    Terrible quality. They do not stand behind their work. Unless you want to repeatedly have issues…read morecome up, please go elsewhere for your new home. Mold in the kitchen area within 1st year due to improperly installed insulation. There are now more mold / wet spots in the kitchen area. When I emailed the company, I was told "I recommend calling a plumber". Called a plumber to come invensigate, it is indeed not a plumbing issue. Called the HVAC company, not an HVAC issue. The issue is AGAIN, an insulation issue. Kirbor is avoiding sending me the records showing the "fix" done the first time there was mold and condensation. However, even I know the difference between a plumbing leak and condensation due to insulation issues. I was also told that the current issue is in a "completely different area of the home". Anyone looking at these photos would see it is the same kitchen area. I also had an improperly installed water heater that was reinstalled after pulling teeth. Creaky steps "fixed" with screws that only poke my foot every time I go up and down the stairs. Anyone who visits my home is surprised by how loud these steps are. It is not unheard of for builders to contract with the cheapest options and try and give you the run around for the issues caused by the low-quality work. Kirbor, however, is an absolute nightmare.

    So my mother had her home built in 2018 by Napolitano Homes located in Chesapeake off elbow road…read moreand Graphite trail (Fieldstone I believe). On the surface the home is beautiful, but we are later finding out that underneath it all, it's built with cheap products and shoddy craftsmanship. After 8 years, the bathtubs are cracking and completely failing. We reached out to another company in to do renovations on the bathtubs, we are finding that Napolitano Homes cut corners with the electrical that was ran in the upstairs bathroom (photos included). To make matters worse, there was (0) support underneath the tub and the electrical run was just laid on the floor leading to the junction box instead of securing through the wall. Fast forward, renovation has stopped because the electrical cord needs to be rerouted (like it should have been), ultimately costing her money. Talking with the electrician, he noted that while this was to code with the electrical, it was very much frowned upon workmanship. Roughly costing $800 to reroute a very lazy decision by the electrician wiring the house up when it was built. Furthermore, we also opted in getting the downstairs bathroom redone also due to my (2) brother's who are 100% handicap. Come to find out, no surprise, when this tub indeed had (0) support underneath. No wonder why moving around that tub almost felt like you would fall through at any moment (much scarier upstairs). This time again construction had to be halted because now the piping was in the way and had to be rerouted, costing roughly $3,000 (photos included) Napolitano Homes is highly to blame for this headache induced frustration of corner cutting which ultimately costs the home owner money down the road. This 1000% leads us to wonder what else they have cut corners on with in this house. Would not recommend AT ALL.

    While buying a new home is exciting and everything looks good closing day we were hit with poor…read moreworkmanship in our homes from the day of closing at Village Point. In closing day we were told by Jamaar our flooring would be replaced due to poor seams and missing pieces of flooring. While that was honored our flooring was redone and pink glue is showing through and that has not been replaced. Our primary bathroom shower door was installed to the wrong side so you had to walk into a bench seat which is not compliant to ADA, and there was a crack in our shower. Through poor workmanship they flipped our door upside down sealed it terrible and jamaar left it at that's the best we're going to get so the door is not actually even framed in properly and the crack in our shower was just repaired with mud and continued to crack further and the flex in our shower floor was blown off. Fast forward and the whole things needs to be replaced and the warranty department said that's outside our warranty window for workmanship. So here I am saying this is the quality of workmanship they stand behind. When our carpets were replaced on our main floor it was cheaply done and instead of ripping everything out they kept the initial padding to save money and didn't apply any padding to fill in the gaps. As time goes by you can really tell the work quality that the builder stands behind. Many people had problems with showered flexing and leaking through th garage drywall. Many people had issues with flooring, many people had issues with pipes freezing from poor insulated quality on the exterior walls of their homes. While napolitano will deny this, it is the truth. So buyers beware and know what to look for upon your inspections while hiring your own private inspector as well to document everything and keep your emailing accordance. The warranty department does not want to do the work and they stand behind this quality.

We needed a realtor that would be able to work with us. Michael was wonderful! He is very personable, knowledgeable about the market and how to present our house. Michael always responded within an hour of a text or phone call and kept us up-to-date with weekly phone calls. He even went above and beyond by taking care of basic pool care while the house was listed (very kind because he did not have to do that!). Michael provided us with companies that were able to maintain cutting our lawn and to prepare our house for listing. The office staff at Peak Realty were friendly and helpful with getting documents needed to list the house and to give me information on turning off utilities to the house. We cannot recommend Michael and Peak Realty enough. We would totally have Michael represent us again.
