You will simply never get a single package you order. I have had the last 4 I ordered say they are delivered yet they are mysteriously not in the mailroom. And when you inquire as to why, they just shrug their shoulders like eh what can you do!! Not to mention their maintenance is a joke; when you call someone they walk in, look at the problem, then leave. That's it. I've seen countless cockroaches and silverfish and once I even had a rat try to get through my bathroom vent. My apt is a shoebox and yet our heating bill is over $200 in the winter even when we keep it at mid-high 60s. We even put film over the windows to try to trap the heat in. When I tell ppl I live in a BJB property they just laugh or grimace. This is the third mgmt company I have lived under in Chicago and by far the worst. This is my first and I hope only negative review of anything on Yelp. Not the type of person to shit-post but I don't know what else to do at this point except warn others to not make the same mistake. If your tenant is complaining that he needs to improve in communicating with consumers, I am not sure the ideal response is "he is there to help". How is he helping? Have the issues been addressed? You are apologizing here and you put up an email address here, but you don't even respond to the emails sent. Are your tenants a joke to you? And I am talking about 4 schedulings in 1 day? This is clearly an abuse and violation of the section 12. I lived at 18 E Elm Street for 2 years after moving to Chicago. Overall I had a pleasant experience. Pros: -Work orders were always handled extremely quickly. The building engineer was fantastic and always took effort to make sure the job was done quickly and correctly -LOCATION was amazing, close to bars, restaurants, coffee shops, the beach while still being on a very quiet street -The doorman was very polite and packages were handled well while he was there -Free direct TV and internet (which we never had any issues with, I would honestly say the BJB building internet was better than my current private account with xfinity) -Laundry was super easy and usually not crowded (make sure to use the laundry card though, my roommate was charged $18 for using her credit card for 1 load) -Trash and recycling were easy and efficient -Building management was excellent and extremely helpful, especially when I had to change roommates and sublet the other bedroom in my unit Cons: -The unit was very small and appliances were also small (we knew this when moving in, but it became a bigger issue during COVID) -Strange layouts, the building used to be a hotel so the layout was just awkward -Heat and electric were absurdly expensive, and there is NO TEMPERATURE CONTROL. We had a 2 bedroom unit and only had a window unit for heat in the living room so we could not control the temperature. It was either 60 degrees or 80, and in the winter our electric bill would run close to $250/month -I believe the building made some cost cuts during COVID which were a bit frustrating for an existing resident. The fitness center was closed for nearly a year, I know at other BJB locations the rooftops were closed for a bit, and the doorman hours were cut (no longer anyone there on Saturday afternoon or Sundays, so if you got a package on Friday you'd likely wait until Monday to pick it up). Sometimes delivery drivers were unable to get into the building on the weekends so packages were just left outside -As someone else mentioned, I think the units are a bit overpriced considering the size and condition of the apartments. You are clearly paying for the location of this building, and while the location is great, you can probably get more bang for your buck in another spot Overall, I would recommend BJB to anyone looking for a decent starter apartment in the city. Lived at 768 W Jackson for 2 years, probably one of the best places I've lived! Apartment fully renovated upon moving in, modern heating and probably the WARMEST apartment I've ever lived in! Not a single cockroach, mouse, or package stolen. Property managers extremely responsive and friendly. Only issues were due to the location not the management. For example, if you have issues with street noise, West Loop isn't the place for you. The people at the Pratt Avenue leasing office in Rogers Park are pleasant and professional. However, don't get locked out of an apartment after hours. The Pratt Avenue office is closed then; the choices are to pay $50 to have BJB Properties send someone out to unlock the doors, or go to the office at 2850 N. Sheridan to get a new key card. I didn't have $50, so I had to go to the Sheridan office. It was after midnight when I arrived; I don't work traditional hours, and I did not discover I couldn't get into my apartment until I returned home. I was understandably upset as I am on a cane, and it was very late at night. Cordell, the person at the front desk, was very dismissive of my concerns. I was told to "shut up" and that I was "acting stupid". According to Cordell, no one else who had ever been locked out after hours came in upset. I seriously doubt that, if they had to ride public transportation late in the evening later in the evening, especially in late fall or during the winter. I kept wondering -- in what universe are employees at ANY company allowed to be disrespectful to customers? I snatched the new key card I was given and walked out of the building. Cordell whined, "See, I gave you a key card." Cordell could NOT have possibly expected that I was going to give thanks after the way I was treated. It was not the first time that I had encountered that attitude from Cordell, either. When I announced I was going to report the treatment I received, Cordell smugly told me, "Go ahead!' As a suggestion, I wish BJB would put expiration dates on the key cards so tenants aren't surprised by not being able to get into their building or apartment. read more

Unfortunately you can't give zero stars on Yelp. I was in a lease for almost two years with BJB Properties and would have moved out 3 months into my first lease had a friend not allowed me to unofficially live with him instead. For starters, the leasing agent that assisted me with signing my lease lied and told me that the rooms are soundproof - FALSE, I could hear the music from Duffy's Tavern through my floor 24/7 and people on my floor having "relations" as if I were in the room with them. The 200 sqft apartment itself was updated with new appliances, but there was no AC, so I had to buy a window unit, which pulled in dust and dirt from the rooftop outside. The wall outside my door was rotting and moldy due to water damage that management wouldn't fix and the hallways constantly smelled like cigarette smoke, which management unsuccessfully combated with an occasional flyer or email. The company charges you ridiculously high rent for the amount of space you're given and validates the price by giving you free amenities - what they don't tell you is that the equipment in the building's gym will be broken for years at a time, the free internet is not only slow but you will be required to purchase a router and modem to use wifi, and you not only pay for laundry in washers that barely work but also have to buy a laundry card first. To top everything off, my key card once deactivated on a morning that I needed to catch a flight for work - I was locked out of the building from 4:45-6:00am in 20 degree weather and was unable to reach management by phone or email and couldn't gain access to the building because there was no security guard on duty...needless to say I missed my flight and had to pay out-of-pocket for a change fee. Thankfully I was able to sublet my studio for the last two months of my lease. Unfortunately, the friend that took over the lease walked into one of the agents showing her apartment to a prospective client without authorization last week. Legally, they are required to give a 24 hours notice to tenants before showing an apartment...they decided it'd just be easier to pop in unannounced and hope nobody was sleeping or in the shower instead. It doesn't surprise me that they're unorganized. They haven't retained a single employee since I signed my first lease, so you never know who to turn to when there's an issue. Seriously, unbelievable. Biggest scam out there. read more

I'm back! In another building but for what it's worth, my experience so far the second time around has been just as good. I took a break from BJB for a year because of a good deal I found elsewhere, and although it was decent, the product that BJB provided both then and now is better. To start, I moved into their building on Belmont and I don't think I could have found a cleaner unit. Everything was spotless upon move in, perhaps because the finishes are newer but it literally looked like the unit was renovated the day before, that's how clean it was. They really seem to care a great deal about new moves and go to great lengths to ensure the units look their best. The move in process itself was nice and easy too. Although their office was closed on my move in date, Dino, the property manager made sure the keys were left at another suitable office location for me to pick up. 2 keys were missing but when I contacted Dino to inquire, he made sure I got them the next day, which I did. The building itself is also super easy to move into as there is a small city owned parking lot behind the building and an elevator. Basically, my unit is everything I would have expected and a little bit more. Although the units in their Belmont Building verge on micro sized, BJB takes great care to make sure they are comfortable, functional and well finished. And besides, with a neighborhood that has bars, shops, 3 Thai restaurants, a 24 hour bus, a train stop, a new Target and Whole Foods all within a 6 minute walk, there are plenty of conveniences and things to do/go to. read more

I live at 443 W Wrightwood and this has been one of the worst managed properties I've lived in. It's constantly unbearably hot in my unit, management has been aware of the problem for over a month and has not done anything about it. All she had to do was email or text back that the rent went up or that she wanted to rent it to someone else if that were the case, that is super unprofessional regardless of the circumstance. It's too bad too, I was willing to apply for something on the spot after the tour, which I did with another leasing company. The building is fine but my unit was absolutely horrible. It should be marketed and priced as the worst unit. Paying almost $1000 for a unit two feet from the laundry room, utility room as well as bike room with the thinnest walls are not liveable. On many occasions the walls were so thin, I could hear my neighbors having sex constantly, full conversations in the laundry room, maintenance having conversations outside my door and construction occurred without any notification from management. This unit is also the only unit without control over heating in any way shape or form. It even surprised the maintenance team when I asked about how to turn the extreme heat down. There is no radiation system, or thermostat so in the first few weeks of January I became extremely ill having to sleep with my window open to compensate for the heat. If you work night shifts anywhere don't be here. You will constantly woken up by maintenance going to the utility room, or people doing their laundry. Sleep is something that rarely occurs in this unit on sheer noise level alone. I'm sure the rest of the building doesn't have these problems and may be a better deal but this unit should be priced way lower so people know to lower their expectations for living. read more

I am not going to say where I live because this is the Internet and people are creepy, but my property Manager is Nick Marnos! I was looking for an apartment last minute and kind of ran into BJB because they had postings everywhere, they were in my price range and because it was just convenient. Nick was helpful, FAST, HONEST and just gave out good vibes. The original apartment that I decided to rent fell through at the last minute and Nick put me in contact with a leasing agent (I FORGOT HIS NAME) that got back with me withing literally 10 minutes. At the time I was temporarily living in Michigan and was not able to view the apartment on site. I rented this studio site unseen and relied on Nick and the agent to be honest and realistic about the condition and the size of the studio. The application process was super fast, I needed a co-signer because my credit was not enough to be approved alone. I moved in on August 26th and they did not charge me pro-rated rent which was AWESOME! When I picked up my card at the office, I met Nick for the first time and he was great! The studio is small BUT described exactly as they said. It was clean, somewhat updated and enough for me! I had an issue with my water pressure in the shower and emailed Nick; next day someone came out. I have lost my mailbox key 5-6 times and Nick every time emailed me back within minutes replacing the key within hours. I have lost my key card countless times and when I emailed Nick, I always received a response within minutes! I am happy where I live not because of my unit but also because as annoying as I can get, the property manager never dropped the ball. Our building is well kept, super clean and in an amazing location. read more

Since moving into 426 W Surf I have had nothing but problems. The cockroaches being the worst of them. The entire building is infested but they try to tell you it's not. They come out of the drains and ultimately I gave up complaining about the issue because they would send "pest control" to "spray" which worked for about 2 weeks before there were more. I bought traps with my own money to work to contain them to the kitchen at least since I found them wandering my bedroom one morning. It's an old building so pipe issues are expected but the drain in my shower was the worst I've ever seen. Rats/mice in the walls that you can hear scratching. And filled out a non refundable fee. 120 dollars They denied my application due to a bankruptcy, although I make over 100,000 and have good credit. I think they shun on people who do not want to sign a 12 month lease. They state they are a fair rental something? Probably get funded to rent to low income individuals. I have absolutely had it with the 2850 N Sheridan property. One of the two elevators was broken for three months over the summer. They finally "fixed" it, yet it broke again and was down from early-November until last week.. It's now been broken every other day since then. I just got downstairs and saw that it was down yet again. They are basically trying to fix the situation using cheap bandaids. Management does nothing to make it right for the residents. I've been extremely pleased with all aspects of working with BJB so far! First off, the leasing agent I worked with, Teresa, was very thorough and patient with all my questions. She was really helpful and made the whole process easy and hassle-free. Also, the staff at 18 E Elm has been fantastic to work with. The property manager, Melissa, has consistently provided prompt, friendly help/answers to all my questions. The building engineer, Fernando, has always addressed work orders very quickly and completely resolved them. The apartment is kept clean. Overall, I've been very happy with the experience here! I think the only negative thing I've noticed is that the fitness center's equipment is pretty old. The weight machine isn't all that usable at this point, unfortunately. But frankly, that hasn't been that big of a deal to me because, for the price I'm paying, I'm just fine with having a separate gym membership. read more

Since BJB took over my building a year ago, it has been one nightmare after another. There was a serious fire in this building last August, requiring extensive repairs. None of the crew working on those repairs ever wear masks to prevent spreading COVID-19. They are constantly walking without masks through the common areas shared with those residents who were not displaced by the fire, putting us at risk of contracting COVID. They are rude or hostile if anyone says anything to them about it. Kearby, a "mistake" had been made on one of the leases where it was a 13 month instead of 12 month lease. Yes it was signed, but was an oversight. In my 20 years of renting, I've never experienced this. We ended up advertising the place so we could get the month covered. A renter was found, and we stopped advertising due to BJB saying they had someone. We were relieved. Then, without notice to us - we found out later when BJB asked for our payment for the month we weren't there, that the renter required a cosigner and did not rent the place. Note: if we had known this, we could have used the extra time to move out. Another renter was found, for what was supposed to be a mid-month move in and the new tenant decided to move in a week later or so and BJB made us pay his week. We do not rent w BJB. Bottom line, there was an error on paperwork (an oversight by us and management), but we were made to pay over $1200 without living in this place. My friend warned me about them, but I really liked the apartment and I wish I had listened to her. They pressured me to sign a year long lease during covid when no one could do anything. Living at their 3838 N Broadway location has been absolutely miserable. When I was inquiring about the apartment, I specifically asked about any possible noise issues and was reassured that noise was not a problem. That was a blatant lie. Since the day I moved in, I have not been able to get a full night of sleep. There is a Crossfit Gym in the same building/behind the main complex and they wake me up every morning before 6am. Their loud music is only part of the problem - the bigger issue is that they regularly drop heavy barbells, which clang loudly and shake the actual walls and floor of my unit. And I'm on the 4th floor. This starts before 6am (they open at 5:30) and goes throughout the entire day. If the weather is nice outside, they will move to the small concrete area outside the gym, making the noise even louder. Beyond the gym, there are a bunch of other noise issues. The doors in the building are heavy metal doors that swing shut automatically; when people don't purposefully close them, they slam closed and shake the nearby walls. I've been woken up in the middle of the night by slamming doors more than a few times. My unit is also right next to the electrical room, which creates a periodic buzzing noise that is *just* loud enough to disturb your sleep. And because it's machinery, it happens all throughout the day and night, without quieting during normal sleeping hours. When I told management about this, at first I was ignored. I had to ask the front office four times before I received any response. I asked if there was any way I could transfer units or cancel my lease. Their response was that if I transfer units, I had to sign another 1 year lease; if I cancelled my lease, I'd be required to pay out the rest of the months anyway. The only way they could assist me was by helping me find a subletter. In other words, instead of fixing the problem, they just wanted to foist it onto some other innocent person. This place is awful and terrible and absolutely *NOBODY* should live here. read more

I have lived at 629 West Deming for about a year now. this is literally the worst apartment I've lived in, in Chicago. the hot water in my shower has literally never worked, having to wait 30 to 45 minutes a day to get to lukewarm temperatures. the radiators kick on twice a day if we are lucky in the rooms very clearly get below the levels mandated by the city heating ordinance. if we have been lucky two of the four washing machines for over 100 units work. if you call about anything wrong you just get employees giving you attitude, I've reported the building multiple times to 311. as I'm writing this our heat has currently been out for 2 days in the building has lied to us multiple times about it being fixed. this is against the law but I'm pretty sure Chicago landlords do not care about the law. do not rent from this company, they will charge you exorbitant rates, whill "maintaining" slum level properties throughout the city. read more

However, when my first-choice apartment with another rental company fell through, I went over to BJB in hopes that something could work out. It was fortunate that I did, because BJB far exceeded my expectations. In particular, the service I've gotten from the staff has really blown me away. Our leasing manager Dan F. was incredibly friendly and helpful. He went above and beyond to answer our questions about the lease and the apartment itself. Additionally, Drew, the property manager, also went above and beyond to personally make sure the apartment was in top condition, with new flooring and more. When I moved in, everything was fully cleaned and ready to go. (Based on what I've seen from others' reviews, I will note that my move-in date was several dates after the previous renter's move-out; I think this was helpful in giving the staff time to clean, etc.) Thank you to Dan and Drew for making my leasing and moving experience a fantastic one and for making my BJB apartment feel like a home! read more

If I could give 0 stars I would. Disclaimer: I don't rent from them but have tried many times. Now, however, if I see a property is BJB, I don't even try to rent it. First, I found a place on HotPads. I responded to the ad there, to get an email from Katrina asking for my move in date, budget, etc. Considering I responded to a property already listed, I was annoyed but gave her the information and then specified that I wanted to look at that specific property. Never hear back from her. Two days later, I get an email from Katie asking the same questions and I don't even respond. Three days later, Katrina emails me with properties not in my budget and not the one I responded to on HotPads. Mistakenly, I responded to another HotPads property owned by BJB. This time, Agnes emails me the same questions I feel like I've heard a million times. I respond, asking if the property I initially was interested in was still available. Her response? "What is your move in date?" Um, the one listed on the property, Agnes. Look, I had the exact same BJB experience when I moved out to Chicago a year ago. Your agent management needs some SERIOUS work. If I respond to a property you list, it is because I am interested in THAT property. I would never rent from BJB strictly based on how difficult it is for them to provide the basic service of showing a listed property and the fact that they evade your requests for specific properties. I live at 211 E Delaware and the bldg is horrible. First of all the elevator is so small u feel claustrophobic. Secondly the heating system sucks. My apt all winter I was feeling cold even though I had the heat on in the upper 70s. My electric bill was so high. Thirdly the water pressure in the shower is horrible. What's funny is that I'm not a tenant, but a prospective tenant. Dealing with them has made me not interested in ANY of their properties AT ALL. Here's my story. I reached out through their website for a couple of their properties that I was very interested in. Seeing as I had to give 60 days notice to my current landlord before moving (that's another story), time was of the essence in viewing and moving forward. The first red flag was the different responses I received from the various leasing agents. Different responses initially, but in the end they all pretty much said the same thing: "we're not interested in showing you an apartment 60 days out". Finally, about a week later, I start to correspond with an agent, who was fairly consistent in communicating. I was ready to put the initial blunders behind us when suddenly, ON THE DAY of showing a unit, ONE HOUR BEFORE our appointment, she calls and flat out cancels. Her excuse? "The unit has been rented", without offering to show any other units or even discuss any other units, anywhere in the city! Look, I get that the original unit may have been snatched up, but work with me here! So you're telling me that out of ALL of the properties that BJB has, all across the city, each and every one is taken? And if that is the case, why are you still marketing apartments on your website if they're not available? Thank you BJB for wasting my time. You have shown me that you're not worth my money. I will be looking elsewhere, and highly, HIGHLY recommend you do too. read more

One of the two elevators at the 2850 Sheridan building has now been out of order for almost TWO MONTHS and will not be repaired for at least an additional four weeks according to an email that was just sent out to residents. They say we can use the freight elevator but it's constantly in use for moves. Management refuses to offer any kind of discount or concessions to current residents for the major inconvenience it's caused. I've been a long time tenant and have had a positive experience until the current management has come in. This is absolutely ridiculous. I would not recommend signing a lease here at this time. read more

Renters be worried. I lives at 11 W division for an entire year. It was a nightmare! the manager Zumi Topic was AWFUL. I moved out early because of how bad things were. I would ask for very basic things such as packages not be allowed to be in the front door because people were breaking in and stealing them. Zumi's response was to yell at me that she cannot "watch the property 24/7" - apparently she has an entirely different definition of "24/7" and managing a property. Moving packages out of the view of the public would take about 10-15 minutes a day, tops. Here is a list of things a dealt with while living there; - 2 illegal entries into my apartment - I came home from business trips or work on 6 different occasion to find my keys not working and I was locked out of my home. - multiple packages that belonged to me were stolen (this wasnt Zumi's "problem") - neighbors having sex so loud that my manager asked if I was watching porn, while working from home during the pandemic. -appliances continuously breaking down. (these appliances needed to be "fixed" 5-6 times before she considered replacing them. -the hallways were alway filthy -washers and dryers would break down in the middle of doing laundry It got to the point that at least once a week something significant went wrong (a break-in, appliances not working, being locked out of my home because the keys were not working...ect.) lastly when I was offered a renewal..I was offered one free month. Which is comical. Especially considering I was paying 1175 and the apartment IS CURRENTLY LISTED AT $775 a month. this place is a youth hostel, not a proper place to live. read more
