The office is hard to get in touch with when there is an issue even on a weekday during office hours. Even when you can get in touch with them your issue is not always solved and many times they don't act like they are putting any importance on it. One of the office staff once told me they would communicate something to the property manager for me and have him call me and he did not. When I ask her about it she said that she did not tell him and that I could just come in and do it. I had tried to before, but he wasn't there which is why she said she would. We have lived here for almost 2 years and have had 4 mice. Pest control only comes when there is an issue and you call. I have never seen them out doing preventative maintenance. We have had to take things into our own hands. There are amenities that are offered and listed on the website that haven't worked in the 2 years we have been here like the car wash and dog wash station. There is no where near enough parking for all of their residents. They offered covered parking for a monthly fee, but it is overpriced and it is ridiculous to even have it when you don't have one spot per apartment as it is. They will tow your car if you are not in a spot or if you are in a covered spot and don't pay for one, but then they buy mulch and have it delivered and taking up 4 to 5 parking spots making them unusable. Several lights around the apartment complex are out or flickering and have been that way for months. The gate frequently breaks and stays broken. These are very unsafe things especially if someone is coming home late and has to park clear across the complex and walk. The trash is frequently overflowing and I can no longer have packages delivered her because everyone of them has been stolen off my front doorstep. Whenever it seems I bring any of this to the attention of the office staff it seems like you just get an "I'm sorry," but nothing is really done. read more

I'm closing in to the end of my 2nd lease and I've had nothing but friendly & great service here at Arbor Glen. From Glenda in the front office always being professional, having all the answers to questions and always being super courteous, To Jessie in Maintenance always willing to help fix anything we might have had mess up on us, there's been times where we've had to diagnose an issue that took a little more time than expected and he's never had anything short of a positive mindset to getting it fixed. Zero parking places available for tenants so you get to park at the curb and walk to your apartment in the middle of the night...not safe. They have plenty covered parking for a nominal rate. They need assigned parking for tenants so we have a place to park. Also the garbage needs to be picked up more than once a week. It is always overflowing. read more

I have had countless issues during the 2 years that I lived here. The most recent issue regards the Community Manager calling my roommates and me "dirty" to our face. This is extremely unprofessional. Maintenance does not fix anything. We went without A/C for days when it was over 85 outside, even though it's considered an emergency maintenance issue. Appliances are extremely old (was told roughly 13 years old). Will charge extremely high amounts for move-out for things that should be considered normal wear and tear under renters rights and laws. Parking issue gets worse each day, sometimes having to park a quarter of a mile from your apartment with no light in some areas because the bulbs have all been blown for a while and nobody has fixed them. Not a safe area as the gates are always wide open. read more

I applied for a single bed room apartment in August 2020 and paid $350 as application fee and deposit but later on I change my mind and asked them to cancel my application. They said you will get only $100 back from your deposit and I agreed. Its been six months they never issued my promised return back. Such a disgusting management and the lady works there took my calls for multiple times and every time she used to say like "You will receive in the next three weeks". We have lived at Arbor Glen Apartments for 4 years now and by the time our lease is up 5 years. When we chose to live at Arbor Glen we chose to because it was the best apartment complex in Lakeland. The cost was slightly more expensive but worth it for the nice area, location, and wonderful staff. The last year or so has not been so wonderful. We moved into a different apartment building two years ago. Over a year ago we started having issues with our air conditioning shutting off and not working (in the middle of summer). We placed a request in, however maintenance did not have the part needed to fix it and it would have to be ordered. We continued to have the same issues and place maintenance requests frequently. After some time, maintenance must have been tired of coming so often and showed us how to empty the water backing up in the air conditioner that has been shutting it off. Maintenance stated they would receive the part to fix our air conditioner by January of 2017. Since they showed us how to drain the water out, we have had to do this every week to every two weeks. Maintenance also came once to vacuum the air conditioner and we have only had to drain the water every other week. It is now August 2017 and we have not gotten the air conditioner completely fixed with the part it needs. This week our air conditioner has been constantly running nonstop without cooling the air. Our air conditioner control is now reading over the 80s in temperature. Maintenance has come out twice to fix the issue, and it has now happened a 3rd time this week alone. Maintenance has been great! Our electric bill this past cycle has gone up by over $50 dollars from our air conditioner issue. Plus, now that the water has to be constantly drained from the air conditioner, there is mold growing. We wrote in the lease renewal that we will renew but request the air conditioner to be fixed. But obviously this is not legally binding for them and unfortunately, in the state of Florida, only heat is a requirement of the apartment complex and not cool air (which we couldn't run the heat in the winter without the fire alarm going off). During Christmas we had some packages go missing (these were delivered to the office). I was told by the office staff that they didn't have any packages and instructed me to go to the Post Office. Upon going to the Post Office the manager stated he had hand delivered some packages to the office and had multiple residents come to the post office with packages missing. Because the office is not a secure area, they stated they were not held liable for missing packages. I left a message with the office to inform them that the post office did not have the package and asked to call me to follow up to see if they happened to find the package, however I never received a return call. My packages are no longer delivered to our address. The gates are frequently broken and sometimes takes a long time to fix, which is unfortunate because that was one of the reasons we moved to Arbor Glen. My husband had is car keyed with curse words in the parking lot over night, but we wouldn't know if this was from the outside or someone who lives within the apartment complex. A couple of months ago we scheduled for pest control to come spray the apartment. We scheduled it on a day that we would be there so we wouldn't have to lock our dog up. When no one came to spray, we contacted the office and apparently there must have been a mistake and told us someone would come on Tuesday. We both had to work that day and had to close our dog in the bathroom for the 13 hours we were away at work, which we did not want to do. Overall, the first 3 years have been a wonderful experience and Arbor Glen has been one of the best places in Lakeland. The facilities were very nice and staff were always happy and helpful. But over the past year, have been disappointing. We haven't looked in other apartments since we moved here, but if this is still the best in Lakeland, we're in trouble. We are paying the equivalent of a mortgage in lease payments at Arbor Glen, with the rent gradually increasing without fail each year. The perk of being 5 minutes from our workplace and the convenience of the amenities around the community have been outweighed by the difficulty, monetary amount, and the frustration of the current situation here at Arbor Glen. read more

I would honestly give zero stars if I could. I moved in here 3 years ago and it started out great. The office staff was friendly, the apartment was clean and the maintenance was fast. Recently though it has gone downhill and fast. The hot tub is always broke in some way. It's cold or it's closed or like right now it's overflowing. They recently had a fire here and not a little fire. Like I mean 10 fire trucks and 20 cops putting this thing out for 4 hours and and they haven't said anything. As a resident I don't think I should have to continually watch the news to see what the cause was !!!! This should be communicated by management. We have a right to know what happened and what is being done to make sure this doesn't happen again. Or let us know if the affected residents need something. But no silent. It is also 40 days until my lease is up and I have not received any communication about renewal price or anything. I emailed and was told i would get it last week. Didn't. I was going to give them time bc I thought they were busy with the fire. Nope. Just got an email where they are warning people about violating there the parking rules. Guess they aren't busy. The office staff had just overall gone to crap. They are rude and honestly struggle with simple tasks like finding a package. Don't live here. Just don't. read more

Don't be fooled by the staff members who write glorious reviews. Yes nice kitchens but that is where the luxury ends. My experience has been one of bug infestation at it's worst. Pest control has been out over a dozen times. The unit(s) have roaches, ANTS, mold mildew and some other critters I don't know the name of. And the office staff advised me I could not move to another unit without first paying $500 for a transfer fee. Thank god I never paid it because after talking neighbors from my building and three others I found out we ALL HAVE THE SAME BUG ISSUE. This is a joke. I regret signing a lease here. My son is constantly crying due to harsh bites from whatever critters are biting him. My fiancé and I as well. And get this, there is a hidden Clause in your lease that states if you don't give the office written notice of your non renewal atleast 60 days in advance, they'll charge you another months rent smh. The worst apartments and office staff ever. They'll smile and laugh and accommodate you until your John Hancock is on the dotted line. Then to hades they'll throw you. And don't try to contact the office manager. You'll get more compassion from a brick wall. That is if you can't get anyone at the office to even answer the phone. Good luck if you're renting here. This is the worse place I have ever lived in. The staff is unwelcoming, rude, and do not know any answers to any questions regarding lease, rent, etc.. There is never enough parking, Some days I have to park a mile away from my building because it was the closest spot. Any time any serious crime happens in the area the landlords claim it is never their fault even though they fail to maintain keeping the gate closed. The landlords always find a way to place the blame on someone else and when voicing your concern of the high crime rate they belittle you for even mentioning it. Crime is outrageously terrible and there seems to be no improvement. Maintenance takes weeks to get done and workers are never on time for date and time provided. Worst renting experience of my life! Cockroach invested, terrible management and staff they are all discourteous and very cold toward any situation. No compassion especially from the manager Katrina. I don't even know where to start. Only reason why I'm writing this review is because I don't want anyone to go through what I am going through. The office staff are not bad, and the maintenance guys aren't bad as well. I haven't experienced any break-ins or any infestations with roaches or ants. However I have experience my package being stolen. there is trash everywhere but I can see that they try their best to maintain it. My first year here was good I am now going on my second year and it's like everything is getting worse and it's not the same. Dealing with noisy neighbors all over from inside and outside of the apartment you can hear everything. I no longer have peace here, and I no longer enjoy being here as a resident and it's a shame because the apartment itself is beautiful. There's only so much complaints you can make before you just get tired of saying the same thing over and over again. I will not be renewing my lease and I will not be referring anyone to move here unless they don't care about these things. I cannot wait until my lease is over so that I can finally be happy again. read more

overpriced, renewal was outrageously expensive, come on, $1400 monthly and month to month was almost $1900. now for the fun part, moving out. i know there were some minor issues when moving out so i expected to pay no more than maybe $150ish, but let me tell you, do your pre-inspection or they will make up random things wrong to make you pay. don't go by what the staff says, "carly" because it will cost you. right now i have a collection for over $350 and can't get ahold of greystar at all. i've been in the military over 18 years, served in combat, and have to deal with lying @$$ people worse than the people i have to go against in iraq, garbage in and out! greystar has my permission to look me up and discuss this so we can negotiate this. read more
