I have a lot to say about this park! After calling multiple rv parks one of them recommended this park and I'm glad they did! It was a great price with full hook ups and we really needed an overnight stop with a pool for the kids after being in the car for so long! The pool was great! Obviously warm water considering the weather but it had a shallow area with Little Rock fountains. Multiple dog parks also helped a TON considering we travel with our high energy pup as well! They have a ton of spots and some have covers. Lots of room for bigger rigs (we are 45' toy hauler plus a truck). The bathrooms by the pool also have a shower as well as a laundry room and gym. The bathrooms aren't AMAZING but I have definitely seen much, much, much worse. Rhett are dated but clean. We are SO BUMMED we did not make it in time for the included breakfast. We all slept in since we have been traveling such long days...figured sleep was necessary. BUT apparently it's amazing and they make it to order. The owners/staff are so sweet and helpful and made the check in process quick and easy. Especially without having a reservation. They offer propane on site which is easily accessible. The only downside is being right if I-35 so you do get noise but it might be better if you're further back on the property. Didn't bother us much but we are used to noise! And who can't forget Magnolia??! It was about a 10/15 minute drive to downtown Waco! I would definitely stay here again especially for the price and the owners were fabulous. we have lived here at this park since 2018 when we moved to Texas. the park used to be by a family, and was a fun friendly place to be then. About a year and a half ago the park got bought out by a company. Ever since then they have been trying to push out all the long-term people. When the park transferred ownership we were told we would be grandfathered in with all of our amenities. recently, we have been told we need to start removing our manatees. This was the one safe haven in Waco to bring your own shed, and fencing, As long as it looked good. since the park was bought out they had lost over 70 long-term couples. The people in the office are great. They are some really really nice people, however, the management the people running apart are losing all the people that made this place worth coming to. Currently about 1/3 of the park is college kids, and everybody knows when you're in college and you're not a quiet person. honestly, if we were grandfathered in and we're allowed to keep all of our stuff, we would probably only be there another year. We are working on building our house now. I guess we'll just move our stuff out to our build build site. read more

My wife and I moved to Tx from Washington State. We lived in blue sky for 18 months. Blue sky was the only place we could find covered spaces available. with the heavy rain and many times hail The sun and heat living in blue sky was a saving grace. If you want a place to be and feel safe, blue sky is that place. After being there for a while It came under new ownership. Building new building's upgrading and adding new covered spaces. They are working hard at making this park a place you will be proud to stay at. The office crew and maintenance are out every day doing their best and always ready to help, great breakfast available. Marginal at best. New owners/managers do not enforce quiet hours. so you will be woken up at midnight or 2 am with the lot beside you making noise. Back of the park is a straight trailer hood. Then add the interstate noise and the race track across the highway that can be heard every Friday until past midnight and getting sleep here is tough. Their so-called pond/lake is a dried-up mudhole and they charge a "Premium Lot" rate to park on it. WiFi is TERRIBLE, if you work remotely and use a VPN, you will want to bring your own hotspot. Lost my first month's payment, and I had to prove I made the payment, if I hadn't, they would have continued to let me stay there a month without having paid. Then sends the final invoice without crediting the $150 deposit, guess you lost track of that payment too. Then add the $.25 kWh for electricity and the recent rate increase of $30 and I can't give this more than a star at best. read more

My husband was transferred to Temple, Texas Fri. Oct 19 to start an inspection job Monday, Oct, 21. I had one day to pack up and find a monthly rental. I called the 1-35 RV Park in North Waco and they said they had availabilities for monthly rentals but that I would need to send pictures in as our coach was over ten years old. I picked this place because in their ad there was NO mention of RV age restriction whatsoever. The park we came from was a 4.5 star Good Sam Club in Wichita Falls so I didn't think there would be a problem. The owner, John, said to send pictures in and they would get back to us. He never acknowledged our communication and my email with pictures went through as if they don't Microsoft always lets you know. After multiple email attempts and phone calls, by us we were unable to get a response period and they left us hanging. So rude. So unprofessional. So uncaring. No excuses here for lousy customer service. We ran out of time and just drove down here thinking at least they would physically eyeball our coach and we felt comfortable they would accept us as we just left a four star Good Sam Club RV Park where we were staying four months before in Wichita Falls, Texas. When we got here Bonnie, the night manager did NOT even come outside to look at our coach, and when we were at their mercy they offered us a weekly rate of 308 and that's with a Good Sam 10 percent discount!!!! Highway robbery and punishment for not having a newer RV!!!! To me the whole experience made me feel they treated their dogs better than people at this place. Is that a classic bait and switch??? Lure you into here with hope say they will at least call you and then they leave you hanging and gouge you money wise as they know you have money as you're on per diem. Greed gland working here big time. This is a VERY poorly managed, unfriendly, cold, rigid Rv Park that should be advertised as pet friendly but not human friendly RV park but they sure like to take your money when you are at their mercy and up against a wall. You know where they can shove their free breakfast don't you? I am going trash talk this place forever for the inconvenience I've suffered. Done. read more

The only good things about this park were the laundry facilities and the breakfast availability. 1. Dog parks are not maintained. The grass was never cut. In the big park was a water trough that look like the water had been sitting there for years. The small dog park had a water bowl but water faucet did not work. There was someone who came everyday in a red truck put his dogs in the small park and sat in his truck. Never cleaned up after his dogs. No one ever empties the dog park trash in the 2-1/2 days we were there. 2. The park itself is off the freeway so there is noise from that but its minimal compared to the people running in and out all night yet they put us right on the main road coming in. The trash company empties the big bins at 5:30 Am. 3. Grass looked like it had not been cut in a month. No picnic tables at any site. Office staff are rude Stay somewhere else! This was our least favorite rv park in the entire state, on our Texas road trip. First of all it is not in Waco and you have a bit of a drive into Waco. The office was "closed" for the length of our trip so all you could do was try to call the number to get a response. The laundry room and washers were dirty, there are no trees on the front sites that or for short term stays. The pool doesn't open until May. It is right on the Interstate so hence the traffic noise and opposite the highway is an active railroad track. The golf facility is non-existent. I did not really feel safe walking the dog there and avoided the long term rental area because of this. Oh and yes (and I was told when I asked about hearing gun shots) they have a neighbor that has a shooting range, so if you or your dog are anxious about this kind of sound, do not stay there. The internet had a password but was non-existent since there was no one in the office or no "papers" in the mailbox with the instructions. We went up to use the showers in the evening and they were locked. No picnic tables. The dog parks look nice from a distance, but need upkeep! For a night passing through it is tolerable, but would not recommend anything more than that! read more

This is a great RV park. Outstanding employees and great grounds. Amenities include: two dog parks, one with several training obstacles, an indoor fitness room, pool, wifi, laundry, driving range, walking trail with outside exercise equipment. Most of the pads are pull through concrete, some are gravel, and some full time sites are covered. Free breakfast is also included. The breakfast is cooked fresh to order just for you. read more

One of the most disappointing campgrounds I've stayed at. Ever. While I get that they are going through some changes/remodels/repairs it is not fair to your customers to market one thing and supply another, but this is what they are doing. This place is marketed online as having "great laundry and bathroom facilities for you to enjoy"... on the contrary, it had 1 working bathroom stall on the back of the property. Yes, it looked nice, but for a campground that has as many campsites as they do you can't pull it off with one toilet. When we spoke to their staff they tried to tell us how nice the facilities will be in the future. I'm sure that there may be good things in store for this campground in the future, but we were only staying for one night and really looking forward to hot showers and clean laundry. Bottom line... it shouldn't be marketed as something it's not. This was a classic bait and switch. Don't fall for it! read more

A decent RV park right off I-35 and just a few miles from downtown Waco. The roads are paved and the sites are gravel. There were a lot of long term residents staying at this park. The park has a lot of outdoor amenities, but we did not spend any time with them as the weather did not cooperate. They have a swimming pool, fitness room, fishing pond, cafe on site and a very small bathroom for the short term guests. The park advertises strong wifi, but expect it to be on the slow side. This park is in a convenient location when visiting the sights in the Waco area and we would have no concerns staying here again. The park is reasonably priced for the location and amenities. The first thing I did after verifying I had power was to turn on my AC since it was 96 in my trailer. By the time I got everything connected outside and went back in to cool off the power had gone out. Went to the office to report it. By the time we had been there almost an hour we decided to ask for a refund and push on another three hours for home. read more

This rv park has a pretty good location, close to downtown area, the zoo, restaurants, malls and a racetrack. The entrance/ exit off the park is directly off an exit ramp so it's very easy to get around. Park is pet friendly! Fenced in dog park (kinda small but still nice), area nearby to wash your dog, and several trash bag stations make it easy to clean up too! There's a walking trail where you can let your dog off the leash that goes thru the woods. The pool is great and definitely kid friendly! Located next to a laundry room & gym. Good amount of sites but no picnic tables and not a good amount of space between sites unless you pay for covered spot. They do have fishing pond & goats that you can feed and pet. Also the park is family owned so you always have someone there at the park if you need something, including if you run out of propane after hours! read more

I'm extremely disappointed in the service with this park. I received a call from them today telling me that my organizations rally, that was scheduled in January 2017, planned for 6 weeks from now is being canceled. Not because the park roads are being repaired or the electrical system has gone down but because they are too busy. My group has a written contract with them but I-35 RV has just changed their minds. I think that a 6 week notice is unbelievable. I will never stay in this park again due to the treatment my group has received. read more

We stayed here for the first time this weekend while visiting our daughter at Baylor. It was a great place to camp out for the weekend! Very clean, free breakfast, and plenty to do on the grounds. We are new RV'ers and are learning as we go moving from literally west coast to east coast. I had to stop by Waco to visit Magnolia Silos and this park had good reviews plus recommended by city of Waco information center I called. We had to reserve online but was notified quickly we had a spot. Requested pull through 50 amp and many spaces available. Able to refill our propane tanks there. Laundry facilities available. This is a very nice park. It's directly off I-35 and is noisy but ask for a sight farther back. There are plenty of trees for shade all around the park. Just ask for a site with shade. It's going to be hot anywhere in Texas in the summer. That's why this park offers 30 and 50 amp electric service so we can use our A/C. They also have full hookups. The sites are gravel and pretty level. The streets are paved. They are very pet friendly with plenty of acreage to walk your dog. Plus they have a dog wash area. There is a cafe inside the park for a free breakfast so you don't have to drive anywhere. The sites are long enough for most RVs, but if you have a second vehicle or extra trailer, they accommodate you with extra parking. No worries there. We saw an area for golf driving range and horseshoe pits. There are picnic tables throughout the park but not on every site, but just ask to have one if you need it. The pool is large and cold for those hot days. This park is family owned and operated by nice people. It's close to Waco and West, Texas. We will stay here again when in the area. First and foremost I would highly recommend this park if you're in the Waco Texas area it's on the North End easy easy access off of the I-35 big huge sign $255 for a week that gives your electricity your water your garbage no cable but you can get TV over-the-air with your antenna. Nice big pool through spots all pull through unless you're living there for an extended length of time. Some people complain about the noise goodness gracious it wasn't noisy we barely could hear the highway. The young man that took care of us was so nice that when we were going on our first outing after he told us different spots on the map of things we wanted to see he said if you get lost just call me and I'll help you out. I have never ever had anyone say that but I would have called him. Fortunately we didn't need to we had a great time. Stay the week and one extra day and would definitely stay there again if we are in the Waco area read more

We had a reservation and they were not prepared. We checked in on Sunday and the office was closed. Had to wait for us to be seen on their webcam. Pull through spaces, limited shade, large gravel site which was difficult to walk on. NO picnic tables. Bathroom was small but beautiful, but no fan or a/c, had to go back to the RV to dry off, it was awful. Chickens roaming the campground every morning. Advertised free breakfast but told to leave tips to pay for the service. Traffic was very noisy as this is right on the highway. Would not recommend or visit again. read more

I don't recommend this RV park AT ALL!!! They will cancel your reservation if they get requests for a longer stay. Had several sites reserved for a family reunion as well as the club house we had rented for 3 nights. They canceled our whole reservation because they had quests want to stay long term! This Rv Park & Resort exceeded my expectations. Austin, the office manager, was very helpful and thorough in making sure our stay would be comfortable as it can be. After Austin saved our stay with 20% discounts, he explained to us about the pool, dog wash, pet park, propane fill ups, driving range, landry mat, bathrooms with showers, fitness room, fishing pond, walking trails, fast WiFi connection through out the park, and the Bubbas Café serving free breakfast in the morning. Our first night we were able to stream Netflix with no problem as we settle in. We ran out of propane half way through our movie, and sure enough, Austin came to our rescue by filling up our propane after hours. Bubbas Café breakfast was delicious, and the ladies working it were very kind and sweet. As my wife went to give her puppy a good cleaning at the dog wash, I decide to pull the good old iron to see how my swing is doing. After being in the heat for a bit, my wife and I went to go cool off in the refreshing pool. With the park's great location, affordablity, Texas size pull throughs, amenities, and experience, I have to say this is the best and most outstanding RV Park & Resort I have been to. I 35 RV Park was a great place to stay and I could not have asked for better hospitality. The landscape was very well maintained and the pool was big and cool. The bathrooms and showers were clean and overall the park was very quiet and safe. My children and pets were more than welcome with so much extra land available to walk and play!
