We hired BIMCAD to prepare construction plans for a project in Lake Arrowhead. Unfortunately, the plans contained multiple issues that prevented them from being approved by the county. After months of back-and-forth and paying additional fees for revisions, the plans still did not meet the requirements for resubmittal. The most basic things were omitted (measurements for setbacks) and when we approached James about it, he denied any wrongdoing or fault in the matter. Ultimately we had to hire a different professional and start over from scratch, losing significant time and money in the process. This hurt our family financially. I see other people have had similar experiences so I would heed warning. James was a very eloquent speaker and seemed very knowledgeable, but when it came down to it, his plans were unusable and he wasted months of our time. read more

We used Bimcad a few days ago and James was extremely helpful. He walked us through the estimate and there was no ambiguity and explained each charge and why it was necessary. Plus, for a few items that were out of this scope of work, he was still able to point us in the right direction for what type of professional services we needed. He went out of his way to make our project go smoothly. P.S. I read a couple of poor reviews and the Bimcad response to them, and word for word, the bimcad response is what James told us up front about what to expect. This company is either incompetent or a scam. James Steele represented himself to be an architect and he has no license. Caroline Steele owns the company but is an engineer, not an architect. I needed both for a set of plans after Snowmageddon2023 took down our deck and damaged our roof and window. James took $6000 and claimed to produce plans with elements I didn't authorize. Additionally, he laid claim to the plans that were produced that were made by Maksud Rahmond and failed to include key elements demanded by the county building and permits AND never paid him for the work done. Then he took the project to Bryant Bergeson asking for corrections only to ignore his advice, fail to pay him, and STILL not produce plans with proper engineering calculations. Caroline is an engineer and James could have had HER do the calculations all along. Meanwhile, he has taken advantage of TWO disabled senior Veterans, my husband is on hospice from Parkinson's and Dementia and Im his full-time caregiver while trying to finalize this project. I cannot finalize this project without plans and cannot hire another architect and engineer without the $6000 BimCad has swindled from us. We carefully searched after Snowmageddon2023 for proper architects. The first two had messages that said the weren't even accepting new residential clients. We have file a complaint with California Architect Board. If BimCad comes knocking... RUN! If they've done this to YOU FILE A COMPLAINT with the CAB! The city never approved the plans in fact after we received the ones that Jessica sent there was still corrections to be made and at this point after waiting so long and finally scheduling an appointment with James for him to see the 2nd floor he canceled on us after our appointment time and said that he didn't have to come. We had taken the day off of work because we wanted to get this done. You're giving people false information, plans were never approved and permits were never given. Update: There was an original reply from the owner was deleted because it was too rude where she put false information about me getting them approved which didn't happen and much more. After posting my review, I've had better communication from this company than I did before. I had Caroline (the owner) reach out to me and also James (designer) finally calling me after he stopped all communication with me long ago. They offered me to still continue with the corrections but that's pointless since we already got new plans and were just told that they were approved. They're refusing to give me a refund after their company isn't working on anything and just kept the $6800. This completely shows what this company is after. I am in the preliminary stages of cost-estimating building a home. I have some specific requirements and a general idea of how I want the home designed. James informed me about his 'design with the customer' services. He then graciously spent nearly a half-hour on the phone answering my questions and helping me detail by detail, e.g., current construction costs per square foot, county fees, etc., understand what I could expect. Additionally he provided me with several outstanding cost savings suggestions. All this without asking for any compensation.
