Wow! What a great complex in the heart of downtown Lakeland! The complex has 55 units and each unit is a tri level townhouse. The first level is the landing, and you walk up the stairs to the second level and see an open floor plan with the living room, kitchen and dinning room combo. The kitchen comes with a huge pantry, which also holds the stackable washing machine/dryer. The third level is where the bedrooms and the bathrooms are. The bedrooms don't come with walk in closets. Also, the complex doesn't have a pool,which surprised me for it being an complex in Florida. What made this place 5 stars was the amazing, assistant property manager that gave us the tour. Chrissy was such a gem. She gave us a full detailed tour and was extremely patient with the tons of questions we had! She was kind and wonderful. Anyone who wants to move here, go to Chrissy. I placed a work order again for my refrigerator because it has constantly broken on me multiple times causing my food to spoil on more than 4 occasions... HOWEVER, the very next day maintenance actually came and fixed every problem in the apartment! I'm honestly shocked and very pleased with this. Not sure if there are new people working or not but everything is finally in working order. Hopefully it'll stay that way. The gate has been fixed last month and also working so far. Noise complaint is still the same, or maybe a little worse. I went from hearing my old neighbor singing all day to a couple arguing and stomping almost every few days . You can hear front doors slam and people's conversations as well. I think management may have gotten better since the last time I've dealt with them but not everything is 100% perfect, at least it's much better.

I have pictures of me before I moved in here and after with all the bites to prove I did not have them because once you have bedbugs and they bite you, they don't stop. They don't wait for you to move in somewhere and say oh let's start biting that's not how bedbugs work. You can have bedbugs and never even know it only certain people react to their bites. My husband and I sleep in the same bed. He does not have one bite mark on him and it's not because he's not getting bit. It's because his body doesn't react to the bites. Angel did call me four days later and apologize for how she approached the situation. and the community manager Amanda has sent me two emails asking me to delete my reviews which makes me wonder how many has she sent before me asking for you to delete your review. Sad part is had I seen a bedbug review here I would have never moved here. just be careful be aware because they will try to make it seem like it's your fault at first. Massey services pest control come out to inspect. They did not find any bedbugs or activity in my furniture, beds, pillow, sheets, blankets however they did find skeleton shells underneath the baseboards where the carpet meets the wall and one bedbug in the carpet under my dog's bed not to mention my dog has been eat up as well. I do know that they had some leakage problems in some buildings but no problem with mine. Luxury apartment living does not define the place. To see dog pee stains in the hall way carpet is disgusting. To pay the high rent and have to put up with all the noise that emits from the outside is not pleasent. I heard delivery trucks, UPS trucks, USPS trucks, etc. all banging doors all day long, and the best one was when the ice cream truck parked in front of my building play that awful music over and over for an hour. So much for the peace and quiet of my home. And then there is the landscape service that comes every week to cut the grass, leaf blowers blowing with that high pitched sound. It would take them well into the day to finish up. Again, so much for peace and quiet of one's home. Now that I have moved out I just received my deposit back. Where is my interest on the money that they held? Another thing, today I received an envelope in the mail with final expenses itemized. Another envelope was delivered "registered" mail. Both envelopes had the IDENTICAL paperwork in them. Thing is, the registered mail cost 5.79. Would you believe that Gables charged me for the registered delivery. I would think that that was an business expense from their office and that they should pay for doing it. And, why two copies of the same thing, one regular mail and one registered? Oh ya, talk about amenities, they have a gourmet coffee machine for our use but as of late, they took away the coffee cups and lids. Come on, with the high rent that is charged they are going too far trying to save money. So, in other words, I am glad to be gone.

I lived here for one year while completing my physician residency at Lakeland Regional Health. After I moved out, I received an email stating that I would be charged $800 for a window replacement. I was shocked. When I moved in, I completed an inspection of the apartment and did not notice any cracks in the windows. When I questioned the charge, management sent me a photo showing a crack at the top edge of one of the approximately 10-foot-tall windows. I do not believe I could have caused this damage. I researched edge cracks in impact-resistant windows and even contacted the company that replaces windows for this property. They explained that if there is no point of impact on this type of high-impact window, an edge crack is typically the result of thermal stress or improper installation during construction. In either case, the crack may not become visible until much later. That explanation is consistent with why I did not observe any damage when I moved in. I tried working with both Mirrorton and its management company to resolve the issue. I shared the information I had gathered, but they would not consider the evidence and ultimately withheld $800 from my security deposit. Because I have been unable to resolve this matter directly, I feel my only remaining options are to file a complaint with the Florida Department of Agriculture and Consumer Services (FDACS) and consult with an attorney. I also want to make other prospective tenants aware of my experience so they can make an informed decision before renting here. It is disappointing to have to spend valuable time away from caring for patients at the hospital, to dealing with what I believe is an unfair situation.

Moving out was a pleasure - We had a small misunderstanding about the contracted move out date vs what I was told verbally (last months rent owed - etc) but after speaking to the amazing lady in accounting Jeannie - we were able to get it resolved and I ended up getting my full security deposit refunded. I am sad to leave this unit but work did require me to locate. Will definitely recommend Carlton Arms North Lakeland to anyone in the area. The staff in the front office are outstanding. We typically deal with Erica, but they're all super friendly and helpful. You can walk in twice a year and they always know exactly who you are. It's crazy. I don't know how they do it. The maintenance staff are speedy and efficient. Everything is addressed within 24 hours, even on the weekend if it's something urgent. They seem to do a lot of preventative maintenence to keep the property in tip top shape at all times. They replaced the roof and painted all the buildings, replaced the pipes in all the units to a modern pvc system, cleaned out dryer vents... The list goes on and on. They keep on top of everything possible, it seems. I've lived in 6 different apartments over the past 10 years and without any doubt, Willowbrook has been the best one by far. I have a few coworkers who are living in other complexes in the Lakeland area and they all regret not moving in here. They all have issues with noise, partying, inconsiderate neighbors, and ongoing maintenence problems. It makes me that much more thankful that I chose Willowbrook.
