    Larry was extremely unprofessional!!!…read more After filling out and paying a total of $120 in application fees Larry requested to inspect our current house where all 4 of us applicants currently lived and 1 of the applicants owned the house out right. Out of the 4 applicants 3 of us had listed the required prior rental references. Because 1 applicant was a home owner she had none. Larry didn't call any of our references (I checked with each company that we listed), but instead he requested to do an inspection of our current home? After thoroughly looking over every room, he then tried to tell us that some spackling on the wall in the kitchen was why he wouldn't rent to us because it was "damaged" -- which the home owner was always doing small renovation projects and it was NOT damaged! After we kept asking more questions about why he WOULDN'T rent to us (we had excellent credit/excellent rental history) he then tried to just convince us to get another car so we wouldn't have to move???? Which was so DAD of him to tell us to change our lifestyle since we all wanted to move to be closer to work so we could walk and bike and not drive. He then left our house in a hurry and didn't even shut the front door. After deciding not to rent from him because the entire required "inspection" was creepy and intrusive and something I've NEVER EVER experienced as a renter of 7 years, I found out that the property he was trying to rent to us wasn't even registered at the time with the City of Grand Rapids. After requesting an application fee refund since it technically wasn't a registered rental he just ignored every email and never refunded our money. When Larry saw that 1 applicant was a home owner and had no official rental history he should've called all 3 other applicants rental history references before requiring an intrusive and probably illegal inspection of our current home at the time. I am SO incredibly happy that we did NOT rent from Palmer Property LLC and would HIGHLY RECOMMEND YOU STEER CLEAR OF LARRY and his business Palmer Property Management -- he does not know what he's doing and is extremely unprofessional in every encounter we had.

    We have been renting from compass since September 1st of 2025. When we came to look at the…read moreapartment, the first thing I noticed was that it was kinda dirty, with nails on the floor, food on the counter, and what I assumed was "dirt" on the walls. I thought they were still putting in new carpet and weren't finished cleaning it from the last resident. We also noticed a strange door with a chain and latch lock in the laundry room. We opened the door to find there were totes on the other side of the door. We had no idea what this was about and decided not to explore further, so we shut the door and locked it again. We LATER found out after moving in that this was actually our other neighbor's apartment, and we had full access to their apartment. Against our better judgement, we signed the lease with compass. Before signing the lease, they were very communicative, answering any questions we had, our property manager, Kate Thompson, always answered my texts whenever I needed something. This excellent communication is one of the reasons we signed the lease. As soon as we signed the lease and move in day came around, all communication ceased and we couldn't get ahold of anyone with compass. I've left numerous voicemails and called multiple times, as well as texting the same number and absolutely no answer to anything. The only way I can get ahold of anyone is through email. The day we moved in, there was an AWFUL smell. The entire apartment smelled like a barn, and it was coming from underneath the kitchen sink. Turns out, the underside was FILLED with mold. Then I tried to use the toilet, it was turned off. I flipped the knob to turn it on and water began pooling out of the back of the toilet so I had to hurry and turn it off before water got everywhere. I then went to go grab more stuff from our previous home, came back to our new apartment with compass, and noticed that the door handle was unlocked. I thought that was strange because I definitely locked it, and thank god along with the deadbolt which was still locked. I locked it and then jiggled the door handle a few times, and it immediately unlocked. I'm already extremely frustrated at this point. We finally move everything in, and I go to do laundry in our laundry room. In the ad they offered a washer and dryer with the apartment we rented, that's one of the reasons we wanted the apartment. I go to use the washing machine, water began dripping from the pipes, then came the awful electrical smell and the smoke pooling from the washing machine. I stood there, with a fire extinguisher, until my clothes were fully done because I was not going to have soaking wet clothes if I could help it. I went to then put them in the dryer. The dryer turned on no problem, went to check on my clothes later on and the entire room was coated in water. Turns out, the dryer vent wasn't even hooked up so the water from my clothes was accumulating all over the walls. When inspecting the water on the walls, I noticed what I originally thought was "dirt" on the walls, and upon further inspection noticed that this was actually an insane amount of mold. The walls were covered in black mold, along with the floor. The next day I went to use the oven, the burners on the oven were bent and could not be put back down. Then I turned on the oven, and it completely burnt everything I put inside of it because the thermostat was shot. I had to go buy a toaster oven just so we could cook anything in the apartment. The only things they fixed within the first 2 days was the toilet which is still leaking slightly and they've done nothing, the front door handle, and added a deadbolt to the door in the laundry room that led to the neighbors. Everything else took them 2 months to take care of, including the extreme mold problem. Mind you, I had to begin threatening them with reporting them to the city for them to even do anything. The smell continued to get worse and the mold began making us sick, and yet they still wouldn't do anything until I brought up the landlord and tenants relationship act and threatened with calling the city. In the lease, we're obligated to a quiet peaceful environment, there's no smoking allowed, and only tenants are allowed to park in the main parking lot. We introduced ourselves to the majority of the neighbors so we could have a good relationship with them. We began having issues with our immediate neighbors blaring music and smoking in the HVAC room. We explained that not only is this connected to our vents, but our entire apartment wraps around that room so it's extremely loud to us and the smell of pot and cigarettes fills out apartment. I mentioned this to them 4 times, and they continued so I emailed compass. We are continually woken up at night because of these neighbors and our entire apartment smells awful and compass has still failed to do anything to uphold their end of the lease. We are not the only tenants to complain about these neighbors either.

    I have lived in an apartment managed by Compass for over a year now. For almost a whole month now I…read morehave been without a bedroom because of flooding. When I initially reached out to Compass (June 7th, 2025) I was told the issue would be resolved promptly. They did not do anything for over a week. They let more water flood the room and left the carpet to sit and rot. Finally someone came to suck the water out of the carpet, even though the foundation had not been repaired so the next day when it rained it all got soaked again. The foundation was finally repaired after over two weeks, however when they were trying to find the leak they cut a whole in my wall and it has not been repaired. In addition to that, the carpet has begun to rot, and there is a strongly smell of mold in the room. While I have been told multiple times they are "working on it" no progress has been made to replace the carpet, or clean and remove the mold, or to fix the hole in the wall. If I could give them zero stars I would. If I could do literally anything more to force them to take this issue seriously I would. If you are a landlord and care about your tenants even slightly please do not hire Compass Property Management. If you are a tenant and you are unfortunate enough to have Compass as your management team just know I am right there with you and I am so sorry.

    It's been almost a year since we moved out of Walnut Hills and we just found out from a collection…read moreagency that Walnut Hills is trying to bill us $218 to replace carpet in one of the bedrooms due to stains. As a perk of signing a one-year renewal (we lived there approximately three years), tenants are supposed to get a professional carpet cleaning. The property manager at the time told me information would be posted on my door about how to schedule the cleaning appointment but that never happened. They never made any effort to send someone out to clean our carpet. Had I known they would try to bill me for carpet stains later, I would have made sure they followed through. When my wife brought this up with someone over the phone, they admitted it never got done but said it makes no difference. Regarding the part where we are finding out about this debt almost a year later, they claim they did not get our forwarding address and were unable to mail us our bill. This is an absolute lie as they had me come into the office and fill out a "move out" form prior to us moving out. I gave them all our future contact information as we knew exactly where we were moving. Additionally, I included my phone number (even though they already had it on record) in a brief "thank you" letter that I included when I turned in our key. If they lost that form I completed, that is on them but it is my credit score that is taking the hit. Now we are getting the run-around because Walnut Hills claims they don't have our information anymore and the corporate office claims they can't even share our own records with us. Hilariously, the collection agency has been sending all correspondence to our old Walnut Hills address. It's a total mess. Other than that--yes, the dumpsters were always overflowing. Keep your windows shut unless you live on the third floor. The building AC units are incredibly weak so we had to run the AC constantly just to get the unit temperature down to 85 degrees in the Summer. Our electric bills were twice as high (~$250/m) as the electric bills in our new house. Factor that into your budget if you are considering living here. On the plus side, many of the people that live here are very nice and this complex is a quick jog from Tokyo Grill, First Wok and Horrocks. There are beautiful walking trails nearby which we walked many times as a family. We had only positive experiences with the maintenance staff. They were always prompt and took care of any issues we had. The one star I'm including in this rating was earned by our five-star experience with the maintenance staff. It's a real shame that Walnut Hills has resorted to such crooked shenanigans especially after my wife helped prevent a building fire from breaking out by contacting the proper channels after one of our neighbors left a pan of food on the burner before leaving her apartment. At least one other person heard the smoke alarm and did nothing. I guess no good deed goes unpunished.

They got rid of the drop box and are only open when I am at work. It took 4 months of saying I can't pay online to finally be able to pay online. I received a confirmation that my payment was processed while sitting in the office with the property manager. Then over a week later I get an email that my payment did not go through from the payment service. The office never let me know my payment was late or didn't go through. Being a good and honest person, I called the office to let them know I would be in to make the payment the next day. I was informed that I know owe more money in fees! They are horrible people who don't know how to treat a good resident!
