If you do not (and, in our experience, even if you do!), they will assess "damages" for items not explicitly described in detail on your move-in form - many of which seem to be the result of normal wear and tear (i.e. deterioration that occurs without negligence, carelessness, or abuse - as described in the agreement). For instance: - Despite noting peeling paint and nails/holes in walls on our move-in form, and taking care not to hang pictures, etc., we were assessed "damages" to "repair walls & touch up paint" in virtually every room in the house. - Despite having the house professionally cleaned upon move-out, we were assessed "damages" for deep cleaning for the crazy-high amount of $400(?!?). - Despite providing Remarkable a receipt for professional carpet cleaning, they assessed "damages" for carpet cleaning - supposedly because the professionals we hired didn't do a good enough job in Remarkable's estimation. - They are claiming "damages" for carpeting and charging us for the cost to add "luxury vinyl flooring" in three rooms, two of which had stained carpeting when we moved in (which we noted on our move-in form), plus a tiled entry hall, which didn't even have carpet!!! Huh??? What a racket!!! Oh, and despite immediately calling to dispute these inappropriate charges, apparently our written response didn't quite meet their deadline, so now I am having to explain to the debt collection agency why these damages are bogus. From our perspective, this appears to be Remarkable's attempt to retain our security deposit (and attempt to get more) to fund improvements to a property that was deteriorated and in need of updates before we ever moved in. Beware. And good luck.

This business is housed in a tiny house from the beginning of last century and furnished with the best office furniture from the 70s, 80s, 90s, and today. The head broker is an older woman - you guessed it, a Mrs. Odie Hall - and the office is staffed by her husband, son, daughter-in-law, and a few others. Despite the family affair, they all know a thing or two about their business and have some old-fashioned work ethics to back it up. Mrs. Hall has been in the business since the fifties, and her family-staff are also brokers, agents, and even private home builders and property owners. To say it frank, they can do more for you than buy a house. Build one? Rent one? Random house questions? You got it. Bottom line, these people will tell it to you straight.
