It's now been over two months since I've moved ( and these pieces of shit still owe me $ for my security deposit. I just told one of them we can do this the easy way or the hard way, you guys send me the check by next week or I can just have my uncle who's an attorney take your company to court. As a property owner and landlord I couldn't be more pleased with my property manager, Rebecca Phelps, and APM, Geraldine Avalos. They respond quickly and are very helpful working out tenants' needs. I only wish my tenants in their relationship with Stonelink, which is channeled differently from mine, could have as satisfactory an experience. From my conversations with tenants it sounds like there can be a kink in the line of communication they have with Stonelink. I understand servicing so many tenants as Stonelink does can be a challenge but better communication with tenants is an area for improvement. read more

Put in a request for maintenance and they came out before Christmas but due to the fact that the whole vent needed to be replace they had to come back to repair. Wanted to leave a review for my parents who are not computer people. The experience they had when they rented their apartment was nothing less than a smooth process. From the application process, to Franks professionalism in scheduling times for us to the signing of the lease was such a smooth process. Having access to the tenant portal was super easy and helps paying their rent much easier for them. Calling in for service has never been easier! Call back was within a timely manner. Tech came out within a day, they couldn't fix the issue right away but assured me they would be back. And they did come back and the issues were all taken care of. Amanda in the office was great in assisting with utilities transfers! JC in the office is a sweetheart and always helps my parents if they stop in. Used them to manage my property a few years ago and they weren't delivering what they promised. It was clear they were understaffed with their workload and having staff focus their attention on landlords with multiple properties that bring in a higher revenue. It is business and aiming for profits is understandable but the lack of staffing is a poor reflection of management. If they can't manage their staff and workload, I would not trust them with my 1 property or several others. read more

10/10 do not recommend getting property with this company. There lack of any attention to detail to actually manage the property is dismal to nonexistent at the most. From leaving me with no electricity, to charges that werent supposed to be there, leaving me with sewage from upstairs leaking into my apartment only to have there on call tech not even show up only to be told by there reps that they dont have on call tech. there tech then said i only got it fixed because he knew the owner. Also after a year of trying to get a meter number because labeling between stonelink and liberty was different they still dont have one for me. now my gas has been shut off for 2 days they couldnt provide a meter number so i can turn on utilities. then i finally got a tech out from utilities and stonelink couldnt get someone out here to do the job i did for them. they had someone here to open the basement door to shut off services on me that werent in my name but cant get a tech out there to help me get them on. only solution they provided for night time until a tech can get out there is a space heater. Me and my mothers had an apartment that burned down because neighbors used space heaters. this company is trash and i will never recommend to anyone. im not sure theyll be in business much longer as stonelink probably dissolve and reopen under another name thats the type of company it is. will be looking to find out what my legal options are for being left in the cold with out heat now and with half the use of my house when i first moved in without electricity and they told me i was not gonna be able to get it done until mid january. all this while trying to be a caregiver for my mother recovering from stage 3 cervical cancer. read more

Let me tell you about blackstone or Stonelink they were the worst the amount of problems I had living at 1090 lonsdale ave with the tenants, roaches (when I moved in I saw them and was freaked out), got locked out because they let a tenant change the lock.smh that was the worst . Then they charged me randomly 500 dollars for trash but mind you I was barely home because I was on vacation all of July .. then it felt like every 4 months they were upping the rent which is crazy because it was just a one bed room in cf.. don't recommend at all ..not worth it I went thru so much .. I remember how the alarm was going off about carbon monoxide on Christmas Eve so the fire department shut up the heat and got legit we have no heat or hot work for like a week ish it was sooo bad they should have put everyone up into a hotel but nope .. there are soo much to tell about this company all they want is your money .. it's crazy read more

Whenever he does maintenance work it is always done quickly and completely. Would NOT RECOMMEND for small real estate investors. Blackstone decided to end our partnership after my previous review was posted and I was happy they did because I was planning on doing so myself as soon as my tenants moved out. I spent a lot of money to have Blackstone complete repairs but I had to constantly stay on top of them to get info that things were completed, receipts and pictures were not sent to me until I asked. On top of that they gave me a lengthy list when they did a turnover after my tenants left of all this extra work they completed out of good faith. They didn't consult me about any minor issues and proceeded to fix it on their own which I appreciated however, the ice maker was not fixed as they said. The toilet seat was broken and I had it replaced last year BY BLACKSTONE, broken again when the tenants moved out and blackstone didn't catch it. I asked them to ensure the yard was left clean by tenants because they had pets and yard maintenance was their responsibility, they did not. The email adeliz sent me for the amount to return to the tenants didn't match the amount on the tenant ledger. I had to ask her for the tenants forwarding address and she didn't give me a name of who to send it too. On top of that I had them come in and fix the HVAC in October and they didn't provide any detailed document on who they used and what was the issue and what was done. I also found that the HVAC isn't working, no one mentioned this to me. I scheduled to have it serviced and cleaning alone is costing $600-$900 and fixing the coils will be much more. On top of that they missed several other minor damages that the tenants should have been charged for. I wanted Blackstone to replace the carpets and they couldn't give me an estimate, how long it would take or when they could even complete the work. When I asked them to install a door to close off a room, they said they couldn't do it because they would need a contractor because they couldn't figure out the structure of the frame. Basically, Blackstone does not have the capability of completing any work that isn't fairly simple such as painting. Perhaps, they have signed on more properties than their team can handle, because every time I tried to call Adeliz, she or Steve have back to back meetings all day. On top of that, they don't schedule times to call me but even when they do last minute I drop what I'm doing. Poorly managed, lack of manpower/staff, poor communication from the beginning to end of my experience and in all honesty, I truly believe I wasted my money hiring blackstone. Perhaps they pay close attention to some properties but they neglected mine and didn't hold up to what was promised. read more

I informed them through calls, through the maintenance app that I need meds refrigerated but did they care absolutely not. THEIR OWN EMPLOYEES TOLD IS THE COMPANY IS FULL OF BS because they told us they have available fridges in storage. Well today is 8/10 at 1PM no fridge, no communication. The hospital and my attorney are already involved and have been receiving all communication or lack their of. We would call to get an update and be met with rude people telling us they can't do anything about it. I would definitely not rent from these people or this company my attorney has nice size file on all they have done or haven't done. Do not lease with this company!!! It is almost impossible to get ahold of management. They enter your unit without your knowledge! The building I'm living in is falling apart and the leasing company really doesn't care about their tenants but are more than willing to take your money. I'm Danielle G's boyfriend I was there to witness this entire mess firsthand and had to reply to Justin M's reply. If they strive to fix complaints they take their sweet sweet time doing it. She would leave 4 messages before hearing back at all. They did offer her "storage" in their office but they made her pay for the maintenance guys $40 an hour to move the stuff, I wasn't allowed to AND she was never allowed in the building to 1) see where her stuff was going or 2) get anything out of storage. The wifi hotspot didn't work at all. She and I could barely use her laptop to send an email nevermind watch anysteaming service. They said before she moved in that the cable and internet was set up. Funny he mentions Verizon was working on it when Cox is the only available service in that area. Super well informed Justin!! And these aren't grievances she's just mention now because she does have many many emails and text with your crew. I'll never forget going to see the place with her and Frank saying "you could drop a bowling ball upstairs and you wouldn't hear it". Nice enough guy just not well informed I guess. As for the "security", I didn't live there or have a key but I'd say 90% of the time I walked right in the front door before the fob was working. They seem to have left it to the residents to make sure the main entrance was locked which of course no one did. I'm not writing any of this as hearsay based on what she said to me either as I was literally right there for all of this. Oh and the waiting 2 months for the bad review, she would have just let it all go if you guys didn't take all this time to get her her deposit back, which she has still yet to receive. I've called this company dozens of times in the last year to have them come pick up the trash at a Lonsdale ave multi family dwelling. Do you know how much trash can accumulate in a month!!! Yes, no one picks up the trash for months. They don't have a dumpster, they have trash barrels! There is furniture thrown outside. The trash is now onto our city sidewalk. They have been cited numerous times and tell their tenants they are responsible to take out their trash, guess what they don't! And according to Pawtucket laws, they are responsible for privatized pick up because it is more than a 7 unit. The trash is causing rodent problems. We can't open our windows because of the smell of the trash. This is not ok. How about you start "managing" your properties. Your company is a disgrace. read more

IF YOU NOTICE. ALL THE RAVE REVIEWS ARE COMING FROM PROPERTY OWNERS NOT THE TENANTS I've been in my unit for 10 years. Blackstone took over our places 9 months ago. I've never dealt with such an incompetent bunch of "professionals" in my 67 years. Their only concerns are collecting the rents (which is their jobs, I get it) and that's as far as their responsibilities go. Mold, overgrown jungle bushes, coin op washing machines and dryers that don't get repaired, mice, horrendous snow removal!! The list goes on and on. Take over managing an apartment house on November 1 and raise the rent $500 for December 1. Complied with the 30 day notice, but 500 the first month and at Christmas. Couldn't wait till Jan 1!! LACK OF PRIVICEY. We have realtors in and out weekly, and always around dinner time!! Lack of communication. They love sending out emails, but tenants cannot contact them. They never reply to mailings. I could be here all day writing complaint after complaint, but it would get us tenants any justice. DON'T RENT FROM BLACKSTONE read more
