Wow! What a great complex in the heart of downtown Lakeland! The complex has 55 units and each unit is a tri level townhouse. The first level is the landing, and you walk up the stairs to the second level and see an open floor plan with the living room, kitchen and dinning room combo. The kitchen comes with a huge pantry, which also holds the stackable washing machine/dryer. The third level is where the bedrooms and the bathrooms are. The bedrooms don't come with walk in closets. Also, the complex doesn't have a pool,which surprised me for it being an complex in Florida. What made this place 5 stars was the amazing, assistant property manager that gave us the tour. Chrissy was such a gem. She gave us a full detailed tour and was extremely patient with the tons of questions we had! She was kind and wonderful. Anyone who wants to move here, go to Chrissy. I placed a work order again for my refrigerator because it has constantly broken on me multiple times causing my food to spoil on more than 4 occasions... HOWEVER, the very next day maintenance actually came and fixed every problem in the apartment! I'm honestly shocked and very pleased with this. Not sure if there are new people working or not but everything is finally in working order. Hopefully it'll stay that way. The gate has been fixed last month and also working so far. Noise complaint is still the same, or maybe a little worse. I went from hearing my old neighbor singing all day to a couple arguing and stomping almost every few days . You can hear front doors slam and people's conversations as well. I think management may have gotten better since the last time I've dealt with them but not everything is 100% perfect, at least it's much better.

I have pictures of me before I moved in here and after with all the bites to prove I did not have them because once you have bedbugs and they bite you, they don't stop. They don't wait for you to move in somewhere and say oh let's start biting that's not how bedbugs work. You can have bedbugs and never even know it only certain people react to their bites. My husband and I sleep in the same bed. He does not have one bite mark on him and it's not because he's not getting bit. It's because his body doesn't react to the bites. Angel did call me four days later and apologize for how she approached the situation. and the community manager Amanda has sent me two emails asking me to delete my reviews which makes me wonder how many has she sent before me asking for you to delete your review. Sad part is had I seen a bedbug review here I would have never moved here. just be careful be aware because they will try to make it seem like it's your fault at first. Massey services pest control come out to inspect. They did not find any bedbugs or activity in my furniture, beds, pillow, sheets, blankets however they did find skeleton shells underneath the baseboards where the carpet meets the wall and one bedbug in the carpet under my dog's bed not to mention my dog has been eat up as well. I have tried after living here almost 3 years to resolve issues that I have had and typically the…read moremanagement group is responsive. With all the construction going on since the property was not built and correctly weatherized causing every building to undergo major construction hit a nerve. Building meetings were scheduled with promises and assurances of things like cleaning up the area every day, safety and security and communication on when repairs would take place per unit including outside and inside as they would need access. Besides the noise and obvious construction annoyances that can't be controlled like scaffolding, windows blacked out, dumpster everywhere, etc I had hoped management would do what they could with what they can control. I spoke with Erica Wyndham (new manager) today as I have had several complaints over the last few weeks about safety, construction debris and communication with the developer, all which was adamantly explained that they would work with us to resolve. I was about 20 seconds into explaining my situation and was cut off with excuses even though she hasn't even heard most of the complaint. I asked if we could speak with the owner, as I remember in the meeting he was a reasonable and calm man who actively listened and was told no, then was told she had already spoken to him about this. Obviously not correct. When I mentioned communication she said they were busy communicating about the storm that came through...I didn't receive any of those either. Where I had made the decision to stay and endure the construction and continue renewing my lease; that has all changed in the less than 1 minute phone call with this manager.

I had a few work orders over the years and they were almost all completed the same exact day when possible. The grounds are constantly kept up and look amazing. Felt very safe and secure here. Moving out was a pleasure - We had a small misunderstanding about the contracted move out date vs what I was told verbally (last months rent owed - etc) but after speaking to the amazing lady in accounting Jeannie - we were able to get it resolved and I ended up getting my full security deposit refunded. I am sad to leave this unit but work did require me to locate. Will definitely recommend Carlton Arms North Lakeland to anyone in the area. Instead of telling us to take our front door rugs and put them inside they decided to steal every single rug that was in my apartment building and I've asked for it back and they won't give it. The trash is so smelly! A friend of mine lives here and she told an employee at the front desk someone's dog pooped outside of her apartment and they said "we're not cleaning it" so she rented a carpet cleaner and cleaned the carpet for them! Everyone I've met that lives here complains about how nasty it is and how most people are ready to break there lease.... I never complain but this place is TERRIBLE!
