    They claim I caused this indent and that I should have known that furniture "can't go directly on floors"

    Trust the other terrible *real* reviews you see online for this building! Beware of even touring here if you care about your privacy - I was recently walking through the lobby when I overheard one of the leasing agents openly making fun of a prospect's budget to the doorman (and they were using names). -Some floors are designated as "fur free" in leases, meaning nobody on the floor is supposed to have a pet unless it's an emotional support animal. My "fur free" floor had many pets on it, one of which was a puppy that barked incessantly (to the point where I couldn't take phone calls in my apartment). When I surfaced the issue to management, I was told that I "needed to be patient while the fur baby adjusted to its new environment." So not only did they violate their own lease terms, but they didn't address a serious noise complaint that disturbed numerous tenants for months. They've had the same issue on other floors, according to other tenants I've spoken with. -The building is not kept up well. The apartments are outfitted with cheap appliances, floors, and finishes that break. When something breaks and you have to submit a maintenance request to have it fixed, you get charged for it after the fact without being told. I cut my foot after a piece of the floor in my apartment came up and instead of apologizing and fixing it, they charged me $28. The amenity spaces are surface clean, but actually disgusting. The building exterior is cleaned once per year, so be prepared for your windows to be so filthy you can barely see out of them. -The property manager is rude, discriminatory, and shouldn't be in a service industry. There are other reviews on here that cite her abuse - BELIEVE THEM. She charges non-rent items to tenants without explanation or evidence, addresses questions with condescending and inaccurate responses, and relentlessly bullies anyone who complains. Also (hint hint), look at Google reviews that mention the property manager in particular. -BEWARE of moving in or out of this building! Upon giving notice, management will send you a threatening email saying that the apartment must be "in better condition" than it was when you moved in, and then "suggest" you hire your own cleaning crew, or you'll be charged a $40-$60/hour cleaning fee (the subtext is that the building relies on tenants to make their apartments "move in ready" for the next tenants - while most "luxury" buildings would conduct their own turnover cleanings - so be prepared to move into filth). Also, insist on an in-person inspection when you move out! I did because I was worried management would try to charge me for damages I didn't cause, and sure enough, they did it anyway. Things they're billing me for include: (1) $590 to replace their refrigerator because they claim I dented the door (image attached - it's barely noticeable). (2) To fill in pin-sized picture hook holes, so beware of even hanging a photo in your apartment (image also attached - they're charging me even though my lease explicitly states that "We will permit a reasonable number of small nail holes for hanging pictures on sheetrock walls and in grooves of wood-paneled walls, unless our rules state otherwise."). (3) For putting my furniture legs directly on the floors, "because I should have known to put felt pads under my furniture." (image also attached - nowhere in my lease does it say that I could not put furniture directly on the floors - they're charging me $8 per floor tile). As a general note for move ins - inspect EVERY INCH of your unit and put any damages (no matter how tiny) on paper or you WILL be charged for it upon move out, whether you caused it or not. During the move out inspection, we were screamed at and called liars by the assistant property manager, adding to the harassment I experienced from the property manager at this building. They also threatened to report me to credit unions even though I have no outstanding balance with them and have never been late with payments. Do yourself a favor and choose one of the many other buildings in River North to live in - the building right across the street is a far superior building with comparable prices and you won't be treated terribly. They also pay for fake reviews to improve their rating, so if this one gets removed, it's because they falsely flagged it.

    I'm in my third year with The Gallery on Wells and have truly enjoyed my time here. Gallery Team - Gabby is an absolute joy. She's incredibly helpful, attentive, and is just a gift to the world. The front desk staff are equally as wonderful. Frank, Ken, and Trisha are so nice and welcoming. Maintenance is quick to respond and requests are easily resolved. One of the maintenance team members is even my cat's best friend. They are just that delightful. Units - The units offered at The Gallery have great layouts, specifically for the convertible units. Not only is there a bed nook, but the living space is very generous for a studio layout. The finishes are quite good and the in-unit laundry is always a huge plus. Best of all, they are pet friendly. Amenities - The amenities are absolutely incredible! There's a rooftop deck, grills, pool, fitness center, sauna, business center, and dog run, all of which are well maintained. Packages are managed through Luxer One which makes pickup a breeze. Any packages that are unable to be held by the Luxer boxes are placed in the management office for easy pickup. Building Events - Perhaps one of my favorite aspects of living at The Gallery is our artist in residence, Luis. He hosts periodic art classes and has his art displayed throughout the city. Additionally, The Gallery has hosted a variety of events including salsa dancing, movies by the pool, art tour, bingo, and on-the-go breakfast during my time here. Location - Located in River North, the location cannot be beat! Fitness studios and restaurants are plentiful and three different grocery stores are within easy walking distance.

I wanted to take a…read moremoment to post an update to shine a light on the exemplary property manager, Craig Perry, who oversees this building with kindness and empathy - all within the parameters of the utmost professionalism. Craig runs a tight ship in the best way. He GENUINELY cares about residents' concerns and wastes no time in addressing them and arriving at a solution. As I mentioned in my previous review, I've lived in several rental communities in downtown Chicago - and have worked with a few outstanding property managers, but Craig is head and shoulders above the rest, which is an absolute necessity for a positive living experience. Hands down. Special shout out to Steve Sink (Dir of Leasing) for always taking the time to catch up when we cross paths - another kind human, and consummate professional. And, finally, to the incredible door staff - looking at you, in particular, Mike and Senait, the weekday morning crew; and to the maintenance team - always smiling and friendly, and at the ready to help. I realize this update is primarily about the day-to-day operations team at Aqua, rather than the building itself, which I've already addressed below. I just feel that in a sea of pretty similar rental options downtown, it's the people you interact with on a regular basis who truly make your living experience enjoyable. And this team led by Craig, well, I've yet to experience its equal.

    We chose this building in part because of the advertised amenities, but our experience with them…read morehas been consistently disappointing, as has the level of responsiveness from the management office. * Sauna: To our knowledge, the sauna has been out of service since we moved in. It was working when we toured, but we have not seen it operational at any point since becoming residents. * Hot tub cleanliness: On February 28, 2026, when we turned on the hot tub jets, a grimy black film resembling dirt began accumulating in the water. I took photos that night (see attached). This raised serious concerns about maintenance and cleanliness. * Swimming lessons representation and lack of response: During our tour in November 2025, a leasing staff member told us that free swimming lessons were offered to renters, and we confirmed this multiple times because it mattered to us. After moving in, an onsite swimming instructor told us that, to his understanding, there are no free lessons. When we mentioned we had been told the lessons were free and asked whether he had heard similar questions from other residents, he told us yes. We emailed management on February 19, 2026 asking how to enroll or to clarify whether free lessons are offered, and as of March 1, 2026, we have not received any response. In other replies to reviews that complained about amenities, the rental office has said the hotel manages the amenities. But these amenities are still advertised as part of the residential experience, and from a resident perspective the distinction doesn't change the outcome--we relied on what was represented when deciding where to live. If these issues are resolved or clarified, I will update this review. For now, prospective residents should independently verify the current status and availability of any amenities that are important to them.

My fiance and I have had issues since day 1. To name a few: -The Resident lounge is actually an employee lounge throughout the day as that is the only space the employees have to go to. -The grills have been broken since day 1. You have to bring down your own lighter, pick up the metal grates with your hands, and then light it to actually get it to work. -Once snow started in Chicago, the management team would not have the snow removed from common spaces making the grills, etc. inaccessible. -The key FOBs don't actually give you access to anything. I don't even know why they give them to all the residents when they don't work to get you into any of the common spaces. -They will randomly do renovations on a floor without providing any of the surrounding apartments a notice. This is very frustrating especially during a GLOBAL PANDEMIC when everyone is working from home. When you speak to the management team about these issues, they make you feel like you are the only one with problems and that everything is great about the building. That is not true as I have spoken to several residents who are frustrated with all the same issues. This experience has made me think twice about paying to live in a managed high rise building.

The building/leasing staff is extremely friendly and always available. If there is an issue with the apartment, they have onsite maintenance staff and get things fixed asap. The building has amazing amenities including: on site gym, pool, resident lounge, library, etc. If you have a car, they have an amazing ON SITE garage that leads up to the main lobby. Highly recommended!

The place is exactly what we've…read morebeen looking for in terms of location - downtown with lots of cafes and shops nearby and a short distance to the riverwalk and lakefront. The staff is very nice, the maintenance team is very quick - we had one issue and it was easily fixed on the same day. The apartment has nice renovated interior, and it's quiet here. I work from home, and I do not hear any noise except for maybe some trains and traffic outside - but that's pretty much everywhere the same if you live in a big city. They do not have the best bike storage here- it's a tiny room with only a couple of shelves (for such a big building), not super convenient to "park" your bike there, and the spots are not assigned to residents. This was not on our priority list anyway when we were looking for the place, and we have only one bike per family, so that's OK. In general the impression has been good so far, we like it here.

    If you are considering living here, read this first…read more I was charged $300 for two blinds upon move-out, described as "custom-made" and damaged beyond normal wear and tear. I have attached the photos they provided as "evidence". You can judge for yourself whether this justifies full replacement. Over multiple email exchanges, management could not describe the specific damage in writing, could not provide documentation proving the blinds were custom, and when I requested an invoice, admitted they did not have one, meaning I was charged before the replacement was even completed or documented. Draw your own conclusions about how this management company operates. And if you really have to live here, document everything before you move out, photograph every inch of your unit, and know your rights under the Chicago RLTO before signing anything here. p/s: What makes this worse is that none of this came after any prior notice or conversation. Their very first communication after my move-out immediately threatened collections and credit bureau reporting if I did not pay within 30 days. Whether this is intentional or simply a failure in their notification system, I don't know. Either way, tenants are blindsided with a payment deadline and a collections threat before they even know a balance exists.

This building and its halls are kept spotless! Whenever I call maintenance they are always prompt and they get the job done. I am extremely picky about where I choose to live and the Streeter does not disappoint. I especially enjoy dealing with Noah who is always helpful, patient and friendly! The amenities are plentiful. The jacuzzi's are maintained and kept clean. Other buildings have failed in their attempt to keep their jacuzzi clean. Sauna and steam rooms are immaculate! They have a swimming pool adjacent to the jacuzzi. They have an awesome gym too! Close proximity to everything! Unbeatable!!! The Amazon package room is run well and they haven't lost a package yet. This is impressive and difficult to achieve. Elevators run smoothly and I never have to wait. The building really demonstrates how they care about their tenants and they take pride in their jobs and it shows. I have given them a five star rating because they earned it and they deserve to be praised for their work ethic and dedication to their tenants and the community. I highly recommend the Streeter. I cannot say enough good things about them! The Streeter is welcoming and I encourage everyone who wants a good quality of life and a clean environment to move to the Streeter. A seamless combination…read moreof 2 different buildings brought together as one, one side is the "timber" side with timber beams and ceilings and the other side is the "concrete" side with mushroom columns and, in many concrete units the original "lunch box" floors. Most people balk at the assessment fee until you begin the laundry list of amenities and services that are included not the least of which is an on-site staff including the building manager, maintenance team and 24-hour doorman. Talk about security! Other amenities include gas (cooking and fireplace), water, cable TV, parking (indoor, lot and street), outdoor landscaping, snow removal, garbage removal, and on-site dry cleaner. Pets are allowed at Haberdasher and the new dog park nearby has been a real boon to residents. The east lobby is beautifully appointed and well-maintained and is where the cleverly disguised common mail box area is. The west lobby is just as beautifully appointed and leads to the on-site dry cleaner (!) The elevator in the west lobby is where you can gain the easiest access to the top floor where there is a hospitality room you can rent, a mens and a womens restroom, the free on-site gym and half basketball court. Here too is where you can access the roof top deck with it's sweeping views of the south, east and west side, or the grill area, a concrete area with 4 gas grills for residents to share. Committees made up of residents put out a newsletter and coordinate activities mainly built around the holidays where residents can gather and celebrate with catered food and drink. Haberdasher Square is situated at Jackson at Des Plaines, 1/2 block east of Halsted which allows extremely close access to Halsted St and the circle interchange of expressways. Halsted between Washington and Van Buren is where Greektown is and just a few blocks away are the restaurant rows of West Randolph and Jefferson Street. The Taste of Randolph occurs each summer and is within walking distance of the lofts Union Station is a couple of blocks east making it easy to get out on the trains, or welcome your family and friends when they come to town. The main grocery store is Dominick's at 1 North Halsted while Presidential Towers is looking for a new owner of their expanded grocery store, opening soon no doubt. When I moved downtown in 1999 there wasn't much going on in the neighborhood. The area has gentrified beautifully without risking the history, spirit and character. Haberdasher Square Lofts was the development that lead the way and continues to be the type of building with the first class amenities for which others strive.

Probably one of the best things about the building is the property management and door staff. They are so attentive and go above and beyond in making sure the owners and tenants have their questions answered and issues addressed. We owned our unit for 10 years and had an amazing experience while we were there. We recently sold our unit and the property manager was critical in helping us coordinate our sale. We couldn't have done it without them. Can't say enough enough about this building!
